1. Scope of Work

The following Method Statement describes how Dover Demolition are going to carry out the Demolition at 52-54 Guildhall Street, Folkestone. Prior to the demolition commencing an access scaffolding will be erected to the front and back of the building by N T Rix Scaffolding, this will be subject to a separate RAMS. Due to the proximity of the building it is our intentions to demolish it by hand using hand held electric tools. A plastic chute will be fixed to this scaffolding at the rear in which to deposit materials from the upper floors directly into the skip in the car park. (See appendix A)

The working practices described in this Method Statement have been established in accordance of the following publications/documents:-

2. PPE

The following personal protective equipment will be provided by Dover Demolition to all their

operatives as a minimum and are required to be worn on site at all times by both site personnel and

site visitors:

Safety Helmet (BS EN 397)

Safety Boots (BS EN 345)

High Visibility Vest (BS EN 471)

Safety Gloves (BS EN374)

Additional P.P.E must be worn in accordance with the attached Risk Assessments and also where

deemed necessary by the Dover Demolition works supervisor.

All operatives are to sign the PPE register form to say they have received the relevant PPE and will

be shown how to use it and look after it.

3. Welfare facilities

All Dover Demolition Service operatives will receive an induction on arrival to site. At this

induction the site welfare will be relayed to our operatives.

It is our intention to site an “Oasis” unit in the car park compound (See Appendix A)

These Welfare facilities should exceed the minimum requirements of the Construction (Design and

Management) Regulations 2015 and incorporate The Smoke-free (Premises and Enforcement)

Regulations 2006.

4. Emergency & First Aid

All Dover Demolition Service operatives will receive an induction on arrival to site. At this

induction the Site Emergency and First Aid procedures for the project will be relayed to all our

operatives.

First Aid will be in accordance with the requirements of the Health and Safety (First-Aid)

Regulations 1981 and will be available in our Supervisors Site Safety Pack.

This will include:

Adequate amount of First Aiders commensurate with the numbers of operatives on site.

Fully stocked First Aid box.

An Accident report book.

There will be a minimum of one First Aider on this particular project, he will be relayed to all Dover

Demolition Operatives at the site induction:

5. Fire Precautions

All Dover Demolition Service operatives will receive an induction by our supervisor on arrival to

site. At this induction the site fire plan and fire procedures for the project will be relayed to all our

operatives.

In addition all operatives working within the buildings will be briefed (toolbox talk) on the fire

escape routes by Dover Demolition Supervisor prior to commencing our works.

We do not envisage any hot works being undertaken on this particular project but should we need

to carry out any then the following will apply.

A hot works permit must be issued by our Supervisor prior to any hot works being

undertaken.

Any hot works will be carried out in accordance with this hot works permit

Oxy/Propane cylinders will be fitted with flashback arrestors and stored in a dedicatedlockable cage in the open air. A fire point will be sited adjacent complete with fireextinguishers.

Hot works will cease 1 hour before the end of shift and a fire marshal/watcher will checkthe area before leaving site.

All flammable waste materials will be collected and removed at regular and frequent

intervals.

It will be emphasised to the Dover Demolition work force that there is No Smoking on site.

The burning of rubbish on site will not be permitted under any circumstances.

Storage and use of diesel fuel and other highly flammable substances will be in accordancewith the appropriate regulations.

6. Access and Egress/Lighting

All Dover Demolition operatives will receive an induction by our supervisor on arrival to site. At this

induction the Access and Egress procedures for the project and our works area will be relayed to all

our operatives.

Lighting

Task lighting in the form of fluorescent stand lights will be used during our works, care will be taken

to hang lights on walls if possible to eliminate the problems that trailing leads can cause. These will

be powered by a mobile generator that will be transported to and from site on a daily basis by

company transport.

7. Hazardous Materials and Substances (COSHH)

In accordance with the COSHH Regulations made under the Health and Safety at Work etc. Act

1974, the health of persons exposed to substances hazardous to health in the workplace will be

protected. These regulations impose duties upon employers and their employees. Substances

hazardous to health in the workplace are either materials or products imported into the workplace

or products produced by the processes. Dover Demolition will ensure that the exposure of

employees to substances hazardous to health is either prevented or, where this is not reasonably

practical, adequately controlled. So far as is reasonably practicable the prevention or adequate

control of exposure will be secured by measures other than personal protective equipment.

Where measures taken do not prevent or provide adequate control of exposure in addition to

taking those measures, Dover Demolition will provide employees with, and ensure proper use of,

suitable protective equipment that will adequately control their exposure.

These substances are those expected to be encountered during the course of all our site works but

the list is not limited.

The substances expected on this contract are as follows:

10.0 Method of work

Soft Strip

The Soft Strip comprises of the removal of all non-structural elements, ceiling and wall plaster and fixed furniture.

An isolation certificate will be issued by the client to confirm that all services (electric, gas, water) have been isolated.

Soft Strip will include the removal of:

Non-structural partitioning,

Joinery: doors, frames, fixed furniture etc

Fixtures and fittings

Sanitary fixtures and fittings.

Skirting boards, dado rails and cornices,

Floor finishes including carpets, lino, and tiling.

Fixed furniture.

Access scaffolding will be erected by our scaffolders N T Rix to the front and back of the building so

that operatives can work safely and for public protection. This will be clad in debris netting.

A rubbish chute will be fixed to this scaffolding and soft strip materials will be deposited directly

into a 40yd bin in the compound below. Work will commence at the highest level and the rubbish

chute will be lowered by the scaffolders as works progress.

Soft strip roll on/off skips will be delivered to site and laid down in the compound area tothe side of the building.

Prior to any works commencing, the “guano” (pigeon droppings) will be sprayed by adisinfectant and water solution and bagged up in heavy duty sacks and taken to anappropriate tip that deals with this type of hazardous waste.

The Dover Demolition Supervisor will identify the scope of the soft strip to our demolitionoperatives. This process will be a continuous one commencing at the highest level with thesupervisor checking that the operatives remove the required items before briefing them onfurther areas requiring soft strip.

The soft strip will be carried out using hand tools. These tools will include mattocks,hammers, screwdrivers, grinders and reciprocating saws. The work face and access/ egressroutes will be progressively cleared using brooms, shovels and wheels barrows.

Timber such as door frames will be removed using mattocks assisted by reciprocating saws.

Linoleum flooring will be removed using hand held floor tile remover.

Pipework and other metal items will be cut into manageable pieces using reciprocatingsaws

Where soft strip such as Lathe and Plaster is at high level an alloy tower will be erected bya competent PASMA trained operative. The ceiling plaster and lathes will be prised offusing nail bars. A fine water spray will be used to keep any dust down.

Larger soft strip items will be broken down once removed to facilitate removal and reducethe weight.

The skips will be taken back to a waste transfer station and the soft strip materials will besegregated into re-use, recycle (carpets, metal, timber) and general rubbish. The metal willbe taken to the local scrap dealers for re-cycling.

The wall plaster will be removed by operatives working from an alloy tower and using handheld Hilti Hammers. A fine water spray from a garden hose will be used for dustsuppression.

Operatives will be rotated as per the manufacturers recommendations and trigger levelswill be strictly adhered to combat HAVs.

Demolition

A purpose designed scaffolding will be erected to the front and to the rear of the building.The front elevation will be clad in heavy duty debris netting to contain any demolitionmaterials and a plastic chute will be attached at the rear in which to deposit the demolitionarisings. (This scaffolding will be subject to a further method statement)

This scaffolding will encompass the chimney stack so that operatives can safely demolish itusing hand tools.

Staircases will be blocked off to prevent other operatives accessing the area where thechimney breast is being demolished above.

All the rubble generated will be deposited down the plastic chute into the skip as per theattached Logistics Sketch.

When the chimney is removed to the underside of the slate roof the roof can then beremoved.

Operatives wearing safety harnesses will commence removing the slates. The harnesseswill be fixed to a strong anchor point such as the scaffolding.

The slates may be securely bundled up and lowered to the ground using a certified GinnyWheel for re-cycling, broken slates will be deposited down the chute.

The timber joists will be cut using 110v reciprocating saws powered by a generator.

When the roof has been completely removed, the interior walls will be demolished using110v “kangos” or similar. HAVs records will be kept by the supervisor depicting theoperatives time using the tool. This should be in line with the manufacturer’srecommendations.

Operatives will work off Alloy Towers to access the high level brickwork, these will beerected by PASMA trained operatives.

This work will be repetitive on a floor by floor basis, the scaffolding will be taken down asthe works proceed.

Works will be completed when the perimeter walls reach street laevel at the front and carpark level at the rear.

Temporary shoring may be installed between each party wall, this will be determined by astructural engineer. If this were to happen it would be subject to a further MethodStatement.
