Demand for secureestates continues togrowBack in the 1980’s a gated estatewas a rari-ty, and usually applied only to sectional ti-tle complexes. In most cases normal resi-dential properties weren’t even walled tothe road – and you could almost alwayswalktothefrontdoorandringthedoorbell.

Even in the early 1990’s I canrecall that Johannesburg buy-ers would often remark at thefact that most of our propertiesdidn’t have high walls aroundthem, and electric fencing wascertainly never seen.

How things have changed.It’snowtheexceptiontobeableto walk to a front door. Six-footwalls surround almost everyhome, and electric fencing isnot uncommon. It’s a harsh re-ality of our modern world thatmost property owners havegone to these extremes to pro-tect their families and posses-sions from crime.

Gated estates started tomake their appearance in the1990’s, but they were still theexception and many buyers steered clear ofthem as they didn’t like the “rules and regula-tions” of these estates. Today things are differ-ent.

By far the majority of new developments arenow gated estates that offer their residents, ata minimum, an enclosed boundary and en-trancegatewithcontrolledaccess. Inmanycas-es the level of security is increased to includesecurity guards, electric fencing, and securitycameras. Whilst no guarantee that you won’tbe affected by crime, they are a very strong de-terrent, and criminals will usually go for softer

targets.It’s no surprise then that many purchasers

are moving towards homes within the confinesof gated estates. In many cases these propertiesdon’t cost much more than similar propertiesin the suburbs, with developers realising theyneed to encourage sales in a competitive mar-

ket. Strong demand at Kelder-hof Country Village, CroydonOlive and Vineyard estates,and the successes of Erinvale,Boskloof, Schonenberg Estateand Heritage Park prove thepoint.

What are the possible nega-tivesof livinginsuchanestate?Every estate will have rulesand regulations, which arethere for the benefit and com-fort of residents – but in somecasesthiscouldrequireameas-ure of cooperation and sacri-fice. You also have levies to payfor the benefit of the security,maintenance of common prop-erty, and general upkeep of theestate.

In most cases these estateshave a Home Owners Association and specificarchitectural and design guidelines have to beadhered to so that there is a uniform theme inthe estate. This does limit one when it comestobuildingorimprovingahome – butthebene-fit is an estate with a strong identity and mini-mum standards, which will ultimately protectyourinvestment.Soyes – thereisapricetopay,albeitamodestone.Currentsalesshowthough,that purchasers see the benefits as the demandfor properties in gated estates continues togrow at a record rate.Email your real estatequestions to [email protected].
