Officer positions for the upcoming year will be determined at January 's monthly board meeting. Upcoming Board Meeting Board Meetings are returning to the 2nd Tuesday of each month. Please call the HelpLine 3 days in advance if you choose to attend. Next meeting is Tuesday, January 9th. The Board is reading an informational book titled: CONDO OWNER'S ANSWER BOOK by: Grimm, Attorney at Law. From the Chapter titled:ENFORCEMENT OF RULES AND REGULATIONS, the following is some highlighted chapter key points. If any one person is not following the rules and regulations it affects everyone. Fines in homeowners' associations are intended to be a deterrent, not an income source for the association. The real purpose of adopting and having fines and other ramifications is to inhibit policy violators. Once a policy or schedule of fines is circulated to the owners, then the Board can consider imposing fines for violation of the governing documents. SNOW ISSUES Please adhere to the posted SNOW PARKING signs. We have a new vendor which currently, is exceeding our expectations. Yahoooo! Numerous compliments have been shared through the HelpLine and in neighborly conversations. When there is a snowstorm, the expectation is that plows will be out and about. Our driveways and thorough fares are narrow with many twists and turns WITH vehicles legally parked AND then some illegally parked. The identified NO PARKING areas during snowstorms is an absolute necessity! Do not park in those designated areas. This is so the plows can plow AND DUMP THE SNOW in suitable places on our property AND in a reasonable time frame. Living in a Condominium Community involves acceptance & adherence to snow issues. Defiance is costing your MBCA additional money. Individual notices were placed on the 6 illegally parked cars. Also, notices have been posted on doors of buildings 2543 (K-R) and 2547 stating that during the winter season, you can no longer park at the end of your sidewalk. This is a new & needed regulation.The plows need to get through. MORE SNOW INFO/ISSUES ON FLIP SIDE

THIS: Homeowners need to take additional precautionary measures when plows are out and about. Just like on regular public streets, one needs to stay clear of the vehicles doing the plowing. Plow personnel are on a mission, snow is blowing all over and they move quickly as the time element is a factor in clearing the roads and driveways. Heads Up. Be on the watch.....THAT: Stay safe. When necessary & with caution, please salt your sidewalks at your convenience. Pails with salt for your use, have been placed next to each bank of mailboxes. Please secure the lid tightly on the pail after your use.THE OTHER THING: When snow plows are out, NO PARKING IN ANY OF THE OVERFLOW AREAS! That does mean you and you and you.A LITTLE MORE: Biannual Meeting will be the 3rd Tuesday, FEBRUARY 20 at 6:00 at the Howard Library. (Please note, the date and place) December Minutes state Feb 13, but due to facility availability, date was changed to the 20th.SOME MORE: You do NOT need to call the HelpLine (stating your intent to be at the meeting) in advance for the Biannual Meeting. Just come and bring your neighbor.A LITTLE BIT MORE: Monthly assessments/ dues are now (January 2018) $125 per month.ONE MORE BIT: Web portal coming soon, specific for MBCA members, log-in protected & user specific

*We are trying a couple of new ways this season for keeping our parking lots clean. In the past, lots were only plowed if we received 2" or more of snow and only salted during big storms. This year, we are plowing lots for anything over 1" and salting each time so the ice does not build up on the pavement. (Please take note of CCC lots right now, as they do not salt.) Our main objective is SAFTEY for homeowners.*Even though the plows will be here for over 1", the rule for shoveling your own sidewalks remains the same: THE 2 INCH RULE, meaning 2" or less, you will need to shovel your own walkway.*If you have 2 vehicles, one must be parked in garage during snow removal. Second vehicle must be pulled up as close as possible to garage door. If you have a 3rd vehicle, please call the HelpLine and we will work with you for your particular situation.*As always, NO vehicles are allowed to park on any part of the sidewalks; this rule is in place year round. *NEW "END OF SIDEWALK" PARKING RULING/STIPULATION, repeat from page 1:During snow removal, do not park at sidewalk ends. (East side only, West side has no parking by sidewalks.) Plows need the room and some vehicles are "extra" long in length. The garbage/recycling trucks AND emergency vehicles need access to all units also. (We have already had an issue this snow season with the garbage truck not being able to "get through". We were fortunate to have the truck return at a later time of that same day.)*Overflow parking directly across from 2551 (adjacent to our Greenspace) must be kept clear during snow removal. As previously mentioned on flip side, during our last storm, six cars were parked there, even though the signs clearly state that you cannot park there. This is an area where the plowers need to dump the snow. If they run out of places to dump the snow, we will have to pay to have snow removed from our property.*Please, PLEASE adhere to these requirements; it's just not a choice. It's what we need to do living in the Mountain Bay Condo community.

• Snowplowing – reviewed agreement with Ahlborg • Dryer vents – add to chart – reminder to homeowners to have cleaned as is a fire hazard • Weather Stripping of doors & windows – reviewed responsibility • Vendor Addresses – bring to meeting so we can send a Christmas card to them • CCC easement – ongoing • 2571 Overhang – motion made to move forward with project. Motion approved

Monthly Board Meeting New Perspective Senior Living – Tuesday, December 12, 2017 @ 6:30 PM

Attendees: Sue Baugnet, Carol Ploetz, Judy Goolsbey, Lynne Glinski, Pat Prunty, Mary Geyer – Approved Absence – Nicole LeClaire – No homeowners in attendance.

Meeting called to order at 6:10PM

November Secretary minutes reviewed with the following additions:

The snowplowing agreement with Ahlborg was approved by Sue Baugnet and seconded by Mary Geyer. Dryer vents should be added to the responsibility chart as this is a homeowner responsibility to take care of. Vendor addresses were brought to this meeting. CCC easement and discussion regarding parking issue is ongoing. Motion was made to hire VanRite Construction to complete overhang on building 2571 at an estimated cost of $4,020.38. Pat made motion to accept and Carol 2nd. Carol stated Red’s Construction completed the raising of the 3 water shut offs on the West side.

November Secretary minutes approved with the above corrections.

Open Session:

Ballots were counted and since the majority of the 31 ballots received didn’t list specific terms for individuals on ballot, the board determined the 3 candidates would blind pick numbers, two 3 year terms and one 2 year term. Results – Nicole and Pat will have 3 year terms and Sue will have a 2 year term.

Sue made a motion to have Seamless Gutters complete the leaf guard work on buildings 2567, 2551 and 2547 at a cost of $3,745.00. Mary 2nd the motion.

Motion to approve 2018 budget was made by Lynne and Mary 2nd.

Discussion on snowplowing in front of 2543 and 2547 not having enough space for plow to move snow to proper area due to cars sticking out to far into driveway and parking on sidewalks. Judy suggested sending a letter regarding parking at these units from November through March due to emergency vehicle, snowplows and garbage trucks needing access to this area. Sue brought up the point if we had to remove the snow from our property it would be very costly.

Carol will contact Autumn at CCC Association regarding parking issue and CCC stating to MBCA homeowner they couldn’t park in from of CCC which is really property that belongs to MBCA.

Bi-annual homeowners meeting will be February 13, 2018 at the Brown County Library, Howard Branch.

Next board meeting will be January 9, 2018 at 6:30pm at New Perspectives.
