And so another year goes by….it might be age, it may be workload, it might be

that we’re having too much fun, but that classic sane “time flies” is particularly

relevant during the jolly season. Thank fully and once again, this year has

indeed been a jolly one, yet again it pains me to say that the estate agents

(or at least BMI) have done swimmingly in 2012. (I can already hear you say

…..”there he goes again”..;))

Some might say that this is a reflection of the market and some (kindly) might

say that it is a reflection of our hard work and advice that has led to another

successful year both on our lettings and management departments as well

as our sales division. Our management staff take great care in affording all our

tenants and landlords with the best possible service and attention to detail,

this is further supported by the confidence that referrers have in BMI, some

of which include Private Banks, major law firms and accountants as well as

other institutions in the sector – we are truly proud of this and I will take this

opportunity of congratulating my team at BMI for their efforts to date….I do

this at the risk of increasing expectations on Christmas bonus’..:)

We are also encouraged by the fact that this year our management portfolio

has once again increased in numbers and our portfolio has increased by

approx 25%; this in our view expresses growth in the market, although we

accept that it may also be driven by the fact that uncertainty may discourage

potential purchasers to take the plunge.

Sales throughout the past few years have remained strong for us, regardless

of the fact that there is a view that this is not the case, I believe that this

mood is driven primarily not because of a lack of sales, which we have not

experienced, but rather because of the volume of properties currently on the

market, which to date has reduced but which we believe is still on the high

omeside, with an average of 200 properties listed – our ideal number would be in the

region of 125. Expectations in some areas continue to be high but we are most

certainly seeing a re-educated market from the peak days of 2007. Today we are

enjoying a market readjusted and uncertain sectors enjoying growth in process

of between 15% and 20% from 2009.

Some of you may have had the opportunity of seeing BMI feature on GBC’s

“Property Programme” during Sept & Oct……we hope you enjoyed it !! However,

before you start to worry, no, we will not be offering DVD recordings, nor will be

doing it on an annual basis. I mention it though, because it has served to underpin

how strong our market is and how we have come through leaps and bounds since

1998 when we first did a series with GBC. Most interesting was the fact that back

in 1998 our average rate per sqm was £900; today we are at an average rate of

approx. £4,000/sqm, we continue to grow as an economy and we confidently

compete with other jurisdictions such as Monaco and Switzerland ………not

sure we’ll hit the £20,000/sqm currently achieved in Monaco though…..;)

I will refrain from boring you any further and on this occasion simply wish all our

clients and friends a Merry Christmas and a happy New Year. It has truly been a

pleasure to have served you all and we look forward to continuing to do so into

2013 and beyond.

A project that has kept the marketing team busy for a few months now, the website is optimised for display on smartphones and notebook/tab type devices.
