A landlord and building con-tractor have been fined afterlarge quantities of asbestosfibres were released from thedemolition of a conservatoryat a rented property.

Birmingham Magistrates’ Courtheard how the landlord commis-sioned a building contractor toreplace a conservatory contain-ing asbestos panels at a prop-erty in Selly Oak, Birminghambetween Friday 18 August andTuesday 29 August 2017. As-bestos was spread as the panelswere removed in a haphazardand uncontained way.

An investigation by the Healthand Safety Executive found thatthe landlord should have had anasbestos survey carried out priorto work beginning and the build-ing contractor should not havestarted work without one. Thebuilding contractor took no pre-cautions and asbestos wasspread to the home, contentsand next door.

Wah Kei Dany Ng of PennsLane, Sutton Coldfield pleadedguilty to breaching Regulation 4of the Construction (Design andManagement) Regulations 2015and has been fined £1,200 and

ordered to pay costs of£607.21.

Jasvir Singh Sangha of Tun-nel Road, West Bromwichpleaded guilty to breachingRegulations 5 and 16 of theControl of Asbestos Regula-tions 2012 and has been sen-tenced to 150 hours unpaidwork and ordered to pay costsof £596.61.

Speaking after the hearing,HSE inspector Gareth Langstonsaid: “Asbestos surveys need tobe carried out prior to any con-struction work which disturbs thefabric of a structure.” i

Almost a third of consumers want homes ofthe future to be more eco-friendly, accord-ing to a new research report published byEurocell, a manufacturer, distributor andrecycler of PVC-U window, door, conserva-tory and roofline systems

Eurocell’s ‘The Future Home Report’ draws onthe findings of a survey of 1,000 25-40-yearolds that either own or rent homes, about de-sign and build considerations for future homes.When asked about the most appealing designtrends they’d want in their home, respondentsidentified an eco-friendly home (29%), openplan living (24%) as the top two most appeal-ing, with floor to ceiling windows and a mini-malist look coming joint third with 23%. Whenasked further about their attitudes to eco-friendlybuilding and design, 49% of respondents saidthey would be more likely to buy or rent an eco-conscious home. However, despite this interest,only 24% said they would be willing to paymore money when buying or renting a propertywith eco-features.

Following three months of intensive discus-sions between the Association of CompositeDoor Manufacturers (ACDM) and the Ministryof Housing, Communities & Local Governmentto resolve the industry’s self-imposed morato-rium on composite fire door sales, an agree-ment has been reached to allow sales toresume.

Sales of composite fire doors were suspended fol-lowing the issue of a press statement by the Ministrythat named a number of manufacturers whoseproducts had failed to comply with Building Regu-lations after testing was carried out as part of theGrenfell Tower investigations. Following early dis-cussions with the Government, ACDM and its mem-

bers took the decision to suspend sales unilaterallyuntil evidence could be shown that manufacturersand suppliers of such products were testing in fullcompliance with the Building Regulations, in addi-tion to a number of other criteria. These state thatfire door set manufacturers must have primary testevidence illustrating that products have passed therequired fire tests from both sides, with written con-firmation from the test house confirming this result.Additionally, a director from the manufacturer ofthe doors should write a confirmation to the sup-plier of the door blank, enclosing successful bi-di-rectional test evidence confirming that the door setsthey intend to manufacture and supply will use,without exception, only the components within thedoor sets tested.

ResumptionAndrew Fowlds, Chair of the ACDM, says: “Aslong as all manufacturers of such products havecompleted bi-lateral testing in strict accordance withthe Building Regulations and provided the neces-sary written confirmation to their supplier, then sup-ply may resume.”

Carrying out weekly checks on automaticdoors in the run-up to the UK’s envisagedworst winter in 70 years is being urged.

Geze’s service director Steve Marshall saysthat ensuring doors are properly maintained andworking correctly will help reduce heat loss andminimise the chance of slips or trips.

Marshall recommends a ten-point plan to keepdoors in tip top condition.

This includes:1.Making sure that any operator running tracksor the path of travel that a door follows is clearof debris including snow and grit.2.Checking brush strips or sealing strips arepresent and in good condition.3. Inspecting the operation and ensuring thedoor opens and closes on a 20-25 second cycle.

4.Ensuring that the door is brought to a fullclose and if required engage with any lockingsystems.5.Making sure sensors are clean andundamaged.6. Testing any push button activation devices toensure door opens and closes efficiently.7. Inspect for any loose or damaged drive armswhich should be reported immediately.8.Visually inspect the door for any damageincluding breakages to glass and reportimmediately.9. Listen to the operation of the door for any un-usual ‘metal on metal’ scraping which may indi-cate a problem that will result in failure of thedoor later.10.Visually inspect the door and identify if there isany scraping of the door directly on the floor. i

It is vitally important that youensure that your sub-contrac-tor is not bridging a DampProof Courses (DPC) with theexternal works, i.e. gardenbeds, paving, writes Don Wa-terworth.

The Building Regulations andGood Building Practice state that,any external ground level shouldbe 150mm below the DPC. Thereason for this is that moisturerunning towards the property orsitting close to or above the DPC,

can bridge the DPC and causeinternal dampness to the internalfabric, which will give you anirate customer and remedialcosts.

Observe the landscapeTake a look at the image, thiswas a conservatory that hadbeen completed then landscapedto include for the pebble finishthat can be noted in the photo-graph. Unfortunately, the contrac-tor had clearly not understood

the need to avoid bridging theDPC - the finish level of the peb-ble finish was approximately125mm above the course!

Who pays?Therefore in this situation, shouldthe landscape chap beenbrought in by your company,then you are liable for the actionsof your sub-contractors andwould need to rectify this prob-lem. I inspect many instanceswhere sub-contractors havemade a mess of works and costthe main contractor a fair sum ofmoney. You must always pursueany sub-contractors that you haveemployed which do not come upto the mark and whose actionscost you money to rectify.

If caught, go to courtAll trades people are profes-sional and must reach profes-sional standards, if this standardis not met and you are left out ofpocket, you should pursue the of-fender through the law courts. Inthe window and conservatory in-dustry, sub-contractors get awaywith too much bad work withoutbeing pursued – Don.

Access control is a critical el-ement of building security. It isvital in so many ways, not onlyfrom an anti-intruder or theftperspective but also in termsof health and safety, writesRob Sands, Technical Directorat Videx Security.

In almost every building –whether that’s an office block, aschool, a hospital or a shoppingcentre – many people enter, exitand move around the premises. Itis crucial therefore that access intoand around buildings, where peo-ple are granted or denied entry tocertain zones at different times, ismanaged effectively. What’s alsoimperative is how a building’s ac-cess control management systemcan work alongside other safetyand security measures, such asCCTV systems and smart alarms.Every building is different andpresents its own challenges. It istherefore important to find a flexi-ble access control system whichcan be adapted to that particularbuilding to meet a customer’s re-quirements.

ScalableFor example, the Videx Portal Plusrange is used in many applica-tions across the private and publicsector and is scalable from simpleone entrance systems through tomultiple entrances with local or re-mote management facilities. LiveBy integrating both technologiesthe user can view and observe liveaccess control events and dataand capture camera footage froman access control event. What’smore, Portal Plus secured doorscan also be viewed alongside rel-evant video and access requestsboth in real time and during inves-tigations and users can print ac-cess control reports includingimages from camera events, times,doors and card holders. It’s an in-novative integration, that also pro-vides a bespoke experience andservice for users.

Understand your clientSystems are constantly being de-veloped so it’s important to keepabreast of the latest offerings. Ulti-mately, the best advice I can givein choosing the right system is thatyou need to first understand theclient’s needs and any specifica-tions they’ve requested. An out-of-box solution isn’t always availableor indeed the most appropriatechoice, therefore it’s always bestto talk to the manufacturer or theinstaller who will be able to listento your requirements. Vista, the panel and composite door man-ufacturer, has launched not one but two,new ranges of composite doors that lookand feel a lot like aluminium.

The new Contemporary Collections are part ofVista’s existing XtremeDoor range but will havetheir own stand-alone brochure. The main differ-ence is the use of the new Links door blank whichhas been cleverly etched to replicate the aesthet-ics of aluminium with a rough cast finish. Thedoors are branded Inox and Urban.

When Vitsoe, makers of mini-mal-modernist furniture, de-cided to build a new HQ andfactory in Royal LeamingtonSpa Velux modular skylightswere incorporated.

The Typically for this company,that began designing furniturefor the German market in 1959before moving to the UK in1995, the new HQ concept wasunconventional, yet created abuilding with high levels of nat-ural light and ventilation. Thedefining characteristic is that itcreates a space where peopleenjoy working and are moreproductive.

Furniture principlesThe approach was to treat thebuilding design process as a fur-niture system in itself, just likeVitsoe’s 606 Universal ShelvingSystem, with the theory beingthat it could, if they wished, sim-ply be taken to pieces and re-erected elsewhere. Central tothe design is the saw tooth roof,providing high levels of daylight

and natural ventilation through240 northlights created usingthe Velux system. The modularbuilding construction is exe-cuted in beech laminate veneerlumber (LVL), a high perform-ance engineered hardwood thatpermits beams and columns tohave smaller cross sections.

ChallengeMuch of the design for the proj-ect came from eminent yacht de-signer Martin Francis and hisfriend Vitsoe MD Mark Adams.With a strict budget the chal-lenge for the pair was to use aselect number of high-qualitycomponents that would form akit of parts, allowing the build-ing to be adapted for future re-quirements.

SolutionThe interpretation of the briefwas to create an economical,strong, yet elegant sawtoothroof-form that maximised indi-rect light, with banks of Veluxmodular northlights forming the

main visual and functional ele-ment. the northlights can be an-gled between 25-90 degrees toallow optimum levels of daylightto reach the rooms below. Theyare available in a variety oflengths and widths. The north-lights at the Vitsoe factory pro-vide soft and reflected lightingwith minimal glare.

The skylights incorporate re-mote controlled actuators thatopen and close to allow naturalventilation.

The Bisby babeRoger Bisby, who tested the prod-uct himself, says: “The first thing Isaw was the packaging. Everybuilder knows the frustration ofhaving items arrive on site withdamage. It slows the job downand causes hassle for the manu-facturer – and the customer. Oftenthere is a knock-on effect becauseother trades are unable to get on.With the Korniche lantern, every-

thing arrived in perfect condition.The next thing is the instructionbooklet, which deserves as awardon its own. A huge amount ofthought and design has goneinto this. Every stage is clearlyshown with intelligent use ofcolours to show you the relevantcomponents.

“Then there is the engineering. Itall fits perfectly - no gaps or mis-alignment and no need for pack-ers, shims or sealant. "The wholeinstallation process went like adream and I said at the time thatI couldn’t wait until I had thechance to fit another. It didn’t takelong. Without the slightest rush Ifitted three on a roof in less thana morning and each one wasperfect.”

Atlas Maps NewGeneration LanternWhat is described as a 'nextgeneration' glazed rooflantern – called the Lantern2.0 – has been launched byAtlas Glazed Roof Solutions.

The company says the product isthe slimmest, lightest, strongest andmost energy efficient lantern that ithas produced. The firm also claimsthe non-bonded lantern is fitterfriendly - and that it has claims onbeing the best looking lantern onthe market...although competitors

may take umbrage at that sugges-tion. The lantern features a fullyaluminium, thermally broken ring-beam, which has been reduced insize by 55% to make it light, yetmore thermally efficient than previ-ous Atlas offerings. The newlantern also incorporates a refinedridge topcap, which is 25% thin-ner than before, to achieve slimsightlines when viewed frombelow.

The height of the ridge top caphas been trimmed by nearly 50%,making it much less obtrusive be-cause the it sits much lower thanthe bulkier systems atlas has previ-ously provided.

Fitter friendlyAs well as improving on appear-ance and performance, Atlas hasalso ensured that it simplifies theinstallation process for the fitter.The new ringbeam is now in onepiece to do away with on-site as-sembly and make for a quickerand more straightforward installa-tion. The ringbeam is simpler todrill to the kerb and it comes withfewer components to ease fittingfurther. And, as the lantern is a‘dry fit’ system, which only re-quires silicone to seal the lanternat the kerb, it is neater, quickerand easier to fit than previousAtlas lanterns.

SecuriFold and CentreFold folding handles from VBH’s greenteQClearline range are growing in popularity among aluminium andPVC-U fabricators. Both products fold down vertically when not inuse.

Alu-tec, part of the Climatec Group, has recently increased its orders ofSecuriFold handles due to the growing demand. Window and door sector fastener specialistRapierstar has is reducing the environmentalimpact of its operations at its Star BusinessPark HQ, warehouse and distribution centrein Cheshire.

Better management of waste water has been pri-oritised with the installation of three new watertreatment plants, which will turn waste water fromthe complex into drinking quality water for releaseinto a nearby brook. An additional new oil capturetank that recycles brown water for further treatmentfrom the large car parking area has also been in-stalled. Inside the building, Rapierstar has installeda dynamic lighting solution throughout its ware-house and packing area. This has provided an en-ergy saving of over 90%, by operating at only a

sub 10% background lighting level before re-sponding immediately to any vehicular or person-nel movement and switching to full luminaire level.

Packaging now utilises recycled packing chip-pings in all customer orders, helping to reduce re-liance on new packaging materials.

Staff are already getting involved in car sharingand, for those who live locally, cycling to work isbeing actively encouraged.

Rapierstar has ensured that drivers of 100% elec-tric vehicles – visitors and staff – can now chargeup whilst on site with the installation of a new rapidcharging point.
