UNIT 3 ANNUAL MEETING RESULTS
The annual meeting was held on October 28th and was very well attended. Thank you all who voted by proxy
or in person to ensure we had a quorum of 180 voters.
The results of the ballot items are as follows:
Rollover and apply any surplus funds to offset common expenses
Yes 215 No 0
Waive fully funding the reserves
Yes 189 No 9
The passing of this item partially funds the reserves which is consistent with the budget adopted and recom-
mended by the board, and keeps our maintenance fees at a lower level.
The following people were elected to fill the four open positions on the board:
Re-elected: Skip George, Laura Mann, and Sharon Smith
Elected: Ron Morris
Thank you to our other candidates, Jamie Bentley and Gerry Minkow. We hope to find a position for you on
one of our committees.
A copy of the meeting minutes are posted on the bulletin board and will be posted at www.themainlands.com.
Thank you to all the volunteers who helped with the voting process, our Election Inspector, Laura Smith-Weyl,
who kept things running smoothly, Nancy Crigger for our invocation, and the Social Club for providing refresh-
ments.
The board is looking for someone to fill the remaining one year term created by a director's resignation. Inter-
views will be conducted and the board will appoint the chosen candidate. If interested in being considered,
please contact any board member by November 13th.
I want to thank the board for all the time and hard work they have put in this past year and look forward to a
productive upcoming year.
HOA meetings will continue on the fourth Thursday of the month (may vary during the holidays). Every other
meeting will alternate between morning (following Kaffee Klatch) and evening at 7pm. The next meeting is ten-
tatively scheduled for November 30th (time to be determined). Hope to see you there! Residents are always
welcome to suggest agenda items by submitting them to either the President or Secretary. We also welcome
your questions, comments, and concerns.

WAKEUP CALL: HOMEOWNERS INSURANCE COVERAGE
We were blessed this summer that we only had a “near-miss” from hurricane Irma. But it prompted a few home-owner’s to ask about the kind of insurance coverage we must have on our home. In your Unit 3 Handbook, that should be in your home, on Page 10 there is a statement about insurance:
“6. Homeowners’ Insurance
Refer to the Declaration of Condominium, Page 10) regarding insurance and reconstruction. If you have ques-tions about the type of policy you need, please contact your insurance company and be sure to inform them that your home is a “single family” residence, not a “connected” or “stacked” condominium. The Declaration of Condo-minium on Page 10 states that homeowners must have insurance in place to reconstruct the home or repair dam-age to the home. The insurance should be Policy Form HO3 which covers the structure of the home. If you have questions about the type of policy you have, please contact your insurance company.”
The Declaration of Condominium document in the back of the Handbook, page 10, says:
“8. Insurance:
8.A. The Association shall purchase and pay for from time to time such insurance as the Association shall deem appropriate to protect the common elements, including the roadways, landscaping and other improvements to the common elements against damage from windstorm, fire, hurricane, and other hazards. The Association shall pur-chase a public liability insurance policy in such amount as the Association may from time to time deem appropri-ate.
8.B. Units. The unit owner shall carry upon his unit, such insurance as such owner shall determine is suitable to provide the necessary protection of such owner’s unit.”

that will help each other out and help us keep an eye on our community.

mentary that may offend your neighbors.

MEN’S CLUB Phil Mugavero, President The Men's Club will be having a fairly busy November. On November 4th at 2:30 pm we will have horse racing; food will be for sale as well as drinks, and there will be a 50/50 drawing. If you missed our first race night, you missed a great time. November 9th is our monthly meeting at 6:00 pm; sign up on bulletin
board please. November 11th will be our next movie night at 6:00 pm. We will be showing a very good mov-ie called “Hidden Figures.” Admission fee is a non-perishable item donated to the food pantry collection. Soda is 50c and popcorn is free. November 16th will be another Men vs. Women shuffle board tournament; sign up on the bulletin board. November 25th is our regular French Toast breakfast. We’re serving French toast, scrambled eggs, sausage links, orange juice, coffee for the incredible low price of $3.50.
DO NOT FEED THE WILDLIFE!!
There was an approximately 8 foot alligator pulled out of one of our lakes. The trapper felt that someone had been feeding it as it seemed to have no fear of him and it had a "fat" belly. Unfed gators have a slimmer profile. In Pinellas County it is unlawful to feed wildlife.
SOCIAL CLUB Barbara Konvicka, President It is November already; Fall is in the air and of course Unit 3 Social Club is a buzz-ing with activities and great events. Our first dance of the Fall season was a lot of fun. We have the 3rd Saturday of each month reserved for our live band dances. New Years Eve is always a great time to celebrate the New Year. Read the Couri-
er and watch the kiosk for upcoming events. Peter keeps us well informed all the time. On Saturday, No-vember 4th, is our annual Hidden Treasure Sale from 8am to 12 noon with great treasures, baked goods pro-vided by the Women’s Club, famous hot dogs and a lot more. This money goes to the Social Club so we can
sponsor interesting events. We just sponsored an AARP course where we served breakfast and lunch at no extra charge to the 40 folks that came. On Sunday, Nov 5th we’ll have a Pot Luck Supper at 5PM. On November 12th will be the Early Bird dinner theater outing, 4:30pm; excellent buffet followed by a great live play entitled Nice Family Christmas all for $36.00 per person. Please make checks out to Ed Fletcher Din-ner Theater, and give them to Barb Konvicka, 571-3104. Must sign up on bulletin board. Our next dance will be on Saturday, November 18th, 7:30 to 10:30. Lois Katz (201-8586) will be selling tickets for $8 at Kaffee Klatch on Thursday mornings at 8:30. Live band is Keith Coleman and Ruby Tuesday. Come and dance, listen to the music, and enjoy your neighbors . Hope to see you there. Lots to do.
WOMEN’S CLUB Deb Engstrom, President
During our October meeting, in honor of Breast Cancer Awareness month, the room was a beautiful "PINK", both in decorations (thank you Ruth McLaughlin & helpers) and clothing. The entire counter was a giant salad bar, yum! Fran George shared some breast cancer facts followed by a few sharing their cancer journey. Jan Urquhart
then showed us how to make two bows to decorate our holiday packages. One very lucky lady was made ex-tremely happy when she received both a manicure & ped-icure donated by one of our members who wishes to re-main anonymous, THANK YOU!
Coming up on November 4th, we have a bake sale at the Hidden Treasure Sale. Please bring baked goods by 7:45am or the night before. Later that afternoon, the lefto-ver goodies will be sold at the men's horse racing event. On November 16th, at 1pm, come and cheer on the wom-
en as we take on the Men's Club in a shuffleboard tourna-ment.
Our next luncheon/meeting will be Friday, November 17th at noon. The presidents and vice presidents of the other units will be our special guests.
December 8th will be our holiday party at the clubhouse. Similar to last year, but different. Anyone who has ideas to add to this special event, please contact a board mem-ber. It will be a catered meal with choice of fish, chicken, or beef. Tickets will be $10 for members, $15 for non-members, available soon at Kaffee Klatch or from Debbie Rhoads, 484-680-0765. Final ticket sale date is Decem-ber 3rd.
Please sign up on the bulletin board to donate baked goods or to attend the November luncheon (we need an accurate count so we have enough food!)
All women of unit 3 are welcome to join. If you've nev-er attended a meeting, please come as our guest for food, fun, and fellowship!

October was a busy month with AARP Driv-er Education Program. We had 40 seniors attend the program; an interesting by prod-uct, several people asked about available real estate in Mainlands.
The Health Fair offered several tests for the 45 people who attended. November brings on the holidays which for many means travel and food. It is easy with many goodies and
special seasonal foods available to be less discriminating about what we eat. Of course we are going to eat and enjoy it but watching the portions is an important safeguard.
St Anthony’s Faith Community Nursing continues to provide us with materials for the bulletin board and resources especially for the Health Fair. If there are programs or speaker on a health related top-ic we would be pleased to set it up.
WATER AEROBICS Deb Engstrom, Leader
Tuesday, - 9:30am; Thursday, - 10:00am. We have had an average of 14 people participating in improv-ing our strength, flexibility, cardio and balance. No swimming skills need-ed. A perfect workout for the aging
body (but that's not us!) as there is no stress on the joints. Come join us!

There is a box in the clubhouse to collect your donations. Please be generous with your canned goods and non-perishable foods. This is the time of year when no one should go hungry. If you hear the patter of tap shoes when you pass the Clubhouse, that would be the Spotlight Dancers rehearsing again, preparing for the 2018 performances.
Our show will be a wonderful review of the past 7 years of shows. So many great numbers to choose from will produce a terrific show. Show date at Unit 3 Clubhouse will be February 24. Be sure to mark this date on your calendar so you don't miss it.
The publisher of our directory is once again asking for us to make our changes and submit them so the names and numbers can be updated in the new 2018-2019 directories. Please take a moment to look at your list-ing. If it is not as you want it, please let Sis Manhard (561-7634) know. We have until the beginning of next year, but please do it now while you are thinking about it. If you need more than one entry to be listed, please let Sis know.
Once the new directories are published, you will have to wait another year to make changes. Add this to your list of goals for 2018…. UPDATE THE PHONE DIRECTORY. Thank you.

dog from using Unit 3 yards as
a “toilet.” All property, yours
included, is private proper-
ty. Dogs on long leashes have
been seen trespassing into
yards and doing their busi-
ness. Most residents have
been faithful about picking up solid waste; but urine
remains.
As residents, we are required to maintain our gardens
and bushes. It’s not pleasant to be doing mainte-
nance in our yards, or for that matter, just walking in
our yards, knowing dogs may have made a “pit stop”
in there too.
Dog owners, too, have been seen deep into Unit 3
yards with their dog. It can be disturbing to see an
unexpected person that close to your house.
Your cooperation in this matter will be appreciated.

The Mainlands Office has created a website www.themainlands.com that includes Units 1 through 6. Therefore, our Unit 3 website, mainlands.org, will no longer be necessary. I plan to keep our site www.mainlands.org online until such time as the Of-fice’s site is completed.
