Mission Statement: To provide an active adult country club lifestyle for all homeowners with recreation, dining and entertainment activities, maintained and enhanced in a fiscally responsible manner. To provide a challenging, positive environment for all our employees encouraging them to become long term valued staff members.

A LETTER FROM THE HOAMany significant improvements to our community took place in 2013 and are indicative of how our HOA continues to accomplish positive projects that make this such a great place to live.

I am pleased to finally be able to say that our new Administration Building is now under construction! This long awaited project began in January and its progress can be seen at the northeast corner of Riggs Road and EJ Robson Blvd. I want to thank Board member Don Hicks along with his Administration Task Force for all their hard work in bringing us to this point of constructing the new building.

As of January 1, 2014, there is no longer an 18% mandatory gratuity listed on your food and beverage bills. This is due to IRS ruling 2012-18 that became effective on January 1st. Our servers often share their tips with bartenders, bussers and dishwashers. Our hard-working food and beverage staff depend on your generosity. Please remember to add a gratuity when paying your food and beverage bills.

The new gate entry system for entry into Palo Verde should be operational in the spring. Iron Oakes residents use a similar system to the one being installed at Palo Verde. The new RFID windshield system and the old clicker/reader card system can be used until the old system is eliminated. The new system should run very smoothly once the installation is complete

On behalf of the Board of Directors, I want to thank our General Manager and all of our employees, as well as all of our Committee members who volunteer their time to make this one of the best and most financially sound HOA’s in the Valley.

It has been a busy winter! The new John R. Dobson Administration Building project contract was awarded to Farnsworth Construction. The project has started and we look forward to completing the construction this summer.

Bill Todd, Golf Course & Common Areas Superintendant and his staff have been very busy with a desert rock project on the Cottonwood Golf Course. They have already installed 800 tons of rock in the desert areas.

Both Cottonwood and Palo Verde Golf courses are in excellent shape. Bill Todd and staff have done an excellent job on both courses, and the playing conditions are great. We received a very generous donation of $3,500 from A-1 Golf Carts for the purchase of a Goosinator. You may wonder, what is a Goosinator? The Goosinator is a remote-controlled device that is used to deter nuisance geese from the golf course fairways and lakes. A-1 Golf Carts continues to give back to our

New Administration Building Underway

HOA News…

By the time you read this, construction of our New Administration Building should be underway.

After months of hard work, starts, stops, submittal of plans,resubmittal of plans and variance requests, WE FINALLY RECEIVED PERMITS TO CONSTRUCT OUR NEW ADMINISTRATION BUILDING. These permits were received on Monday, December 2, 2013, slightly over a year after the initial Task Force meeting. Since that time, we have negotiated and mutually agreed on a construction contract with our chosen contractor, FARNSWORTH CONSTRUCTION CO. In addition, we have hired a Project Manager to oversee the construction of the new building. Those contracts were reviewed by our legal counsel and subsequently approved by your Board of Directors at the December 23rd Board Meeting. As shown in the photograph, the contract with Farnsworth Construction was formally signed by their President, Tim Nielsen, and our Board President, Kathy Skrei, following the December 23rd Board Meeting. A kick-off meeting with both parties was held on January 6, 2014, signaling the official start of construction of the new Administration Building.

The Administration Building Task Force has assigned a subcommittee to choose the interior design motif. That subcommittee includes a professional interior design person whose talents were used by the Association during remodeling of our Cottonwood Palo Verde Food and Beverage areas a few years back. Workshops will be held to present design ideas to our homeowners for their review.

With all the starts and stops, it has been a frustrating year for all those involved, along with our homeowners. Construction is moving forward and barring any major problems, we hope to move in to the new building by the 4th of July.

Lastly, I would like to thank the members of the Administration Building Task Force, our Architect and all of our homeowners for their hard work, support and especially their patience during the past year.

As we move forward, your Task Force will keep you informed of progress and key decisions with monthly Flyer articles, periodic homeowner workshops and magazine articles.

Architectural Compliance GuidelinesSUMMARY OF ARCHITECTURAL COMPLIANCE REQUIREMENTS

1. Homeowners who wish to make exterior changes to their property must complete an ACC permit form. Forms must be signed by the homeowner.A. Permits are available at Homeowner Services or at

the Administration Office at no cost.B. Include all information when completing the form.

2. Construction plans and a plot plan must be attached to the ACC permit whenever additions or alterations to the existing structure are involved or whenever property lines or setbacks are involved. The five-foot setback/right to use area must be identified.

3. All structural changes require a Maricopa County

Permit. A. The ACC will review and give written preliminary

approval or disapproval to a plan submitted by a homeowner prior to them making application for a Maricopa County Permit.

B. Upon receiving this approval, the homeowner must apply for and obtain a Maricopa County Permit prior to commencing any work on the project. Once the Permit is issued the homeowner must advise the Administration Office at which time the ACC will grant final approval of the plans and issue a permit valid for 120 days.

C. It is the responsibility of the homeowner to obtain the necessary zoning clearances and building permits from Maricopa County. A copy of the Maricopa County Permit must be provided to the ACC prior to the start of construction. All construction must be in compliance with county zoning and building codes at a minimum, and the Association reserves the right to require more restrictive requirements.

4. Permits will be approved/disapproved and

returned to the homeowner within fifteen (15) working days after receiving the request. Approved permits will be returned to the homeowner along with a goldenrod approval form. This form must be displayed in a readily visible area while the work is being done. Upon completion of the work, the form must be returned to the Homeowner Services and work will be checked for compliance by committee members. If a permit is disapproved, the homeowner may make an appeal to the full committee.

5. All work must be completed within the specified time.

If work cannot be completed in this time frame, the homeowner is required to submit a request for a time extension.

The ACC meets the 1st Thursday of each month in the Phoenix Room at 8:30 AM to review exterior requests. The following items have precise guidelines and can be approved between meetings:

Rock - satellite dishes - dumpsters - driveway coatings - same size A/C units - flag poles - mailboxes and mailbox enclosures - same size window replacement - exterior paint.

Replacement, repair or renovation of the following items will not require an Architectural Compliance permit, provided that the appropriate guideline is adhered to and conforms to the original construction.

HOA News…

MARLENE KNIGHTLEY Marlene Knightley has been employed with the Association since May 17, 2005. I, Des Dakin, have worked with Marlene for the entire time as a fellow employee, then a supervisor.

Marlene is an exemplary employee, always punctual and prepared to work. She is very organized and always willing to help her fellow employees.

Marlene works on the beverage cart on Cottonwood and Palo Verde Golf courses as a full-time employee. The members, guests and employees that encounter Marlene are delighted by her personality and the professionalism that she brings to her job. Always smiling, Marlene continually has a positive attitude. Members look forward to seeing Marlene on the course and hopefully they will experience her enthusiasm and joy for many years to come.

On a personal note, I value and appreciate Marlene’s friendship greatly and her consistency on the job has made my job much easier.

Marlene was honored on December 17th with $100 cash, a $50 Cottonwood Palo Verde Gift Card, a $50 Food & Beverage Meal Ticket, and an Employee of the Year certificate.

Congratulations Marlene on this much deserved Employee of the Year award. Continue the great work and well done!

RETIREMENT AFTER 22 YEARS OF SERVICE Florentino Holguin Florentino made the decision to retire after 22 years of service with the Association in golf maintenance.

Florentino’s job duties included the maintenance of the Cottonwood Golf Course that entailed mowing the grass, removal of trees and shrubs, overseeding the course in and out of season. During his long tenure, Florentino has provided us with the beauty of a well-groomed view and playing field for our homeowners and golfers to enjoy over the years.

To commemorate, our General Manager, Steve Nolan and Golf Course Maintenance Manager, Bill Todd, presented Florentino with a plaque of appreciation, a pizza party and dessert. The Holguin Family, the entire golf maintenance department and additional staff members were in attendance to celebrate with Florentino.

Florentino, we wish you well in your endeavors. “Kick back” at home, relax, and enjoy your Spanish soap operas and sports as you mentioned you were looking forward to doing. You have put in lots of hard work, sweat and tears to reach this milestone in your life. Enjoy!

Definition of Tennis: A game played on a rectangular court by two players or two pairs of players equipped with rackets, in which a ball is driven back and forth over a low net that divides the court in half.

Definition of Fun: Enjoyment or playfulness. Something that provides mirth or amusement.

Definition of Competitive: Having a strong desire to compete or to succeed.

All of the above describes the Cottonwood Tennis Club. Over 300 members of dedicated players and volunteers manage to play hard and competitively while having fun at the many events of socials and tournaments throughout the year. The volunteers are appreciated for preparing and serving food and beverages to players and guests for each event and maintaining courts and grounds so that we have excellent playing conditions.

Leagues and organized play run year round and in the summer there is a picnic with activities and in the winter there is a gala dinner dance with entertainment. Sounds like fun doesn’t it!! The year 2014 promises to be another full year of great tennis so come join us.

As the result of a chance comment on the golf course, ‘Swan Lake’, which has unfortunately been swan-less for the past several years, is happily now the new home of a pair of beautiful white swans.

Recent homeowner, Gary Brown, was playing golf one day and the conversation turned to the numerous lakes and the fact there was once a pair of black swans on one of them. This struck a chord with Gary, who, as it turned out, had something of a ‘swan history’.

Gary, who is the CEO and President of Catholic Cemeteries and Mortuaries, tells of a small lake at the Holy Cross Cemetery in Avondale that had been stocked with a pair of white swans. They were named Sarah and Abraham; aptly, as they were fruitful and did multiply, populating that little lake to capacity. This got Gary and his wife Debbie, a retired registered nurse, thinking. After clearing it with the CWPV management, Gary and Debbie made the very generous decision to purchase a pair of swans and give them to our community. They are the great, great, great ‘grandchildren’ of Abraham and Sarah.

The Browns had no idea on which of our lakes the swans were going to be placed and were very happily surprised when they discovered them gliding along on the lake fronting their home.

Subsequently, the Browns have donated an additional two pairs of swans. One pair was placed on Center Lake and the other on Lake #12. Unlike the first pair, these swans did not have their wings clipped, making them more mobile. After some adventures settling in, they can be seen on Lake #12, which is just east of Alma School Rd. and Sunnydale Dr.

They are about 18 months old and when they reach breeding age at 3-4 years old, we may be very lucky to see

a flotilla of fluffy cygnets trailing along behind their proud and watchful parents.

White swans are native to the Northern Hemisphere and there are 3 species found in North America: the Mute Swan, which most of us are familiar with, the Trumpeter Swan and the Tundra Swan. Similarly to their black cousins, white swans generally mate for life and feed both in the water and on land. Their diet is almost entirely herbaceous with the occasional side-dish of tiny fish and insects. They breed in the spring and the female will lay 5-8 greenish brown eggs which hatch in about 36 days.

These majestic and beautiful birds are territorial and very protective. As with the black swans, they are best viewed from a bit of distance. Be mindful if you are walking your leashed dog around the lakes’ green belts. There is a small bench at the south end of ‘Swan Lake’ that makes an ideal viewing spot.

Thanks to you, all of our volunteers, donors, and supporters, Neighbors Who Care has successfully completed another year of helping many of our physically and/or financially challenged neighbors to continue living in their own homes with pride, dignity, and independence. Every year we help more than 600 people on more than 18,000 occasions, doing the little things they can no longer do for themselves.

Each week we receive four or five thank you notes from the clients we serve. They’re not the only ones who are grateful for our help. I’d like to share a note we recently received from a relative living in New York: “Thank you so much for all you do to assist my mom. It means so much and gives me some peace of mind that the services you provide so kindly and generously enable my mom to live the life she loves.”

Many of the folks we serve live alone and many more have no family living close enough to help care for them, or even check in on them. Our volunteers help provide this peace of mind for hundreds of loving family members all around the country.

With your continued support, we’re looking forward to another successful year of service to the community in 2014. We plan to serve more people, deliver more meals, and expand our reach with some innovative new programs. For example, we will be partnering with Chandler Regional Medical Center and Mercy Gilbert Hospital on an exciting new initiative to provide post-discharge assistance to seniors being released from local hospitals. Our goal is to provide the support necessary for successful in-home recovery and to reduce relapses and hospital readmissions. We’ll provide more information as the program details are worked out.

Sun Lakes Community Theatre’s spring play will be Straight from the Horse’s Mouth, a comedy by Pat Cook. It takes place in the office of Sun Lakes Dreamhouse Realty, Inc. where owner Katy Biddlemeyer handles off beat employees, a father who thinks she works too hard, a boyfriend who loves baseball, a mobster, a neighboring psychiatrist who wants her out, a reluctant buyer who’d rather play golf, and more.

The plot thickens when Sun Lakes Dreamhouse Realty Inc. buys an estate at a foreclosure sale and finds out that it comes with a racehorse and its trainer. What to do with the horse? Spike, the local representative for the mob, wants the horse. The solution is both hilarious and crazy.

The production, directed by Penny Petersen, will open Wednesday, March 5 at 7:00 pm and play Wed, Thurs., Fri., and Sat. evenings with a matinee performance at 1:00 pm on Sunday. Dinners will be available Thurs., Fri., Sat., and lunch on Sunday. Put the dates on your calendar now.
