Dear Seller or Occupant: Please leave this form on the Kitchen Counter

for the Open House Realtors® to review. (Agents will not remove).

Seller Open House Preparation Here are a few recommendations from the Open House agents.

□ Hazards – You know best if there are any special hazards, modifications or safety

concerns. Things like cords running across high traffic areas, loose electrical fittings,

unfinished projects, bumps in the carpet or uneven flooring, bad air or low ceilings and so

on. Please make a note of any below and feel free to mark them with red or blue tape to

make them more visible to the agents and your visitors. Finally do not water outside just

before you leave, particularly on the walkway entrance.

□ Cleaning – Obviously keep the home as clean as possible. Having a maid come in may be

warranted. Some items are harder to clean than others; grout often is better replaced

than cleaned. So too with shower curtains. Drapes, carpets and windows are fine with a

professional cleaning. And please move any extraneous furniture into the garage.

□ Landscape – Don’t forget about the yard. If you haven’t hired a gardener to get it

organized, please consider it. Water a little extra if need be, and make sure to pick up

after your pets.

□ Pets – You know your pets best, if a crate in the garage works, then fine. If not, you’ll need

to find accommodations. If possible do not allow pets to roam freely as the agents cannot

be responsible for their whereabouts.

□ Smells – If applicable please move items like the cat box and inside trash cans into the

garage, and avoid cooking strong smelling meals the night before or day of the event. If

you’re at all concerned try a mild citrus air freshener. Please do not use lit candles and

remove any plug-in scent control products as they are often overpowering and can be

viewed by buyers as covering up other conditions.

□ Hide – If possible, please hide items that could be off-putting or that are personal to you

or your family. That covers religious symbols, sports memorabilia, family photos,

personal belongings and taxidermy at a minimum. Buyers are trying to mentally put

themselves and their families in your home. Think “resort hotel room”.

□ Security – We will leave all doors and windows as we found them, (If you leave the

windows open to air out the house, leave us a note below and we will close and lock up

upon departure). For your security please check all windows and doors when you arrive

back home and reset your alarm if you have one.

the open house. There may be privacy or other concerns that need to be addressed. ***

□ Valuables – Please take them with you or lock them away as we cannot be responsible

for their loss or destruction. This includes money, jewelry, valuable art, expensive picture

frames, collectables, medicines, firearms, electronics, and so on. Open House events can

get busy and we are not on guard duty. If you have special needs, no problem, just let us

know. Often one or more of the bedrooms can be locked for security and privacy reasons.

□ Friends, Neighbors and Spies – Some sellers like to send over friends to check up on us

and that’s alright. All we ask is that you tell them to limit the time they spend in the house

so that we can focus on the real buyers.

□ Ground Rules – We will set ground rules for visitors, for example not allowing any food

or drink into the home, or requesting visitors not to open windows or turn on equipment,

etc. However, if you have additional rules or restrictions, let us know in the space below.

□ Signs – We may be adding signs or changing the tops to the For Sale sign to alert the

neighborhood of the upcoming Open House. If there is a problem with our new temporary

signs, please call us to handle it and we will address the issue immediately. We don’t want

you getting hurt dealing with signs.

□ Insurance – Please make sure that you have an appropriate policy covering both property

and liability. This can be particularly important for homes under construction.

Occasionally and unfortunately things sometimes get broken by accident during an event,

our agents are not responsible in these circumstances.

□ Questions that come up – Often prospective buyers ask questions for which we don’t

have a ready answer. Therefore, if possible, please make sure we or your listing agent

can reach you the day of the event for quick answers.
