03_READINGThis site extends to a total of 20.5 acres (8.3 hectares) on a level, island site with frontages to the A33, Imperial Way and Basingstoke Road.The site previously accommodated 393,000 sq ft (36,500 sq m) of office accommodation and research and development facilities, with parking for 1,182 vehicles. The previous buildings have been demolished and the site is largely clear, with some areas of hard standing (access roads and surface parking).

Reading is an affluent town in the heart of the Royal County of Berkshire, know as the major commercial centre within the Thames Valley.

04_ANDOVER 50Evolution 50 is a new high quality detached distribution warehouse building with integral first floor offices constructed on a prominent fully self contained site of 2.74 acres in a joint development by Kier Property and Test Valley Borough Council.The unit is of steel portal frame construction with profile metal twin skin insulated cladding on a reinforced concrete slab.

07_BICESTERKier purchased this 15 acre site on Skimmingdish Lane, Bicester in Oxfordshire, having successfully secured planning permission for up to 260,000 sq ft of industrial space. Kier went on to develop the scheme over four phases. The first phases were anchored by a 38,000 sq ft pre-let to Bicester Logistics, Tibbett & Britten and Fresh Direct, a food wholesaler and distributor.

The final phase delivered a 30,000 sq ft and a 55,000 sq ft unit for Target Parcels and Cooper Callis respectively, together with ten Trade City units totalling 45,000 sq ft.

08_HAYESKier was selected ahead of stern competition as the preferred developer by the London Borough of Hounslow Council.Phase I comprised relocating the historic market onto the adjacent site. A new 100,000 sq ft fruit and vegetable hall and a 38,000 sq ft flower hall were constructed. In exchange Kier took ownership of the former market site.

Working alongside the Council, Kier secured planning consent for a Costco membership warehouse club by negotiating a change of use from employment uses to Sui Generis. Consent was granted for a 136,500 sq ft warehouse with 550 car parking spaces. Kier also worked closely with Wimta (market tenants association) who represent in excess of 100 tenants to enable the Costco use on the site.

The building was forward funded at a price of £41m.

The residual phases include 180,000 sq ft data centre and a speculative Trade City development of 56,000 sq ft in 9 terraced units.

09_ENFIELDKier has completed two successful developments in Enfield attracting major companies in the distribution, trade and data centre sectors. Enfield is the second largest industrial area in London after Park Royal and is a strategic location serving the surrounding area and London. The development included the acquisition of two sites and was developed in two phases.

The first phase included a pre-let to Selco for a 55,000 sq ft distribution unit to serve north London and a new 22,000 sq ft car dealership to Renault due to the proximity of the site to the Retail Park. The second phase was built on the adjoining site and following the success of Phase I, Kier speculatively developed 80,000 sq ft of distribution space in three units.

The three units were sold on completion to Quality UK, a clothing distributor, Chris & Sons, a hairdressing product distributor and Virtus, who converted the building to a datacentre.

10_FELTHAMKier exchanged a sale and purchase agreement in an off-market deal, to purchase this five acre cleared site to deliver a GeoPost pre-let.The agreement for lease was exchanged with GeoPost in June 2013 for a 41,000 sq ft pre-let distribution centre on a 20 year term which, when at full operation, will handle up to 4,000 parcels an hour.

Prior to completing the site purchase, Kier secured forward funding on a developer’s lease basis from AXA’s UK long lease property fund. As part of the forward funding, the sales agreement was varied to transfer the site directly from the existing owner to AXA, thus achieving a SDLT saving.

11_MILTON KEYNESKier speculatively committed to develop a two-unit 176,000 sq ft distribution scheme on a 10 acre site, close to junctions 13 and 14 of the M1 Motorway.The 110,000 sq ft XXL unit was pre-let to Cullina Logistics Three months before practical completion and the smaller 60,000 sq ft XL unit was let to MacFarlane Packaging Group.

The development was pre-funded with British Gas pension fund and the scheme was a short-listed finalist for “Best Bespoke Development” in the Industrial Agents Society awards.

12_WALTHAM POINTWaltham Point was a mixed commercial and residential scheme demonstrating Kier’s major redevelopment and regeneration expertise.Kier was able to offer Royal Ordnance a ‘one stop shop’ to this major project that included the remediation and redevelopment of a former weapons and propellants manufacturing establishment and was previously considered one of the most contaminated sites in the UK.

Kier developed over 800,000 sq ft of industrial space which included the largest leasehold distribution facility in the South East (pre-let to Sainsbury’s and forward sold to Aviva Investment Management), as well as 34,000 sq ft of Business Starter Units developed under Kier’s Trade City brand.

Kier also developed over 450 residential units in conjunction with several other developers and transferred a 300 acre country park to the Lee Valley Regional Park Authority.

On behalf of Essex County Council, Kier also constructed a relief road under a Design and Build contract totalling c.7km in length and connected Waltham Abbey with Junction 26 of the M25.
