Happy 2019! I hope everyone had time to spend with their families and friends over Christmas and New Year’s and are feeling refreshed and recharged as a new year begins. I want to take this time to thank Brian Sheehan for serving as the 2018 President of the Rochester Area Builders. He was a great leader and spokesperson for the association last year.

As I start to settle in to this new role, I want to say thank you to the Board of Directors for allowing me to lead the Rochester Area Builders for the next year. I have had the pleasure of being an active member of the RAB for 16 years. There have been many great leaders since

it was chartered in 1953 and I am looking forward to providing the same leadership as they have over the past 65 years.

Additionally, I want to congratulate Alissa Moe from Cambria for being voted in as the 2019 Vice President of the RAB. She brings great experience and leadership to the Board and will serve the members well this year.

To start off what’s sure to be a great year ahead, I want to recognize and thank all the members of the Board of Directors who accompanied me at the Gift of Life Transplant House on January 8th. We proudly served dinner to the guests and their caregivers with a meal prepared by fellow RAB member Charlie Brannon and his team at Charlies Eatery & Pub. Community involvement is a big part of this association and I look forward to giving back throughout the year.

Next, in anticipation of leading my first General Membership meeting on Tuesday, January 29th at the DoubleTree Hotel, I want to encourage all of our members from the association to put this meeting on your calendars. It will be a great night to network with many builders and we will announce Rochester Area Builders’ annual award winners in the following categories: Distinguished Service Award for Builder and Associate, Cornerstone Award, and Rising Star. We are also excited to host our guest speaker, Cris Gastner. He is the Senior Vice President of Community and Economic Development Associates and will discuss several ways we can positively impact our businesses and our bottom line.

Last, but not least, I want to end this letter with an “ask” that everyone promote our upcoming 40th Annual Home Show on February 8th, 9th, and 10th. Can you believe it’s been 40 years? There is still time to get a booth and be a part of this great event. You don’t want to miss the opportunity to promote your company and share with the membership, along with the general public, what services you can provide for them. I am also excited to share that as a sponsor of the Rochester Downtown Alliance SocialICE event, we will be participating in the celebration and encouraging attendees to visit the Home Show that same weekend. Our very own 40 Below will be there for FAM JAM on Saturday from 1 to 4pm, helping kids build snow forts and RAB member Jay Burke of Heartwood Homes, has generously built a custom “Party Pergola” for the SocialICE nightly festivities. Later this year, the pergola will be donated to Family Service Rochester and raffled off during Rochesterfest.

In closing, I am excited to see the professional growth of this great organization and its members and am looking forward to making 2019 a memorable year.

Applicant must be a resident of Dodge, Fillmore, Goodhue, Houston, Mower, Olmsted, Steele, Wabasha, Winona counties; be recommended by a RAB or BER member; or participated in the RAB Youth Sporting Clay Shoot. 2. Applicant must be accepted by a post-secondary program in a construction related field including technical school, trade school, apprenticeship, or college. 3. Applicant must have a 2.5 or better G.P.A. – High School Transcript Required 4. Applicant must demonstrate financial need. 5. Scholarship will be paid directly to the school.

SCHOLARSHIP OPPORTUNITY

Rochester Area Builders, Inc. is proud to announce their 2019 scholarship program. Either $1000 or $500 non-renewable scholarships are available for graduating high school seniors and college freshman. Scholarships are made available through the Remodelers Council, the Commercial Builders Council, the Builders Exchange of Rochester, and the Youth Sporting Clay Shoot. Scholarships are for attendance in a post-secondary program in a construction-related field including technical school, trade school, apprenticeship, or college. Scholarship recipients will be announced in June 2019. To be eligible for any scholarships, applications must be postmarked by May 3, 2019.

January 3, 2019 –Altra Federal Credit Union has opened their newest Rochester location at the corner of 19th St. and West Circle Drive and will feature weekly specials throughout the month beginning January 7, including a chance for members to win $10,000.

Long-time Southern Minnesota Architect David Kane to Retire

Rochester, Minn. — A significant force behind some of southern Minnesota’s recognizable buildings is hanging up his T-square. After 44 years of practice, David Kane is retiring from a long and successful architectural career.

David Kane is noted for his design of buildings such as Olmsted National Bank and the Widseth Smith Nolting office building (formerly Home Design Studio), both on West Circle Drive in Rochester, Minnesota, and the Steele County History Center in Owatonna, Minnesota.

David Kane began his career under the tutelage of his father, Warren Kane, who practiced architecture in Austin, Minnesota. Warren Kane’s design of the Norwest Bank (now Wells Fargo Bank) on North Main Street in Austin is one of the area’s earliest uses of weathered steel, which forms the dramatic cantilevered high roof at the main entry façade.

One of David Kane’s favorite memories of learning from his father was in the early 1970s while he was still in in college. “Dad submitted for two church projects, one in International Falls (competing with 13 other firms) and another in Grand Marais (one of eight firms). The interviews were one or two days apart, so we did a road trip interviewing first at International Falls followed by Grand Marais. Driving down the North Shore after the second interview Dad asked how we did, and I said I thought we got both projects. He laughed and said, ‘No way!’ and that experience would teach me to be more realistic. We got them both!” Warren Kane published an article in the national magazine Our Church on designing small rural churches and was recognized as an expert in church design.

David Kane joined his father’s practice after graduating from the University of Minnesota with a Bachelor of Science in Architecture and Environmental Design in 1974. Within less than a year, David Kane found himself at the head of the firm upon his father’s untimely death. He carried on his father’s legacy by providing rural Minnesota with planning and design that was personal, functional, yet reflected a high-quality aesthetic.

He oversaw the growth of the firm under the banners of David Kane Planning and Design, Kane and Cox Architects, and, finally, Kane and Johnson Architects (KJA). The practice expanded to Rochester through the 1988 acquisition of Pieper Richmond Architects as well as into Minneapolis, Minnesota, and Kansas City, Kansas. In 1990, Kane moved from Austin to Rochester and later sold the Austin practice to his business partner.

KJA survived five major recessions between 1978 and 2008, ultimately downsizing and regrouping the practice in Rochester. With its extensive portfolio and solid reputation, KJA was acquired in 2014 by Widseth Smith Nolting (WSN), a firm of 200 employees and eight offices across Minnesota and North Dakota.

Throughout his career, David Kane’s passion has been helping churches accommodate growth and changes in mission. He has designed more than 250 church projects from small renovations, to medium sized additions, to large new buildings. He has designed prominent government, commercial, casino, hospitality, and educational facilities helping clients bring their visions to life.

From his earliest days working with his father to his work with WSN, David Kane has been a driving force leading teams of creative, dedicated designers and completing hundreds of architectural projects.

November 30-Year Mortgage Rate Data

Information compiled by Freddie Mac shows that mortgage rates continued to increase in the fall. The 30-year FRM – Commitment rate, inched up by four basis points to 4.87 percent from 4.83 percent in October. With the November increase, the 30-year FRM – Commitment rate, was at the highest level since February 2011. As a result of rising home costs, builder confidence in the market for newly-built single-family homes fell four points to 56 in December and affordability was at the lowest level in a decade.

The Federal Housing Finance Agency reported that the contract rate for newly-built homes, inched up 10 basis points to 4.77 percent in November. Mortgage rates on purchases of newly built homes (MIRS) increased by 11 basis points over the month of November to 4.86 percent.

After increasing the federal funds rate to 2.25 percent to 2.50 percent at the December Federal Open Market Committee meeting, the Fed remains cautiously on track to continue its gradual approach to raising interest rates with one or two possible rate hikes in 2019.

Moreover, the 10-year Treasury rate fell from above 3.21% at the start of November to 2.7% at the start of January. This decline will reduce mortgage interest rates. The average market rate, according to Freddie Mac, was 4.51% at the start of January.

Economic Forecast 2019: Good, But Not as Good as 2018 Elliot Eisenberg, Ph.D

Despite increasing poli t ical uncertainty, a split Congress,

trade concerns, financial-market volatility, and slowing global growth, from an economic perspective, the next 12 months should be decent. The odds of a recession have roughly doubled but remain relatively low – about 25% -- despite being just a few months away from the longest economic recovery in US history. While growth is slowing in all major economies, inflationary pressures are surprisingly tepid. As a result, the Fed will have the luxury of raising rates at a very leisurely pace, and thus hopefully avoid prematurely ending the continuing, albeit slowing, expansion that we will experience in 2019.

A major reason for the slowdown is the fading of fiscal stimulus from tax cuts passed in December 2017 and debt-financed spending increases totaling $400 billion passed in February 2018. Collectively, this should clip GDP by close to half a point. Add to that global slowing, trade concerns, a strengthening dollar, Brexit fears, and other threats -- and GDP growth during the next 12 months should average 2.3%, down from 3.0% in 2018.

D e s p i t e s l o w i n g g r o w t h , unemployment will continue declining from the current rate of 3.7% to 3.5% and maybe as low as 3.4%, rates not seen in more than 50 years! As the labor market tightens, wage

growth should increase in 2019, from 3%/year last year to 3.3%/year and maybe 3.5%/year by year end 2019, a healthy rise. Inflation, as measured by the PCE, the Fed’s favorite measure, looks to flatline at 2% in 2019, while core inflation (which excludes food and energy) will edge up slightly from 1.9% to 2.1% due to rising wages.

Because of the very slow rise in core inflation, the Federal Reserve will raise the federal funds rate from 2.375%, where it is now, to at most 2.875% by year’s end, with a quarter-point rate increase in June and possibly another one in December. 10-year Treasuries will end 2018 at 3.35%, up from the current 2.8%, and the rate on 30-year mortgages will end 2019 no higher than 5.1%.

As for housing starts, the combination of high land costs, rising worker wages and input costs, and the reduced benefits of homeownership resulting from last year’s tax reform should see them increase by no more than 2% to 1.28 million. Single-family starts will likely total 900,000, up from 883,000, while multifamily starts should flatline at about 380,000.

New and existing home sales should both remain largely unchanged in 2019 and end the year at 620,000 and 5.3 million respectively, with mortgage purchase volume rising

by $50 billion due to higher prices. Refinance activity should fall by about $60 billion because of the rise in mortgage rates. Housing inventories will rise slightly, but due to the combination of continued strong household formation and insufficient new home building, home prices will still rise by 4%, less than last year.

In summary, growth in 2019 looks to be slower than what we became accustomed to in 2018. This is attributed to slowing global growth, increasing trade concerns, a growing worker shortage, higher interest rates, and substantially less fiscal stimulus coming from Washington. Although the Fed may raise rates as much as two times next year, strong consumer spending combined with continued employment growth and rising wage growth should keep the economy on track. The chances of a recession, while meaningfully higher than in 2018, remain relatively low. NAHB 2019 “Priced Out” Estimates

NAHB recently updated its priced out estimates for 2019. The new estimates show that, if the median U.S. new home price goes up by $1,000, 127,560 households would be priced out of the housing market nationwide. In other words, based on their incomes, 127,560 households would be able to qualify for a mortgage to purchase the home before the price increase, but not afterward.

The number of priced out households varies across both states and metropolitan areas, largely affected by the sizes of local population and the affordability of new homes. Among all the states, Texas registered the largest priced out effects that a $1,000 home price increase could push 11,152 households out of the market, followed by California (9,897), and Ohio (7,341).

The metropolitan area with the largest priced out effect, in terms of absolute numbers, is Chicago-Naper-ville-Elgin, IL-IN-WI, where 4,598 households are squeezed out of the market for a new median-priced home if price increases by $1,000. This is largely because Chicago is a populous metropolitan area with a large number of households; and, compared to the largest metropolitan areas on the East and West costs, the median priced home is more affordable to begin with. Around 26% of households there are capable of buying new median-priced homes. For similar reasons, Houston-The Woodlands-Sugar Land, TX metro area, where nearly 32% of households can afford median-priced new homes.to begin with, registered the second largest number of priced out households (3,622). In New York-Newark-Jersey City, NY-NJ-PA, 3,613 households are squeezed out of the housing market for a new median-priced home if price increases by $1,000. Compared to Chicago or Houston, the median-priced new home is affordable to a smaller share of the households in New York, but New York is the largest metro area by population size with over 7 million households.

NAHB 2019 priced-out estimates also present how interest rates affect the number of households would be priced out of the new home market. Around 1 million household could no longer afford buying median-priced new homes as a result of mortgage rates increase from 4.85% to 5.1% nationwide.
