It seems to be the one thing we’re all striving towards. Th at constant battle to keep the work-lifestyle seesaw in balance. If one outweighs the other and tilts too far to one side, there’s always an inevitable negative reaction, whether it be lack of income due to too much relaxation, or too much work and not enough play. And it seems we’re forever trying to make life that bit easier, and for most of us, it starts at home. as much time as possible in them. And the outdoors appeal of the Coast, from the beaches to the hinterland, is partly why half a million residents are expected to call the Coast home by 2036.

“We’ve seen the change,” says Jean. “Working people in Brisbane or from down south used to

have their weekenders here. Now they want their main home on the Sunshine Coast and a smaller unit near their workplace for when they have to drive or fl y down. Th ey’re buying properties here, taking advantage of all the communications

technology and setting up their home to work remotely.”Locals are also enjoying the benefi ts of working from

home even part-time, whether it’s a tradie doing quotes or an executive trading online. And of course creating an offi ce space at home is vital for students, from primary schoolers to mature-age tertiary scholars.

“It’s something many people look for when purchasing a house,” says Jean. “And when people are building or renovating, they should give thought to it. Every home has a computer these days and most people need a quiet space. Even if a buyer isn’t running a full-time business from home, they’ll want to work on private accounts or property portfolios or shares.”

Jean says her adult daughter conducted a computer training business from a bedroom until she decided to build in downstairs on a sloping block to create an offi ce with side access, built-in bookshelves and a sitting area. She knows of a couple doing e-marketing from Kawana Island while they look aft er their young children and a palatial house at Buderim with a separate garden studio for its art professional owner. “Some style of offi ce is

More and more Sunshine Coast residents are discovering the lifestyle benefi ts of working from home. Julie Gatehouse investigates the impact that this work-from-home trend is having on our local real estate market and housing industry.

An accountant extends his house to create an offi ce with side access for customers. An offi ce employee negotiates to work over the internet three days a

week from his renovated spare bedroom. A personal trainer sets up a gym under her home to take clients through their paces. A mum of two runs a child-care business in her converted downstairs rooms.

None of these people has the overheads, travel or inconvenience of operating from a commercial building. Instead they have the fl exibility of balancing lifestyle and work, whether it’s caring for family or taking a break from work when the sun’s shining and the surf ’s up.

Working from home is not for everyone, with potential problems ranging from diffi culty in eff ectively managing time to feeling isolated from the workplace. But it’s a growing trend, says real estate agent Jean Hamer, who also heads the Sunshine Coast zone of the Real Estate Institute of Queensland.

As the trend continues for home owners to upgrade their living environments for tailor-made comfort and functionality, it’s no surprise that they want to spend

nearly an essential part of modern homes,” Jean says.It’s almost impossible to describe a typical Coast

home offi ce – they can range from a cleverly hidden study nook or converted bedroom to a major extension.

Steve Morcombe, who owns Morcraft Homes, says some project homes have standard offi ces, but people can also customise with a multi-purpose extra room early in the design. “If they have their own business or work from home, they want a room that can be shut off from the rest of the house. Some use open louvres, shutters or bi-fold doors. Th ey install storage cupboards and shelving.”

He says a business couple who were repeat customers of his decided to incorporate a study into a new home because “they didn’t want to be at the offi ce at night, still shuffl ing paperwork”. However, they also included a pull-out divan so the room could double as accommodation for guests.

“It’s pretty common for people to want that fl exibility,” Steve says, adding that some bigger families building houses over the half-million-dollar mark are adding a fi ft h room as a dedicated offi ce.

Steve says there’s been an evolution in housing since he started building on the Coast in 1995. “A fourth bedroom is no longer a luxury; it’s expected even on smaller blocks. And there’s much more focus on a higher standard of materials, such as fi ttings and fi xtures, to create certain looks and style.”

Pat Assaillit, general manager of Dwyer Quality Homes, says some customers use cabinetmakers to ensure consistency throughout the entire house, from manufacturing the desks, shelving and drawer units in an offi ce to building the cupboards and benches in a kitchen. Others buy ready-made desks and fi ling cabinets.

Pat says many of Dwyer’s new house plans have a fourth room/study towards the front door for easier

access for potential business clients. Th at’s even in designs for fi rst-home buyers and narrow blocks on new estates.

Agents say the size, quality and location of home offi ces are factors considered by many buyers. While their diversity means it’s diffi cult to name a dollar value for resale, home offi ces not only contribute to the overall quality of a home, they also off er increased facilities and a competitive edge in marketing. Go Gecko Property Sales has numerous such listings at various locations

on the Coast. Principal Shane Strong says buyers appreciate the option.

“In this day and age, most careers can be done remotely,” he says. “Th e most popular offi ces I’ve seen have separate entrances. Five diff erent groups have asked us about that in the last month. So if you’re going to add an offi ce for capital gain, it’s wise to consider this. Other buyers just want computer rooms for their own work and for the kids.”

Shane adds that most houses over $500,000 would be expected to have three or four bedrooms plus an offi ce or study.

Carola Cauchi-Gera, the co-principal of KBR at Kings Beach, says connectivity should not be overlooked as a resale tool in conjunction with a home offi ce. “To do business over the internet you don’t need a specifi c physical address, but you need things like broadband,” she says.

She’s had positive buyer feedback about “fl ash offi ces with nice partitions” while others simply seek a computer space that’s not part of the lounge. Privacy can be paramount.

Carola also advises that people who want to conduct business at home should consult the Sunshine Coast Regional Council about the regulations for home-based businesses.

It pays to keep in mind the council still has three diff erent planning schemes for Noosa, Maroochy and Caloundra. For example, both Caloundra and Maroochy’s home-based business codes limit the fl oor space to 50 square metres but the hours of permitted operation diff er (one’s 8am to 6pm and the other is 7am to 7pm). Th ere are also rules about the number of clients allowed, traffi c movement and parking, waste services and visual amenity.

However, manager of planning assessment Michael Bismire says a new scheme will standardise the rules. “Th e general idea is to allow someone to operate a business from home providing it doesn’t impact on the amenity expected in a residential area, particularly noise and traffi c,” Michael says. Otherwise, the business might better suit a commercial or industrial zone.

He says anyone unsure if their home business meets the criteria for self-assessable development should check the council website and contact offi cers to fi nd out. Go to www.sunshinecoast.qld.gov.au and click on ‘building’ then ‘planning schemes’.

Many an excited home buyer has gone to sign on the dotted line only to fi nd an easement or two noted on the contract of sale. An easement is the right for a third party to use your property in a particular way without taking anything from it. Easements can include a road for your neighbours to use or rights of way granted to council or local authorities. If this will be a problem for you – and easements can aff ect the resale value of your home – make sure you fi nd out before making an off er on the property.

When you fell in love with the property on the fi rst inspection, the home seemed to be located in such a quiet little street. But drive by on a Monday morning or Th ursday aft ernoon and you might discover that the home is aff ected by peak hour or other traffi c noise. And if the property is close to a busy park or popular beach, it may be overrun on the weekends. Be sure to inspect the home – or at least drive by – at various times throughout the week to make sure that cul-de-sac really is as quiet as the brochures say.

If you have just signed a two-year plan with your mobile phone provider you might be pretty annoyed to fi nd that you have no coverage in your home. Many people rely solely on their mobiles and don’t have home phones, so if you are one of these, be sure your new home isn’t located in a mobile phone black spot.

If you love to walk but there are no footpaths in the neighbourhood, if you hate getting in the car for a carton of milk but the nearest shop is three kilometres away, or if you have an active pet but the parks are unappealing, it’s best to ask if this really is the home for you. Some people love the space and peace that comes with being far from the madding crowd, but if convenience is your thing, be sure the amenities are close by.

You may not have kids now, but if you plan to live in your home for years to come, it’s a good idea to check if the house is in a school zone that you can imagine sending your children to. Even if you don’t have kids, the quality of the schools in your area can aff ect the resale value of your house.

It might not seem like a big deal at inspection time, but once you move into a new home and fi nd the power points are few and far between and the ones that are there are ill-placed, it can aff ect furniture placement and prove to be a real pain. Old homes particularly are not equipped to take all the gadgets we now require, and while it might not be a deal breaker, you might have to factor in an electrician’s bill on the budget to pop in a few more points.

Talking this week to a young mum who had just set up a business from home was a stroll down memory

lane. It was the ’80s, when I fi rst decided it was possible to work from home. All I needed was a computer, a desk and a phone. Th e fi rst computer in 1986 was indeed humble. It could hold only 65 kilobytes so that every fi le had to be printed and then deleted, as that was about the capacity of its memory.

My greatest acquisition that confi rmed my place as a true home offi ce worker was the fax machine. I organised a lease to pay it off as it was an investment at $2200. But the huge sum was worth it for such a miracle machine. Imagine being able to send words, exactly as you see them, to someone far away in a matter of seconds. It was a breakthrough, a marvel of modern science and it represented the fi rst tentative steps to making the home offi ce feasible. Telecommuting was

becoming a reality. Within a short 20 years, though, the fax was already redundant. It is just so last century.

Th e next really big leap forward was the arrival of the modem. Now those words didn’t even have to be printed and faxed, they could just go straight down the line. Wow, this was really big stuff .

Technology has made it possible for occupations such as mine to successfully operate from home, although it might be reasonable to ask, why would you want to? Th e idea for me at the time was to fi nd a friendly mix of career and motherhood. Working from home meant that my children didn’t have to grow up in a child-care centre and could play in their own backyard rather than someone else’s.

Th ey could avoid the constant round of common colds passed around where there are mass gatherings of children. Th ey could live in their own home surrounded by their own possessions

and have their mum around from the day they were born.

In theory it sounds terrifi c and generally, overall, it did work, but it came at the price of mother’s sanity. For starters, chasing aft er children during the day oft en meant working late into the night. Th e home offi ce really came into its own aft er they went to bed, in those nice quiet times when the phone doesn’t ring and the kids aren’t yelling – these times were dedicated to churning out the work, sometimes until 2am.

I am not complaining and, given the opportunity, would do it all again, but there are pitfalls to working from home, which always sounds such a great ‘have your cake and eat it too’ sort of idea.

In the home offi ce the kids would line up all the chairs and play bus drivers. Th ey would use everything they could lay their hands on, seldom in the way it was intended. During those years, it was

monumental frustration as pens, paper, glue and rulers would be picked up, moved around and deposited anywhere but the right place. It was chaotic.

Th ey made it their business to demand mum’s attention every time the phone rang, and the more important the call, the more vocal the demand.

At lunch, though, we could all go and sit in the kitchen together and later, aft er they went to school, mum’s taxi was there to deliver them to various aft ernoon activities.

It was chaotic and stressful and hard work but yes, it was worth it and now, when the light is shining bright at the end of the tunnel, life seems criminally easy. Th e little people are big people and the home offi ce is quiet. Everything is in its place or where I choose to leave it.

I would like to say, “aah, for the good ol’ days”, but I just can’t quite manage it. Bless their little hearts.

just a fi ne place to live, but a business opportunity as well.

Tammie, 33, is a hairdresser, and operates her salon, Hair by Tammie, in a purpose-built building beside her house near Yandina. It means she can work around her family and doesn’t have to rely on child care for her two sons, John, three, and Blair, 18 months.

And her clients have no problem coming from as far as Buderim and Noosa to enjoy the services of their favourite hairdresser.

“I have been doing their hair for a long time, so wherever I go, they will fi nd me,” Tammie says.

“Working from home means I can organise my appointments around the best times for the children. Th ey can play in the yard or come into the salon. Th e house is open so they can just come and go.”

Tammie started working for herself from home in the months before the birth of her second child.

“It never seemed to work out being a part-time worker for someone else, as they would be double or triple booked and I would end up working a full day and getting home late,” she says. “It made sense to set up for myself and have my own hours. Th at way I could breast-feed my baby and my kids wouldn’t be growing up somewhere that wasn’t their home.

“Th is way you are in control of your environment and you can basically stay at home,” Tammie adds.

Her salon is seven by six metres and was designed to work in conjunction with the house without being part of the home environment. It could also be readily

converted to a self-contained granny fl at, a studio or offi ce.

Tammie says the space would work for any business, but is particularly well suited to a beauty therapist, a nail technician or any of the health therapies.

“It would be great for Bowen or massage therapy as the setting is so beautiful as well,” she says. “Everyone who comes here for the fi rst time is surprised by not just how professional it is but also by what a beautiful and calming environment it is. It is not like you have to go into the back of a laundry to get here.”

Jade: Th ere are so many diff erent options Sarah. Demolitionists remove kitchens from sites and usually resell them quite cheaply. You can get granite-top kitchens that are only a few years old for next to nothing so make some phone calls. Aside from that, you can just look at the cosmetic stuff like applying new Laminex on top of the current benchtop and

replacing doors and handles. Or, if that is too expensive, consider just changing the bench top and the door handles – this will make a

big improvement.

Todd: I could bang on and on about the new-style kitchens

and what’s in vogue and which bonza appliances you should equip it with (anything but Kleenmaid gear, I guess) but the simple fact is that most modern kitchens are like early Arnie

movies – they’re tops for a bit, but then they become

outdated, awkward and hard to look at. My suggestion is this: GUT THE LOT! Get down to Barbeques Galore and hop into a 36-burner stainless steel instrument of gastronomical genius – a barbecue. You know the one I’m talking about – roasting hood, kitchen sink, marble cutting board, fridge, rotisserie, dishwasher, double garage, pool and wok. Whirl this baby out onto the patio for extreme barbecuing then get stuck into turning the old kitchen into a pool room! As for food storage, I’m sure this type of barbie comes with a mezzanine so swing a pantry onto that.

Dave: OK Sarah, let’s break this down. What’s the fundamental purpose of a kitchen? To store and prepare food, right? Wrong! Th e kitchen was invented so that blokes can make sexist jokes about their wives. I don’t condone any of it Sarah, I really don’t. Why do brides wear white? So that they match all the other appliances in the kitchen. Not funny. Why are women’s feet smaller than men’s? So they can stand closer to the sink. Crass! Sarah, you need to reclaim the power from the blokes and to do that you need to gut your kitchen. Erase it and erase the possibility of hurt and humiliation. Remove the kitchen and remove the temptation for sexist jokes. Maybe you could turn it into a sewing room – that’s where all good women should be when they’re not in the kitchen.

DIY BLUNDER When it came time for my parents to renovate, my brother (who’s an apprentice carpenter) and I were given the job of installing the new toilet door. He installed the door jamb and then I helped him hang the door. We were pleased to see that it was a snug fi t. My brother called in Dad who looked at the door and immediately shook his head. The toilet, a cosy room, needed the door to open outwards. We had fi xed the jamb and door so that it opened inwards, and because it was a small room, the door slammed right into the toilet, making it impossible for anyone to actually enter the room. By designWhen it comes to design and architecture, the Sunshine Coast has its own style, but the emerging trend in residential homes is that anything goes.

Building is no doubt the best way to get what you want when it comes to your dream home. Not only do you have the opportunity to choose

exactly how you want your living environment to look, but you also get to add your personal touches to the home’s design.

Th e choices in home design are endless – so much so that you may need a little help coming up with a plan that is both functional and stylish.

Bruce Medek, Queensland chapter president of the Australian Institute of Architects, says that right now, architecture is less about trends and more about the tastes and needs of the client.

“No doubt there will be an emerging trend,” says Bruce. “We’re in a spot at the moment where the trends we’ve seen over the past 20 and 30 years are coming to an end and nothing is taking their place. Th e way the economy is going, people are now in the position where they can sit back and think about what they want in a building.”

Anthony Robbins from Sprout Architecture says a common design trend or aesthetic is hard to defi ne in new Sunshine Coast buildings. Work is specifi c to the client’s and the site’s particulars.

“We are fi nding that people are now more concerned with well-designed spaces in preference to large spaces. People are seeking more out of their properties for the least spend possible.”

If the experts were to pinpoint one major trend, it would have to be aff ordability, which is driven by the global economic downturn. Mark McGill from Greenway Architects says people are looking at cutting out a lot of the frills and seeking smarter solutions using standard off -the-shelf materials.

“People are looking at a smarter, more effi cient use of space,” says Mark. “Dining rooms are slowly disappearing, basically because most houses are designed to live and entertain outside. When inside, we’re eating in the kitchen and lounge room. Th e other key thing I’m fi nding is in a lot of houses we’re designing all bedrooms to have ensuites, making them more suitable for share accommodation.”

Another notable change in building design has to do with the shift from lightweight designs to more robust building materials and forms, which Anthony says are more suitable to our coastal environment.

“People are concerned with longevity and low maintenance for their buildings,” says Anthony. “We

have to be more innovative with our design and detailing to achieve a cost-eff ective outcome. We are doing houses with all bedrooms ensuited, and on the more valuable sites, cars are going underground. We are experimenting more with the form of buildings and the materials used to clad them.”

Technology is also playing a big part in how we’re living. Mark says people are now living more in the one room. “Technology, like laptops, id shrinking, so you don’t need the formal spaces you once needed,” says Mark. “For example, you don’t need a study. You can work on the kitchen bench, in the bedroom or outside.”

If one positive thing has come from the economic crisis it would have to be an increase in the desire to have well-designed spaces. Bruce says architects now have a lot more time on their hands to ensure they deliver the best possible results tailored to individual taste, needs and budget. “What we’re seeing is that we’re not as busy, so we’re getting more time to think about what we’re doing.”

Last week I talked about energy ratings, and how the rating for all new homes to be considered

energy effi cient is fi ve stars out of 10. By purchasing more energy-effi cient toilets, taps and shower heads, many hundreds of dollars a year can be saved in electricity costs while sparing the environment.

All taps and toilets (and other water products), are required by law to be labelled with Water Effi ciency (Rating) Labels (WELS). Th e label provides a zero- to six-star rating in relation to water usage, with more stars being more effi cient.

Clearly the aim is minimum water use without compromising quality. With prolonged droughts, it is likely that the cost of water is going to increase, so any water-saving steps that you can take now will save you money and help reduce water

consumption and wastage in the future. Somewhat confusing is that the

labels for the diff erent WELS products diff er slightly, but all share two key pieces of information: star rating; and water consumption or fl ow fi gures (for example, 13.1 litres per wash).

An old-style single-fl ush toilet (those that were sold before the WELS star ratings) can use up to 12 litres of water in one fl ush. More water-effi cient dual-fl ush toilets average less than four litres.

Having a four-star WELS-rated toilet will save 1376 litres a year, per average household compared with a three-star WELS-rated toilet.

A four-star WELS-rated toilet costs approximately $25 more than a three-star WELS-rated toilet, though this price may vary depending on the range and style of toilet used.

It’s a good idea to list the obvious spaces you require, such as, for a kitchen, a fridge space, cooktop or oven.
