WOODPECKER VIEWC R O W B O R O U G H

Woodpecker View is a small development of two and three bedroom houses located off Forest Dene in Crowborough. Twenty two new properties are available for sale, arranged around a self-contained cul-de-sac with a variety of mature trees and landscaped green spaces.
The houses’ architecture is quietly contemporary, with clean lines and the use of a variety of brick colours, render and stylised weatherboards. Inside, each home features a high quality
specification which includes a fully fitted kitchen, contemporary bathroom and a downstairs cloakroom. Several of the properties have an ensuite to the master bedroom.
Woodpecker View has been designed as an attractive enclave with its own look and atmosphere. Being a cul-de-sac there is also no passing traffic, making
it a wonderfully safe environment for children.

The development adjoins an established residential area close to Crowborough railway station and two country parks. The name Woodpecker View reflects its proximity to The Ghyll, a 42-acre nature reserve comprising ancient woodland encompassing a steep-sided, wooded valley.
An ideal area for walking the dog, more recently The Ghyll has been home to grazing Exmoor ponies, while a variety of birdlife including woodpeckers can be regularly seen in the nearby trees.
Also close to the development is the award-winning Crowborough Country Park. This 16-acre former quarry is a managed area of outstanding natural beauty comprising wet and dry woodland with ancient hazel and ash coppice. The Park is particularly popular in spring when much of it is carpeted in bluebells.

CROWBOROUGH
Crowborough Station is approximately half a mile or 15 minutes’ walk from Woodpecker View. From here regular services operate into London Bridge with journey times being just over an hour*. Uckfield is just 11 minutes* away in the opposite direction.
Crowborough’s location off the A26 makes it ideal for travelling around by car. The south coast is within easy driving distance; Brighton, with its famous pier, quaint medieval lanes, bars, restaurants and nightclubs is just 26 miles** away. Closer to home is Tunbridge Wells, just seven miles** to the north, offering a variety of theatres, galleries, shops and, of course, its famous Pantiles shopping district.
Crowborough lies just to the east of the Ashdown Forest, an ancient area of heathland famous for its walks and one of the south east’s largest public open spaces. Seventeen miles** away to the south is Lewes, East Sussex’s county town noted for its bookshops, boutiques and cafés as well as its independent brewery and ancient castle.
