LOCATION: The site is located to the northwest of the central facilities and amenities ofthe Sherburn in Elmet and is adjoining land currently in agricultural use to thenorth and east and existing residential development to the south and west. Sherburn in Elmet is approximately 16 miles from Leeds City Centre, 16 milesfrom York City Centre and 6 miles south of Tadcaster. The site has goodaccess to public transport and the A162, A1 and M62. DESCRIPTION: The site is approximately 6.65 acres (2.69 hectares) (gross) and is currently agreenfield site used for agricultural purposes. Sherburn in Elmet has apopulation of 6,657 (2011 Census) and possesses a good range of shops andassociated facilities including primary and secondary school. The proposed development has been designed to incorporate a range of property types. PLANNING PERMISSION: Outline planning permission for up to 60 dwellings, including policy compliant affordable housing, was granted by Selby District Council on 14 July 2017. Area: The additional land area of 0.22 Acres marked with a blue hatch on the eastern boundary is included within the sale but not in the planning consent. Section 106 Contributions: A section 106 legal agreement was signed by the landowners, Selby District Council and the County Council on 14 July 2017. The section 106 agreement can be downloaded from the Public Access Portal for Selby District Council using the application reference 2016/1256/OUTM. The obligations contained within the s.106 Agreement and planning permission will be the responsibility of the Purchaser. The Purchaser will indemnify the Owners following legal completion against any costs or obligations contained therein. Easement: A gas mains runs along the northern boundary.
