ECONOMIC TALKING POINTS

Apartment markets have solid 2016, look steady for 2017, according to REIS

• According to REIS, apartment rents grew by 3.6% in 2016 while vacancy remained unchanged at 4.2%nationally; this was better than expected and occurred with a 1.8% increase in supply.

• Going forward, rental rate growth is expected to decline with increased new supply; but developers may be “pumping the breaks” in time to avoid market collapse.

• According to REIS, office markets experienced a 20 bps decline in vacancy to 15.8%, with 4th quarter activity being a major factor; effective lease rates increased by 2.4%, which is down from 3.6% in 2015but still respectable; new supply was down in 2016, 33.5 million SF vs 37.4 million SF in 2015 and largely contained to pre-leased/build- to-suit projects.

• Given the perpetual low level of new supply and continued robust growth in the office using jobs sector, office could be the upside breakout sector of 2017.
