British interest in buyingproperty abroad has surgedin past few months as savvyexpats take advantage of rockbottom prices in their dreamdestination. The weakeconomies of Portugal andSpain has led to a rush ofpeople looking for cheapproperty, with the tax breaksof Cyprus making it awelcome haven and thepicturesque homes ofHungary, priced at less thanwhat it costs to buy a newcar, remaining an attractiveprospect.

SpainA Spanish home is the essenceof a property abroad. It hasremained popular with Britonsfor over three decades, fromthe small apartments andfincas that offer a quaintlifestyle to the palatial beachproperties.

Spain's pleasant, healthyclimate and wide selectionof properties make it the mostpopular destination for anoverseas property. Fincas areplots of land outside of townsand villages, which can rangefrom tumbledown farmhousesto beautiful modern villasand generally come with a lotof land.

From the cosmopolitanislands to the TOWIEfavourite Marbella, Spanishproperty remains a hotinvestment - although, following a slight dip in thehousing market it is moreof a matter of lifestyle thaninvestment.

With values having fallen byanything up to 50 per cent andsometimes more, there arefantastic bargains to be had. There has never been a bettertime to buy your dreamholiday home or acquire anattractive property investment.

Local agent Sutton KershAbroad specialises in holidayhomes and investmentproperties in Spain, theCanary Islands and Hungary.

Paul Sutton, managingdirector at Sutton Kersh, commented: “Sales in foreignproperty has suffered asignificant decline due tothe economic crisis. However,

whilst this has causedproblems for developers andproperty owners who boughtat the top of the markets, it hascreated a fantastic opportunityfor those waiting to buya holiday home abroad orto invest in foreign property.”

Sutton Kersh Abroad iscurrently promoting propertynext to The Duquesa golfcourse, near the Puerto de LaDuquesa, and property nearthe quaint village of Manilva, five minutes from Malaga.

HungaryThe rich, multi-culturallifestyle of Hungary is a greatdraw for Britons and withproperty prices at a fraction ofSpanish prices, it comes top in

our list of Europe’s hotspots. As an alternative to Spain,

Hungary provides a great valuecountry-style holiday close tothe tourist areas around LakeBalaton. Holiday homes areavailable from as little as£15,000 and offer great valuefor money.

It’s a strong economy sincethe fall of Communism, and asa member of the EuropeanUnion, the road to Hungary isone of the more secure ones inEurope - with a road alsolittered with extinct volcanoes, ruined castles and vineyards itis easy to see the attraction.

CyprusWith a flight time from Britainof four and a half hours,Cyprus may not be quite asaccessible as Spain. Howevergiven its charm and climate,it is clear why investors, andthose simply looking for asecond home, are prepared togo the extra mile.

Cyprus has a strong drawbecause of its robust economy,

low risk due to a strong legalsystem, extremely low taxation, excellent infrastructure andthe familiarity for Britishpeople of the island - and ofcourse the superb weather. As a result of it being a Britishcolony until 1960, English iswidely spoken, the legal,

banking and business systemsare also very similar and theyeven drive on the same sideof the road.

When buying a propertyusing a specialist in aparticular country who canhold your hand and demystifythe process of buying aproperty abroad greatly helps. They can manage all theunfamiliar aspects of anoverseas purchase such asselection of a property to suityour needs, accessing financefor a mortgage, explainingcurrency transfers and findingtried and trusted professionaladvisors in the country. Then, once you have bought theproperty they can help youfurnish it and let it out togenerate income.

One such specialist isInvestinCyprus.com, part ofBold Spirit based in Liverpool, they started out as a sales agentin Cyprus in 2003 and are nowdevelopers. The Grove SpaResort is their first completedevelopment - featuringself-contained apartmentsand townhouses, situated inMazotos, a peaceful traditionalCypriot village midwaybetween Larnaca and Limassolon the south coast.

Stephanie Fairhurst, directorof InvestinCyprus.com,commented: “The Grove Sparesort is very popular and wehave many clients fromLiverpool and the North Westwho have bought there.Surrounded by groves of oliveand orange trees it is perfectfor a getaway in ruraltranquillity but not too farfrom the tourist hotspots ifyou fancy a change.

“Facilities on site includefour large outdoor pools, twogiant Jacuzzi pools, tenniscourt, gym, dance studio, indoor hydrotherapy suiteincluding sauna, steam roomand heated pool, cafe bar anda full service health spa withseven treatment rooms.”

Of course, it’s not just thesunshine that makes the Greekpart of Cyprus a haven forBritons. Spend more than183 days on the island, in onefinancial year, and you becomea tax resident, liable for as littleas five per cent income tax.

Louis said his sales, lettings andproperty management companywould be leading the field incomplying with the newlegislation.

The new requirement takes awaythe 28 day period of gracepreviously offered to sales andlettings agents to get an EPCcarried out. The legislation, part of a 2009 EUDirective, also compels the selleror landlord to supply the full EPCcertificate, rather than just arating as was previously the case. The compulsory EPC is aimed atfurnishing new tenants or buyerswith a property’s energy efficiencycredentials, and help reduce thecountry’s carbon footprint.

“The requirement to get an EPCdone before a property ismarketed is the biggest change,”said Louis. “There may be a question markover how many buyers or tenantsactually take the EPC intoconsideration when choosing aproperty, but it is legislation thathas to be complied with. “As a company we hope to beproviding full EPCs well beforethe law comes into force.”

Property Purchase using a Pension Scheme

Advice fromchartered accountants0151 228 8977

Registered number 101330

Q: My husband and I would like to purchase premises for ourbusiness costing £275,000. Between us we have old privatepensions built up of about £110,000, - can we use these fundstowards the purchase?A: The short answer is yes. Self Invested Pension funds such asSIPPs and SSASs are used in many family businesses as a verytax efficient way to purchase commercial property. A SSAS or indeed a syndicated SIPP arrangement allow it’smembers (in this case yourself and your husband) to effectivelypool their pension resources, Both SIPPs and SSASs can borrowmoney from the bank (subject to approval), allowing an evengreater degree of flexibility. To make an immediate purchase in your case would requiresome new funds to be put into the pension scheme to makethe purchase, but the funding could look like this.

£Transfer of existing pension policies 110,000New contribution (within current guidelines) 90,000*Bank Borrowing, up to 100,000Funds available for purchase and stamp duty 300,000

Q: That sounds interesting – but what are the tax advantages?A: The first is the tax relief that you will obtain on the newcontribution of £90,000*. If your business is a small limitedcompany this alone should save you corporation tax of£18,000.On an ongoing basis the business will pay market rent which islikely to be around £22,000 per annum to your’ pension fund, again with the business getting tax relief on the payments. As well as the surplus from the annual rental, further pensioncontributions can be made, at your discretion. The current rulesbroadly allow for gross contribution of up to £50,000 perperson per annum. These would also qualify for tax relief forthe business. Eventually as the pension scheme builds upsurplus funds either loan repayments can be accelerated and/orfurther investments can be made.A pension scheme pays no income tax on the rent it receives orcapital gains tax when it eventually disposes of the property. An arrangement such as this allows you to take control of yourpension planning via a tax efficient, transparent understandablevehicle.

Q: Is there anything else we need to think about?A: Yes! There are a number of important legal, taxation andregulatory hurdles which need to be overcome to make thishappen. You will need good advice from a suitably qualifiedfirm to help you.

My boyfriend and I have recently bought our firstflat together and we have opted to hold theshares as Beneficial Joint Tenants. I understand this

to mean if one of us dies, the flat will automatically passto the survivor. If that is the case – do we still need tomake a Will? If so, why?

You are correct in saying that as you have optedto own the flat as Beneficial Joint Tenants, if one ofyou dies the survivor will be the sole owner of

the property. However, this is not a reason for either ofyou not to make a will. I would strongly recommend thateverybody should make a will...

A Will gives you control and certainty over who yourpossessions (called your “Estate”) will go to when you die.

If you die without making a Will you will be said to havedied “Intestate”. The Estate of a person who dies Intestateis distributed to certain surviving relatives under the Rulesof Intestacy. As you are not married, in the eyes of the lawyou and your boyfriend are seen as co-habitiees and theRules of Intestacy do not make provisions for co-habiteeseven where there are no other surviving relatives. If youdo not make a Will, then your boyfriend will not benefitfrom your Estate other than the flat.

What if both of you die? Without a Will the flat will goto the people whom the law dictates and not necessarilythe people who you would both choose. The only wayyou can have any control over this is to make a Will.

None of us like to think that our relationships may end, however, what would happen if you and your boyfriendwhere no longer together? It is likely that you would beadvised to ‘sever’ the Joint Tenancy. This is a legalprocedure which can be undertaken and you do not haveto be in agreement for this to take place. Severing theTenancy would result in you both owning defined sharesin the flat. The only way you can then control whathappens to your share of the flat is by making a Will.

When you make a Will you choose the person who willlook after everything after you have passed away. Thisperson is called an Executor. Again, if you do not make awill the law decides this for you and this may result inavoidable worry and distress to members of your familyand others who might benefit from your Estate.

“Phone hacking is adisgrace and RupertMurdoch should godown. There’s no excusefor deleting messagesfrom Milly Dowler’sphone, and families of7/7 victims. I thoughtphone hacking went outwith Watergate, but wefind out newspapers havebeen doing it all along –Gordon Brown knewabout it. It’s a worry.”

Anthony Smallshawchef, Hunts Cross

“I think hacking intoanyone’s phone, whetherthey are famous or not, iswrong and the News of theWorld had to pay theprice. Obviouslycelebrities line up to puttheir lives on front pagesso it is a much moreserious issue when itaffects ordinary peoplewho are in the news fordifferent reason. On thewhole though I thinkeveryone is entitled to hisor her privacy.”

HAVE YOUR SAY

YOUR VIEWS ON BIG ISSUES

First it was Sienna Miller, then it came to light that murdered Milly Dowler’sphone messages had been hacked. Now the scandal has raged across theworlds of business, politics and police, causing a string of high profilecasualties.

In this age of technology canpeople really expect privacy?

“I don’t commit personalinformation to gadgets and I’mnot interested in the soap operastuff in papers like the News ofthe World. Bit I actually think the phonehacking scandal is about morethan privacy - it’s to do withsomething deeply wrong withsociety at the moment whichgoes to the highest levels. It’s todo with dishonesty. It’s clear thatthe whole issue has frightenedpoliticians to death – they areafraid of the dark underbelly ofwhat they’ve been doing comingto light. Politicians have clearlybeen hand in glove withnewspapers and the police, andwe are seeing people jumpbefore they are pushed.”

Richard and Tricia Boyleformer social workers fromNottingham

“Deleting Milly Dowler’smessages was disgustingand the thought that itmight have affected theinvestigation is terrible.Everyone should be ableto keep their personal lifeto themselves. Celebritiesare followed everywhereby paps, so a lot of theirlives are on show, but theyshould be allowed to keeptheir private life tothemselves.”

Daniel RossAllerton, student

“I’ve been really interested in thephone hacking issue. Rebecca Brooks should havebeen sacked because in myopinion she would have knownwhat was going on. People onlygot interested when normalpeople started having theirphone hacked, but it wascompletely wrong, even when itwas just about celebrities gettinghacked. I’m sure it’s much morewidespread than just in onepaper. I’m glad it’s all coming tolight. I’m sure there’s a lot moreunder the surface too.”

The Ladykillers is one of the UK’s most loved films, from the golden ageof Ealing Comedy cinema in the 50s. How does it feel to be performing in the first ever stage adaptation, following in the footsteps of AlecGuinness who played Prof. Marcus? In a way it’s difficult to explain theproduction because it is evoking the spirit of the original without being too true to the letter, it’s a platform of GrahamLineham’s imagination, of Sean Foley’simagination (director), to rework thatmaterial and do it in a way that’s modernbut still has the atmosphere of the original.

It’s also really, really fun - I mean that’swhy we’re really doing it. It’s absolutely gag-packed, it’s a wonderful comic idea that still plays and I think we’ve all just been very lucky to be involved in it.

The great thing about reading it was that in spite of it being a real film, I felt this couldn’t have belonged anywhere but on stage.

The cast mainly come from a comedicbackground - Ben Miller starred inArmstrong and Miller, James Fleet inFour Weddings and a Funeral - was thecasting deliberate?I think it’s a joy for an actor in comedy to respond to this material, it sort of feelsyou’re coming home because everybody is working towards the same ambition - a really entertaining evening.

In a way, the show can be summed upas Dr Caligari meets Reservoir Dogs viaUpstairs Downstairs, a totally kind ofBritish, kind of mish-mash of style. There’snobody else who can do this as effectivelyother than the cast we have who are all very, very experienced in comedy and can pluginto this style. It’s a very accessible but quitestylised piece so you need people where thatis their business. You’re better known for your role aspolitical spin doctor Malcolm Tucker in BBC sitcom The Thick of It andsubsequent film In the Loop, moreaccurately you’ve become known foryour mesmerising swearing rants on the show. Can we expect more in The Ladykillers? No, I never swear, my character never swears in it. I’m not a huge fan of swearinganyway because I think usually it’s just a

short cut to getting a laugh.Known mainly for your TV and filmwork, how does it feel to be back on stage?Very nervous. Working here is really scarybut at the same time I love to be out here infront of people and working on a piece that I feel so confident about with the script, thedirector and the cast. I couldn’t want for abetter production to get back to the theatre.Yes, it is scary it’s about five years since I was last on stage but I really feel a strangekind of confidence about this project. I don’tmean just about my contribution in it, but I mean about the show itself, it has a life ofits own. It’s up and running before we’veeven started on it so I couldn’t want for abetter production to join.

The Ladykillers is the tale of eccentric Mrs Wilberforce, who when she decides to let her spare room, the mysterious Professor Marcusmoves in; but he may not be the fine upstandinggentleman he appears to be. As she provides anendless supply of tea and cake to the Professorand his motley crew of ‘musicians’, how long can the gang continue to pull the crocheted woolover this seemingly naïve little old lady’s eyes?

The Ladykillers will premier on November 3 - 8, at the Liverpool Playhouse.

In what is the jewel in the Liverpool Playhouse new season, the world premiere of the stage adaptation of The Ladykillers is debuting in Liverpool, with charismaticPeter Capaldi in the role of the villainous Professor Marcus. The Academy Award and BAFTA winner is best known for his part as foul-mouthed political spin-doctorMalcolm Tucker in BBC show The Thick of It and film In the Loop. Peter reveals

why he is proud of starring in the stage adaptation of the classic Ealing Comedy and how it feels to be back on the stage after a five-year absence.

It must be a least five years ago now, that we invested in a beautiful sofaand two armchairs for the lounge. Thefurniture, which we love, is verytraditional in design, handmade inEngland with a hair stuffed front, sprung arms, wooden legs and brasscastors. It is so comfortable and reallysuits are requirements. We arechanging the colours in the room andwould like to change the fabric on thesofa and chair. We would like thefabric to have a traditional design, maybe with colours of cornflower blueor natural shades. Would you be ableto suggest a fabric that would lookelegant on our beautiful furniture?

I am looking after my two granddaughtersduring the school holidays. The girls, aged seven

and nine, are great fun, but need entertaining. I am planning lots of outings to keep them

occupied. But whilst we are out having fun,Mum is busy at work! I thought it would be a

great idea for the girls to make mum a present orpaint a picture of our summer adventures.

Do you have any other suggestions?

I have spotted some fantastic button badge canvases, which I think look fantastic andwould be fun for the girls to make during their school summer holidays. The mainobjective would be to allow the girls to make a collection of badges from all of your

adventures. The girls could even make their own. When the collection has built up, itstime to get to work on a canvas. I would make an outline in pencil of a simple design thenfill in the design by attaching the badges to the canvas. I think it would make the perfectpicture for mum and would remind the girls forever of the wonderful summer they spent

with you and all the exciting places you visited.

Benches with city chic

BADGE IDEA

Do you know where we can purchase a two-seaterbench without cushions that we can leave out on thebalcony of our city centre apartment? When we havelooked we can only find park bench styles, these are

often not very comfortable and ideally wewould like the piece of furniture to be a

contemporary deisgn, that reclines.

Look no further than the unusual, funand contemporary design of the

Luxembourg Low Duo Armchair. Thisunique bench is available in twentyfour different colourways and beinglight weight would be perfect for a

balcony. The bench is available fromwww.barbedsop.co.uk and is made by Fermob.

www.barbedshop.co.uk/shop/products/luxembourg-low-duo-armchair.aspx

I would definitely recommend fabricfrom the new Zoffany embroiderycollection, Frangipani. Thecollection encompasses bothtraditional and contemporarydesigns of natural forms andachieves the beautiful colour waysand textures from a variety ofdifferent embroidery techniques andstyles. The design Fig Tree meetsupholstery standards for domesticuse and would look inspiring onyour traditional handmade Englishfurniture. The design is of flat leavesand coloured in various shades ofblue.

She worked for 15years at a fashion concessionat Lewis’s, while Auberge’sgenial owner TomBuxton worked foryears in the furnituredepartment of OwenOwen. “When I worked atLewis’s I was alwaysdriven by targets,” saysmum of one Jeanette. “Noweverything we take in or sell isto make a local person’s lifebetter. “That’s a nice thing to knowwhen you get up in themorning.”It’s a typical English summer

day – rain showers, gusty windand leaden skies - and we orderappropriately. Comforting, hotbuttered toast based dishes andcreamy hot chocolate willprovide the warmth that theweather steadfastly refuses todeliver. Auberge, which celebrates its20th anniversary this year, is asunny French themed café anddeli, walls painted deep Medblue with a jaunty stripedawning to match. The walls arelined with pen drawn cartoons, done by talented customer KevStafford. “Running a coffee shop was

always something I’d had at theback of my mind as something I

would like to do,” saidTom. An affection for

French cafes and achance encounterwith a Chris Reasong saw Aubergebeing born. As well as dishes

like freshly madesoup, jacket potatoes

and sandwiches,Auberge sells a selection ofartisan-made pies and cakes, plus jams, chutneys and buttersand breads, and six types offreshly ground coffee. It alllooks mouthwatering. Tom brings over the dishes

we’ve decided to share. To startwe have a specialist pate, Porkwith Orange and Cointreau(£4.95). It’s butter smooth andlaced with tangy citrus flavours.Other varieties include ChickenLiver Pate with Old Top andGinger Ale. We also share a CroqueMonsieur (£3.95), in honour ofthe French setting. More goodold British cheese and hamtoastie than elaborate béchamelsauce swamped bite, it’snonetheless at the very top ofthe toastie league. Doorstopthick, melted cheese pours outin a satisfactory ooze, and topquality ham is generouslysupplied. My Hot Chocolate Royale(£2.50) brims over with creamand chocolate shavings, causingmy six hour old diet to crumblein an instant. “The pate isparticularly delicious,” saysJeanette. “The fruit flavoursreally stand out.”Set up in Victorian times bypioneering priest Father JamesNugent, Nugent Care hascontinued to provide out anextensive safety net for thevulnerable and disadvantaged inthe region. It currently runs sevenresidential homes for adults, giving nursing and specialist

care for people with dimentia, brain injuries, neurologicaldisorders and physical andmental disabilities. They alsorun children’s residential carehomes, a day support service, adrug intervention service, and araft of other support facilitiesthat fulfil a vital role inLiverpool, St Helens and evenWigan. Sports days are a fun and vitalway of raising funds, includinggolf, cycling and on August 14there’s a Zumba day at MossleyHill Athletics Club. The recession has been a mixedblessing for Nugent Care. Morepeople are shopping there butpeople are giving less. What isthe strangest thing she’s beengiven? “A mouse. I think it had crawledinto the bag. Otherwise, electrical items are about theonly thing we can’t sell orrecycle.”Reinforced by our sunny slice ofFrance, it’s back into the soggyEnglish summer.
