AGNES REODIQUE – COMMUNITY COORDINATORMs. Agnes has been working in Al Zeina since 2011. She started as Administrative Assistant under Kharafi International and later joined Khidmah as Community Coor-dinator in 2014. She has over 7 years of experience in administrative, office manage-ment and project management roles. She is a certified Dubai Real Estate Regulatory Agency (RERA) professional and is actively engaged in the day-to-day operations of the Al Zeina Community Management office. Her professional, friendly approach and great customer service are highly valued by the team and the residents of our community. Agnes loves music and traveling. REJIMON JOHN LONAPPAN – SECURITY SUPERVISOR (alternately on duty day/night)

Mr. Rejimon hails from Kerala, India. He has been employed by Sparks Security since 2007 and was assigned to Al Zeina as Security Supervisor in April 2015. His observa-tion and dedication to implement rules and regulations is superb.

DANIEL KASITI – SECURITY SUPERVISOR (alternately on duty day/night)

Mr. Daniel joined Sparks Security Services LLC in 2008 and was assigned to Al Zeina last year. He is a certified First Aid responder, as well as a licensed Security Supervi-sor. Mr. Daniel has a great sense of dedication in observing rules and regulations, and he is deeply committed to the care and protection of the community. Known as “the Big Guy” by his colleagues, he is a native of Uganda and ready to assist whenever and wherever needed.

WORLD HEART DAYMMC doctors and nurses gave helpful tips on how to keep a healthy heart, handed out flyers on awareness and offered take-home reminders. Vouchers, stuffed hearts and pins were distributed by MMC staff to all residents and visitors who participated. MMC will be sponsoring Breast Cancer Awareness in the month of October. Residents can expect a free consultation and educational session regarding breast cancer prevention, risk factors, symptoms, diagnosis and treatment by MMC doctors/nurses.

Kayak racks at the beach area have been improved. The initial number of kayak racks installed last year was not sufficient to accommodate the number of residents with kayaks. Residents also complained that the design of the racks blocked the view of the sea. The kayak racks were modified and the existing racks were transferred to Precinct F side. Management has opened 1 storeroom in Precinct B visitor parking as another option to store kayaks.

COMPLETED ENHANCEMENT PROJECTS FOR THE 3RD QUARTER OF 2016

In accordance with the vision to promote safety and improve the living conditions of community residents, Management has completed the following enhancements:

Improvements

Garbage bins have been distributed. Several dog bins were placed in the community to encourage pet handlers to dispose of animal waste in the proper bins. Rusted bins in the beach area have been replaced. We have added more waste bins in the retail area.

The lifeguard hut has been repaired and repainted.

In line with the new branding of Aldar for Al Raha Beach communities, new signage was provided and will be installed in the community.

A speed breaker has been installed at every building entrance due to complaints that vehicles are not slowing down whenever they drive in and out of the building.

The benches in Precinct C have been newly polished. This is to maintain the wood quality.

The walls in all gyms have been freshly painted.

IMPROVEMENTS TO EXPECT IN THE NEXT QUARTER

Game Room at Precinct F1-Gym The game equipment such as pool table, air hockey and table tennis are already available. The game room will be opened soon to the residents after we complete some minor touchups in the room. Expect it to open before the end of October 2016.

First Aid Course In coordination with Khidmah Health Clubs, a short course regarding First Aid will be launched and offered to Al Zeina residents. Details of this event will be posted in the community portal.

Concierge Service We are enhancing the service of the concierges in coming months. Details of this will be announced soon in the community portal.

Junior Sports Activities In coordination with Discovery Sports, a sports clinic program like beach football and volleyball will be introduced to the community wherein the kids and young adults can enjoy and learn sports. Registration for the activities will be posted in the community portal on or before 30 October 2016.

Procurement of Sunbeds This request has been highlighted and deliberated on by the interim owner’s association boardmembers and Aldar. We look forward to receiving the approval and signed LPO before the end of October 2016.

Check-InSTORAGE OF PERSONAL ITEMS IN COMMON AREASStoring any personal items on the premises of common areas (e.g., electrical rooms, corridors, staircases, parking area, etc.) is not permitted per community rules. Blocking corridors and passageways is a violation, as this is a fire hazard issue. This also affects the aesthetics of the community. Therefore, all residents are requested to remove their belongings from the premises of common areas. Upon failure to comply, Management will issue a notice of violation with penalty. Any items stored on the premises of common areas will be automatically removed within 5 days after a notice of violation is placed on the item.If you need space to store your less frequently used items, the community has storerooms which can be leased for three, six or twelve months. Lease rate is AED 40 per square meter per month. Should you wish to utilize a storeroom, please visit the management office.For bulk waste disposal, residents may contact [email protected] and/or [email protected].

MOVE-IN AND MOVE-OUT PROCEDURESTo avoid being stopped by security when moving in or out:1. Ensure that you have informed your leasing agent and/or landlord of

your intention to move in or out of the community. 2. Make sure that your completed Move-In/Move-Out Form has been

submitted, delivered or emailed by the Property Management to the Community Management a day before you plan to move in or out.

3. Please ensure that your movers observe the delivery timing:• Sundays thru Thursdays 8 am-5 pm• Fridays and public holidays 10 am-4 pm• Saturdays 9 am-5 pm

4. Ensure that the lift is properly covered to avoid any damages. Lift covers are available at the concierge station. Should there be damages incurred during moving in or out, the movers as well as the tenant will be equally liable for the repair or replacement cost.

5. Residents who have taken the unit directly from a private landlord, make sure the landlord sent a No Objection letter/email to Management.

WHAT PET OWNERS SHOULD KNOW Al Zeina is a family-oriented, pet-friendly community. Per our community rules, a household can have a pet as long as the animal is not included in the Municipality endangered species and wild animals list. Residents must be responsible in handling their pets and providing for their proper shelter and care. They should be able to control their pets and should not cause any nuisance or disturbance to other residents. Management will not hesitate to call the local authorities if the safety of the residents and/or community will be compromised due to uncontrolled pets. The Al Zeina Interim OA Board has approved IOAB Resolution No. 2016-AZ001 for the registration of pets and enforcement of violation fees. A copy of this resolution is available in the Al Zeina MyCommunity website under document folders. Registration will start on Monday, October 24th, 2016. The procedure will be posted in the notice board and community portal.

Excerpts from IOAB RESOLUTION NO. 2016-AZ001

The interim owner’s association board of directors of Al Zeina Community hereby consent to and adopt in writing the following resolutions as of 17th day of February, 2016. WHEREAS: A. There is need to enforce the existing community rules pertaining to permitted pets in the community. Residents have raised concerns regarding the health and safety of the community due to the increase of population of pets in the community as well as pet owners violating the community rules. B. It was noted that some dog handlers are not observing the rules regarding the cleaning of their respective dogs’ feces. C. It was noted that some dog handlers are not using the designated area to let their dogs relieve themselves. D. It was noted that some residents continue to disregard the rules despite several Management Staff verbal warnings and written reminders. Therefore, Management recommends Interim OA Board approval to enforce and implement penalties against violators. E. It was noted that some residents have more than one animal, which is a breach of existing

animal regulation signed by residents before moving in. BE IT RESOLVED THAT: 1. Penalty/Fine Schedule be implemented. 2. The owner of the apartment is responsible for all actions by their tenant, guest or invitee while on premises at Al Zeina, pursuant to the community rules. If an alleged violation occurs, a hearing shall be held by the Interim OA Board. Should there be a finding by the Interim OA board that violation in fact occurred, a fine based upon the fine schedule will be charged against the owner’s service charge account. The tenant and owner will both receive a fine statement, and the owner and tenant will have to determine which party shall pay the fine. Continued violation will have an escalation of fines pursuant to the fine schedule. After three continued violations, Management and the Interim OA Board will seek the assistance of Abu Dhabi Police and other regulatory agencies to have the tenant evicted from the premises and/or the dog physically removed from Al Zeina. 3. Registration of all pets shall be mandatory.

PET OWNER REMINDERS• Please remember to remove dog feces from walkways and

grass areas where pets are permitted.• It has been observed that pets are allowed to urinate on the

side walls of the planter boxes and landscaping. This creates discoloration of the side walls and leaves marks on the paved walkway. Besides being unsightly, animal waste can be hazardous to the health of children and other pets.

• When walking your dog in the community, remember that it should be leashed at all times.

• No animal shall be bathed at any time within any Common Area.

By taking a few simple steps, you can contribute toward building a safer and more beautiful community.
