SECTION 02 07 20 MINOR ROOFING DEMOLITION

PART ONE - GENERAL 1.01 SECTION INCLUDES:

C. Removal of abandoned former HVAC Roof top unit and vent. Removal of mansard

parapet flashing and counter flashing at wall fand other items as designated on the roof plan.

D. Required minor deck replacement with plywood sheathing to match existing and 2x8 wood joists for roof infill work at former vent and roof top unit locations.

E. Raise curbs at existing skylights and at existing condensing unit as shown on the

drawings.

F. Removal and replacement of existing roof drains.

G. Modification to existing metal wall panels as required at skylight clerestory to accommodate new insulation and roofing system.

H. Modification of existing roof penetrations, equipment supports or curbs, pitch pans,

reglets, and piping to provide proper flashing height and flashing details per the plans and specifications.

H. All other miscellaneous and incidental work required to install complete roofing system

as specified and to obtain specified manufacturer's warranty. 1.02 REFERENCES STANDARDS

2. When ambient temperature is below 50 degrees F, expose only enough cement and adhesive required for use within four hour period.

3. Do not expose membrane and accessories to constant temperature in excess of 135 degrees F.

B. Emergency Equipment: Maintain on-site materials necessary to apply emergency

temporary seal in event of sudden storms or inclement weather.

1.04 SEQUENCING AND SCHEDULING:

A. Sequence minor demolition and renovation with work sequence of new work to maintain facility in dry, watertight condition.

B. Coordinate roof work so that no more existing items are removed in one day than can be replaced with new roofing work in same day.

C. Coordinate work with Owner's operational requirements, if appropriate. D. Coordinate demolition work and removal with roofing work to maintain facility in dry,

watertight condition. PART TWO - PRODUCTS 2.01 MATERIALS:

A. Wood nailers and exterior lumber: Preservatives shall be provided.

B. Roof Penetration Seals: 1. Manufacturer’s standard.

C. Pipe Supports/Roof curbs:

1. Neoprene pre-manufactured support blocks.

PART THREE - EXECUTION 3.01 EXAMINATION:

A. Examine existing building and existing roofing to determine existing physical conditions that affect removal of existing roofing and installation of new roofing.

B. Verify that required barricades and other protective measures are in place.

3.02 PREPARATION:

A. Take measures to maintain watertight conditions during the full term of Contract. Contractor is responsible for damage to building during term of Contract and for repairing leaks over entire building immediately as they occur.

B. Install interior protection and dust partitions where deck penetrations shall be removed or replaced.

C. Protect adjacent surfaces.

D. Roof drains:

1. Cap drains with drain plugs during daily operations. 2. Remove plugs after daily clean-up.

3.03 MINOR DEMOLITION OPERATIONS:

A. Execute demolition in careful and orderly manner with least possible disturbance or damage to adjoining surfaces and structure.

B. Avoid excessive vibrations in demolition procedures that would be transmitted through

existing structure and finish materials.

3.04 MINOR RENOVATION WORK:

A. Roof Penetration Seals Note: Prefabricated Roof Penetration Seals shall be installed after the roof

membrane has been installed, see section 07 54 00.

1. Caulk around penetrations with approved sealant. 2. Adhere prefabricated curbs in accordance with manufacturer’s recommended

procedures. 3. Apply a continuous bead of approved sealant around outside of prefabricated

curb. 4. Fill prefabricated curb with approved sealant in accordance with manufacturer’s

recommended procedures,

B. Flashings:

1. Install all new flashings to a minimum height of 14” above the roof surface unless specifically stated in writing in the Contract Drawings or subsequent writings by Owner.

C. Equipment and Curb Renovation:

1. Remove and reinstall existing equipment as required to facilitate new flashing. 2. Securely fasten equipment on curbs after new flashing is installed. Attach in

compliance with original attachment requirements. 3. Curb and hatch flashing height shall be 14 inches minimum above roof finished

surface. 4. Install 24 ga. galvanized sleeves to cover or cap exposed nailers added during

curb modifications. 5. Include raising of curb, rise wall, or sheet metal flashing to provide minimum 14

inch height in base bid cost, unless other height requirements are detailed in the Contract Documents.

D. Rooftop Equipment:

1. Move and elevate air conditioning units and other rooftop equipment as required to install roofing materials complete and in accordance with plans and specifications.

2. When units or equipment are to be moved, disconnect and move to protected area to prevent damage to parts or components. Reset and reconnect at Contractor's expense.

3. Disconnection and reconnection shall be performed by mechanical and/or electrical company licensed to perform such work and approved by Contract Administrator.

E. Curbs and Ducts: Secure and modify curbs, ducts, and other work which pass through

roof as required to receive new roofing system. F. Condensate Lines: Raise and reroute existing condensate lines and supports as

required to construct new HVAC unit curbs. Provide positive drainage of piping. Extend condensate lines to drain directly into roof drains. All condensate lines shall be raised above the roof membrane with pressure-treated woodblocking or prefabricated pipe stands compatible with the roof membrane.

G. Piping Support, Unit Curb, and Conduit Modifications:

1. Schedule piping and unit downtime for equipment modifications to coordinate with Owner's operations. Switchover time shall be limited to overtime hours and shall be limited to four (4) hours.

2. Provide temporary supports to maintain unit and piping in operational condition except during switchover.

3. Furnish new fittings, piping, and supports to match existing to accommodate new unit elevation.

H. Non-pressurized Pipe Supports: Install pipe supports in accordance with

manufacturer's recommendations. I. Conduit and Drain Piping Supports:

1. Furnish and install pipe support blocks for non-pressurized drain piping and

conduit. 2. Install supports at maximum spacing of 8'-0" on center and within 2'-0" of

changes in plane or direction. 3. Install over 18 inch x 18 inch layer of walkpad fully adhered to roof surface.

J. Plumbing Vents:

1. Extend plumbing vents or modify as necessary to accommodate new flashing installation.

2. Raise ventilators as required for 14 inch minimum flashing height. K. Sheet Metal Fabrications:

1. Modify existing sleeves and umbrellas on existing equipment as scheduled.

2. Repair and renovate non-ferrous roof top and drainage system sheet metal fabrications as required for permanent watertight installation.

3.07 CLEANING:

A. Materials, equipment, and debris resulting from demolition operations shall become property of Contractor. Remove and dispose of demolition debris in accordance with applicable City, State and Federal laws at authorized disposal site.

B. Leave substrate clean and dry, ready to receive roofing system.

SECTION 02 21 00

Hazardous Materials Abatement Part 1 – General 1.01 DESCRIPTION

A. Work Included – Provide asbestos removal work as specified in this document and

indicated on drawings in a safe and proper manner.

B. Scope –Identified asbestos containing materials within the existing roof layers to be removed. Asbestos containing materials to be removed are identified as follows;

Roofing Layer-1 6/4/2021

Collected from the south side of the roof on a ridge line between 2 air handling units. Architects shuffeled through core looking at materials and got the order of layers out of sequence. (ACM was a layer of silver paint identified as Layer 6 of 6).

4% Chrysotile ACM

Roofing Layer-2 6/4/2021 Collected a full profile of roof sheeting material from beneath the tarp covered on the north side of the roof area, east of the satellite dish. Kept sequence of materials in correct order. (ACM was a layer of silver paint on the middle of the sequence of

6% Chrysotile ACM

The work includes total, complete, and safe removal and disposal of all identified asbestos containing materials listed in the attached Asbestos and Hazardous Materials Survey

C. All work shall be accomplished in strict adherence to all requirements of the Contract

Documents and in absolute adherence to the most current regulations governing this work including but not limited to: DOE, EPA, OSHA, WISHA, NIOSH, and NWAPA. General requirements for work may include but are not limited to: construction of regulated work areas, pre-cleaning of regulated work areas, continuously operating HEPA filtered negative pressure ventilation systems, use of Type “C” supplied air respirator systems, wet method asbestos removal procedures, lock-down penetrating encapsulant on substrates from which asbestos containing materials have been removed, and proper removal, handling, packaging, and disposal of asbestos.

D. Prevailing wage rates shall be paid as indicated and in complete compliance with the

relevant section of this Specification.

E. Due to the location of the building, and the heavy use of adjacent streets and parking lots, entrances and exits from the work areas will be controlled during this project, as will parking and staging.

F. Owners consultant to have complete access for quality control inspections at any time

during the abatement work.

1.02 PRE-BID INSPECTION

A. Scope of Work – As indicated on the drawings and as defined in this specification. It shall be the contractors responsibility to make his/her own determination as to the exact quantities of materials to be removed and the labor, materials, and equipment/tools required to perform the work.

B. Requests for clarification and/or questions regarding any contradictions, discrepancies, or

Project job requirements which the Contractor believes do not conform to law or cannot be properly accomplished as shown, indicated, or intended, shall be reported to the Owner in writing 5 days prior to bid opening. If no such clarification or discrepancies are so reported, it is assumed that none exist and the Contractor shall be responsible for providing complete, proper, and legal removal and disposal of asbestos materials and PCB containing light ballasts as required and in conformance with the Contract Documents.

1.03 SUBMITTALS

A. Pre-Job - The selected Contractor shall provide the following materials to the Owners representative at least five (5) work days prior to any site work including initial staging and set-up. No work will occur until the complete pre-job submittal package has been reviewed and approved by the Owner’s representative.

1) Copy of Washington State Contractor’s License, 2) Copy of Asbestos Abatement License, 3) Copy of Insurance Coverage (with Skagit Count, it’s elected officials, officers, and

employees as named additional insured), Asbestos specific liability coverage will be provided in the amount of one million dollars ($1,000,000.00) minimum in Occurrence form or Claims Made if a three year rider (“tail”) assurance is provided by the carrier.

4) Copies of Labor and Industries Notice of Intent to Remove Asbestos and Northwest Air Pollution Authority Notice of Intent to Remove Asbestos filed by Contractor

5) Site specific, detailed description and schedule of work plan elements, including starting and completion dates proposed shift hours (must meet all federal, state and local agency requirements for work of this nature).

B. Post-Job – Following completion of the project, the Contractor will provide the following to

the Owners representative (final payment will not be processed until the post-job submittals have been approved by Owner’s representative).

1) Copies of all air monitoring data 2) Copies of all daily logs and sign in/out logs 3) Documentation of all Change Orders 4) Copies of all disposal manifests

1.04 INSPECTION AND TESTING

A. Quality Assurance/Inspections –

1) Owner’s Representative shall have access to the work at all times and in all locations where work is in progress.

2) Inspections by public officials from EPA, WISHA, NWAPA, Local Health Department, and DOE may be made at any time during the course of this Project.

3) Contractor shall designate a Certified Asbestos Supervisor who is completely knowledgeable in all areas of asbestos abatement work and this Project in particular. The Certified Asbestos Supervisor shall start and continue daily inspections of the entire work site from the time the abatement contractor mobilizes on site.

4) Contractor shall perform air sampling as required to meet OSHA, WISHA, and EPA requirements.

1.05 QUALITY ASSURANCE

A. The Contractor shall assume full responsibility and liability for the compliance with all applicable Federal, State, and local regulations pertaining to work practices, hauling, disposal, and protection of workers, visitors to the site, and persons occupying areas adjacent to the site. The Contractor shall hold the Owner harmless for failure to comply with any applicable work, hauling, disposal, safety, health, or other regulation on the part of himself, his employees, or his subcontractors.

B. Where the provisions of this specification differ from any government agency requirements,

the most stringent requirements will apply. Applicable regulations include but may not be limited to the latest revisions of:

1) EPA 40 CFR part 763, Asbestos-Containing Material in Schools 2) EPA 40 CFR part 61, National Emissions Standards for Hazardous Air Pollutants

3) WAC 296-62-077 through 296-62-07751, WAC 296-65-001 through 296-65-050, and WAC 296-155

4) All current regulations of Washington State Department of Ecology 5) All current regulations of Washington State Department of Transportation 6) Northwest Air Pollution Authority (NWAPA) Section 570, Removal and

Encapsulation of Asbestos-Containing Material 7) All regulations of the landfill where hazardous materials are deposited

Part 2 – Products 2.01 ITEMS SUPPLIED BY THE CONTRACTOR

A. PPE (Personal Protective Equipment)- Contractor to provide sufficient respirators, respirator cartridges, disposable clothing, goggles, and other protective gear to adequately outfit all workers every day for each shift, and to outfit all authorized visitors who are expected at the site during each shift.

B. Other Equipment – The Contractor Shall Supply:

1) Sufficient scrapers, brushes, staple guns, shovels and other hand tools needed to complete the Project in the proper manner.

2) Enough ladders and scaffolds to support the number of workers scheduled on the Project.

3) Temporary electrical devise, cable, etc., as needed to effect a ‘lock-out/tag-out’ of all electrical power in the work areas, with electrical power supplied through proper GCFI units from other areas of the building.

4) Water hose and enough spray equipment to apply adequate amounts of amended water for all asbestos surfaces.

5) Enough approved surfactant to properly wet down all asbestos. Wetting agent shall be mixed with water in exact concentration as recommended by the surfactant manufacturer.

6) Enough approved penetrating encapsulate to seal all clean asbestos abated substrates.

7) Sufficient HEPA vacuum cleaners to clean all visible asbestos from all surfaces of the work area during final cleanup.

8) Sufficient 6 mil, labeled polyethylene bags or impermeable, airtight drums to hold all waste produced throughout all stages of the Project.

9) Plexiglas vision panels when practical for each work area to view work activities. Vision panels to be kept clean during all work activities.

10) A minimum of four (4) 20lb BC fire extinguishers shall be on site at all times. Part 3 – Execution 3.01 PREABATEMENT PROCEEDURES

A. Prior to starting asbestos abatement work, the Contractor shall post all required permits, notifications, and warning signs as required by applicable regulations.

B. All electrical circuits and service in the work area shall be identified and turned off utilizing

a ‘lock-out, tag-out’ procedure at service panel boxes in conformance with OSHA/WISHA Standards.

C. Provide work area lighting and temporary electrical service as needed to provide a safe

work area utilizing ground fault circuit interrupters in conformance with all electrical safety standards.

D. Furnish and install critical barriers at all HVAC vents and openings.

E. Pre-cleaning of all surfaces in the area of the enclosure shall be conducted by damp

wiping/HEPA vacuuming prior to constructing the containment. 3.02 PERSONNEL PROTECTION

A. Respirators – All personnel working inside the regulated area shall wear the appropriate respirators at all times as stipulated in WISHA and EPA Regulations. No person will enter a regulated area without wearing a proper respirator.

1) No person inside the regulated area will remove his/her respirator at any time. 2) All who enter the work area will have current documentation of respirator fit test.

Fit test to match the brand and type of respirator used.

B. Protective Clothing – Contractor to provide protective clothing to all employees and all authorized visitors at the job site. Such protective clothing includes but is not limited to full body disposable coveralls, boots, gloves, ear and eye protection, safety lines and harnesses, and hard hats.

C. Outside Work Area Management – When any work is in progress inside a contained,

regulated area there will be a person responsible for the management of the outside work area and equipment (air supply systems, HEPA machines, etc.)

C. Emergency Exits – Contractor to provide a plan for review by the Owner of emergency

exits from all regulated areas. Plan will be posted and all workers will be familiarized with emergency procedures.

3.03 DECONTAMINATION PROCEEDURES

A. All personnel who enter the contained regulated area will follow proper decontamination procedures each time they leave the work area.

B. All tools and equipment will be thoroughly decontaminated by a combination of wet wiping

and HEPA vacuuming and properly sealed prior to removing from the work area.

C. All removed ACM will be double bagged and labeled for disposal in accordance with all applicable regulations.

3.04 REMOVAL OF ASBESTOS CONTAINING MATERIALS

A. Remove all asbestos containing materials in complete and full compliance with all applicable regulations and industry standards.

3.05 WASTE DISPOSAL

A. All asbestos waste shall be placed in either 2 properly labeled 6 mil polyethylene bags, wrapped in 2 layers of 6 mil poly with proper labels attached or a properly labeled 6 mil poly lined airtight drum. Double bagging (6 mil each) is required for all asbestos waste prior to removal from the Project site. Waste bags/containers shall carry the following label:

B. Clearly label each container (bag, drum, etc.) with the date, name of the waste generator and generator’s project number, Contractors name, name and affiliation of the Certified Asbestos supervisor, and the location at which the waste was generated.

C. All debris containers moved out of the regulated work area shall be immediately deposited

in a truck or dumpster which can be locked/secured against entry by unauthorized personnel.

D. The waste hauler will have obtained all permits, licenses, or approvals required for hauling

Hazardous material in Washington State. Appendices

1.3 SYSTEM DESCRIPTION

A. General: Provide installed roofing membrane and base flashings that remain watertight; do not permit the passage of water; and resist specified uplift pressures, thermally induced movement, and exposure to weather without failure.

B. Material Compatibility: Provide roofing materials that are compatible with one another under conditions of service and application required, as demonstrated by roofing membrane manufacturer based on testing and field experience.

C. Sustainability:

a. Conform to NSF/ANSI Standard 347, “Sustainability Assessment for Single-Ply Roofing Membranes. Minimum certification level: Gold.

b. Type III product-specific Environmental Product Declaration.

c. Membrane is recyclable at end of use.

D. Physical Properties:

1. Roof product must meet the requirements of Type III PVC sheet roofing as defined by ASTM D 4434 and must meet or exceed the following physical properties.

1.5 QUALITY ASSURANCE

A. Perform work in accordance with manufacturer's installation instructions.

B. Manufacturer Qualifications: A manufacturer specializing in the production of PVC membranes systems for a minimum of 20 years, utilizing a Quality Control Manual during the production of the membrane roofing system that has been approved by and is inspected by Underwriters Laboratories, achieving NSF 347 Gold approval. No private label manufactures allowed.

C. Installer Qualifications: Install must have at least 10 years of experience with PVC installation on similar projects. Company specializing in installation of specified roofing systems in this project and approved by the roofing system manufacturer, and has achieved a minimum of Elite Status by way of square footage of specified product installed and graded

D. Source Limitations: Obtain components for membrane roofing system from roofing membrane manufacturer.

E. There shall be no deviations from the roof membrane manufacturer's specifications or the approved shop drawings without the prior written approval of the manufacturer.

1.6 REGULATORY REQUIREMENTS

A. Conform to applicable code for roof assembly wind uplift and fire hazard requirements.

B. Fire Exposure: Provide membrane roofing materials with the following fire-test-response characteristics. Materials shall be identified with appropriate markings of applicable testing and inspecting agency.

1. Exterior Fire-Test Exposure:

a. Class B; ASTM E 108, for application and roof slopes indicated.

D. Wind Uplift:

1. Roofing System Design: Provide a roofing system designed to resist uplift pressures calculated according to the current edition of the ASCE-7 Specification Minimum Design Loads for Buildings And Other Structures for buildings region.

2. Provide and Submit pressure calculations, fastening patterns and perimeter enhancements document “Engineered Wind Calculation” directly from the membrane manufacturer designed to meet current wind and building codes, and building/substrate requirements.

3. Wind speed calculations must be reviewed and approved by Architect and Owner prior to any work.

1.7 PRE-INSTALLATION MEETING

A. Convene meeting not less than one week before starting work of this section.

B. Review methods and procedures related to roof deck construction and roofing system including, but not limited to, the following.

1. Meet with Owner, Architect, Owner's insurer if applicable, testing and inspecting agency representative, roofing installer, roofing system manufacturer's representative, deck installer, and installers whose work interfaces with or affects roofing including installers of roof accessories and roof-mounted equipment.

2. Review and finalize construction schedule and verify availability of materials, installer's personnel, equipment, and facilities needed to make progress and avoid delays.

3. Examine deck substrate conditions and finishes for compliance with requirements, including flatness and fastening.

4. Review structural loading limitations of roof deck during and after roofing.

5. Review base flashings, special roofing details, roof drainage, roof penetrations, equipment curbs, and condition of other construction that will affect roofing system.

6. Review governing regulations and requirements for insurance and certificates if applicable.

7. Review temporary protection requirements for roofing system during and after installation.

8. Review roof observation and repair procedures after roofing installation.

1.8 DELIVERY, STORAGE AND HANDLING

A. Deliver roofing materials to Project site in original containers with seals unbroken and labeled with manufacturer's name, product brand name and type, date of manufacture, and directions for storing and mixing with other components.

B. Store liquid materials in their original undamaged containers in a clean, dry, protected location and within the temperature range required by roofing system manufacturer. Protect stored liquid material from direct sunlight.

C. Protect roof insulation materials from physical damage and from deterioration by sunlight, moisture, soiling, and other sources. Store in a dry location. Comply with insulation manufacturer's written instructions for handling, storing, and protecting during installation.

D. Store roof materials and place equipment in a manner to avoid permanent deflection of deck.

E. Store and dispose of solvent-based materials, and materials used with solvent-based materials, in accordance with requirements of local authorities having jurisdiction.

1.9 WARRANTY

A. Contractor's Warranty: The contractor shall warrant the roof application with respect to workmanship and proper application for two (2) years from the effective date of the warranty issued by the manufacturer.

B. Manufacturer's Warranty: Must be no-dollar limit type and provide for completion of repairs, replacement of membrane or total replacement of the roofing system at the then-current material and labor prices throughout the life of the warranty. In addition the warranty must meet the following criteria:

1. Warranty Period: 20 years from date issued by the manufacturer.

2. No Exclusions for ponding water.

3. No exclusion for damage caused by biological growth.

4. Issued direct from and serviced by the roof membrane manufacturer.

5. Transferable for the full term of the warranty.

2.4 ROOF INSULATION ACCESSORIES

A. General: Provide roof insulation accessories approved by the roof membrane manufacturer and as recommended by insulation manufacturer for the intended use.

B. Fasteners: Provide factory-coated steel fasteners and metal or plastic plates meeting corrosion-resistance provisions in FMG 4470, designed for fastening insulation and/or insulation cover boards in conformance to specified design requirements.

PART 3 EXECUTION

3.1 EXAMINATION

A. Verify that the surfaces and site conditions are ready to receive work.

B. Verify that the deck is supported and secured.

C. Verify that the deck is clean and smooth, free of depressions, waves, or projections, and properly sloped to drains, valleys, eaves, scuppers or gutters.

D. Verify that the deck surfaces are dry and free of standing water, ice or snow.

E. Verify that all roof openings or penetrations through the roof are solidly set.

F. If substrate preparation is the responsibility of another contractor, notify Architect of unsatisfactory preparation before proceeding.

3.2 PREPARATION

A. Clean surfaces thoroughly prior to installation.

B. Prepare surfaces using the methods recommended by the manufacturer for achieving the best result for the substrate under the project conditions.

C. Surfaces shall be clean, smooth, free of fins, sharp edges, loose and foreign material, oil, grease, and bitumen.

3.3 INSTALLATION

A. Install insulation in accordance with the roof manufacturer's requirements.

B. Separation Slip Sheet: Vapor Barrier. 1. Install in accordance with the roof manufacturer’s requirements.

C. Insulation: Polyisocyanurate (flat) and Polyisocyanurate and high density polyisocyanurate composite.

1. Install insulation in accordance with the roof manufacturer’s requirements.

2. Insulation shall be adequately supported to sustain normal foot traffic without damage.

3. Where field trimmed, insulation shall be fitted tightly around roof protrusions with no gaps greater than ¼ inch.

4. No more insulation shall be applied than can be covered with the roof membrane by the end of the day or the onset of inclement weather.

5. If more than one layer of insulation is used, all joints between subsequent layers shall be offset by at least 6 inches.

6. Mechanical Attachment: Use only fasteners, stress plates and fastening patterns accepted for use by the roof manufacturer. Fastening patterns must meet applicable design requirements.

a. Install fasteners in accordance with the roof manufacturer’s requirements. Fasteners that are improperly installed must be replaced or corrected.

7. Loosely lay Polyisocyanurate (flat) and then overlay with Polyisocyanurate and high density polyisocyanurate composite. Install mechanical fasteners through top layer to attach insulation. Install all layers in parallel courses with end joints staggered 50% and adjacent boards butted together with no gaps greater than ¼ inch.

D. Roof Membrane: 60 mil, nominal, PVC thermoplastic membrane.

1. Use only fasteners, stress plates and fastening patterns accepted for use by the roof manufacturer. Fastening patterns must meet the applicable design requirements.

2. Install fasteners in accordance with the roof manufacturer’s requirements. Fasteners that are improperly installed shall be replaced or corrected.

3. Mechanically fasten membrane to the structural deck utilizing fasteners and fastening patterns that in accordance with the roof manufacturer’s requirements.

4. Cut membrane to fit neatly around all penetrations and roof projections.

5. Unroll roofing membrane and positioned with a minimum 6 inch overlap.

E. Seaming:

1. Weld overlapping sheets together using hot air. Minimum weld width is 1-1/2 inches.

2. Check field welded seams for continuity and integrity and repair all imperfections by the end of each work day.

F. Membrane Termination/Securement: All membrane terminations shall be completed in accordance with the membrane manufacturer’s requirements.

1. Provide securement at all membrane terminations at the perimeter of each roof level, roof section, curb flashing, skylight, expansion joint, interior wall, penthouse, and other similar condition.

2. Provide securement at any angle change where the slope or combined slopes exceeds two inches in one horizontal foot.

G. Flashings: Complete all flashings and terminations as indicated on the drawings and in accordance with the membrane manufacturer’s requirements.

1. Provide securement at all membrane terminations at the perimeter of each roof level, roof section, curb flashing, skylight, expansion joint, interior wall, penthouse, and other similar condition.

a. Do not apply flashing over existing thru-wall flashings or weep holes.

b. Secure flashing on a vertical surface before the seam between the flashing and the main roof sheet is completed.

c. Extend flashing membrane a minimum of 6 inches (152 mm) onto the main roof sheet beyond the mechanical securement.

d. Use care to ensure that the flashing does not bridge locations where there is a change in direction (e.g. where the parapet meets the roof deck).

2. Penetrations:

a. Flash all pipes, supports, soil stacks, cold vents, and other penetrations passing through the roofing membrane as indicated on the Drawings and in accordance with the membrane manufacturer’s requirements.

b. Utilize custom prefabricated flashings supplied by the membrane manufacturer.

c. Existing Flashings: Remove when necessary to allow new flashing to terminate directly to the penetration.

3. Pipe Clusters and Unusual Shapes:

a. Clusters of pipes or other penetrations which cannot be sealed with prefabricated membrane flashings shall be sealed by surrounding them with a prefabricated vinyl-coated metal pitch pan and sealant supplied by the membrane manufacturer.

b. Vinyl-coated metal pitch pans shall be installed, flashed and filled with sealant in accordance with the membrane manufacturer’s requirements.

c. Pitch pans shall not be used where prefabricated or field fabricated flashings are possible.

H. Roof Drains:

1. Coordinate installation of any new roof drains and vents and coordinate with existing roof drains. See Section 22 14 26 Roof Drains.

2. Remove existing flashing and asphalt at existing drains in preparation for sealant and membrane.

3. Provide a smooth clean surface on the mating surface between the clamping ring and the drain base.

I. Edge Details:

1. Provide edge details as indicated on the Drawings. Install in accordance with the membrane manufacturer’s requirements.

2. Join individual sections in accordance with the membrane manufacturer’s requirements.

3. Coordinate installation of metal flashing and counter flashing specified in Section 07620.

4. Manufactured Roof Specialties: Coordinate installation of copings, counter flashing systems, gutters, downspouts, and roof expansion assemblies specified in Section 07710.

J. Walkways:

1. Install walkways in accordance with the membrane manufacturer’s requirements.

2. Provide walkways where indicated on the Drawings.

3. Install walkway pads at roof hatches, access doors, rooftop ladders and all other traffic concentration points regardless of traffic frequency. Provided in areas receiving regular traffic to service rooftop units or where a passageway over the surface is required.

4. Do not install walkways over flashings or field seams until manufacturer’s warranty inspection has been completed.

K. Water cut-offs:

1. Provide water cut-offs on a daily basis at the completion of work and at the onset of inclement weather.

2. Provide water cut-offs to ensure that water does not flow beneath the completed sections of the new roofing system.

3. Remove water cut-offs prior to the resumption of work.

4. The integrity of the water cut-off is the sole responsibility of the roofing contractor.

5. Any membrane contaminated by the cut-off material shall be cleaned or removed.

3.4 FIELD QUALITY CONTROL

A. The membrane manufacturer’s representative shall provide a comprehensive final inspection after completion of the roof system. All application errors shall be addressed and final punch list completed.

3.5 PROTECTION

A. Protect installed roofing products from construction operations until completion of project.

B. Where traffic is anticipated over completed roofing membrane, protect from damage using durable materials that are compatible with membrane.

C. Repair or replace damaged products after work is completed.

H. Pipe Flashing: conical shaped steps to provide a taut weatherproof seal around

pipes. Sizes as required. Provide manufacturer's standard stainless steel clamps. I. PVC boots as recommended by membrane manufacturer at all plumbing and

electrical conduit, solar tube and other circular penetrations. 2.2 FABRICATION

A. Fabricate all flashing and sheet metal Work in accordance with requirements of SMACNA and as shown.

B. Fabricate as much Work in shop as is practicable.

C. Accurately form all sheet metal Work to fit snugly with exposed edges folded under at

least 1/2 inch without sharp exposed corners.

D. Seam and solder watertight all corners and joints shown or required to make a watertight installation.

PART 3 - EXECUTION 3.1 PREPARATION

A. Remove all dirt and foreign materials from surfaces to receive flashing and sheet metal. Surfaces shall be clean, smooth, even, and free from defects, prior to installation.

3.2 INSTALLATION

A. Install materials in accordance with SMACNA recommendations, reviewed Shop Drawings, detailed Specifications, and step-by-step application procedures.

B. Provide expansion joints as required to permit normal expansion and contraction

without straining of metal, joints, or fasteners. Provide at all material junctions and at a maximum of 30 feet in straight runs. Unless otherwise shown, select joint type best suited and least obtrusive for conditions of installation.

C. Perform all cutting, fitting, drilling, and other similar Work in sheet metal as required to

accommodate other Work.

D. Completed installation shall be watertight.

3.3 CLEANING

A. Following installation, clean all exposed surfaces of flashing and sheet metal Work of excess solder, flux, and dirt. Remove grease and oil with appropriate solvent.

PART ONE – GENERAL 1.1 SECTION INCLUDES

A. Removal of existing sealant, cleaning and preparing surface of joints, installation of new sealants.

additional sealant application as required to provide complete watertight roofing system.

A. Product Labels: Include manufacturer's name, type of sealant and color on labels of containers.

2. Provide primers, joint sealers, joint fillers, and other related materials that are compatible with one another and with joint substrates under conditions of service and application, as demonstrated by testing and field experience as supplied and warranted by one manufacturer.

3. Provide joint sealers that have been produced and installed to establish and maintain watertight and airtight continuous seals.

C. Installer Qualifications: Installer having not less than five years successful

experience in comparable projects and employing personnel skilled in operations required for project.

1.5 DELIVERY, STORAGE, AND HANDLING

A. Deliver materials in original containers with seals unbroken and labels intact. B. Store materials in a single lockable area of project site. C. Protect materials from extreme temperatures and exposure. Store in

accordance with manufacturer's recommendations. Accept delivery of material with clear markings of shelf life date.

1.6 PROJECT CONDITIONS

A. Environment: Comply with sealant manufacturer's recommended minimum and maximum installation temperatures and other weather protection.

PART TWO – PRODUCTS 2.1 SEALANT

A. Polyurethane Sealant (Sealant A): 1. Single component, non-sag, nonstaining, non-bleeding, self-priming,

FS TT-S-00230, Type II, Class A. 2. Color: As selected by Architect/Owner. 3. Acceptable Manufacturers:

2.2 RELATED MATERIALS

A. Joint Cleaner: Noncorrosive, nonstaining type, compatible with joint forming materials, as recommended by sealant manufacturer.

B. Joint Backing: Closed cell polyethylene foam rod, over-sized 30 to 50 percent

for joint size, compatible with sealant, sized and shaped to provide proper compression upon insertion in accordance with manufacturer's recommendations.

C. Bond Preventive Materials: Pressure sensitive adhesive polyethylene strip

recommended by sealant manufacturer to suit application. D. Primer: Nonstaining type as recommended by sealant manufacturer to suit

application. E. Masking Tape: Nonstaining, nonabsorbent type compatible with sealant and

surfaces adjacent to joints. F. Vent Tubes: Plastic tubing, 1/4 inch inside diameter.

2.3 MIXING

A. Mix multi-component products as directed by manufacturer. Mixing instructions shall be included in the project submittal.

PART THREE – EXECUTION 3.1 EXAMINATION

A. Examine building and grounds to determine each type of joint and conditions affecting removal of existing sealant or mortar and application of new sealant.

B. Examine joints for defects that would adversely affect quality of installation.

3.2 APPLICATION

A. Joint Size: Examine joint dimensions and size materials to achieve required width-to-depth ratio as recommended by sealant manufacturer.

B. Joint Backing:

1. To achieve required joint depths, restrict depth of joints by use of joint

backer rod. 2. Size backer rod to allow for 25 percent minimum compression of the

backer rod when installed. 3. Where joint backing material is not feasible due to insufficient clearance

or where mortar is partially removed, install bond preventive material in joint.

4. Three-sided adhesion of sealant is not permitted.

C. Sealant:

1. Install sealants by proven techniques that result in sealants directly contacting and fully wetting joint substrates.

2. Apply sealant in uniform continuous bead without gaps or air pockets, following manufacturer's instructions for each specific type of sealant.

3. Provide uniform cross-sectional shapes and depths relative to joint widths which allow optimum sealant movement capability.

D. Tooling:

1. Tool joints to required configuration in accordance with manufacturer's

recommendations. 2. Tooling Non-sag Sealants:

a. Immediately after sealant application and prior to time skinning or

curing begins, tool sealants to form smooth, uniform beads of configuration required.

b. Eliminate air pockets and ensure contact and adhesion of sealant with sides of joint.

c. Remove excess sealant from surfaces adjacent to joint. d. Do not use tooling agents, which discolor sealants or adjacent

surfaces or are not approved by manufacturer.

3.4 ENDLAP SEALING

A. All sheet metal endlaps shall be sealed. Sealant bead shall be a minimum of ½” wide and shall be centered ¾” from the outside edge of the overlap.

3.5 ADJUSTING

A. If damage or deterioration occurs, cut out and remove damaged or deteriorated joint sealants immediately and reseal joints with new materials to produce joint sealer installations with repaired areas indistinguishable from original work.

3.6 CLEANING

A. Remove excess sealant from adjacent surfaces immediately after contact with xylene or toluene.

B. Remove debris and containers from jobsite.

3.6 PROTECTION

A. Protect joint sealants during and after curing period from contact with contaminating substances or from damage resulting from construction operations or other causes so that they are without deterioration or damage at time of Substantial Completion.

SECTION 22 14 26 ROOF DRAINS

PART ONE - GENERAL 1.01 SECTION INCLUDES:

A. Replacement of all existing roof drains throughout and connection to existing drain lines typical throughout and installation of (1) new roof drain and connection to existing drain line.

B. Roofing Contractor to test all existing and new drains in roofing and flashing repair

areas to verify free flow at the conclusion of roofing and flashing repair. C. Roofing Contractor to clear any clogged drains, at Owner’s cost, prior to job

commencement. Roofing Contractor shall insure drains are clear at the completion of the installation of roof membrane. Clearing of drains after project commencement shall be the responsibility of the Roofing Contractor.

D. Replacement of all existing roof strainers with new roof typical throughout.

1.02 MINIMUM REQUIREMENTS:

A. American Society of Testing and Materials (ASTM).

1. ASTM A 47 - Standard Specification for Ferritic Malleable Iron Castings. 2. ASTM A 48 - Standard Specification for Gray Iron Castings. 3. ASTM A 888 - Standard Specification for Hubless Cast Iron Soil Pipe and Fittings

for Sanitary and Storm Drain, Waste, and Vent Piping Applications.

1.04 SUBMITTALS:

A. Products Data: Submit manufacturer's product data sheets for each product in accordance with Section 01334.

B. Shop Drawings:

1. Submit in accordance with Section 01334. 2. Indicate joints, types and locations of fasteners, shapes, sizes, expansion joints,

special conditions, and installation details. PART TWO - PRODUCTS 2.01 ROOF DRAINS:

A. Roof drains required to be replaced shall be Josam series 21500 or Zurn Z100 cast

iron drains and stainers or approved equal, coated cast iron, with large sump, large cast iron and painted mushroom dome, non puntururing clamp ring with intergral gravel stop, wide roof flange, deck clamp and bottom outlet.

PART THREE - EXECUTION 3.01 DECK OPENING

A. Deck openings are existing. B. Existing deck openings shall be inspected by trained specialists equipped with the

proper tools for clean, plumb and neat installation to provide satisfactory opening to receive sump and new roof drain.

C. Install temporary interior protection walls to extend to existing ceiling, piping, ductwork,

equipment and interior finishes shall be provided to prevent damage from falling debris and water as required.

D. Any required modifications to existing deck openings shall take place at a time and day

pre-approved by the Owner. Contractor shall incur costs of overtime wages. E. Deck opening must take place with the presence of the Roofing Contractor's work

force. In the case of sudden unexpected rain, the opening is to be temporarily sealed watertight by roofing contractor.

3.02 ROOF DRAIN:

A. Follow roof drain manufacturer's instructions for installation. B. Where the drain exits at the exterior walls it is an existing condition that already has the

drain lines connected to tightlines.

3.03 PIPING:

A. The roof drain piping is existing and is to be re-used. 3.04 CLEANING:

A. All trash and debris shall be removed from roof top, interior spaces and ceilings to contractor's dumpster. All existing drain lines will be verified by the contractor to be clean and free flowing prior to completion of the roof reconstruction.

ELECTRICAL PART ONE - GENERAL 1.01 SECTION INCLUDES:

A. Removal and termination of existing abandoned electrical conduits and wiring.

B. Disconnection of existing HVAC units if required, Mechanical Vents if required, electrical conduits and electrical panel boxes if required to allow re-roofing activities.

C. Reconnection/reattachment of existing HVAC units, Mechanical Vents, electrical

conduits and electrical panel boxes after re-roofing activities are completed.

D. All work to be in conformance to Department of Labor and Industry requirements.

E. Electrical work to be performed by licensed Electrical subcontractor. Contractor to procure electrical permits as required.

F. Note: Builidng is fully occupied. Heating and cooling must be maintained during the

hours of 7:00am to 5:00pm Monday through Friday.
