    Outline Specifications and Scope of Work

    Facility RenovationThe following outline of work, specifications and exhibits are intended to provide theDesign/Build General ontractor fir! "hereinafter referred to as #ontractor$% basic design and

    construction para!eters fro! which the ontractor shall provide &G services "hereinafterreferred to as #&G$% a pro'ect cost( This )cope of *ork docu!ent includes an extensive listattached to sub!ittalThe following outline of work and specifications is not intended to be a co!plete docu!ent(+isting of !aterial and co!ponent co!position for certain sections within this docu!ent arenot known at the present ti!e( The spectru! of work and !aterial uality or uantity set forthherein is intended to establish the work conte!plated and para!eters envisioned co!pletingit( -ll work shall be in strict confor!ity to all applicable laws, rules, ordinances, .oning, andconstruction nor!s for all governing bodies with 'urisdiction over the construction andoccupancy of the proposed facility( t is the sole responsibility of the ontractor to identify andco!ply with all construction codes that !ay be reuired or which are necessary to obtain abuilding per!it for the proposed work as set forth herein( -ny deviation fro! this )cope of*ork and all exhibits attached hereto !ust be clearly identified within your proposal(ontractor should note all specifications, exhibits and infor!ation contained herein areprovided as a basis for the ontractor to sub!it a bid for the said work( The constructionspecifications, exhibits and infor!ation contained herein should not be relied upon forconstruction as there will be final engineering drawings and specifications that will supersedethis docu!ent and all exhibits attached thereto(This 0utline )pecifications and )cope of *ork and attached drawings are and shall re!ain thesole property of &G, ncThis )cope of *ork, the drawings and all addendu!s shall be the basis upon which tendersshall be sub!itted( The work will include site work, co!plete building, asphalt, concrete, gravelbase, utility connections, fencing, all per!its, testing and everything and anything necessary to

    co!plete the building ready for occupancy(-ll proposals sub!itted to &G by ontractor shall be considered final unless the )cope of*ork, defined herein, has increased( There shall be no changes in the price and/or )cope of*ork by ontractor unless initiated and pre1approved by &G(-ll work provided by the general contractor will beco!e the property of &G including allarchitectural drawings, structural engineering drawings, engineering calculations, per!itapplications, and any and all docu!ents reuired to co!plete the pro'ect(

    2. Contractors General Responsibilities2( ontractor will furnish te!porary sanitary facilities for all construction personnel(

    5( ontractor shall include within the )cope of *ork the reuired site survey or building survey(ontractor shall provide a property survey indicating boundaries, ease!ents, and utilitylocations, and all property corner !arkers !ust be physically in place prior to the start ofconstruction if applicable(

    6( ontractor shall !ake application and provide deposits as reuired for per!anent utilityservices such as water, gas, and electric power extensions and/or any increase in capacity(

    a( ontractor will provide all professional services including architectural and engineering workreuired to properly identify the work to be co!pleted for use of obtaining building per!its andto define work reuired by various trades reuired to co!plete the pro'ect( The constructiondocu!ents/drawings shall include, but not li!ited to?i( ivil engineering reuire!ents2( ertified survey !ap5( )ite grading and drainage plan6( )tor! water !anage!ent planarking lot, sidewalks, aprons, etc(d( Traffic areasii( +andscaping Designiii( -rchitectural design to include &G=s prototypical layout and finish schedule for office andproduction areas(iv( )tructural engineering2( Footings5( Foundations6( Floor slab design

    10. Contractor Warrant2( ontractor shall warrant that, unless specified otherwise, all !aterials and euip!entincorporated in the work shall be new, of good uality and free fro! faults and defects for aperiod of two "5% years after substantial co!pletion(

    5( ontractor further warrants for a period of two years fro! the date of )ubstantial o!pletion
