L ife is peaceful in Bli Bli. Locals walk a small strip of shops near the two-lane bridge into town and tinnies skim a broad arm of the Maroochy River. It’s a quiet

community just 10 minutes from Mudjimba Beach, an area hemmed on the west by farmland and the far-off rise of Mapleton, Montville and Maleny. On the east are the south Pacifi c Ocean and a 24-kilometre stretch of beach.

Th e town isn’t that diff erent to Pearl Bay, the fi ctional community in popular ABC series SeaChange. Th e show, in which a lawyer swapped her city life for a home in a laid-back coastal community, gave name to the 2001 to 2003 coastal real estate phenomenon. A shift where city dwellers leave the big smoke in search of a better life.

Th e tree change, which is the inland drift driven by the popularity of seaside property and the ensuing price hike, soon followed.

Th e Sunshine Coast has the best of both worlds. According to leading demographer and KPMG partner Bernard Salt, the region is home to a unique blend of rural and semi-rural townships close to beaches and business districts. Th ese destinations off er tree-change seclusion with the benefi ts of a sea change, some areas heavily wooded, others built on former farm land or shaded by pockets of dense rainforest. Th ese tree- and sea-change destinations include Bli Bli, Diddillibah and Tanawha – hidden hamlets less than 12 kilometres from the sea.

“Traditionally, tree change doesn’t merge with sea change, certainly in the Melbourne and Sydney models,’’ Bernard says. “In Melbourne, it’s the gold fi elds, in Sydney the upper Hunter Valley or the southern tablelands. But in Queensland it’s diff erent and, I suspect, on the Sunshine Coast diff erent again in that you genuinely can fi nd tree-change communities within striking range of the beach. You simply don’t get that geography popping up elsewhere. It’s unique.’’

English immigrants Bruce and Adele Gibbs moved to Bli Bli in 2004. Th e couple stumbled across the 5300-strong community while on holiday in 2003. Adele says the laid-back nature of the township and its proximity to the beach got their attention. Th e 32-year-old cosmetics consultant says she and her husband, a town planner,

quickly relocated a hemisphere away from their old home in the east English county of Lincolnshire. Th er e, says Adele, life was marred by concrete, cold weather and high crime.

“Bli Bli is paradise,’’ Adele says. “We didn’t know places like this really existed. Th ere’s the greenery of the farmland and hills, the river, the short drive to Maroochydore and the even shorter drive to the beach.

“Th en there’s the fact everyone knows everyone and it’s safe, friendly and community minded. Like something on TV, like Neighbours or an inland Home and Away.’’

Tanawha, at the base of Buderim Mountain, also fi ts the mould. It’s low-lying land is the deep green colour of northern NSW, while patches of rainforest line winding roads to the area’s one- and two-acre properties. On a

ridge overlooking Mooloolaba and the Mooloolah River National Park, houses face the horizon, the sea a blue haze framed by tall timber and the air alive with whipbird call. Some home owners have relocated from NSW and Victoria, others from the next postcode.

Nambour’s Leading Edge Real Estate principal Eric Annett says Tanawha is a popular tree-change destination for newcomers and long-term locals.

“Tanawha and Diddillibah aren’t well known elsewhere but have local exposure because they lie on the southern and northern fl anks of Buderim Mountain,’’ he says.

“A lot of the people who bought and built residential in Buderim 10 to 12 years ago are now sick and tired of the gridlock that they’re experiencing. Th ey feel like they’re in the inner city and want off the mountain.

“In places like Tanawha, they still have access to the amenities that they’re used to – the shops, banks

and restaurants – but with the added tree-change advantage of more space.’’

Diddillibah, which is fi ve kilometres north-west of Maroochydore, is home to half-acre, small acreage and large subdividable lots. Th ere are old Queenslanders and farm houses, mid-level homes and multimillion-dollar mansions. But while property prices rose to a median $747,500 in the 12 months to October 2008, the low-key atmosphere remains. Roads skirt Eudlo Creek, the southern banks of the Maroochy River and large tracts of protected bush and wetland. Traffi cs thins where Bradman Avenue meets the David Low Way and cane fi elds open up on the outskirts of ever-growing Maroochydore.

Other tree- and sea-change communities include Rosemount, west of Diddillibah, and Valdora and Verrierdale that lie west and northwest of Coolum Beach. Both are a short drive from the Bruce Highway and the sea.

“Valdora has been around for quite some time but is becoming more popular now,” Eric says. “Previously if something lay on the north side of the Maroochy River it was harder to live there and access the rest of the coast.

“But now that Coolum stands on its own as a precinct, places like Valdora are opening up. It has everything – the greenery, fresh air and country lifestyle just 10 to 15 minutes from Coolum Beach.’’

Large land parcels are still available, while others are in the process of being subdivided.

Eric says, “Valdora is an area, one of the very few on the Sunshine Coast, that has what they call sustainable rural residential. Th at means there’s still a fair bit of area up there that’s being subdivided into smaller acreage one- to two-acre blocks.

“Th ose blocks can be used to build and still have land to play in the dirt with the kids or house a horse.’’

However, despite their charms, Bernard says many buyers are unaware of the Sunshine Coast’s hidden hamlets. “I’m not familiar with Diddillibah and Tanawha – where are they?’’ he asks. “Th e fact that I’m not familiar with them suggests that they’re a little under the radar or not really in the spotlight. Th at’s great for the Sunshine Coast property market because they’re the places you really want to pick.”

Once you have worked out where the wealth areas are within your offi ce, living room, kitchen and bedroom, it’s best to clear out any clutter from these important areas. Clutter is a sign of stagnant energy, and clutter in your money power spots can clog up your cash fl ow.

Ever walked into a house and sensed a bad energy you couldn’t quite put your fi nger on? You may have experienced bad feng shui. Feng shui means ‘wind water’ and is a way to understand how energy moves in our surroundings and how buildings aff ect us. By applying feng shui, you can create opportunities to improve your life.

Enhance your power spots with symbols of prosperity, such as a bowl of coins (add your loose change to it every day), a ‘lucky bamboo’ plant, or anything that symbolises success and prosperity to you.

Accent your money areas with the colours green and purple. Green symbolises vitality and growth, and purple is the colour of wealth. Place a bowl of green and purple grapes (real or artifi cial) in the wealth area of your kitchen, to symbolize abundance fi lling your home.

Anything that doesn’t work as it should is a sign of something wrong in the area of your life that corresponds to that part of your space. Examine each of your money power spots to look for any appliances or things that need repair.

Pay attention to how you handle money. Do you keep your notes neatly sorted in your wallet or are they jammed in? Clean the clutter out of your wallet and start handling your money as though you value it.

Take a few moments every evening to think about all the good things that happened to you today and to express your gratitude for what you have received. It’s not what happened that’s important; it’s getting in the habit of focusing on the positive side of things every day that matters.

Th ere are hundreds of principles of feng shui, relevant to each room of your house. Do your research or consult a professional so that you understand the importance of feng shui in each of these rooms.

Money is a form of energy, and it needs to fl ow through your life, not just into it. Hoarding and scrimping work against more coming in, while giving generously within your means makes space for more abundance.

Th e energy coming through the front door is the most important factor that determines how prosperous you will be. Place two wide-leaved plants (such as peace lilies) next to the main door to help entice the energy in. Th e bed head should be against a solid wall, as this will provide you with a sense of security. Avoid placing the foot of the bed in direct alignment with the door. Bedrooms in the east are said to be auspicious as they catch the rising sun. Th is entices the occupants to get up and make something of their lives.

Th e kitchen should be protected from the front entrance. Th is means that it is best not to have an unobstructed view of the kitchen – particularly the stove. Th e stove is considered to be the most important object in the kitchen and its correct placement – against a solid wall – is essential to ensuring good health.

A guide to buying off the plan.

Grand designs

Buying off the plan has many advantages. It can represent a

low-fuss solution for those who prefer to leave the hard work of co-ordinating a building project to the experts and it oft en has cost advantages.

Builders and developers are usually keen to secure early investors, so you

can pick up a more aff ordable property, while oft en still being able to have the plans altered to suit your needs.

When selecting an off -the-plan home, think carefully about what you are buying. Perusing a plan is very diff erent from walking through the fi nished product. You must visualise all aspects of the plan and this may include measuring out spaces so that you fully understand sizes.

Use the scale ruler to calculate the available space in each room, the garage and the storage facilities. Consider whether you will have enough privacy and if the outlook will be pleasant. Will you suff er from blustering winds or a cooling breeze, morning sun or blasting western heat?

Check the position of windows and entrances to each room and the types of doors included in the design. Check the electrical plan to ensure your lighting needs are met. Building a dream

When MPR fi rst met Graham Miller in August, he had just demolished the interior of his huge Mooloolaba penthouse. So how’s the renovation going? We fi nd out.

After the demolition, Graham had a clean slate to work withGraham Miller, a retired engineer from Sydney, has enjoyed a long love aff air with Mooloolaba. It began in the 1950s when he was just a child. Born and bred

in Brisbane, Graham’s family frequented the then sleepy town for regular holidays. He couldn’t have known then that he would spend his retirement overlooking the very same beach he once built sandcastles on as a child.

Passionate about the location of his Mooloolaba penthouse but bored with the dated interior, Graham needed a change, but he was so in love with the area that rather than sell his Peninsular Apartments two-level penthouse, he decided to give it a heft y facelift instead. Th e top level was renovated two years ago, and by the time the lower level renovation is complete, Graham’s reconstruction costs will pretty much total what he bought the penthouse for eight years ago. But the decision to stay put and renovate was a no-brainer for Graham. With views from Noosa to Caloundra, who would want to move?

“Mooloolaba Beach is one of the nicest beaches in Australia and you pretty much have everything you need here,” Graham says. “If I tried to buy something new I would fi nd it hard to get something as good – position and size-wise [the penthouse boasts 372 square metres]. Th is property faces due north, it’s opposite the beach and even when you’re upstairs on the deck there’s no one looking in on you; it’s totally private.”

My Property Review has been tracking the progress of Graham’s renovation, or rather, complete rebuild, since we fi rst met the renovation-obsessed retiree in our fi rst issue.

When we last visited his penthouse, it was a construction site, with rubble everywhere and a distinct lack of internal walls. Graham and his demolition team gutted the entire level, leaving nothing, says Graham, “but an external carcass”. Today, it’s almost a home again, with walls, doorways, bathrooms and a kitchen taking shape.

Tradesmen are busily trying to meet Graham’s deadline to have the apartment completed by Christmas.

“Th ere were two things we wanted to achieve,” Graham explains. “Th e object was to fi t in three double bedrooms with ensuites as it’s important that everyone has their own bathroom. We also wanted to ensure everyone had their own air-conditioning and temperature controls in their rooms, which was an unbelievably diffi cult thing to do.”

Each of the three bedrooms feature ocean views and will be decked out in the fi nest quality imported furniture which has been custom-made for his apartment and features a palette of neutral colours highlighted with shades of black, gold, orange and brown.

In keeping with his hands-on approach to the apartment’s design, Graham has taken on the

responsibility of selecting all of the furniture and fabrics for the home, under the watchful eye of wife Gaye, a qualifi ed colour consultant. “Gaye has been great,” says Graham.

“She knows this is truly my passion and she’s totally supportive of my decisions.”

Th e home is only a matter of weeks from structural completion, with the new furnishings to be brought in over the next few weeks in time for the festive season. Graham’s new kitchen features everything that opens and shuts, including a completely fl at induction cook-top, imported cupboard handles from Denmark and self-closing drawers.

“We wanted a look that wouldn’t date so went for a neutral fi nish in the kitchen, but it had to be practical. I’ve been planning this renovation for four years, so I have had plenty of time to think about the details,” Graham says. “Our architect said that doing our renovation was like designing and building a boat, as we have utilised every square millimetre in the design. I’ve even instructed the builders to cut out a hole in the back of the kitchen so that you can see the ocean and feel the breeze as soon as you walk down the stairs from the upper level,” he adds proudly.

Outside, the spectacular views from the main balcony have become more accessible. Th e old doors have been replaced with glass concertina doors (double-glazed, of course) that bring the outside in and the inside out.

Graham and Gaye plan to spend at least three months of the year in their refurbished apartment. For the rest of the year, the penthouse will be available for holiday letting. “When it’s fi nished, you’ll fi nd it’s going to be on the top of the tree on the Sunshine Coast,” says Graham. “I really have no idea [what it would be worth], but if someone off ered me $10 million for it I wouldn’t take it.”

Th ough you can’t buy it, at least you can holiday in it. MPR will pay a fi nal visit to Graham’s completed apartment in early 2009.

Walkers, joggers and cyclists are now well catered for on the Sunshine Coast, at least for the most part.

So, let’s take a little trip from Mooloolaba Spit in the quest for a missing link – the rock seawall joins a path that twists its way through the trees dotting the grassy verges that border the shoreline. Th en it’s on to a boardwalk and through dense vegetation before emerging into the sunlight near the Mooloolaba Surf Club.

Now it’s time to make a choice, with paths for sea views or a route to check out who’s chilling out in the cafes that line the Mooloolaba Esplanade, before heading up and over Alex hill. Despite the steady rise, the views couldn’t be better as ocean blue replaces tree green with every step.

From the top there are spectacular views north to Old Woman Island. A great expanse of ocean is a backdrop for the memorial to the HMAS Brisbane that now lies off shore. Down the hill, the path swings around past the Alex Surf Club and then follows the dunes

before being fully exposed to traffi c, as Alexandra Parade heads along towards Aerodrome Road.

Th e path then slips through the trees adjoining the Sea Breeze Caravan Park, and around to barbecues and a playground, on to parkland and then past Maroochydore’s surf club to Cotton Tree Caravan Park.

Th e path widens and it’s just as well, as there is always plenty of pedestrian traffi c on this splendid ribbon between river and park as it continues down Cotton Tree Esplanade until it reaches the First Avenue bridge. Here, Cornmeal Creek fl ows under the bridge and on to Sunshine Plaza. Recently completed landscaping works have beautifi ed this area with seats and gardens so that for anyone wishing to go shopping, it is a pleasant walk to get there.

But what if they don’t want to go shopping? What if they would prefer to follow the Maroochy River right up to Picnic Point and then along down Bradman Avenue to the Cod Hole?

Here’s the rub – a missing link.

Although Duporth Avenue has become a pedestrian zone and is limited to 10 kmh, it is nevertheless a street, a commercial zone – not a recreation area. Th e river at this point is well off to the right and completely blocked from view by high-rise apartments and the occasional house.

Th e public is cut off from the riverfront for the next kilometre or so until the path starts again at Picnic Point, so that this stretch of the Maroochy River eff ectively becomes private property.

I realise this is going to be a contentious subject. Th ere was a time when the late Des Scanlan, whose house was along this strip, presented me with a very strong argument as to why it should remain private.

He had a point, in a way, as there were mainly only single houses along the river at that time and it did seem reasonable that the residents wouldn’t want the local hoonery hanging out in their backyards.

Since then, though, the strip has been lined almost wall-to-wall with high-rises housing lots of residents. And I am sure

those residents would put up a perfectly good argument as to why the riverfront should remain for their exclusive use. I have also met an old local whose father settled on the river not far from the old Maroochydore pub in the 1920s and she says she has believed all her life that the riverfront in this section should have been set aside for public use years ago.

So, in the event that all the land is in fact privately owned, and this perfect stretch of waterfront is restricted to residents of adjacent apartment blocks, perhaps it wouldn’t be unreasonable to consider some sort of boardwalk over the water just to complete the missing link. At least this would unlock private riverfront and give it back to the people, which, realistically, is an inevitable scenario. Might as well be now as later.

A neat white Queenslander sitting high on a hill behind perfectly aligned rows of pineapples has become

something of a landmark beside the highway at Woombye, not least because it has been featured as a postcard view of a “Queensland pineapple farm”.

Just off the Nambour Connection Road opposite the Woombye turnoff , it looked over the busy Bruce Highway until the Nambour bypass opened in 1990.

Before that, somewhere in the 1960s, Don and Jean Townson surrendered part of their land for the old highway to be upgraded to four lanes. And long before that, it was the stopover for the Cobb & Co coaches which gave Woombye its original name, Cobbs Camp.

A small section at one corner of the property, now a forested state government reserve, has a running creek which was once used to water the Cobb & Co horses.

For 57 years, the Townson family worked the land, but they are now

preparing to say goodbye as the 40 acres over three titles are to be sold by tender.

Don was a 31-year-old dairy farmer from the South Burnett when he moved to Woombye to grow pineapples. His father had acquired a nearby farm in 1947 and he and wife Jean set off south with their young children.

He bought the property from Mrs Adsett, who only recently died at 108 years

of age. “She seemed old when we arrived 57 years ago,” Don says. “Th ere wasn’t much around here at all in those days. I remember we bought here in the June and got frosted out in the July.”

When the four Townson children started school, they could walk to Woombye Primary School, much of the journey being across their own land to reach the highway. Th ey later took the train from Woombye station to reach Nambour High. A tennis court that was built for the kids, but was used more oft en for cricket, still sits near the house.

Don’s original farm was 33 acres and he later boosted his holding with another 15 acres. His two sons, Malcolm and Neville, who left school to join their father on the farm, added another 35 acres,

bringing the family’s total to almost 90 acres in central Woombye.

Th e property has been a pineapple farm for 110 years and although rundown when the Townsons arrived, the family soon had it looking shipshape and went on to become the biggest growers in the area.

Production peaked at 1200 tonnes of pineapples being sent off to the cannery, along with 4000 trays of avocados going to market.

Don retired as a full-time farmer in 1970, handing over the reins to his sons. While there are still some pineapples left on the farm, commercial production offi cially stopped in 2005.

Neville now lives at Maroochy River and Malcolm at Beerwah, where he has continued to work farming pineapples.
