s t u d i o d i a r c h i t e t t u r a SITE PLAN 1:2000 Residence Vysočany Architectural competition GFA SUMMARY TECHNICAL REPORT The project for 250 apartments comes from the analysis of a few themes in addition to the competition’s Brief: - the relationship with the environment (urban and landscaping); - the global solar orientation of the plot; - the development of the house types and aggregation layout (communal corridor); - the proportion of the open spaces: two for the inner courtyards and one for the semi- public square with restaurant, creating a continuous shopping centre along the avenue - the search of competitive and attractive products to be set in the local real estate market One of the priorities of the project is dematerializing the volumes of the buildin- gs, using a contemporary design inspired on modern Architecture solutions. The mass of the buildings is shaped focusing on the creation of a new semi-public space on the corner between Sokolovská avenue and Moravině street. Dedicating a part of the plot’s surface to a semi-public square is a way to assure the whole complex a high market value. For this reason, the housing program is distributed in two masses: the main E-shaped building and a little “tower” which connect with both edges of the existing building of the adjacent plot. Other condition is the re-thinking of two traditional elements.

On the one hand, the inner courtyard: a big green area, which - through a correct works management - could become a urban forest just in a few years.

A place to relax, play and enjoy a little natural oasis in the city with big trees, a pool of water and its waterfall over a vertical garden.

On the other hand, the concept of “communal corridor” is transformed into a real rela-tionship space: instead of a bunch of close corridor for every group of apartments, the purpose contains some wide pleasant wood paved platforms for the meeting of the residents, available for meetings, play-ground activities and so.

This is one of the targeted investment, like the landscaping concept.

In this phase, the purpose suggests to align the upper line of the parapets of the new buildings with the cornices of the existing ones: using this stratagem, the visual perception of the facades (news and olds) is totally homogeneous on both sides of the plot and it could be perfectly negotiated with local administration.

A less restrictive solution (aligning the basis of the parapet to the adjacent cornice) is possible without big substantial change of the present layout (but more expensive for the promoters).

The rest of the geometry of the upper level follows the local regulations (including the 2 meters setback of the attics). At the groundfloor, there are two accessible entrances on Moravině and Skládky streets; other entraces are set on Sokolovská avenue, equipped with elegant stone paved stairs.

A clear geometry results in a faster building process and consequently in investment savings.

The project stands on a clear orthogonal grid, based on the main module (6,90 meters) which defines the limits of the apartments (except for the A and A’ apartments) and which sets the basic combination rules of parking spaces and storage boxes (cellar).

Every level ofthe underground floors has 125 storages boxes (cellars), 125 parking spaces plus 11% for visi-tors (total: 139) each.

Entrance and exit of the parkings are set on Moravině and Skládky streets so as not to interfere with Sokolovská avenue’s traffic.

There are 2 variations for every type of apartments: A and A’ for 1kk, B and B’ for 2kk, C and C’ for 3kk, D and D’ for 4kk.

The most part of the apartments is West and South oriented, but the attraction of the new semi-public square and the importance of Sokolovská avenue affect punctually the layout of the ensemble.

Every apartments is adjacent to a 1.6 or 2 meters fixed strip along the open areas to insert a loggia and/or balconies.

Its dimension (always not exceeding in general the 10% of the apartment’s surface) will allow to set extra flooring or holes for double heights.

The constructive con-cept is based on a double criteria: low maintenance mate-rials (conventional mortar, aluminium windows ...) and hi-tech technologies for windows and equipment and facilities.

Thanks to the new techno-logies, a nearly zero energy building are now acces-sible with a reasonable investment.

Terrace roofs are avai-lable for solar panels and air-conditioning exterior units.
