May is here already! I can hardly believe we are almost halfway through with the year. And what a year 2016 is proving to be. I'm very happy to announce that we will soon be setting a turnover date and thus you'll be seeing much communication coming from my office in regards to turnover, elections, Board member candidacy, but most importantly...QUORUM! In order for the community to hold a turnover/transition meeting, we must meet quorum. For VW, that number is 30% of the total number of homes. Now some of you may be asking "Well Val...what does that mean exactly?" That means that on the evening of the Turnover Meeting we must have representation from a minimum of 426 households or we legally cannot hold the meeting that evening and will need to reschedule with proper notice. Under Florida Statutory law, we are required to provide a minimum of 14-days notice for such membership meetings. Now that I hope I've gotten your attention...the good news is that you do not have to be physically present at the meeting in order for your household to count towards quorum. Along with other information, each residence will receive a proxy which may be turned into the Board of Directors or assigned to a neighbor/friend who will be present at the meeting in order to assist with reaching quorum. It is extremely important if

you believe that you will not be able to attend in person that you fill out a proxy and turn it in otherwise we may very well have to reschedule the meeting and the whole process will start all over again. Equally important as quorum is Board Candidacy. For those of you interested in running for a seat on the Board of Directors, as I mentioned earlier, please watch for communication from my office with more information on what the requirements are and upcoming meetings. This is an exciting time for the VillageWalk community and I for one am looking forward to working with the new Board and continuing to improve upon this beautiful and unique development. As always, if you have any questions/comments/concerns, please feel free to contact us at [email protected], call 407.888.2704 or simply stop by the office!

Thank you for your continued dedication and involvement! I hope to see

you around.

Violation ofthe Month

Architectural Review is a vital part of maintaining the aesthetics and property values in many Homeowners Associations. From a practical perspective, this process is often administered by an Architectural Review Committee or “ARC” which is appointed by the Homeowners Association's Board of Directors. The importance of this requirement cannot be overstated when you consider the reason for such a restriction. Membership in a community association requires compliance to pre-existing conditions and regulations. One of the biggest advantages of these conditions is the protection of your property values. The value of your home is directly related to the condition, appearances and aesthetics of the community as a whole. By regulating the kind and types of architectural changes that can be done, our Association is better able to maintain our property values. Getting our Association to approve all proposed architectural changes is not just a good idea to protect your investment, it is a requirement! The Architectural Review Committee meets on a monthly basis, so it is important that if you have an upcoming project you allow yourself enough time for the review process. Each application is due by the First Friday of each month and will be reviewed on the Third Friday, unless otherwise posted. With that said, when in doubt please feel free to reach out to us with any question on what would be considered an architectural approval requirement. For more information or to obtain a copy of the ARC Guidelines and to submit an application for approval, please email [email protected] or call 407.888.2704.

Dave and Kim Wenrich moved to VillageWalk from Winter Springs, FL and haven’t looked back since. “We felt good about letting everything go,” explains Kim, “we were ready for a change!” Dave is a sub-contractor who specializes in masonry stone work and a Pulte preferred vendor and Kim has been selling Mary Kay for 25 years. Needless to say, they both have a passion for helping people and are always willing to give references and suggestions to new and old homeowners. “The ideal neighborhood is one where everyone has compassion for people, especially from other countries,” says Kim, “one with courteous people, a larger community involvement in activities and nobody speeding!” - “Anything that gets damaged is a cost to each homeowner” interjects Dave, “we have to follow the rules!” Dave and Kim express their love for events and activities and are always encouraging others to attend when possible. The couple understands that events are a great opportunity to learn different traditions and cultures, such as Diwali. They recognize the increase

of resident turnout and have easily identified each event continuously being elevated to the next level. “The Beatles, Comedy Show, Super Bowl Party all had huge turnouts,” exclaimed Dave, “there is no reason why when we host any event, we don’t have a problem fitting everyone in!” Having lived in VillageWalk for two years now, Dave and Kim have gained an appreciation for VillageWalk’s style of living considering it to be a low maintenance community. “It’s the idea that everything is always being taken care of,” says Dave, “when we’re on vacation it helps to know that the grass is being cut.” The couple expresses their love for the “sense of community” that is felt as soon as they enter the gate, acknowledging that the 24-hour gate attendant adds to the idea of living in a “safe haven.” “We’re definitely aware that things can happen,” explains Dave, “but because we know so many people who live here, it all just feels like home.”

SIX WAYS TO GET A HIGH-END LOOK FOR LESS I'm always trying to help my clients find ways to make their homes look more expensive, while working with a modest budget. There are lots of ways to make your rooms appear richer and more luxurious that won't cost a fortune. With a few well-planned moves, you can make any room in your house feel like a million bucks. *Beefingmup your architectural molding can go a long way toward making your rooms feel richer. Wider crown molding, taller base molding and box trim can be added. One of my favorite tricks is to install a thin piece of trim several inches below your existing crown molding. Paint the drywall area between the two trim pieces the same color and finish as the trim. The bulkier the trim molding, the pricier it looks. *Wood flooring always elevates the look of a space. No carpet or other flooring material feels as rich as a beautiful wood floor. Sure it will cost more than most other floor choices, but the impact is well worth the cost. It will also be a bonus when trying to sell your home, setting it apart from the competition. *Throw pillows that are 18 inches or less can read store bought. Search for or have larger pillows made for your sofa. Overstuffing your pillow covers help too. Stuff 24-inch down-filled pillow inserts into 22-inch pillow covers for a more luxurious look.

*Nothing makes as much impact in a room as a new, interesting light fixture. Lose

the builder-grade chandelier and install an eye-catching personality piece that enhances your decor. You can find a great supply of inexpensive lighting fixtures at a home improvement store. But lighting stores will give you the best selections. *Add a two-piece chair rail.

By using a backer board behind a standard chair rail you now have a

custom, beefy look. Then paint walls one color above the chair rail and another

below. * Refresh your walls. It is amazing what a difference a new coat of paint in a rich color will do to improve the overall feel and appearance of a room. You may want to paint one wall in an accent color for a bit of drama. I always caution clients when choosing a wall color to pick a color that is a bit muddy. That means don’t use clear bright colors on the wall. Use a color that has a lot of grey or brown in it. Bright colors are sometimes hard to live with as they give off too much energy and the room is not relaxing.

Thank you to everyone who provided feedback, it truly helps us to know where we can improve as the Lifestyle Program continues to grow each and every month. Please watch for our emails and be sure to alert your neighbors and friends to our upcoming events. We look forward to seeing you at any one of the amazing events we have planned out for you this month and remember we are always open for new ideas and suggestions on how to improve the Lifestyle program.

Hello VillageWalkers,

If you haven't already met the newest member of the Maintenance Team, please give Juan Melendez a warm VillageWalk welcome! Juan has been in the maintenance industry for many years now and is also Universal HVAC Certified and Pool Certified. As you can see in this photo, he is good with saving all of our beautiful Wildlife around here as well! Many of you have noticed the recent surge of traffic enforcement within the community. In an effort to aide Orlando Police and the HOA, we have added four additional speed limit signs on Upper VillageWalk Circle and will continue moving our speed radar sign around the property. As a reminder, we have a lot of children playing around the community and people walking and riding their bikes, so I can't stress enough to please obey our posted speed limits throughout the community. Upper and Lower VillageWalk Circle is 25 MPH and residential streets are 15 MPH. Please make sure we are making full stops at posted stop signs, particularly around the school bus stop located near the tennis courts. Please also make sure not to try and pass any moving vehicles as we have many blind curves around the community and slow down when you see landscapers, pedestrians, and other persons. We will continue to add traffic enforcement measures as the year progresses. We have some exciting news about our pool areas! Your Pool Committee has been working hard on upgrading the pool furniture at both pool areas. Each pool's furniture will be refurbished and have additional new furniture, umbrellas and tables. To add a little flare for no additional cost, they have decided to go with a couple of blue accent stripes on the chaise lounge and chairs to match the umbrellas and I personally am looking forward to seeing what it looks like when we are finished. This all should be completed by the end of May. As announced, the lap pool will be resurfaced in mid-May. Some of you inquired about the possibility of adding full sized swimming and, unfortunately due to state codes and restrictions, we were not able to do so as we are required to have at least 4 feet on each side. I hope everybody has a wonderful summer and please keep in mind we can't be everywhere so if see something that needs attention please let the HOA Office know as soon as possible.

Until next time,

Michael Ireland

LandscapingUpdateBy: Chris Skerzsick

If you have seen any flowers, it sure had nothing to do with April showers! Yes, the stress of warmer weather combined with very little rainfall has taken a toll on us, as well as the community. We will do our best to correct system issues and supplement problem areas by watering manually. Plant and turf stress may be avoidable, we are trying to limit permanent damage. Our maintenance team will continue with their weekly mowing schedule this month. We have asked them to try and avoid mowing any turf that is in extreme drought stress. Your property should receive a detail visit approximately every three weeks. Weeds are always a big concern this time of year and we will be doing our best to keep them under control. Our agronomic team will be applying insecticide this month as a proactive approach to controlling Chinch Bugs in the turf. We will be scouting for pest issues as we move throughout the community. Please use our customer service system if you believe there is a health problem with your turf or shrubs and the team will be glad to take a look. We have been working very closely with the HOA, along with several of the committees in preparation for turnover. It is a pleasure to work with these dedicated individuals as well as the Access Management Team in preparing for this event, which is quickly approaching.

We wish all mothers a very Happy Mother’s Day! Enjoy yourselves, you deserve it!

If you ever have any questions or concerns you can use our customer service system or contact your HOA and we will do our best to help. We appreciate the

opportunity we are afforded, servicing this beautiful community.
