London benefits from a wide selection of independent schools offering a high standard of education. The capital is home to over 40 universities, the largest concentration of higher education in Europe.

London is the world’s leading financial centre for  international business and commerce and generates more than 22% of the total UK Economy. The UK has the 5th largest economy in the world (2nd largest in Europe) by GDP.

WHY CHINESE INVESTORS LOOK TO THE UKChinese investment has risen over 1500% in London commercial and residential real estate since 2010, increasing from £54m to over £1bn at the end of quarter three 2013, reports JLL, so that London now receives more than half of all Chinese investment in Europe. Approximately 60% of the £4 billion Chinese invested in the UK last year was destined for London, with 40% (or £1.6 billion) dedicated to other locations. Chinese buyers seek out London property for many of the same reasons that motivate other international buyers.

THREE KEY MOTIVATIONS

n London property is considered a safe place to store and create wealth over the long term, and a convenient entry point for Europe. A survey by Knight Frank found that 47 percent of development experts say that the “safe haven” effect is the biggest draw for international property buyers.

n London is a global educational capital, with excellent secondary schools and universities that are open to overseas students, and where English the No. 1 foreign language in China is spoken.

n Due to the UK’s long history as a globe-spanning power, London is better known and understood in China than are other European countries.

Chinese investment in London property has increased over 1500 percent since 2010, to a new total of more than £1 billion per year. Chinese buy 27% of new London homes and account for 17% of the total value of all residential property transactions in London. An estimated 60% of purchases are investments, while 40% are for occupation. Overall, Chinese buyers spent US$30 billion on international property in 2012.

CHINESE BUYER TYPES

Entry Level Buyer

The typical entry level investor is seeking property investments that range in value up to approximately £500,000. There are more than 60 million middle class Chinese with the theoretical means to purchase entry level property in London. According to current trends, this number could increase by two thirds within the next 12 years.

Premium Buyer

The premium buyer are those with more than £900,000 in assets, are a large and growing buyer group in the UK. This buyer group is largely responsible for the fact that Chinese buyers account for 30% of all new London home purchases and 28% of all prime London property sales. With China’s domestic property market slowing, we anticipate these buyers will increase their purchases of UK property, leading to more high-net-worth transactions in London. Although we expect London to continue to attract more than half of all Chinese residential property investment into the UK, the investment growth in the rest of Britain will be more rapid in relative terms.

High-Net-Worth Buyer

High-Net-Worth buyers look for property valued at £20 million and above. Though relatively few in number, this is a significant group, with the potential to influence pricing. There are more than 700,000 high-net-worth individuals in China, holding investable assets valued at £2.1 trillion (RMB22 trillion). Approximately 5 percent of their investable assets, or £100 billion (RMB 1.1 trillion), are allocated to overseas real estate markets. The number of Chinese high-net-worth individuals is expected to rise by 137% over the coming 10 years.

Originally from the UK, James relocated to Shanghai in 2014 to head-up the Asia Pacific office. After completing an MSc in Real Estate Development, he gained a wealth of experience working for Chinese company Sunbright Properties overseeing over £100 million of property investment and new build developments across the UK. A student of Mandarin, James taught English at a number of Chinese schools before joining our team.
