Louis said his sales, lettings andproperty management companywould be leading the field incomplying with the newlegislation.
The new requirement takes awaythe 28 day period of gracepreviously offered to sales andlettings agents to get an EPCcarried out. The legislation, part of a 2009 EUDirective, also compels the selleror landlord to supply the full EPCcertificate, rather than just arating as was previously the case.The compulsory EPC is aimed atfurnishing new tenants or buyerswith a property’s energy efficiencycredentials, and help reduce thecountry’s carbon footprint.
“The requirement to get an EPCdone before a property ismarketed is the biggest change,”said Louis. “There may be a question markover how many buyers or tenantsactually take the EPC intoconsideration when choosing aproperty, but it is legislation thathas to be complied with. “As a company we hope to beproviding full EPCs well beforethe law comes into force.”

My boyfriend and I have recently bought our firstflat together and we have opted to hold theshares as Beneficial Joint Tenants. I understand this
to mean if one of us dies, the flat will automatically passto the survivor. If that is the case – do we still need tomake a Will? If so, why?
You are correct in saying that as you have optedto own the flat as Beneficial Joint Tenants, if one ofyou dies the survivor will be the sole owner of
the property. However, this is not a reason for either ofyou not to make a will. I would strongly recommend thateverybody should make a will...
A Will gives you control and certainty over who yourpossessions (called your “Estate”) will go to when you die.
If you die without making a Will you will be said to havedied “Intestate”. The Estate of a person who dies Intestateis distributed to certain surviving relatives under the Rulesof Intestacy. As you are not married, in the eyes of the lawyou and your boyfriend are seen as co-habitiees and theRules of Intestacy do not make provisions for co-habiteeseven where there are no other surviving relatives. If youdo not make a Will, then your boyfriend will not benefitfrom your Estate other than the flat.
What if both of you die? Without a Will the flat will goto the people whom the law dictates and not necessarilythe people who you would both choose. The only wayyou can have any control over this is to make a Will.
None of us like to think that our relationships may end,however, what would happen if you and your boyfriendwhere no longer together? It is likely that you would beadvised to ‘sever’ the Joint Tenancy. This is a legalprocedure which can be undertaken and you do not haveto be in agreement for this to take place. Severing theTenancy would result in you both owning defined sharesin the flat. The only way you can then control whathappens to your share of the flat is by making a Will.
When you make a Will you choose the person who willlook after everything after you have passed away. Thisperson is called an Executor. Again, if you do not make awill the law decides this for you and this may result inavoidable worry and distress to members of your familyand others who might benefit from your Estate.

The Ladykillers is one of the UK’s most loved films, from the golden ageof Ealing Comedy cinema in the 50s. How does it feel to be performing in the first ever stage adaptation,following in the footsteps of AlecGuinness who played Prof. Marcus? In a way it’s difficult to explain theproduction because it is evoking the spirit of the original without being too true to the letter, it’s a platform of GrahamLineham’s imagination, of Sean Foley’simagination (director), to rework thatmaterial and do it in a way that’s modernbut still has the atmosphere of the original.
It’s also really, really fun - I mean that’swhy we’re really doing it. It’s absolutely gag-packed, it’s a wonderful comic idea that still plays and I think we’ve all just been very lucky to be involved in it.
The great thing about reading it was that in spite of it being a real film, I felt this couldn’t have belonged anywhere but on stage.
The cast mainly come from a comedicbackground - Ben Miller starred inArmstrong and Miller, James Fleet inFour Weddings and a Funeral - was thecasting deliberate?I think it’s a joy for an actor in comedy to respond to this material, it sort of feelsyou’re coming home because everybody is working towards the same ambition - a really entertaining evening.
In a way, the show can be summed upas Dr Caligari meets Reservoir Dogs viaUpstairs Downstairs, a totally kind ofBritish, kind of mish-mash of style. There’snobody else who can do this as effectivelyother than the cast we have who are all very,very experienced in comedy and can pluginto this style. It’s a very accessible but quitestylised piece so you need people where thatis their business.You’re better known for your role aspolitical spin doctor Malcolm Tucker in BBC sitcom The Thick of It andsubsequent film In the Loop, moreaccurately you’ve become known foryour mesmerising swearing rants on the show. Can we expect more in The Ladykillers?No, I never swear, my character never swears in it. I’m not a huge fan of swearinganyway because I think usually it’s just a
short cut to getting a laugh.Known mainly for your TV and filmwork, how does it feel to be back on stage?Very nervous. Working here is really scarybut at the same time I love to be out here infront of people and working on a piece that I feel so confident about with the script, thedirector and the cast. I couldn’t want for abetter production to get back to the theatre.Yes, it is scary it’s about five years since I was last on stage but I really feel a strangekind of confidence about this project. I don’tmean just about my contribution in it, but I mean about the show itself, it has a life ofits own. It’s up and running before we’veeven started on it so I couldn’t want for abetter production to join.

and so have their sad demises.But for some former shopworkers redundancy haspropelled their lives in freshand exciting new directions. I met two of them whenCatholic welfare charity NugentCare worker Jeanette Burnettjoined me for an afternoonsnack at Allerton’s AubergeDelicatessen. Jeanette is manager of NugentCare’s Allerton road shop, ashort hop and a skip down fromthe café. She worked for 15years at a fashion concessionat Lewis’s, while Auberge’sgenial owner TomBuxton worked foryears in the furnituredepartment of OwenOwen. “When I worked atLewis’s I was alwaysdriven by targets,” saysmum of one Jeanette. “Noweverything we take in or sell isto make a local person’s lifebetter. “That’s a nice thing to knowwhen you get up in themorning.”It’s a typical English summer
day – rain showers, gusty windand leaden skies - and we orderappropriately. Comforting, hotbuttered toast based dishes andcreamy hot chocolate willprovide the warmth that theweather steadfastly refuses todeliver. Auberge, which celebrates its20th anniversary this year, is asunny French themed café anddeli, walls painted deep Medblue with a jaunty stripedawning to match. The walls arelined with pen drawn cartoons,done by talented customer KevStafford. “Running a coffee shop was
always something I’d had at theback of my mind as something I
would like to do,” saidTom. An affection for
French cafes and achance encounterwith a Chris Reasong saw Aubergebeing born. As well as dishes
like freshly madesoup, jacket potatoes
and sandwiches,Auberge sells a selection ofartisan-made pies and cakes,plus jams, chutneys and buttersand breads, and six types offreshly ground coffee. It alllooks mouthwatering. Tom brings over the dishes
we’ve decided to share. To startwe have a specialist pate, Porkwith Orange and Cointreau(£4.95). It’s butter smooth andlaced with tangy citrus flavours.Other varieties include ChickenLiver Pate with Old Top andGinger Ale. We also share a CroqueMonsieur (£3.95), in honour ofthe French setting. More goodold British cheese and hamtoastie than elaborate béchamelsauce swamped bite, it’snonetheless at the very top ofthe toastie league. Doorstopthick, melted cheese pours outin a satisfactory ooze, and topquality ham is generouslysupplied. My Hot Chocolate Royale(£2.50) brims over with creamand chocolate shavings, causingmy six hour old diet to crumblein an instant. “The pate isparticularly delicious,” saysJeanette. “The fruit flavoursreally stand out.”Set up in Victorian times bypioneering priest Father JamesNugent, Nugent Care hascontinued to provide out anextensive safety net for thevulnerable and disadvantaged inthe region. It currently runs sevenresidential homes for adults,giving nursing and specialist
care for people with dimentia,brain injuries, neurologicaldisorders and physical andmental disabilities. They alsorun children’s residential carehomes, a day support service, adrug intervention service, and araft of other support facilitiesthat fulfil a vital role inLiverpool, St Helens and evenWigan. Sports days are a fun and vitalway of raising funds, includinggolf, cycling and on August 14there’s a Zumba day at MossleyHill Athletics Club. The recession has been a mixedblessing for Nugent Care. Morepeople are shopping there butpeople are giving less. What isthe strangest thing she’s beengiven? “A mouse. I think it had crawledinto the bag. Otherwise,electrical items are about theonly thing we can’t sell orrecycle.”Reinforced by our sunny slice ofFrance, it’s back into the soggyEnglish summer.
