1.0 INTRODUCTION

The works comprise the complete design, procurement and installation of new electrical services installations for the proposed refurbishment of the retail area at Timberlands’ existing unit at Unit 70, Great Western Factory Outlet Village, Kemble Drive, Swindon, SN2 2DZ.

The contractor shall be appointed in accordance with the conditions of contract issued by the Project Manager under a formal Design and Build contract.

The contractor shall be responsible for the works detailed in this specification document and all accompanying documentation. Where discrepancies exist in this specification, the contractor shall clarify such discrepancies with the Project Manager during the tendering period.

The extent of works shall typically comprise the isolation, making safe and strip out of existing redundant services and the design, coordination, procurement, supply, installation, setting to work and commissioning of the following:

The contractor shall provide new mains distribution and electrical circuits for the retail area, and new containment, power and lighting to retail areas and associated back of house areas.

The Contractor shall install all free issue light fittings, track and associated fitments for the retail areas.

Telephone, security and fire alarm installations shall be modified and upgraded where necessary. The contractor shall allow to liase fully with the clients nominated specialists and provide all necessary containment and first fix wiring to suit the specialists requirements.

Power wiring and point-to-point containment shall be provided throughout for all items of mechanical plant and equipment where required.

The Contractor shall carry out a full electrical test of all installations on completion of the works and issue formal certification as specified in the IEE Wiring Regulations.

The Contractor shall undertake all the works described in this specification, including full testing and commissioning, handover and training of the client or his appointed representatives.

In the tender return it shall be assumed that the Contractor has visited site and taken account in his tender return of all the site limitations including allowing all necessary attendances to effect successful co-ordination with the programme.

In the tender return it will be assumed that the Contractor has complied with the requirements of this specification, and the current edition of the IEE Wiring Regulations. It is incumbent upon the Contractor to ensure compliance with all Local Authority, Fire Office and all other statutory undertakings.

The Contractor will be responsible for preparing working drawings showing details of all work to major items of plant and specialist installations to be carried out for

submission to the Project Manager for his approval. Any required amendments shall be carried out by the Contractor at his sole expense and the drawings re-submitted to the Project Manager for his approval. It shall be the responsibility of the Contractor to take site measurements to check accuracy of all dimensions taken from the Architects or other drawings used in the preparation of the working drawings.

The Contractor shall also prepare and/or provide all necessary wiring diagrams, both internal diagrams for items of electrical equipment and diagrams showing the interconnection between different items of equipment.

1.1 GENERAL

Design Obligations

The contractor shall comply fully with the conditions of contract in force under the form of Design and Build contract. The following general guidance shall apply specifically to the electrical services installations as defined in this specification document.

The contractor shall develop the design in accordance with the design intent and to the full approval of the Employers Representative. The design shall be developed in accordance with this specification and the Architects drawings.

The design shall be carried out in accordance with all current good practises, the CIBSE Design Guidelines, all relevant British Standards, Local Bylaws and current practises in force at the time.

The contractor shall develop the design in conjunction with the Employers Representative and shall issue drawings and design documentation in accordance with an agreed design programme for approval and comment. Where the contractor is required to undertake revisions to the outline design or provide justification of the design submitted, this shall be actioned prior to the start of works on site.

The contractor is required to liaise fully with the project Architect during the design development stage to coordinate fully the electrical installations to ensure these compliment the nature of the building and the proposed design intent.

The Contractor shall include in the Tender Sum for all costs associated with providing such equipment, systems and services necessary to complete the Contract Works. These Costs shall be stated in the Tender Summary Sheets provided. Failure to comply with this condition may render the Tender invalid.

The contractor shall be deemed to be proceeding at risk where the design is not approved prior to start of works on site.

Design Drawings

The contractor shall provide 3 full scale paper copies of all design drawings for checking and approval. In addition, all drawings shall be submitted electronically as AutoCAD 2004 format (.dwg) files and PDF files.

General layout drawings shall be a minimum 1:50 scale. Layout drawings shall be provided for each service and shall be clearly labelled with the service type. Where necessary, 1:20 scale drawings shall be provided for coordination and setting out purposes.

The contractor shall ensure that all drawings are coordinated with all other building services, structural and architectural elements, and shall provide large scale details where a coordination interface is required with other disciplines e.g. floor trenches, risers, etc.

The contractor shall provide a full issue of Builderswork drawings clearly identifying the locations and sizes for all holes above 50mm diameter or 50x50 square; all wall chases; all floor voids and trenches; all vertical risers above 50mm or 50x50mm in size; all penetrations of external walls (regardless of size); all roof penetrations; any bases for fixed services; all special fixing requirements i.e. pattresses for lighting fittings or smoke detectors; all other specific builderswork elements. Builderswork details shall be issued at 1:50 scale minimum.

All drawings shall be issued under cover of a drawing issue register, clearly stating the drawing title, drawing number, drawing revision and purpose of issue. Where a drawing is for approval, an approval date shall be clearly indicated on the drawing register.

Design Package

The contractor shall submit a fully comprehensive design package with all drawings for approval. This shall clearly show the progress of the design in relation to the design intent, and shall collaborate the submitted design details and drawings. The design shall be undertaken using approved and industry recognised software where appropriate, and shall be issued electronically in PDF format.

The contractor shall be responsible for formalising a design package and all necessary design details for submission to the Local Authority for Planning and

Building Regulations approvals. All such design packages shall be prepared using approved design software as required under the Building Regulations and associated documentation.

Where necessary, the design package shall include specific literature for plant and equipment and specialist manufacturer’s drawings for approved sub-contract works.

Where the contractor intends to offer an equal and approved alternative to the manufacturers and suppliers listed in the specification, details shall be provided in the form of a technical submission including full manufactures specification, performance data, drawings and dimensional data as appropriate.

The contractor shall obtain full details of all electrical requirements for mechanical services plant items from the mechanical contractor for inclusion in the electrical design scheme. The details shall be issued in the form of a schedule and drawings clearly identifying the item of equipment to be fed, location, mounting height, electrical loading, full load current, starting current where applicable, recommended fuse/isolator ratings and any other details as may be requested by the electrical contractor.

Working Drawings

Following approval of the design and design drawings, the contractor shall provide coordinated working drawings for all works. Working drawings shall be fully coordinated with all architectural and structural elements and other building services and shall be of the same scale and quality as the design drawings but shall be amended where appropriate to include dimensional data, setting out data, scaled plant and equipment, installation details, technical schedules and specifications and other information as necessary to allow the works to be progressed on site.

The contractor shall provide 3 full scale paper copies of all working drawings for checking and approval. In addition, all drawings shall be submitted electronically as AutoCAD 2004 format (.dwg) files and PDF files.

Plant and Materials

The contractor shall adhere to the particular materials and suppliers detailed in the specification. Where the contractor proposes to use alternative suppliers and manufacturers to those specified, a formal submission shall be provided detailing the alternative suppliers, technical specifications, cost variances and where requested a sample of the equipment shall be provided.

Alternative materials, plant and equipment will not be accepted without formal approval from the Employers representative.

Samples

The contractor shall provide fully working samples of all proposed plant and equipment where requested by the Employers Representative. Samples shall be of the manufacturer, type, colour and exact specification as those materials

proposed for the works. All samples shall be retained on site for reference purposes.

Record drawings

The contractor shall provide record drawings on completion of the works. The record drawings shall clearly indicate the works installed and shall detail the following:

1. Routes of all electrical services, sizes, locations of isolators, switches and ancillary fittings. Clearly identify where services are run i.e. in ceiling void, in floor void, at low level, etc.

2. Routes of all containment of 100mm and above and ancillary fittings. Clearly identify where services are run i.e. in ceiling void, in floor void, at low level, etc.

3. All items of plant and equipment. All items to be clearly labelled with an identifying reference relating to a schedule on the drawing or in the operating and maintenance documentation.

4. All circuit references for power and lighting circuits.5. All cables for future installations to be clearly tagged and referenced on

the drawings i.e. security and audio cables.6. All safety devices to be clearly marked and located.7. Items requiring specific maintenance to be referenced to operating and

maintenance documentation.8. Locations for all incoming services isolation points.

The contractor shall maintain a complete set of drawings on site during the progress of the works and shall mark up these drawings to reflect ant changes that may occur during the installation works. These drawings shall be available for inspection at all times.

Operating and Maintenance Manuals

The contractor shall provide 4 copies of the operating and maintenance documentation on completion of the works.

Draft copies of all manuals including an index list shall be issued to the Employers representative at least 2 weeks prior to handover for comment and approval. The final document shall be completed and issued with 7 days of practical completion being awarded.

2.0 INCOMING SUPPLY

The existing mains supply and distribution equipment shall be retained in its current position. The contractor shall include carrying out a full test of the electrical installations and providing certification of the same on completion of the works.

3.0 EARTHING

The Contractor shall supply and install earthing and supplementary earthing to comply with the requirements of BS7671, 2008 (IEE Wiring Regulations 18th

Edition) for all new distribution circuits.

3.1 Main Earths

From the existing earth bar the contractor shall design, supply and install all equipotential bonding conductors to suit the new installations.

The Contractor will ensure that all the above systems are continuous and at the same potential throughout.

3.2 Supplementary Earthing

A dedicated 6mm2 earth shall be installed from the main earth bar to the EPOS data cabinet panel located in the Managers Office.

A dedicated 4mm2 earth ring shall be installed from the main earth bar to the clean power sockets located in the Managers Office and retail area cash wrap positions.

3.3 System of Wiring

In general earthing cabling will be installed on galvanised cable tray/cable basket. However, where it is considered to be more economic galvanised trunking shall be utilised. All cabling will be appropriately coloured, stranded copper cored LSF singles (BS 6004).

At the distribution board each CPC will be individually terminated in its own way on the multiway earthing terminal.

All earth terminals shall be clearly labelled with engraved Traffolyte labels tied to the cable at the termination point. The label shall identify the service and size of cable.

4.0 SUB-MAINS

The Contractor shall design, supply and install all new sub-mains cables to suit the proposed installations.

4.1 New Sub-mains

The Contractor is to design, supply and install XLPE, LSF, SWA, LSF sub-mains of the appropriate rating and size.

Sub-mains shall generally be installed to the following:-

Mechanical Control Panel(s) and Mechanical Equipment/Plant

Local Distribution Boards

Lift Isolators (where required)

In addition to the above, MIC/FP200 cables shall be installed to the essential services defined below

Fire Alarm Panel

4.2 Installation

Sub-mains cables shall be installed on the containment systems to be provided as detailed elsewhere in this specification.

Where sub main conductor sizes exceed 50 mm2, these shall in all cases be secured via one or two fixing point LSF cable cleats - located at manufacturers approved centres.

All other sizes of sub main shall be tie wrapped to cable tray at centres not greater than 1m.

In no circumstances will it be permissible to loose lay sub-mains at any point along their length.

Each sub-main shall be labelled at both ends, which shall include a description of its purpose together with the switch number at its origin. (5mm black lettering on white Traffolyte - tie wrapped to sub main.)

All steel wire armoured sub-mains shall use their armouring as the CPC unless detailed otherwise. These shall be terminated to the gland plate in the appropriate manufacturers approved gland - utilising an earth tag and locknut.

5.0 DISTRIBUTION BOARDS

The existing distribution boards shall be retained and re-used as far as practicable. The contractor shall carry out a full survey of the existing installations and where these are considered inadequate for the circuits required to suit the new installations, the contractor shall design, supply and install and commission new secondary distribution boards where required.

Distribution boards shall be provided with a compliment of contactors for lighting control purposes. These shall be mounted either integral within the board, or in an adjacent extension box.

Window and external signage lighting circuits shall be provided with a timeclock controller, programmable for 24 hour, 7 day operation. The existing timeswitch shall be re-used where possible. The contractor shall provide a new timeswitch if required and this shall be located adjacent to the distribution board.

Distribution boards shall be surface mounted and supplied with a full complement of MCB's. All distribution boards shall have as a minimum a 100A incoming isolator or a size equal to or greater than the size of the upstream protective device.

Where RCD's are required, these shall be of the passive type and be of 30mA trip setting. All sockets in the retail areas shall be RCD protected. Each RCD shall take up no more than 2 modules in a distribution board and shall not suffer any detrimental effects when subjected to a 600V dc insulation test.

The distribution board schedules shall define the size and type of MCB's to be used. The table below gives an approximation for some standard sub-circuit arrangements:-

Where required the Contractor will allow for the supply and installation of a purpose made extension box, for easing the termination of a sub-main into a distribution board. The top entry of sub-mains into distribution boards is not permitted, unless the cable tails are contained in a segregated compartment (which is suitably labelled).

All distribution boards will be labelled, which will define the board's use and its unique number. All labels will be screw fixed and will use 10mm black lettering on a white Traffolyte background

The Contractor is to demonstrate that each way on each distribution board complies with the appropriate distribution board schedule.

6.0 CABLE TRAY AND TRUNKING SYSTEM

6.1 Cable Tray

The Contractor shall design, supply and install a complete segregated containment system from the distribution boards to the refurbished retail areas. Primary cable runs and sub circuits shall be distributed via cable basket or trunking for lighting and power, and single cable trays typically separated as follows:-

Tray 1 Lighting and Power Tray 2 Fire alarms, CCTV and security, Controls wiring

(24V), Music system

Tray 3 Telecom, data

The contractor shall provide adequate primary distribution to support all cables for their entire run, except at final terminations for sub mains cables, and for the final 1.5 metres on sub circuit cables to appliances and fittings.

Within the sales floor area, a racetrack shall be provided to the perimeter of the unit for distribution of all required services. All containment shall be installed neat and level and routes agreed with the project manager. The final routes shall be coordinated with all proposed and existing ceiling services.

Where a tray carries more than one service, the cables of each service shall be grouped so as to clearly define the different services present. "Each group of services shall be labelled on the tray every 2.4m". Labels shall be 10mm black lettering on white Traffolyte.

In general, cable trays shall be run in the ceiling void and be suspended from the steel decking. The Contractor shall install all necessary cable trays to form a complete and continuous cable tray system, ensuring that all areas of the installation are suitably serviced.

Generally, the Contractor shall allow to supply and install a complete cable management system, i.e. to feed individual emergency lighting points, socket outlets, fire alarm sounders, break glass units, etc. Separate cable trays shall be installed from the main tray routes to service individual items of plant and equipment.

All cable trays shall be galvanised medium duty unless detailed otherwise.

6.2 Trunking System

Multi-compartment trunking may be used utilising the services groupings defined in Section 7.1.

All trunking will be galvanised and will form a completely re-wireable system.

Within the existing office area, the contractor shall provide a 2 compartment white PVC dado trunking to serve the office equipment power and data outlets.

At the cashwrap locations, a 150x50mm 2 compartment heavy duty trunking or multiple 25mm conduits shall be provided from the perimeter walls to the cash wrap location.

6.3 Other Wiring Systems

Where single cables or circuits are to run from a main cable tray, the final route shall be via a suitably sized heavy duty plastic conduit. All drops within partitions or columns shall be protected via a bushed flush conduit installation, terminating in a suitable box. All exposed areas shall be wired in galvanized conduit. Where conduits are installed within stud partitioning this shall be installed in plastic conduit.

The Contractor shall allow for containment to terminate at all final wiring points for all services and to ensure that no cables are exposed.

7.0 SALES FLOOR LIGHTING

The Contractor shall take delivery, store and install the free issue lighting for the retail area and shall design, supply and install all circuits for the specified lighting fittings including all modular and display light fittings typically as indicated on the Architects drawings. All light fittings shall be provided complete with the full quota of lamps.

The layout of all light fittings shall be as detailed on the Architects drawings and the Contractor shall include to set out all light fittings in ceilings, rafts and wall fixtures. Final setting out of all lighting fixtures shall be agreed with the Architect prior to installation.

7.1 Sales Floor

All wiring will be LSF single-core cables installed in trunking. Separate CPC's shall be used throughout. The final connection to each luminaire will be via a 3 pin 5A rated plug and socket complete with 1mm2 3c LSF flex, or be hard wired in trunking to the fitting terminal block.

The Contractor shall design, supply and install all batten type luminaires where defined on the Architects drawings and serving shop-fit fixtures and equipment. In this case, the Contractor shall provide a local wiring point hidden in the wall feature, with suitable 3 pin 5A rated plug and socket complete with 1mm2 3c LSF flex.

The Contractor shall include taking delivery, storing, protecting, installing, and wiring all fittings.

7.2 Display and Accent Lighting

The display and accent lighting defined on the Architects drawings shall be supplied free issue for installation by the Contractor.

In general, this shall cover the following areas:-

The contractor shall design, supply and install all wiring utilising LSF single-core cables run in trunking. Separate CPC's will be used throughout. The final connection to each luminaire will be via a 3 pin 5A rated plug and socket complete with 1mm2 3c LSF flex.

The Contractor shall include taking delivery, storing, protecting, installing, and wiring all fittings.

7.3 Police Lighting

The Swindon store is within an enclosed and secured mall. Police lighting is not therefore required.

7.4 Switching

The sales floor lighting shall be switched by a central control switch referred to as the “LAST MAN OUT” switch to be located adjacent to the main entrance doors at ground floor level. The shopfront and window display lighting shall be switched by timeclock.

The contractor shall include for all retail lighting circuits to be contactor controlled.

The last man out switch shall be fully recessed and shall be a 2 gang rocker switch, fully labelled, with white double pole switching modules set into a white faceplate to match sockets and other accessories on the sales floors.

The “last man out” switch shall operate as follows:

Switch 1 – cleaners lighting. To switch all back of house lighting circuits and approximately 40% of the retail areas lighting.

Switch 2 – Full lighting. To switch all remaining sales floor lighting circuits during trading hours.

8.0 BACK OF HOUSE LIGHTING

All existing back of house lighting shall be retained. The contractor shall include to check and non-operational fittings and replace these with like for like units if required.

The contractor shall include replacing all broken and missing diffusers in the back of house areas.

8.1 Staff Areas Lighting

Where new are required, all light fittings shall be supplied and installed by the Contractor.

All luminaires will be suitable for flush installation into the ceiling grid, or for surface mounting. Each fitting will be supplied with a non-flammable fuse holder complete with 3A cartridge fuse.

All wiring will be LSF singles or LSX cables, LSF multi-core cables contained in trunking /cable basket and flush black enamelled conduit supplied and installed by the Contractor. Separate CPC's will be used throughout. The final connection to each luminaire will be via a 3 pin 5A rated plug and socket complete with 1mm2

3c LSF flex.

8.2 Switching

In general, lighting sub-circuits shall be controlled by local flush/surface mounted multigang grid switches.

Staircases and external lighting will deploy key switches, which shall provide a local means of isolation.

8.3 Spare Lamps

The Contractor shall supply 10% of all types of lamps for new fittings deployed as spares.

All lamps for use in staff quarters areas shall be Triphosphor Colour 83.

9.0 EMERGENCY LIGHTING SYSTEM

The existing emergency lighting system utilises the existing lighting fixtures with self-contained emergency battery packs within dedicated fittings throughout the building. The existing sales floor luminaires shall be stripped out including all emergency provisions. The contractor shall, design, supply, install and commission new emergency lighting installations to suit the refurbished retail area. Fittings shall be standalone twin spot units.

The contractor shall include carrying out a full 3 hour drop test on all existing emergency light fittings in back of house areas. All fittings which fail the drop test shall be repaired/replaced. The contractor shall include providing a remote “Green” indicator lamp on all existing and new emergency fittings.

The contractor shall undertake a light level survey of existing light fittings in back of house areas. Where these do not achieve minimum British Standards requirements, the lighting shall be augmented with additional fittings to achieve the same.

All emergency light fittings and illuminated exit signs shall be supplied complete with integral battery packs.

Emergency light fittings shall be connected to the proposed lighting control modules with full test facilities on a room by room basis via local key switches, or on a group basis through central test switches.

The Contractor shall allow commissioning the emergency lighting systems, together with demonstrating it to both the Engineer and Building Control.

The system will not be accepted until successfully demonstrated to the above, together with receipt of satisfactory completion and test certification.

10.0 FIRE ALARM SYSTEM

The existing fire alarm system comprises a Wormald 8 zone analogue control panel with smoke detectors, break glass units and electronic sounders throughout the unit. The installation is considered to be installed to BS5839, L2 classification. The fire alarm system is provided with a hard wired interface to the Landlords fire alarm system providing fire alert out, fire alert in and fault signals to the centre management.

The existing fire alarm system is wired in White LSF cable which is in contravention of British Standards requirements for fire alarm installations. The contractor shall include stripping out all existing cabling and rewire the entire fire alarm installation in RED LSF sleeved FP200 cable or equal.

The contractor shall decommission the existing installation for the duration of the works and carefully isolate and remove any devices in the retail area which are affected by the proposed refurbishment works. Existing ceiling detectors shall be set aside for use elsewhere within the installation.

The contractor shall design, supply, install and commission the fire alarm system for the refurbished retail area complete with all call points, smoke detectors, sounders, interface relays etc. to Class L2 requirements. The installation shall as far as practicable make use of the existing wiring and system components including those components removed during the strip out phase. The system shall fully meet the requirements of BS5839 together with all Local Authority, Fire Officer and Landlord requirements.

Prior to starting works on site, the contractor shall carry out a functionality test of the existing fire alarm panel to prove correct operation and signalling. The contractor may wish to appoint the fire alarm maintenance company to undertake this task. The contractor shall provide a written report detailing the status of the installation. The contractor shall also check and confirm that compatible components for extending the existing installation are available from the manufacturer and / or wholesalers. Where the fire alarm system is out of manufacture, the contractor shall put forward a definitive proposal for upgrading this with new, but shall make use of the existing wiring as far as practicable.

The Contractor shall allow testing and commissioning the following interfaces for the fire alarm panel:

Mechanical plant shut down Music Installation shut down Landlord interface – Fire Output signal Landlord interface – Fire input signal Automatic activation of dial out facility in an alarm, including Redcare line to

10.1 Fire Alarm Equipment

The Contractor shall commission the fire alarm system once the installation has been completed and provide the Engineer with certificates of same.

10.2 Cabling

The entire fire alarm system shall be wired in RED LSF sleeved FP200 cable, installed on a dedicated cable tray system. All wiring shall be concealed.

10.3 Commissioning

The entire system shall be commissioned to the satisfaction of the Engineer, and the system will be deemed not to be complete until satisfactory completion and test certificates are received.

The Contractor shall allow for all necessary attendance required by the specialist Contractor for commissioning and demonstration purposes. In addition to the usual fire alarm system checks, the following functional checks shall be demonstrated:

Automatic activation of dial out facility in an alarm. Automatic shutdown of the mechanical plant in activation of alarm. Automatic shutdown of music system

The contractor shall include for 1 full days training to demonstrate the system to the appointed persons.

10.4 Redcare

The contractor shall recommission the existing Redcare facility and prove this on completion of the installation.

11.0 TELEPHONE SYSTEM

The existing telephone installation shall be retained to back of house areas. Telephone points in the retail area shall be repositioned to suit the cash wrap location.

The contractor shall carefully disconnect any telephone equipment from the existing cash wrap and hand this to the store for looking after whilst the works are in hand.

The contractor shall strip out the existing cables to the cash wrap position back to the nearest junction/connection point.

The contractor shall supply and install new telephone cables form the existing distribution position to the new cash wrap position as defined on the Architects drawings.

11.1 Equipment

Where new telephone equipment is proposed, this shall be supplied, installed and commissioned by Timberland (UK) Limited nominated specialist.

11.2 Wiring System

The entire telephone wiring system will be enclosed in trunking and conduit, except for in sales floor where is will be carried on cable tray.

The Contractor is to supply and install the complete wiring system and wireways including all cabling (CAT5e). All cabling shall originate from the points detailed and terminate in the service cupboard.

11.3 Commissioning

The Contractor shall allow being in attendance with the specialist Contractor for the period of the commissioning.

12.0 EPOS SYSTEM

The existing EPOS installation shall be retained to back of house areas. EPOS points in the retail area shall be repositioned to suit the cash wrap location.

The contractor shall carefully disconnect any EPOS equipment from the existing cash wrap and hand this to the store for looking after whilst the works are in hand.

The contractor shall strip out the existing cables to the cash wrap position back to the patch panel in the managers’ office.

The contractor shall supply and install new CAT5e data cables from the existing patch panel position to the new cash wrap position as defined on the Architects drawings. The contractor shall also provide enhanced data provisions within the office to suit the proposed EPOS installation. All data outlets shall be fitted within the dado trunking.

Where the client intends to upgrade the existing EPOS installation, the final installation and testing of equipment will be carried out by a specialist Contractor as a direct order to Timberland (UK) Limited.

The contractor shall liase fully with the clients’ specialist to ensure that all necessary containment, first fix wiring and power are provided.

12.1 Data Installation

The Contractor is to supply and install the complete wiring system and wireways including all cabling (CAT5e). All cabling shall originate from the points detailed on the Architects and specialists drawings and terminate in the office with a 5metre coil of cable for extension by the specialist contractor.

12.2 Commissioning

The Contractor shall allow all necessary attendance for the EPOS systems commissioning period.

13.0 SMALL POWER (GENERAL)

The existing small power installations to back o house areas shall be retained. The existing installations to the retail areas shall be carefully isolated, made safe and stripped out where necessary to suit the proposed refurbishment.

The contractor shall design, supply, install and commission new power requirements to the retail floor and ancillary areas typically as detailed on the Architects drawings.

All power outlets on the sales floor shall be as the MK Logic Plus range, white finish.

All outlets in other areas shall be white plastic finish as the MK Logic Plus range or equal and approved.

Power outlets shall be fully recessed except in plantroom and stockroom areas where surface mounted fixtures are acceptable on solid walls. Where partition walls exist, outlets shall be recessed. All outlets shall be mounted to comply with the requirements of the Building Regulations Approved Document M.

13.1 Power to General Areas

In backstage areas supplies for the power points will be derived from the floor distribution boards. All wiring will be LSF cables contained in multi-compartment in surface galvanised conduit, with the staff/public areas in a flush conduit system. Use will be made of the multi-compartment dado trunking in office areas.

Adequate power points shall be provided in the retail area for general cleaning purposes at 15 metre centres within the retail area with at least one outlet in each compartment.

The contractor shall upgrade the power provisions in the office area to suit the proposed EPOS installation. The contractor shall review the existing installation and allow for additional sockets to replace the multigang adaptors currently in use.

Separate CPC's will be used throughout.

13.2 Door Bell Installation

The Contractor shall design, supply and install a complete door bell installation, including the following.

Bell push at front door for staff. Bell push to be located in stall riser at shopfront

Bell push at rear door for deliveries

14.0 MECHANICAL SERVICES

The existing mechanical services installations are to be retained as installed. It is not envisaged that any additional mechanical services supplies will be required. However, where the design development introduces new mechanical services equipment, the contractor shall design, supply, install and commission new electrical services for these.

14.1 Cable Management

The Contractor shall provide all wireways for the installation of the mechanical control system where required. This shall include for all sensor positions, controllers and control devices to all areas of the building. The system shall comprise cable tray, trunking and conduit generally carried in ceiling voids.

The control wiring for the system shall be installed by a specialist Contractor, but the Contractor is to liaise to ensure all wireways are installed as required and in programme sequence.

14.2 Power Wiring

The Contractor shall provide power supplies and associated wireways from the mechanical services control panel or local distribution boards to all items of plant where required.

All wiring to be in XLPE, LSF, SWA, LSF cables or as otherwise defined.

The Contractor shall supply and install the wire management system to equipment. At each piece of equipment the Contractor will install a suitably rated isolator, complete with label and steel flexible conduit for final connection via suitably rated LSF tails.

14.3 Commissioning

The Contractor shall allow for necessary attendance during the commissioning of the mechanical plant as deemed necessary by the Engineer.

15.0 MUSIC/VIDEO SYSTEM

The existing store music installation shall be retained unless defined otherwise by the client.

The contractor shall allow carefully isolating, taking down and setting aside the existing music system speakers and hand these to the store for keeping during the refurbishment works

The Contractor shall design, supply and install all wireways and wiring for the relocated music/video system within the proposed refurbished retail area.

Where a new music system is proposed by the client, the contractor shall supply and install all wireways and wiring in accordance with the requirements of the clients specialist supplier.

15.1 Equipment

The existing music system equipment shall be carefully set aside and reinstalled by the contractor unless defined otherwise by the client.

Where a new installation is proposed, the music/video system shall be supplied, installed and commissioned by the Timberland (UK) Limited nominated specialist.

15.2 Wiring System

The entire wiring system will be enclosed in trunking and conduit or laid on cable tray.

The Contractor is to supply and install the complete wiring system and wireways including all cabling. The cable specification will be provided by the specialist supplier.

15.3 Commissioning

The Contractor shall allow being in attendance with the specialist Contractor for the period of the commissioning.

16.0 SECURITY/CCTV/TAGGING/ACCESS CONTROL SYSTEMS

The existing security, CCTV, tagging and access control systems shall be modified to suit the proposed refurbishment.

The contractor shall allow to survey the existing installations in association with the clients nominated specialists and agree a scope of works for the upgrade and relocation of the existing installations.

The Contractor shall design, supply and install all wireways for the security/CCTV/access control systems, in accordance with the requirements of the specialist supplier.

The contractor shall design, supply, install and commission all power requirements for the security, CCTV, tagging and access systems as required to suit the specialists requirements.

The specialist supplier’s details shall be confirmed by the project manager.

16.1 Equipment

The security/CCTV/tagging/access control systems equipment shall be supplied, installed and commissioned by the Timberland (UK) Limited nominated specialist.

16.2 Wiring System

The entire wiring system will be enclosed in trunking and conduit, or on cable tray.

The Contractor is to supply and install the complete wireway system including all cabling. The cable specification will be provided by the specialist supplier.

16.3 Commissioning

The Contractor shall allow being in attendance with the specialist Contractor for the period of the commissioning.

17.0 STRIP OUT

The contractor shall include to familiarise himself with the existing installations on site prior to commencement of the works. The contractor shall be obliged to understand the extent of the existing systems, how they operate, what they serve and the day to day use of the systems.

The contractor shall carry out a full operational test of the existing systems and provide a written report to the Project Manager detailing any deficiencies or irregularities in the installations. The installations tested shall include but not be limited to the following systems generally as detailed in this specification:

Fire alarm installation Emergency lighting installations Lighting control systems

Specialist systems such as the security installations, EPOS and tagging systems shall be tested by the clients appointed specialists where required.

The contractor shall isolate, make safe and strip out all existing electrical services within the retail area where these cannot be accommodated in the new layout. Existing containment systems shall be retained where practical and where these achieve the criteria set out in this specification.

All existing light fittings shall be carefully set aside and offered back to Timberland for use at other sites. Where declared unfit for purpose by the client, the contractor shall make due allowances for the removal and safe disposal of all redundant materials and equipment from the site.
