This new feature is the result of a strategic partnership between RealtyTrac (www.realtytrac.com), the national leading source of foreclosure data; Reliance Network, a leading developer of Web-based applications for real estate companies and four independently owned RE/MAX Regions.

correction it has

been experiencing

will require a

combination of

education for

buyers and sellers

and a reduction in the current level of homes

for sale, according to Jim Merrion, regional

director of the RE/MAX Northern Illinois

network.

Speaking to a real estate industry gathering

at the University Club of Chicago on April

9, which was hosted by Metro Chicago Real

Estate Magazine, Merrion stressed the need

for real estate professionals to give buyers

and sellers a realistic perspective on the

current housing market.

“Educating buyers and sellers is always

an important function for real estate

professionals, but that is truer today than

it has been in recent years,” said Merrion.

“There is a lot of misperception out there

because our customers are seeing news

reports about the housing market that are

often based on activity in other areas of the

nation where problems are more severe than

in Chicago.

“At the same time, much of the local market

coverage they see is based on data that is

months old and doesn’t offer an accurate

picture of current conditions,” he said. “The

market here is experiencing a correction, but

it remains relatively strong, especially when

compared to areas like Florida or California.”

Merrion urged agents to keep buyers focused

on their needs as they shop in a market where

so many homes are available. Otherwise,

buyers can become frustrated looking at

dozens of properties that don’t offer the

features they want at a price they can afford.

A second key message for buyers, according

to Merrion, is that all sellers are not desperate

to sell at any price.

“Buyers today often expect to negotiate

a substantial reduction in the price of a

home, regardless of its list price,” he noted.

“In many cases, sellers have priced their

properties quite aggressively to begin with

so they aren’t disposed to further signifi cant

price reductions. A quick sale is essential

only for a minority of sellers. In fact, many

are prepared to sit tight if they don’t get what

they believe is a fair price.”

As for educating sellers, Merrion contended

they need a real estate agent’s help to price

their homes properly in the fi rst place. Most

sellers understand the concept of basing

the price they ask on the sale prices of

comparable properties. Today, however, what

constitutes a comparable property is quite

different that it was a year or two ago.

“The market is changing so rapidly that

sales made more than six months ago have

little value as comparables, and if possible,

it’s best to consider only those sales that

closed in the last three months,” Merrion

said. “It’s also extremely important to make

sure sellers understand how even recently

sold properties differ from the home they are

selling. That’s because buyers can choose

among so many homes today. Even relatively

small differences in such things as room size,

layout, amenities or overall condition can

make a real difference in what buyers will

offer.”

He also noted that because competition in the

marketplace is so intense, sellers must

be made aware that they are best served

by getting their property it top condition

before putting it on the market.

“First impressions count. Many agents

and buyers will see a home during the fi rst

few weeks it is on the market,” Merrion

explained. “If a seller waits until the home

has been listed for a while before fi xing the

storm door or replacing a stained carpet, it

will be too late to change the fi rst impression

of all those prior visitors. I’m encouraged to

see that many sellers now are doing what is

required to get a property in top shape prior

to listing.”

As for the need to work through the large

inventory of homes already on the market,

Merrion contends that pricing is the key.

“The old saying in our business is that ‘price

cures all,’ and that’s just as true today as it

ever was. I believe a necessary but modest

additional correction in prices could happen

over the course of 2008 and is likely to

attract a considerable number of buyers into

the market, especially fi rst-time buyers and

investors,” he said. “A lot of these folks are

sitting on the fence right now, and drawing

them into the market would make a huge

difference.”

will begin serving the Northwest Side

communities of Sauganash and Edgebrook

this summer.

The Broker/Owner of RE/MAX Cityview is

Robert Padron, an Edgebrook resident who has

operated an independent real estate brokerage

and insurance agency for the last fi ve years at

Peterson Park community. He also has been

extensively involved for several years in a

series of condominium projects, converting

more than 50 units, typically in six- or eight-

unit buildings in such Chicago neighborhoods

as Rogers Park, Humboldt Park and the West

Loop.

Now, Padron plans to focus his energies on

the real estate brokerage business, and is

currently looking for an offi ce location near

the intersection of Cicero and Devon avenues.

“We are looking forward to establishing

RE/MAX Cityview as an integral part of the

Sauganash and Edgebrook communities, and

we will work hard to earn the business and

trust of our neighbors,” Padron said.

He noted that the biggest hurdle he faced

as an independent real estate brokerage was

name recognition.

“Affi liating with the RE/MAX brand, which

is number one in the Chicago area, goes a

long way to resolving that issue. Just as

important, RE/MAX

marketing support

and training programs

that any brokerage

needs if it wants to be

Reared in Skokie and

Lincolnwood, Padron

started his business

career as a partner in a

business that provided

computer training. That background

makes him comfortable dealing with the

increasingly technology dependent real estate

industry and was a key reason for his interest

in RE/MAX.

“My computer skills are quite helpful when

training agents. It also will help them take

full advantage of the opportunities available

through the RE/MAX Web site,

www.illinoisproperty.com, and other easy-

to-use technology that RE/MAX offers

its affi liated agents,” said Padron. “Agent

training will be one of my major focuses once

the offi ce is up and running.”

Another of the skills that Padron hopes

to share with the agents in his offi ce is

his familiarity with both residential and

commercial real estate transactions.

“The focus of our offi ce will be primarily

residential because that is the nature of

the community we are serving,” he said.

“However, my goal is to have about 20

percent of our sales volume come from

commercial real estate because developing

and maintaining those skills means we will

be positioned to help clients with the full

array of their real estate needs.”

In delivering real estate services to his

clients, Padron works as a team with his wife,

Ramina Padron, an arrangement that will

continue once RE/MAX Cityview opens its

doors. In addition, both of the Padrons will

have management roles in the new offi ce.

Clark, who lives in rural Morrison with her husband, John, and three children, fi rst

entered the real estate industry in 2001. She became a broker in 2003 and purchased Smith & Associates in 2005.

“We feel that being part of the RE/MAX network will give us the opportunity to increase our market share in what has been an extremely active real estate market,” said Clark. “Last year’s real estate activity was the best we’ve had here for a long time. We had a 37 percent increase in transactions in

2007 when compared to 2006, and through the fi rst quarter of this year, we are well ahead of last year’s pace.”

One of Clark’s goals is to add more agents who serve the western portion of Whiteside County, especially those licensed in both Illinois and Iowa. Clark plans to earn an Iowa real estate license because it will enable her offi ce to serve customers in the west end of the county.

“We frequently serve clients who either want to move to the Clinton, Iowa, area or who are moving to Morrison and wonder if we can sell their house in Iowa,” Clark said.

Round Lake will get its fi rst RE/MAX offi ce

when RE/MAX Royal opens its doors at

147 W. Belvidere Road. Offering real estate

agents and their clients the Royal treatment

will be Corinne and Jonathan Guest, a

husband-and-wife team whose roots in the

United Kingdom lend an undeniable logic to

the name selected for the new offi ce.

The new offi ce is expected to be open by June 1

with accommodations for 25 sales associates

and support staff.

“Anyone familiar with Lake County real

estate recognizes the tremendous growth that

is occurring in the Round Lake area,” said

Corinne, who previously was affi liated with

RE/MAX Advisors in Deer Park. “We are

delighted with the prospect of joining this

vibrant community and meeting its needs for

top quality real estate brokerage services.”

According to Corinne, the Guests were fi rst

attracted to Round Lake several years ago

when they purchased, rehabbed and sold a

home there.

“We got to know the area well and were

impressed with its potential, so when this

opportunity developed, it seemed like a perfect

fi t,” she said.

The Guests and their two sons moved to

the United States in 1996, settling in Lake

Barrington, while Jonathan worked as an

executive at Motorola Corp. Corinne joined

RE/MAX as a Sales Associate in 2005, but

said she always planned to transition from

agent to offi ce owner. Now, she and her

husband are making that entrepreneurial leap

together.

“When I fi rst entered

the real estate

business, I found

myself in an offi ce

that didn’t fi t me very

well. Before moving

on, I looked carefully

at the business

models of other real

estate companies and

decided that the

RE/MAX model was

right for me,” said

Corinne. “Once I

made the move,

I wasn’t disappointed.

So, when it came time to become an offi ce

owner, RE/MAX was the obvious choice.”

As to why she wanted to become an offi ce

owner, Corrine said, “I’ve always preferred

being my own boss.”

This won’t be her fi rst experience running a

business because her background includes

owning and operating a commercial embroidery

company here in the U.S., as well as a stint in

mortgage banking while still in the U.K.

The new 1,600-square-foot RE/MAX Royal

offi ce is located in a new shopping center

along busy Route 120, an ideal location for

a real estate offi ce, according to the Guests.

When the new space is complete it will

include a reception area, conference room,

six offi ces of two sizes and approximately 20

other workspaces.

“We’re thrilled to see the RE/MAX banner

unfurled in Round Lake,” said Jim Merrion,

regional director of RE/MAX Northern

Illinois. “Lake County is a strong market area

for our network. In fact in 2007 RE/MAX

agents listed 29.6 percent of all properties

sold in the county, according to data from the

MLSNI. This new offi ce will help us build on

that success.”

RE/MAX Town Lake and Country in Freeport Joins Exclusive Ranks of CMN Miracle Offi ces

New ownership is now in place at RE/MAX Superior Properties, 10880 Hwy. 47, Huntley. Tony Bellino, a RE/MAX agent with 20 years experience who was formerly based in Algonquin, acquired the offi ce in partnership with his son, Daniel Bellino, an attorney.

“Huntley today reminds me so much of Algonquin when I fi rst entered the real estate business 20 years ago,” said Tony Bellino. “It has seen a good deal of growth in the last decade and will see even more in the years to come.

For a real estate professional, this area is one of the outstanding opportunities in the northwest suburbs, and my son and I wanted to be part of it.”

A resident of Algonquin, Bellino is implementing a 90-day program to upgrade and expand RE/MAX Superior Properties. The service area will remain the same: Algonquin to Huntley and McHenry to Elgin.

“We will start by improving the offi ce infrastructure, which includes upgrading the offi ce interior and carefully selecting the best new technology options. Then, our focus will shift to recruiting additional agents,” he reports. “After that, our job will be to acquaint the community with our new team.”

Bellino brings with him to Huntley his four-person team of real estate professionals. Their job, said Bellino, is to use their skills to improve the offi ce and support the six agents already there, as well as those Bellino hopes to recruit.

“This area has so much potential that I’m confi dent we will be able to expand our staff of agents quite readily,” he said.

One reason for his confi dence in the future of Huntley, according to Bellino, is his comfort with the community’s political leadership.“The leaders here have taken a very thoughtful approach to the planning process, learning from both the successes and the mistakes of other communities, and the result has been the creation of a great plan for future growth. I’m excited about the prospect of helping move that plan forward in our role as Realtors®,” he said.

Bellino joined the RE/MAX offi ce in Algonquin in 1988 after an 18-year career in the restaurant business. A few weeks ago he was inducted into the RE/MAX Hall of Fame, an honor that recognizes RE/MAX agents who have assisted 350 or more clients in their RE/MAX career.

RE/MAX Professionals South, Plainfi eld, RE/MAX Professionals Select, Naperville, and RE/MAX Pinnacle, Shorewood, hosted a “Las Vegas Nite” fundraiser to benefi t Children’s Memorial Hospital on March 14. The evening consisted of poker, blackjack, roulette and craps, along with hors d’oeuvres, wine, beer and soft drinks. Each participant received a generous stack of chips for use in the gambling games, which raised $1,000 for the hospital that night.
