ECONOMIC TALKING POINTS
REIS reports strong growth in industrial sector, led by e-commerce distribution
• According to REIS, effective rent in the warehouse/ distribution sector grew by 0.7% in the 4th quarter largely due to large online distributors like Amazon; rates for Flex/R&D space varied widely market from up 1.3% to down -0.2%, but overall the nation looks healthy.
• Vacancy rates for warehouse/distribution declined slightly to just above 10%, Flex/R&D saw a larger 70basis point decline to 11.1; both product types saw reduced levels of new supply and construction pipelines in 2016 indicating 2017 may be a good year for further improvements in fundamentals.

• REIS reports vacancy rates for neighborhood and community centers as well as regional malls held steady at 9.9% and 7.8% respectively; while effects grew at modest rates 1.9% and 2.0% respectively as well.
• Overall, job growth for retail and restaurants workers decelerated from 3.3% in 2015 to 2.2% in 2016;this leads REIS to fear a modest correction in fundamentals of retail markets in 2017.
