MAREI has held a networking

vendor night every summer since

2004.

Along about 2013, this became

a free event, asking the vendors

to pay their sponsor fee to a local

charity, and asking all attendees

for a $5 donation at the door for

entry.

The charity MAREI has supported

since 2013 has been the local

food bank Harvesters.

In 2015, when the Kansas City

Roayls managed to be snag

many of the American League

positions for the All Star Baseball

game, MAREI came to the

realization that the monthly

meeting night in July falls on All

Star Game Night.

With this realization the first All

Star Networking night became

official.

This meeting features vendor

sponsors, local expert coaches,

and meeting attendees all

coming together to learn, to

network, to talk a little baseball

and to collect monetary

donations to Harvester's to feed

Kansas City's hungry.

Attendees to this event are asked

for a $5 donation at the door,

which buys them 1 raffle ticket for

door prizes, 1 hotdog, and 3 hours

to network and ask questions.

Sponsors are asked for a $50 or

more donation and a door prize for

the raffle. They can also make a

donation to place an ad in this

publication.

Expert Coaches volunteer time to

host a coaching table on various

topics where attendees can ask

questions and learn.

All proceeds go directly to

Harvesters. We currently have a

corporate match which makes

your $5 donation provide 30

meals.

Over the years we have raised

$1,000 and provided tens of 1000s

of meals. Our goal this year is to

provide 10,000 meals. We

currently have about $1000

pledged in sponsor fees, which

when you factor in the corporate

match, that we need 133 people to

attend and make a $5 donation.

Lawsuit filed over the use of the phrase

"we buy houses"You might find this hard to believe, but the phrase "We Buy Houses" is a registered trademark. The current

owner of the trademark ( X5 Ventures LLC / WeBuyHouses.com ) is attempting to force real estate investors into

giving up their websites, social media, and marketing materials if the investor uses this term in their real estate

marketing, even though their actual trademark (as it is registered) is only for specific printed marketing and

educational materials. These tactics are disrupting investor's businesses and causing great monetary loss to

many small business owners.

Not only are they wrongly sending emails threatening legal action against real estate investors around the

country who use the term "we buy houses," they're convincing social media sites to remove content posted by

anyone who uses the term. (see examples below) They're undermining our livelihood!

It's not right to prevent tens of thousands of businesses from using a common term that's been in use for as long

as house wholesaling / flipping has been around!

After months of attempting to work out a settlement with webuyhouses . com and Jeremy Brandt, a stalemate

was reached. So in late June a federal lawsuit was filed to invalidate the trademark and collect damages. It will

be a nasty fight for sure. We have already raised over $100,000 for the legal fund but can certainly use more. Go

The employment landscape and wages have both improved over the last few years, allowing

for more people to participate in the home-buying process. When the economy is in good

working order, as it is now, it creates opportunities in residential real estate, and right now is a

potentially lucrative time to sell a home. Houses that show well and are priced correctly have

been selling quickly, often at higher prices than asking.

Although there is a mounting amount of buyer competition during the annual spring market

cycle, buyer demand has not abated, nor is it expected to in the immediate future unless

something unpredictable occurs. While strong demand is generally considered a good

problem to have, it creates an affordability issue for some buyers, especially first-time buyers.

And yet, prices will continue to rise amidst strong demand.

Kansas City Missouri:  has also jumped on the interior inspection band wagon and has a proposed ordinace in discussion that may end up on the ballot in November.

Mission:  recently held an open meeting to discuss their plans for interior inspections and licensing in Mission.  Their plan included an inspection on all rental property between tenants so they did not have to have tenant permission.

Kansas Law:  Kansas currently has a law on the books that states that cities cannot force the above interior inspections without the tenant concent.

Missouri Law:  MAREI along with members of the new Missouri Property Owner Association attempted to pass a law similar to KS in 2017, and will try again in 2018.  See MissouriPOA.org

Across the country we are seeing Landlords banding together to take their city to court.

INSPECTIONS

We have a lot of new regulations growing, starting and being proposed across the Kansas City Metro.

Overland Park:  Passed a licensing and interior inspection ordinace in 2016 and this July will start implementing fees and inspections.

Seller Finance HR 1360 The Seller Finance Coalition and National REIA are making progress on the Seller Finance Enhancement Act.  They are reaching out to key Senators across the country who are on the right committees.  Here in Missouri those key people are Emanual Clever II from the 5th District and William Lacy Clay Jr from the 1st District.

Over the past year we have seen the state of Missouri and several Kansas City Metro cities take a stab at formalizing rules and regulations for short term rentals.  

A bill was passed in the Missouri House that luckily failed when it went to the Senate, prompting the formation of the new Missouri Vacational Rental Owners Association to help deal with the state and local city laws across Missouri.

We have seen restrictive regulations on the Kansas side and we are seeing a new license and procedure being proposed for Kansas City Missouri.
