The New Year is almost here and everyone will be making their new years resolutions. If you want to live

green in 2014, here is a list of 11 ways to go green this year.

1. Turn down your thermostat. Using less energy reduces both carbon emissions and your energy bill. Just turn it down in the winter and put on more clothing. In the summer keep your AC unit on a temperature you can withstand without completely over heating.

2. Reusable Bags. Some stores take a certain amount off your bill for each reusable bag you bring, such as Target, CVS, Whole Foods and Giant. Depending on where you live, bringing a bag can also save you money because some places, like Washington, DC, charge you for plastic bags in order to reduce plastic bag consumption.

3. Recycle household items. There are many things that we purchase that have more uses than just what is intended. Save plastic containers and reuse them instead of buying Tupperware and research food products that can be used for other things, such as beauty products, household cleaners and more.

4. Recycle. Most neighborhoods make it part of the trash fee anyway, so recycling doesn’t have to cost any additional money. Even if you live somewhere where a recycling company does not normally visit, ask local stores if you can use their recycle dumpsters.

5. Start Composting. Use food scraps, coffee grounds, paper towels, grass clippings and leaves to start a compost. It is easy, cuts down on trash and can provide enough nutrients to your garden so you don’t have to buy fertilizer or topsoil.

6. Get a rain barrel. Sometimes there are programs that give out free rain barrels that are easy to install, which can reduce your stormwater runoff. Large amounts of contaminants from air pollution accumulate on your roof and then wash down during a rainstorm. With rain barrels, you can help clean local watersheds and the water collected can be used to water your plants, saving money on the water bill.

7. Make baby food. This can help cut costs by making baby food in bulk. Here are some tips to get you started.

8. Buy a reusable water bottle. Buying bottled water can add up in costs and contribute to plastic consump-tion. The EPA has higher water quality standards than the FDA, so most of the time bottled water is not much better than the water that comes out of your faucet.

9. Energy Star Appliance. If it is time to get a new appliance, buy one that is Energy Star certified. This can save you energy costs in the long run.

10. Keep your car as light as possible. Keeping heavy items in your car can add weight, using more gas.

11. Make eco-friendly gifts for birthdays and holidays. When you have a long list of people to buy for, look for creative things you can make with items that are already found around your home.

Are you still telling yourself that one of these days “I’m going to get organized?” I know just what you mean with so much going on, seller appointments, showings to schedule, customers to call, contracts to negotiate there’s never enough time in the day.

I am here to help you organize the one thing that is in your hand all day long, and that’s your IPhone, lets clean it up!

Is your phone cluttered with icon’s on page after page, is your background picture so busy you can hardly see the names of all your apps? A cleaned up phone can save you valuable time and keep you from searching for that app you need.

Let’s start at the beginning, always a good place to start with, and that would be your background picture. It should be a solid color, I found that I didn’t like the colors in the ready-made backgrounds provided so one day I pointed my IPhone at the ocean and now my background is subtle and my icons are more prominent, using a clear blue sky works well also.

Notice the first page of my IPhone you can clearly see everything, including the folders I have created.

You can see that on the task bar I keep my favorite icons, I only have three there because I leave a space for when I decide to move an icon, it’s a lot easier to move an icon to that line then to try and move it to another page. If you do this moving icons and creating folders will be quick and easy.

This is the last and most important step towards cleaning up that phone. Create folders so that everything is easily accessible and yes organized. For example if you use social media on your phone you have several apps that you can put in one place.

Let’s Begin: hold down your Facebook icon till all your icons begin to shake and have an X showing in the left hand corners. If your Facebook icon and your LinkedIn icon for example are not on the same page then put your Facebook icon on the bottom taskbar, go to the page where your LinkedIn icon is and place the Facebook icon directly on top of your LinkedIn icon and a folder will automatically create, this is also your opportunity to name this folder, I named mine Social. Now that your folder is created you can drag more icons in there. When you open a folder you can see its contents, no more looking for an app. Look how nice and neat that looks! To close a folder just hit your home button.

As you collect more social media apps you can put them in this folder, there is no limit since you can have many pages in one folder. You just continue this process to create folders reducing the number of pages on your phone and find everything in a flash. This photo shows another folder I created I named utilities with more than one page of icons as indicated by the two dots at the bottom of the folder, this shows this particular folder has two pages. Notice how nice and neat it looks with a clean background. Remember neatness counts! I also have folders for news, county info, documents, etc. You can be creative and neat at the same time.

I hope this tech tip helps you get a smooth operating IPhone since you’ll be using this each and every day. If you’re wondering how I took pictures of what’s showing on my phone at any given time, I’ll tell ya.

Simultaneously (at the same time) hold down both the end button and the home button, release and you have taken a screen shot. Go to your Photo’s and it will be there ready to text and or email as a photo. This is also useful if you want to take photos of a short conversation in message or even a game level. Anything you can see on your IPhone you can save as a photo.

Be organized and carry on.

Dear Members of the Association,

Happy new year! I hope this message finds you and your families safe and healthy enjoying 2014!

I would like to say how excited I am for the opportunity to be your 2014-2015 President. I look forward to working towards a stronger, more efficient organization providing the most up to date technology and resources available. Together we can make 2014 your most successful year in real estate.

As we begin our year, I would like for each one of us to remember that this Association is ALL of ours. We all have a say and we can all contribute with ideas, suggestions and input. One of the most important elements for success within an organization are the people in it. As your President, my hope this year is that we create a more effective means of communication between the leadership and membership. I often hear of members with ideas and suggestions that ask, “How do I convey my thoughts and questions forward to the Board?” or, “is there a way we can make this better?”. Everyone within our organization should be able to have their voice heard. Encouraging participation within our association is an important goal; new perspective and fresh ideas are vital to successful growth!

Thank you again for your confidence and support. May 2014 be prosperous and productive. All the best.

Professionally,

Andrew Birchall – President.

Dear Fellow Realtors,

First off, I want you to know how excited, thrilled and honored I am to serve as your MLS President for 2014. I thank you all for the opportunity.

This year will be a busy one. We are moving forward with new programs that will help us all work smarter instead of harder. It will be a bit challenging, change always is, but technology is always changing and we know if we don't keep moving forward with it, then we'll get left behind. And in this industry, that is not an option.

I want you to know that you can come to me or any member of the Board for any help during this year. If I can't help you, I'll find someone who can. This Board has worked tirelessly this past year to search out the best products we can get for all of us. Change can be a bit tough, but I think we'll all be better for it.

And please know, that we on the Board are open to any comments or ideas that you may have to help us during this new year. I very much look forward to working together with all of you.

Thank you.

Best to all of you in 2014.

Did you know that most of the 871 Florida Licensed Home Inspectors working in Northeast Florida have inspected less than 50 homes? Not 50 each, 50 total! How can you keep them from killing your deal AND getting you sued?

That is NOT a typo… there are 871 people listed on the DBPR website as holding an active home inspection license in Northeast Florida. Sad truth is there were more home inspection licenses issued in Northeast Florida last year than there were real estate licenses issued!

With so many inexperienced inspectors begging to do $199 practice inspections, how can you protect your cus-tomer, your deal and your liability?

It’s safe and simple when you refer only Certified Master Inspectors!

The Master Inspection Certification Board awards the Certified Master Inspection (CMI) designation to only the best inspectors in the world. All Certified Master Inspectors are experienced, dedicated to education, and have a proven record in the inspection industry.

HomePro Inspections is an assertive advocate of the Certified Master Inspector program. The Director of the Master Inspector Certification Board, Nick Gromicko recently wrote:

“It is remarkable that HomePro Inspections, a locally owned privately held company in Jacksonville Florida has earned the enviable distinction of having more Certified Master Inspectors on staff than any other inspection company not just in Florida, or even America, but the world!”

“Beyond the value to HomePro Inspections, the Certified Master Inspector designation delivers peace of mind to homebuyers as well as a level of trust and confidence from referring Realtors that is without peer.”

The question of Realtors referring home inspectors is one you’ve discussed and debated. Should Realtors refer home inspectors? Should you refer one or several? Or maybe just let the buyer figure it out on their own?

A Certified Master Inspector is Experienced. And Established. And Professional!

When you share with your customer the value in choosing a Certified Master Inspector their peace of mind is assured, your referral is respected and your liability is dramatically reduced. A Certified Master Inspector is the safest referral you can make.

Educated. Vetted. The Best. Certified Master Inspectors – at HomePro Inspections!
