P R O P E R T YD E S C R I P T I O N90 North 3 & 4 is a two building office campus containing a total of approximately 68,694 gross square feet. The two buildings are situated on two separate land parcels totaling 240,155 square feet or approximately 5.51 acres. Combined, both structures have a total of 269 parking stalls. The project is surrounded by the office campuses of two major technology companies, Boeing and Microsoft, and a large park being redeveloped adjacently.

F O U N D A T I O NThe buildings foundations are concrete slab on-grade, supported by a conventional concrete spread footing foundation system. Continuous strip footings support the perimeter concrete walls. Square pad footings support the columns at the interiors and perimeters of all structures.
E X T E R I O R W A L L SThe exterior walls at each building typically consist of six inch-thick painted precast concrete panels. Horizontal and vertical reveals are utilized at both buildings. Flexible sealant joints are provided between panels. At select locations where the exterior wall is recessed, a painted cement plaster finish is utilized over wood stud framing.
U T I L I T Y R O O M SUtility room finishes consist of sealed concrete floors with unfinished gypsum board walls and ceilings.
D O O R SInterior doors are typically solid-core wood set in metal frames. Select doors in Building 3 have glass insets.

I N T E R I O R S T A I R SInterior stairs generally consist of treads with a textured non-skid material and painted risers or carpeted treads and risers. Treads are approximately 11’’ deep with 7’’ risers
R O O F I N GAll buildings are topped with low-slope roofs that drain to internal roof drains located around the perimeter with through-wall overflow scuppers. A low parapet wall extends around the roof perimeter. The roof membrane appears to consist of a built-up asphaltic roof with a mineral surfaced cap sheet. All roofs have been covered with a reinforced flood coat. Roof access at each building is provided via an internal roof hatch and a metal ladder is mounted to each building’s exterior.
V E R T I C A L T R A N S P O R T A T I O NThe vertical transportation systems consist of two hydraulic elevators. Both of the elevators were manufactured by Dover Elevator. The elevators have a rated capacity of 2,500 pounds. They are designed to operate at 135 FPM. There is one elevator located in each building.
I N T E R I O R W A L L SInterior walls generally consist of gypsum board over conventional metal stud framing.
C E I L I N G SLobby ceilings are typically painted gypsum board. Corridor and office area ceilings typically consist of 2x2 or 2x4 suspended acoustical tiles.
F L O O R SCorridors and offices typically have commercial grade sheet or carpet tiles with vinyl wall base. Service spaces typically have resilient sheet flooring. Lobby areas typically have ceramic tile or inset carpeting.
R E S T R O O M SRestrooms are provided at each floor of each of the buildings. Finishes include ceramic tile floors and walls at the toilets. Fixtures generally include vitreous china wall-mounted toilets with floor-mounted urinals. Partitions are floor- and wall-mounted plastic laminate covered panels. Plastic laminate counters have drop-in porcelain sinks.
W I N D O W SWindows are comprised of dark anodized aluminum frames with insulated glass units set with gaskets.
Two-story curtain wall systems are provided at various building entrances and storefront-type systems are provided at other locations.
S E C U R I T Y S Y S T E M SThe building has an access control system that uses a personal computer-based software to monitor card readers located at the building entries. A security camera system is provided that monitors building entries.
S I T E A M E N I T I E SOutside seating areas are located around each building.

T H E R M A L I N S U L A T I O NThe undersides of the roof structures are provided with unfaced batt insulation. Structural Drawings indicate R-11 batt insulation is located at the exterior walls above suspended ceilings.
C O M M U N I C A T I O N S Y S T E M SBoth buildings have telephone and Internet services. Building 3 has approximately 600 pairs of copper telephone wire and fiber optic service. Building 4 has approximately 1,000 pairs of copper telephone wire.
E L E C T R I C A L S E R V I C EA 277/480-volt electrical service is provided to each building from pad mounted transformers to a Circle AW 1600-amp, 3-phase, 4- wire main switchboard (MSB).
L A N D S C A P ELandscaping consists of large mature coniferous trees, small and medium shrubbery, ground cover, and lawn areas with landscaped islands located within the parking areas.
W A T E R S E R V I C EEach building is provided with separate metered domestic water services. No backflow preventers were observed on the services.
R E T A I N I N G W A L L SLarge natural rock retaining walls are located along the sidewalk on the west side of the property and along the east property line.
S I G N A G ESmall painted metal placard signs are installed at 160th Avenue SE. Wall-mounted letters identifying each building are installed adjacent to the main building entrances.
H V A CBuildings are both heated and cooled by water source heat pumps through separate condenser water systems (approximately 50- 60 heat pumps per building). Each building is serviced by a 148-ton Baltimore Aircoil Company (BAC) ejector-type cooling tower located on the roof. A 600-MBH Laars Mighty Therm gas-fired boiler is also located on the roof of each building. Each building has two base-mounted centrifugal pumps that circulate the condenser and cooling tower water systems. Outside air is supplied to each building by a Pace make-up air unit with a 4,000 CFM capacity. A Reznor gas-fired duct furnace, installed downstream of the make-up air unit pre-heats outside air when needed. The furnace has an input capacity of 300 MBH.
