CONSTRUCTION SPENDING GETS BOOST IN 2016, WHILE FLAT IN DECEMBER.• According to the Census Bureau, the dollar

value of all construction grew by 4.5% in 2016 over 2015;Private construction grew by 6.4%, which is further subdivided as Residential (+5.2%) and Nonresidential(+7.8%); Public/Gov’t construction was down 1.0% year over year by contrast.

• If the economy continues to grow, there will be a need for even more new construction in 2017, and this will impact certain markets and property types who have been enjoying very low levels of new supply for the past six years.

ECONOMICTALKINGPOINTS

• Following a wild ride after the November election, the S&P 500 only returned 0.12% and REITs fell just -0.05% as interest rates stayed in a relatively flat range.

• At this point, the market appears to be waiting to see what Trump will really do and how that will affect the economy, stocks, and real estate.

STOCKS AND REITS HAVE FLAT JANUARY AS MARKET AND INTEREST RATES STABILIZE.
