NW 86th Street Corridor Streetscape

Urban Design

Throughout the years, the downtown core was dispersed and multiple uses became scattered throughout Clive. In a response to reinvigorate the Northwest 86th Street corridor as a central destination, the City’s leadership recognized the importance of creating a master plan for the redevelopment of the corridor.The master plan focused on strategies for improving traffic flow, land-use, and linkage between the corridor and intersecting greenbelt trail. The streetscape improvements were organized into three implementation phases, with the first phase going out for bid in Spring 2009. This phase includes the Clive main entry sign, the Crossing Guard Shelter, End Piers at every intersection, paving enhancements and landscape improvements.

In the fall of 2006, the City of Crystal Lake engaged Hitchcock Design Group to develop a strategy to enhance the Virginia Street Corridor. Project scope included studying the area, determining opportunities for improvements and creating a Master Plan to guide development. The resulting Streetscape Master Plan summarized recommended streetscape improvements, inclusion of public art, enhanced parking facilities and the analysis and recommendations for revitalizing the Virginia Street Corridor. Phase 1 construction documents have been completed, which includes gateway monuments, signage, planters, enhanced paving and street trees. Further phases will be implemented as funding from the Tax Increment Financing District become available.

Having acted as the lead consultant throughout multiple phases of development, Hitchcock Design Group was responsible for facilitating consensus through a series of public design charrettes during the Master Plan phase. The challenge was developing a design that satisfied a multitude of users, balancing wants and needs within budget constraints, and relying not only on public improvements but private sector investment. The design team consisted of market analysts, hydrologists, civil engineers, and Hitchcock Design Group’s landscape architecture design staff. The development of the riverwalk has brought the region’s rich history alive and created an outstanding centerpiece for the community of Waukesha.

The Calumet River Corridor is a unique ecosystem located in the heart of what once was one of world’s highest concentrations of heavy industry. The river is now being positioned as a key amenity and catalyst to help revitalize South Suburban Chicago communities. Hitchcock Design Group has been engaged by the South Suburban Mayors and Managers Association and the Chicago Southland Economic Development Corporation to create a handbook that illustrates environmentally sustainable design and development best practices. The handbook will educate the cities and promote, guide and inspire environmentally sustainable industrial, commercial, residential and mixed-use redevelopment.

An original Holabird and Root design in 1942, the Technological Institute plaza was renovated in the 1970s to eliminate almost all of the stairs for accessibility. Hitchcock Design Group was hired to design, document and provide construction phase services to renovate and restore this plaza, which included paver replacement, stair restoration, new planting material and new lighting while still providing for ADA accessibility. Numerous underground obstructions created interesting construction challenges. The limited space and need to maintain building access required phased construction that is scheduled to finish in Spring 2009.

Hitchcock Design Group was commissioned by DLR Group to design, document and coordinate the landscape architecture for this mixed-use, retail and restaurant center. The design team faced a complex village review process and high municipal design expectations. The scope of work included exhibits to be used to secure zoning changes and PUD approval, as well as construction of the common area streetscapes, buffers, plaza areas, and site design for several of the individual restaurants and retail establishments. The resulting plan offers a pilot program for creating a native riparian edge for the site’s Lake Desantis, and offers unique solutions allowing the owner to maximize building square footage while keeping site views to the retail uses open.

When the University of Illinois at Chicago was expanding south of their Chicago campus, they created University Village, a mixed-use development. University Village includes a combination of single family homes, lofts, townhomes, residence halls, academic buildings, and adaptive re-use commercial buildings. Hitchcock Design Group has been involved as a Planner and Landscape Architect for over 250 private housing units, open space plans as well as other design and construction projects located east of Halsted. Responsibilities include schematic design, contract documents, and construction observation for site features including plant material, pavement types and sidewalks, precast piers and obelisks, lighting, fencing, signage, retaining walls, and site furnishings.

Settlers Ridge is a planned community incorporating traditional neighborhood development of 2,470 mixed residential homes, neighborhood parks, commercial development, an elementary school, community center and central park. The community is designed to encourage walking, bicycling and interaction among residents by integrating an extensive trail system.Hitchcock Design Group designed and documented all the landscape improvements within the 540-acre phase one and two developments. Key features of the phase one development include entry monuments, vehicular bridge, pedestrian bridge, four neighborhood parks, a community park, clubhouse, natural areas, multi-use trails and habitat areas.

The 2007 Districtwide Playground Renovation Program includes nineteen playgrounds. The team led by Civiltech Engineering and Hitchcock Design Group is responsible for transforming playgrounds into engaging, attractive, safe, and accessible play environments for kids and families of all abilities. The park renovations include an older children’s play structure, a tot lot, swings for both age groups, rubberized play surface, site furniture, lighting and additional landscaping. Additional features include spray pool renovations in ten of the parks and art components in two of the parks.

With a growing retirement population and a continuing demand for such high-quality facilities, Friendship Village made plans for expansion. Hitchcock Design Group was asked to produce the PUD landscape plans for all of the site improvements.The locations and species of over 3,000 existing trees were documented and closely aligned the proposed improvements to preserve the existing trees. Phase 1 consisted of townhome facilities for independent living and included plantings, decorative paving, grading, native planting areas, stone retaining walls and the preservation of existing trees. Phase 2 included three water fountains, a faux bridge, a sea wall, shade structures, extensive plantings and wetland improvements.

Friendship Village had a vision for a memorial garden for Roger Smith, a former resident and Board Member of the premier senior liv-ing community. They commissioned Hitchcock Design Group to turn an under-utilized courtyard space into a multi-use outdoor gathering area that would provide opportunities for socialization and a variety of activities for the residents of this retirement community. The new space is a huge success with the residents and includes a 9-hole putting green, shuffle board courts, several seating areas and a large overhead trellis. Various native plantings were included to provide year-round interest in the space.
