Project Highlights: -- This mid-town office building (circa 1969) of 836,834 SF achieved

an ENERGY STAR score of 72

-- LEED Silver Certification was

achieved by:

-- Extensive access to public transportation; Green exterior

management; reduced potable

water usage by 10% over EPA

standards; retro-commissioning

energy study conducted; active management of ozone depleting

refrigerants; powered by Green-e

energy inclusion of MERV 14 air

filters; lighting controllability;

Green-Seal certified cleaning products; plus a number of

exemplary performance credits for

access to public transportation,

development density, and occupant

recycling

Hotel Renovation Cherry Hill, NJ

Project Highlights: -- This 345,000 SF Hotel with 417 rooms (circa

1973) required moisture

damage remediation

-- Fire/Life Safety system

upgrades and the addition of emergency backup

power, along with

modernization of the

elevators and HVAC

controls were implemented

-- Site lighting, parking,

and landscaping upgrades

were also designed and

constructed

Apartment Renovations Brookline, MA

Project Highlights: -- The 409 unit rental apartment building (circa

1974) had all units

upgraded

-- The roof and all

windows were replaced; all HVAC systems and

controls upgraded; lobby,

common areas and leasing

offices upgraded; and a

media room, community room, and business

center added

-- New landscaping, site

lighting and signage

packages were designed and installed

-- Elevators were

modernized, and high-

speed internet access

added throughout the building

Project Highlights: -- On-site waste water treatment system based on

the Amphidrome process

produces Hydrogen Sulfide

(H2S) in quantities that cause

complaints by community residents – affecting rental

sales and retention.

-- Existing tray style carbon

system was substantially

undersized for the application and was not effective in

reducing odors

-- Odor reducing chemical

additives were also ineffective

– and produced unwanted precipitates

-- Designs focused on a

biologically based in-ground

system that would not be

dependent on any proprietary equipment or science – and

would be environmentally

friendly and sustainable

-- The system was installed

and put on line in March 2009 and all nuisance odors have

been eliminated

eyesore in a

residential neighborhood

-- This Brownfield site

required cleanup of

various hazardous

materials including LUSTs

-- The project

redeveloped a

hazardous site for 12

new residential condominiums - and

provided for 2 new

units of affordable

housing, plus off-

street parking

Project Highlights: -- A 1986 vintage 465,000 SF regional shopping

center is 60% occupied

and requires re-

development

--- Existing land on the perimeter of the 50 acre

site is entitled through

the City for the

development of 4

outparcel buildings of 20,000 SF of new space

-- Further studies lead to

a plan to demolish, re-

design, and re-build

155,000 SF of GBA -– Also planned is the re-

construction of some

100,000 SF of poorly

designed space

-- And the re-design of some 3,000 LF of exterior

facade of the existing

buildings

Hotel Renovation Oak Brook, IL

Project Highlights: -- This 337,000 SF Hotel with 347 rooms (circa

1969) required moisture

Project Highlights: -- This 1,000,000 SF mixed-use building is the

largest mid-block

building in Chicago

-- Structural defects

were discovered needing immediate repairs

-- Poured-in-place-

reinforced concrete

transfer girders and

columns were strengthened in-place

while the building

remained occupied and

in use

and so a new one was

offices for leasing, a

business center, and an exercise facility

facility was situated for

structured parking on 4 levels

-- The development was

designed with a single

user layout for 3 stories

of retail with no common vertical access

-- A new layout was

devised to allow common

vertical access with the

addition of upper floor lobbies and additional

elevators

Restart Condo Project Annapolis, MD

Project Highlights: -- The 300 unit rental apartment site had 216

units in various forms of

upgrade needing to be

completed

-- The existing community club/pool house had been

demolished and a new

one had to be designed

and built

-- Work had been abandoned mid-stride –

making for an arduous

task to take inventory of

all materials and stages of

work completion -- Coordination and

cooperation amongst

lenders, ownership,

designers, contractors,

and the City were key to the project success

Project Highlights: -- A former parking lot on a steep slope will be

developed into 48,000 SF

of new retail and

restaurant space with

parking for 350 cars in 2 levels on top

-- The design of the top

level of parking will

reduce the heat-island

effect of the former parking lot

-- The development is

designed to achieve LEED

Certification through a

number of available USGBC Credits including:

high efficiency

mechanical systems,

storm water harvesting,

proximity to transportation,

community connectivity,

and the use of vegetative

screen walls.
