As I continue to interact with a variety of agents across the metro from diverse back-grounds, I’m always pleasantly surprised how some agents are successful in times when others who seem equally as capable or even more qualified are literally stumbling in the business. When I converse a little further about their designations or technological capabilities, I’m finding that there is no real correlation between more designations and more tech-nology when it comes to success in the real estate business. What I’m seeing over and

over is that the majority of the successful agents I’m meeting to-day who are working with people are suc-cessful and they all have the confi-dence and energy

or should I say enthusiasm to get up and generate more business. Their confidence obviously passes onto their sphere which in turn generates more business for these suc-cessful agents. Agents who have the confidence and are enthusiastic about the opportunities avail-able to their sphere basically have 90% of what is necessary to be successful. Those who do not exude the confidence or enthusi-asm point fingers at the market or their bro-ker or their website. However, the list of excuses that comes out of their mouth or are entrenched in their mind are just excuses that are covering up what the real issue is with their lack of success. Confidence comes from training and experience that is shared amongst others within their sphere. It’s an energy that vibrates around success-ful people and lets people know you know your business and that you truly care about them. Think for a moment about the suc-cessful people you know and how they make

you and others feel. Agents looking to be-come more successful need to emulate that confidence with their tone, body language, scripts and dialogues while remembering never to put down others or jeopardize your relationship because of a commission. Enthusiasm can be better described as a pas-sion for what you do as a professional. When you exude that passion, your sphere remembers that and wants their sphere to know about your passion in real estate. Suc-cessful agents do the following with PAS-SION: prospect, show homes, do opens, solve problems, negotiate deals and meet people. ALL WITH PASSION AND EN-THUSIASM!!! I also find it quite amusing when people find the above a whole bunch of hog-wash. Those people are usually the ones’ who are not successful. Try it, you’ll love what it does for your life and your business.

Mindy Shears, formerly of K. Hovnanian and later Remax Re-sults, shares with us her candid first impressions of EXIT REALTY NEXUS in her first month. Editor: Mindy, tell me about your background. You have had some extensive experience in new construction right? MS: I graduated from Kendall College of Art and Design with a Graphic Design Major and Mi-nor in Photography. When I moved to Minnesota 6 years ago, I fell into working for K. Hov-nanian homes. For 5 1/2 years, I worked in new construction and know the ins and outs of working

with builders and new construction buyers. It’s definitely

a specialty along with my market-ing background through graphic designing. Editor: What has been differ-ent for you with EXIT right off the bat? MS: I am al-ready so busy and productive! It’s such a pro-ductive atmos-phere with posi-tive energy and outside the box thinking. No matter what is go-ing on, someone is coming up with the next best thing that helps everyone else in the office. It’s also so organized. Checklists

and procedures. I know what to do and when to do it. Editor: What made you decide to join? MS: Basically, during the course of an hour and a half long inter-view, I felt that I learned more about real estate in that short

time than during my whole career. I could tell that the tools at EXIT would open a door to more of that if I chose it. Editor: You have

worked in teams before, how is this different? MS: Here we actually work to-gether, like a real team, discuss-ing issues and being a part of the

process rather than being on a team but working individually. Editor: What was your biggest surprise? MS: I am amazed as to how many different ways you can do real estate. Niche specialties of all kinds like Chris Kornberg helping Short Sales and Donavon with bank owned new construc-tion . The best is that the agents here are open to sharing and everyone can learn or adapt it to their own business quickly. I guess it speaks to teamwork again, since the whole office operates that way. Title Evidence: What is it? Why is it so important?

Title evidence is the term used to describe proof of ownership of a home and its corresponding re-search to support such ownership. This can be inclusive of an ab-stract, owner’s policy, and/or Torrens certificate. As an industry standard, title companies search 30-40 years of property records, allowing us to insure the transaction and legal transfer of the property. Receipt of title evidence reduces the re-quired search time and the cost to the seller. For example, if a seller provides a copy of their existing owners’ policy, the title company is allowed to search from the date

of that policy forward. The typical cost of a 30 year search is $350 plus a $150 title exam fee; however, the seller could save an average of $150 by simply providing a copy of their owner’s policy within 48 hours of sign-ing the PA. When the seller provides a copy of their owners’ pol-icy, the buyer benefits with a 25% discount off the purchase of their policy. Bank owned homes differ in that typically the purchase

agreement indicates the buyer is to assume all title search and exam fees. Why is title evidence so impor-tant? Title evidence serves as proof of previous title research on

the subject property. This includes searching the names of all owners over the last 10 years for judgments and bank-ruptcies. In addition, parties to the transaction are also subject to a

Patriot Act search (terrorism/money laundering list). The property records are searched based upon title evidence pro-

vided. This identifies outstanding liens and encumbrances. Should the proper research not be done on a property, a claim could po-tentially be denied by the under-writer. When signing your next purchase agreement, discuss the location of the sellers title evidence, ask them to submit it promptly. Team work can save money and help create an insurable transac-tion!
