Internationally, Taupo is what is regarded as a ‘4 seasons’ resort and, of course, there are few resorts in the world which can offer the variety of winter sports, summer activities, magnificent scenery and challenging recreational activities. The annual calendar of events include the International Ironman, the Lake Taupo Cycle Challenge, with ten thousand riders completing the 160kms around Lake Taupo, the 12 Hour mountain bike event – the biggest of its type in the world – and the A1GP World Cup of Motor sport.

The Management Agreement consists of a 10 year term with 2 rights of renewal of 10 years (30 years). The Management Agreement provides that the manager is exclusively appointed to provide property management services for Huka Falls Resort and is exclusively authorised to provide the resort style facilities and letting services from Huka Falls Resort.

Should you refurbish your motel or hotel?Many operators of hotels and motels are reluctant to improve their properties as they are unable to ascertain any quality tangible benefits.

Often when refurbishment is undertaken, it is done on a piece meal basis and only scratches the surface of what is actually required. Normally only some rooms are upgraded giving the complex a variety of standards which can cause problems.

However, some operators will argue that it is preferable to have rooms to which they can upgrade their better customers. The reality is that a motel or hotel is normally judged on the worst rooms available – customers make more noise in their complaints than they do in their compliments. Thus Resort Brokers have devised a simple spreadsheet which requires very little input on your behalf in order for you to ascertain the viability of refurbishment.

Refurbishment can be undertaken out of cash reserves, refinancing existing debt, or specific borrowing for the task at hand. The spreadsheet is designed as a guide only and Resort Brokers strongly recommends that you consult other industry professionals such as your accountant, financial adviser and bank manager before making any final decision. However this is a very useful tool

and we hope that it encourages owners/operators to improve their property and business.

Lack of refurbishment of existing operations is becoming a major problem in New Zealand and the existing stock is continuing to deteriorate. The contrast between much of the existing stock and new supply is becoming more noticeable and clients will begin to reject anything that is not up to scratch.

One of the major impediments, particularly in the motel industry, has been the ownership structure i.e. freehold owned by a passive investor who feels his/her only responsibility under the lease is to collect rent once a month and perhaps keep the building watertight. The lessee on the other hand is often embittered as he/she works long hours every day and struggles to make adequate profits with inflation on outgoings and rental based on a percentage of turnover. The historic situation was 1/3 for expenses, 1/3 for rent and 1/3 profit for the lessee. With rents often now representing as high as 40% and expenses also rising the lessee’s margin is

being squeezed and there is a natural reluctance to spend any remaining money on upgrading the units.

It is a shame that these pressures exist in the market and the purpose of this article is to highlight the issue and provide lessees with a tool to analyse the feasibility.
