The purpose of this application is to request the consent of the Committee of Adjustment to convey a parcel of land marked "A" on the attached sketch for the creation of a new lot, together with all required easements and right of ways, for residential purposes, and retain the lands marked “B” on the attached sketch for residential purposes. Currently the subject land is vacant with a residential dwelling on the retained lands.

Official Plan: VOP 2010: "Low-Rise Mixed Use" and located within the Maple Heritage Conservation District Plan Area, Section 12.2, Volume 2 of VOP 2010. Comments: The Owner is requesting permission to sever and create one new residential lot within the R1 Residential Zone, together with the above-noted variances (Files A059/17 and A060/17). The subject lands are developed with an existing detached dwelling, which will be maintained. The subject lands are designated "Low-Rise Mixed-Use" by VOP 2010, and located within the Maple Heritage Conservation District Plan Area. The Development Planning Department has reviewed the proposal and requests adjournment of the applications until such time as the Owner submits a Planning Rationale review and approval, to the satisfaction of the Development Planning Department. The Planning Rationale shall demonstrate how the proposed lots comply with the policies within the Maple Heritage Conservation District Plan Area, and conform with the compatibility policies of Sections 9.1.2.3 and 9.2.2.2 in VOP 2010. The subject lands also contain existing mature trees which may be affected by the proposed development.      Please see file attached.  The picture shows the notice for this rescheduled meeting with the driver side in the opposite lane up to the curb to see the notice.  The first time we saw this was on Sunday but by the end of the afternoon, it was removed and not replaced since.  This is not proper notification.  A similar size notice was placed at the front of the house which is not visible from Keele St. at all.

Letter of Objection March 6, 2017 Files: B008117, A059117, A060117 To whom it may concern, This letter is in regards to an application to subdivide the properties at 10104 Keele Street Maple. Residents on McQuarrie Lane and the neighbouring community are opposed to this division of said property and any right of way easements on McQuarrie Lane. The below points are some of the concerns about the property application:

Possible privacy issues for residents currently residing on McQuarrie Lane (Eg. obstructed line of sight/view).

Traffic problems on McQuarrie Lane: illegal parking, increased traffic, safety concerns for young children and pedestrians.

Concerns of possible loss of property values of McQuarrie Lane properties and surrounding neighbouring properties.

Concern for possible increase in property taxes due to need for extra services (Eg. Waste management, recycle pick up etc).

This application could lead to future decisions of other neighbouring properties located on Keele Street. These decisions may be approved on a past practice argument.

There is no need for a right of way accesses (easement) from McQuarrie Lane, as there is already an existing right of way access form Keele Street.

Concern that the applicant in question is not meeting the lot requirements as per city of Vaughan by-laws.
