Very few Realtors I have come across know ‘really’ what is going on in the market. Ask them when you have the opportunity. Some may have opinions and we all know what “opinions” mean but really, how many times have you come across someone who really knows the market and what is going on so thoroughly it almost looks like they have a “Crystal Ball?”

I have made it my life’s work to know what is going on in any business endeavors I have been responsible for managing. During my 27 years of Retail Management, Sales Management and Sales Analysis I utilized reports extensively to just this end…to know exactly what is going on. I did this to increase sales and profit, educate my Staff and increase Customer Satisfaction.

Back in year 2005 I started collecting my own data from the Honolulu Board of Realtors MLS. I did so in order to educate myself and produce graphs and reports that would educate the Public. Another reason for collecting data was that I was so disenchanted with the reports I received from the Honolulu Board of Realtors and it was also upsetting to see our Local Newspaper Articles produce false and misleading articles that were cleverly disguised as reporting. These “Articles” were really Advertisements in the “Sunday Homes” section. Clearly, these articles were someone else’s agenda…like the major Advertisers whose job is to sell homes.

After 11 years in this business I honestly believe that I know the market and more times than not I also know where it is headed.

In January 2008 I was interviewed by Andrew Gomes of the Honolulu Advertiser and reluctantly I agreed to provide my prediction for home price losses and where we would be at the end of the year. I was dead on.
