International Case Study: SABMiller BrewerySome of the world’s busiest facilities have utilized Nu Flow’s in-place pipe lining solutions as a way to extend the useful life of the building’s vital piping systems without experiencing business disruptions. Traditional pipe replacements elicit business disruptions, a very time-consuming project timeframe, a messy construction site and high expenses. This prestigious customer, one of the largest beer producers in the world, chose the Nu Drain process as a long-term repair solution for failing underground drain pipes in one of its breweries. Although the pipes are located beneath the brewing process plant’s heavy machinery, brewing tanks and concrete floor, Nu Flow’s patented Pull-in-Place process did not cause any business downtime and prevented loss of revenue.

Project: Nu Flow South Africa to use the Nu Drain system to rehabilitate underground drain pipes without causing disruptions to brewery operations.

Customer: SABMiller brewery is the world’s second largest beer producer, operating in six continents and is British-owned.

Site: Beneath the SABMiller brewery in Okahandja, Namibia (northwest of South Africa).

System: Approximately 100 meters of 110mm, 160mm, 200mm and 250mmm PVC drain pipes for the facility. The pipes are located under epoxy-coated floors, concrete slab and beneath the brewing process plant’s heavy machinery, brewing tanks and 30 MPA concrete floor.

Problem: The PVC piping could not withstand the high volumes of hot and acidic water during brewing process discharges and began collapsing. If the customer had chosen a traditional repair method, it would have caused a significant amount of damage and business downtime, which the customer objected. The customer was also looking for an eco-friendly solution that would create little to no waste.

Circumvention: If the customer had chosen a traditional repipe instead of Nu Flow’s in-place pipe lining solution, the customer would have had to stop production for weeks to move equipment and brew tanks, so that the concrete floors could be jack hammered, which would result in lost revenue. Pipe replacement obviously was not a practical solution for the customer.

Solution: Nu Flow South Africa provided the ideal solution for this customer, since the customer did not want any disruptions to operations and the failing drain pipes needed to be rehabilitated as quickly as possible. The customer was also looking for an eco-friendly solution. The Nu Drain system is Nu Flow’s innovative, in-place pipe lining solution for drainage pipe systems. This Nu Drain technology is completed within a fraction of the time that traditional pipe replacement projects take and its structural liner has a much longer life expectancy than brand new pipes.

The entire Nu Drain process was performed using existing access points, so there was not any destruction to the property. First, the underground drain pipes were thoroughly cleaned. Then, an epoxy-soaked liner was inserted into the pipes. Once Nu Flow’s High Temp epoxy cured, a protective and seamless structural liner was left in the pipes, reusing the host pipes and improving them to a better-than-new quality. The project was executed at night, in-between brewing process discharges, per the customer’s request, to prevent disruptions to the brewery’s operations. The Nu Drain system with Nu Flow’s special High Temp epoxy will withstand the building’s constant discharge of acids, oils, chlorine dioxide and high volumes of hot water.

The Nu Drain system was installed without causing any disruptions to normal

operations or destruction to the facility. It is easy to see why Nu Flow’s pull-in-place pipe

lining technology is preferred among property and facility

managers.

Miles of pipes lay within every skyscraper. To conceive that a high-rise building can undergo several repipe projects without causing tenant displacement or other complications is not realistic. So when the property management company of this Downtown Houston office building became conscious of the serious problems within its failing vent stacks, which are encased in concrete, the property manager chose Nu Flow. The work was approximately 25% the cost of a repipe, it was finished within a fraction of the time and the tenants did not even know anyone was rehabilitating the vent lines.

Project: Use Nu Drain to rehabilitate failing vent stacks without causing any disruption to tenants.

Customer: A high-profile property management company.

Site: A 46-story, Class A office building in the central business district of downtown Houston, Texas. This building was constructed in the 1990s and provides the business space for several prestigious tenants.

System: Two cast iron vent stacks with 4"diameters, totaling more than 1,300 feet, the same length of the skyscraper. They run through the center of the building in a concrete chase.

Problem: Over time, methane gas built up in the vertical pipes, causing the pipes to crack (releasing a foul smell into the offices) and deteriorate. This deterioration of the cast iron aggregate accumulated at the horizontal portion of the pipe line, resulting in severe blockages. The vertical stacks are not accessible by conventional means.

Circumvention: If the property manager had chosen a traditional repipe instead of Nu Flow’s nondestructive pipe lining solution, it would have been a nightmare project that the esteemed tenants probably would have not allowed to commence. In order to replace the vertical stacks that run through the center of the skyscraper, the tile in the bathrooms would have to be ripped out and the walls inside the offices would have to be broken open. The sinks and bathrooms would also not be functional during a repipe, so many, if not all, tenants would have to be displaced. A repipe also would have cost three or four times as much as Nu Flow’s solution.

Solution: Skilled Nu Flow technicians worked at night while the building was closed, so the tenants did not even know about our work. Access points were made every five floors and were placed in the least invasive areas possible. (These access points will make future maintenance on the pipes easier.) First, the stacks and connecting horizontal lines were carefully cleaned. A horizontal pipe was found clogged with approximately 20 feet of the pipe wall aggregate that had shed off the stack and fallen. The biggest challenge of this project was removing the clog, but it was done successfully.

Next, the Nu Drain system was installed. An epoxy-soaked structural liner was inserted into the vent stacks. Once it cured, it created a new seamless, pipe-within-a-pipe. This structural liner separates the methane gas from interacting with the cast iron pipe and covers all breaches in pipe, preventing failures from occurring in the future. The stacks’ life expectancy is also greatly enhanced. The customer was so pleased with the ease of this project, that Nu Flow has been scheduled to rehabilitate this skyscraper’s 6" and 8" diameter vent stacks at a future date.

“The vent stacks were in dire need of restoration and given the Class A clientele and positioning of the pipes, replacement

was neither economical for the owner or feasible from a customer satisfaction

stand point.”

Root intrusion is extremely common for sewer laterals running outside of buildings to the city mains. If your property is experiencing reduced flow from its drains, root intrusion could be the perpetrator. Nu Flow’s innovative main rehabilitation system uses in-place technology to prevent destruction and disruption, keeping the project’s work behind-the-scenes.

Project: Use the Nu Main system to rehabilitate a failing sewer lateral without causing disruption to the trolley station and tracks above it.

Customer and Site: The Westgate Hotel is a landmark luxury hotel with antique decor, located in Downtown San Diego, California. Built in 1970, this one-of-a-kind hotel has 19 floors and 223 guest rooms.

System: The 10" diameter cast iron and clay sanitary lateral that takes all the waste from the hotel to the city main. This 44-year-old main is suspended 12 feet in the air, running along the ceiling of the hotel’s basement’s main laundry room. The pipe goes through the hotel’s foundation wall and runs beneath city sidewalks, the nearby Civic Center Trolley Station and its trolley tracks.

Problem: More than 40 years of pipe deterioration due to age and natural ground shifting caused the clay and cast iron lateral’s joints to fail. This allowed nearby Ficus trees’ roots to enter the pipe system, grow rapidly and create blockages (root intrusion), causing backups for the hotel’s sewer main. Maintenance on the pipe included routine Vactor jetting for the past 15 years, but the customer finally decided to find an effective, long-term solution. The failed joints are directly below the adjacent trolley station and its double set of tracks, so excavation is not feasible.

Circumvention: If the customer had not chosen Nu Flow’s technology, there would not be many choices left for the customer. A repipe would include having to dig up the trolley station and tracks that lay above the lateral. To get that type of excavation approved by the city would be an enormous, tedious and very expensive feat. If approved, the trolley’s downtown stops would be severely inconvenienced, most likely causing service disruptions for the busy transportation system. An in-situ solution was definitely more palatable.

Solution: First, the building’s main was cleaned and brought back to its original diameter using Nu Flow’s proprietary cutting tools. The roots inside the 10" diameter pipe were cut and flushed out, using existing access points. Effluent was diverted and bypassed to allow liner installation. Then, the Nu Main system was carefully installed in the underground pipe line from the hotel to the trolley tracks. An epoxy-saturated felt liner was inserted into the lateral using a patented Pull-in-Place process. The liner cured to form a protective, seamless structural liner that covers all breaches in pipe and will serve as a long-term solution against root intrusion, backups and other common drain failures.

Nu Flow’s innovative solution prevented the busy downtown sidewalk and neighboring trolley station’s tracks from being excavated, while also greatly extending the useful life of the hotel’s drain main. There was absolutely no destruction or disruption to the hotel sewer service, trolley station or nearby areas for a fraction of the cost of a traditional excavation.

Pipe systems within condominiums are large and communal, which makes pipe system failures more likely to occur and impossible to ignore. Traditional pipe replacement methods are unfavorable solutions, because they are extremely intrusive and destructive. Nu Flow’s unique process to rehabilitate pressurized pipe systems utilizes a patented, blown-in technology that prevents turning one’s home into a construction site.

Project: Use the patented Nu Line system to rehabilitate a condominium’s failing HVAC risers.

Site: A luxurious condominium, built in 1996, located along the beach in a Florida island town. The 17-story building recently went under an expensive remodel.

System: Galvanized HVAC risers, located in walls and behind concrete throughout the condominium. These 18-year-old pipes have diameters from 1" to 3".

Problem: The HVAC pipes were so corroded that it chocked off the flow through the pipes, which made the pipes inoperative. But the wealthy residents did not want their expensive homes to be damaged as a result of the repair.

Circumvention: If the customer had chosen a traditional repipe instead of Nu Flow’s nonintrusive solution, the lavish condos’ custom walls, cabinetry and floors would have been destroyed. The failing pipes would have to be ripped out from the 17-story building and then new pipes would be reinstalled. This would be a very destructive, expensive, time-consuming and intrusive solution.

Solution: The HVAC pipes were so heavily corroded that Nu Flow technicians had to utilize several techniques in order to thoroughly clean the pipes and get them back to their original diameters. Once that was accomplished, access points were used to introduce liquid epoxy to the pipe system. Clean, compressed air pushed the epoxy forward, covering the interior of the pipes. With time, the epoxy cured and created a barrier coating that will hinder corrosion buildup in the future, as well as other problems, such as pinhole leaks and rusty water. The nonintrusive Nu Line system successfully rehabilitated this upscale, high-rise condo’s HVAC risers without causing demolition to the private units, ultimately preventing unnecessary inconvenience and resident displacement.

When property management companies are attentive to their residents’ needs, they choose Nu Flow’s noninvasive and nondestructive pipe rehabilitation solutions. By choosing our Nu Line system to rehabilitate potable pipes, this property management company saved more than $1 million and prevented resident displacement.

Project: Use the Nu Line system to rehabilitate a condominium’s potable water supplies pipes without causing disruptions to the residents.

Customer: Ambassador Community Management is a condominium/HOA management company, established in 1992, that services dozens of communities in Broward County, Florida.

Site: Plantation Place consists of three, five-story condominium buildings, located in Plantation, Florida. The complex was constructed in 1979.

System: The potable water supply mains and rises for the entire condominium. These galvanized pipes have diameters that range from 3/4" to 3". The pipes are encased in concrete located below concrete slab, as well as within the walls of the units.

Problem: The potable water system experienced very common failures that are found with aged drinking water pipes, which includes pinhole leaks and rusty water.

Circumvention: A traditional pipe replacement for this condominium’s potable water system would have been extremely disruptive, destructive and would have had a price tag of approximately $1.4 million. Jackhammers and other loud, heavy machinery would have been used to crack open the concrete casing and slab in order to access the pipes. This messy, time-consuming project would cause resident displacement, which is very inconvenient and not desirable.

Solution: Nu Flow completed the project within a fraction of time and a fraction of the cost of a traditional repipe. Using existing access points, Nu Flow’s patented Nu Line system was applied to the potable pipes. This blown-in technology uses clean, compressed air to create a barrier coating along the interior of the pipes. The coating will prevent corrosion, rusty water, pinhole leaks and other common failures, greatly extending the lifespan of the pipe system. There was no demolition, and Nu Flow technicians even took the time to replace the deteriorated pipe fittings at the customer’s request. Vigilant and financially-responsible residential property management companies prefer Nu Flow.

“The [Nu Flow] staff always respected the fact that they were in someone’s home. They

were courteous and helpful to residents. When asked something, they were informative

or referred them to the person who could help them. I have been a manager for more than 20 years and this project, for the size and amount of residents, has been one of

the best in cooperation. The lead technician was always there to answer any of my or the

Board’s questions.”

Case Study: Plantation Place Condominium Case Study: Neiman MarcusNu Flow’s unique and innovative pipe lining solutions prevent the need to shut down busy buildings in order to repair aging or failing pipes. This protects our customers and their tenants from lost revenue, operations disruptions and time-consuming, yet short-term solutions, like traditional repipes, which can cost up to four times more.

Project: Use the Nu Main system to rehabilitate a 10" diameter drain line without causing business disruption.

Customer: Unilev is a privately-held property management and investment organization, founded in 1992.

Site: The Neiman Marcus store within The Galleria Mall, located in Houston, Texas. The one-story building is next to a 25-story commercial skyscraper. Neiman Marcus has been selling designer apparel and other items for more than 100 years. This particular store was built in 1973.

System: A 10" diameter cast iron sanitary drain line for the commercial skyscraper. This horizontal pipe is located within the ceiling of the Neiman Marcus building’s basement (not exposed), stretching across the employee area, through a concrete foundation wall and outside to the city main.

Problem: The pipe line had cracks throughout it, a very common sign of aging cast iron pipes. Both the Neiman Marcus and the commercial high-rise would have been severely inconvenienced if the customer chose a repipe.

Circumvention: If the property management company had chosen a repipe instead of Nu Flow’s in-place pipe lining solution, both buildings would have suffered tremendous disruptions and the customer would have been burdened with many expenses (the repipe would have cost three or four times Nu Flow’s cost). In order for a repipe to commence, the commercial skyscraper’s plumbing fixtures would not be operational. The Neiman Marcus basement’s ceiling would be torn open and the pipe line would be excavated. Both buildings would have to be closed for at least one week, resulting in a huge financial loss for all companies involved. Also, the concrete foundation would be damaged during the repipe, jeopardizing the foun! dation’s integrity.

Solution: Nu Flow technicians rehabilitated the horizontal 10" diameter pipe line during the weekend while the commercial building was not used. After the pipe line was cleaned, the Nu Main system was installed using patented Pull-in-Place technology. This process was completed using two access points, which prevented demolition to the building. The cured epoxy created a strong structural liner that covers all cracks in the pipe and will prevent future cracks from forming. The property manager made the best economical decision by choosing the nondestructive Nu Main system over an expensive and disruptive repipe.

The high-end department store and neighboring commercial skyscraper would have had to close their doors for at least a week if Nu Flow had not been chosen to rehabilitate the leaking pipe line.

Project: Use the patented Nu Drain system to rehabilitate the high-volume drainage line without delaying the scheduled seasonal opening of the park.

Customer: Hershey Entertainment & Resorts is a privately-held entertainment and hospitality company, founded in 1927, that preserves the legacy of Milton S. Hershey.

Site: The Aquatheatre inside Hersheypark, a popular theme park in Hershey, Pennsylvania. The work was performed near the Aquatheatre, where the water shows are performed, and the eastern section of the park, where other entertainment activities are in close proximity.

System: The high-volume drainage line for the Aquatheatre tank filter system, which takes in all other drain lines from the Aquatheatre. It is located underground from the Aquatheatre and goes to the lift pump station. This pipe line is located approximately 15 feet below ground and is made up of 4" diameter cast iron pipes.

Problem: This high-capacity pipe line was experiencing inadequate flow and backups. Upon inspection, the customer found the pipe system to be highly deteriorated with corrosion.

Circumvention: If the customer had chosen a traditional pipe replacement instead of Nu Flow’s in-place technology, the customer would have encountered a more expensive, time-consuming, messy and disruptive project. The pipes, located 15-28 feet underground, would have to be dug up and removed, resulting in large excavation areas and everything above-ground to be destroyed in the process. This would include the sidewalk, landscaping and a building’s flooring, which would ultimately have to be replaced after the new pipes were installed. A traditional repipe would have caused severe disruptions to the Aquatheatre’s operations, as well as some nearby rides.

Solution: This Nu Flow licensee allowed the famous theme park’s operations to commence as normal so that the park’s opening day was not moved back. First, the licensee’s technicians thoroughly cleaned the pipe line, removing the corrosion and bringing the interior of the pipe back to its original diameter by using Nu Flow’s proprietary micro-cutter cleaning machine and tools. These tools, which stay within the original inside diameter of the pipe, allowed the licensee to clean the system without additional risk of causing any failure or breach to the already damaged pipes. Then, the nondestructive Nu Drain system was installed. A structural liner, made of felt soaked with epoxy, was set up and installed in the existing access points. Using the patented Pull-in-Place process, the liner was pulled through the pipe system, the internal bladder was inflated and the liner was set to cure for a few hours. Once cured, the bladder was removed and a protective new pipe was left inside the host pipe. Nu Flow’ structural liner will prevent corrosion build-up, leaks and other common failures in drain systems. This entire project was completed during normal business hours without any destruction and without disturbing any other crews within Hershey Park.

After the project was completed, Hersheypark simulated a flow test in the rehabilitated high-volume drainage line and reported that the line was fully functional and was not overwhelmed by the high-capacity flows. The customer was pleased that not only was the pipe line rehabilitated to a better-than-new state, but it was done without causing any disruptions or delays to normal park operations.

10Nu Flow Newsletter - Summer 2014 11Nu Flow Newsletter - Summer 2014

By Nu Flow for LANDLORDBC Magazine, July 2014

Perhaps you are guilty of approving a project to get something fixed on your property, only to have something else destroyed by the process.

Whether or not you have done this, it seems like a silly sacrifice. Why tear something apart, like custom wallpapered walls, landscaped yards, or expensive marble flooring, when the goal is to keep the building looking and functioning at its best? There is an entire industry built around ending these types of counterproductive processes to provide property owners and property managers with non-destructive and non-invasive solutions for one of the innermost systems inside every building and structure.

Think of your building as a living individual. The building’s exterior walls and building envelope can be looked at as the skin, the framework as the skeleton, and various pipe systems as the arteries and veins flowing throughout the walls, floors, and ceilings. A clog or a leak within the miles of pipes that can be found in just one building may just be in one or a few places, but these failures can disturb the functionality of the entire system, wreaking havoc on the building.

So, as a property owner or property manager, you have twodifferent types of repair options for pipe system problems: You can choose a traditional repair method, a re-pipe, in which the failed pipes are excavated and replaced. This is a very time-consuming, expensive process that still leaves the pipes vulnerable to inevitable failures; it is just a matter of time, not a matter of if. Your other option is to choose an in-place pipe lining method, which involves using existing access points (located in clean-outs, mechanical rooms, etc.) to clean the pipes and then insert a protective liner or barrier coating, which have been tested to provide long-term protection against pipe system failures. This second, more modern, and innovative solution involves no destruction and can be compared to angioplasty for arteries – inserting an inflatable device that will permanently open the artery, without having to go under the knife, getting one’s chest cracked open and operated on.

The most effective, cost-efficient, long-term fix for failing pipe systems inside and outside of buildings is pipe lining technology. Nu Flow, the world’s leading inside infrastructure company, rehabilitates pipes inside all types of residential and commercial buildings using patented, eco-friendly technologies that do not cause demolition or resident displacement. This saves you, the property owner or property manager, money and it keeps the residents happy because we do not cause destruction to their homes.

Pipe lining begins with mapping the internal plumbing system and getting a camera inspection of drain and sewer pipes. A project schedule and cohesive plan are created to minimize disruption and maximize customer satisfaction. The pipes are tested for leaks and then thoroughly cleaned. Existing access points are used to insert a pipe lining solution. Nu Flow’s patented Nu Drain system, which is used to rehabilitate drain, waste, sewer, and vent pipes up to 12" in diameter, uses a Pull-in-Place process where an epoxy-saturated felt liner is pulled and/or pushed into the host pipe. An internal bladder is inflated and the epoxy cures to create a new, seamless pipe-within-a-pipe. This lining method provides the ability to line multiple 45° and 90° angles, as well as the option of lining specific sections of pipe. The structural liner will prevent cracks, leaks, debris buildup, root intrusion, and other common failures. The patented Nu Line system, which is used to rehabilitate pressurized pipe systems from 1/2" in diameter to 12" in diameter, uses clean, compressed air to push liquid epoxy through the pipe system, creating a barrier coating that will prevent lead leaching, rusty water, corrosion, pinhole leaks, MIC buildup, and other common failures.
