Indonesia (1998)

A series of institutional reforms, both on a political and economic fronts, since the new government took up office in March 2011 has led to the country’s renewal on the international stage.

Myanmar’s extensive resources, from wood products to precious gems to oil and gas deposits to cultural sites lending to the nascent tourism industry, underscore the country’s potential.

The tremendous progress spearheaded by Myanmar’s new government led to a flurry of high profile visits by several prominent global leaders. Numerous international investors followed suit, rallying behind a vision of hope and ambition for the country’s economic development.

In November 2012, a fresh Foreign Investment Law, the first in more than 20 years, was signed by Myanmar’s president Thein Sein. While regional neighbors including China, South Korea, India and Thailand have already made strides in the country, the United States, Japan and the European Union have also started to allow foreign direct investment. In 2012, the Asian Development Bank agreed to resume discussions on participating in the budding development of the local infrastructure and support industries that will be dearly required to position the country on the path of sustainable growth.

Myanmar’s hosting of late of prominent events signals the country means business in terms of infrastructure readiness. Myanmar has done its utmost to deliver on that promise,

as evidenced with a wealth of new hotels opening in the capital Nay Pyi Taw, one of the world’s fastest growing city. Myanmar held its first ever summit, the World Economic Forum on East Asia in June 2013, hosted the 2013 Southeast Asian Games in Dec 2013 and has been preparing to chair the Association of Southeast Asian Nations (ASEAN) in 2014.

Acting as a pioneer in the country’s elevator and escalator industry, the company is today widely recognized – notably thanks to its emphasis on providing top quality customer services – as the leader in the premium segment, an honor it is determined to retain. MJS is the only foreign elevator company operating in Myanmar without the use of agents or distributors, in order to provide the best quality products, installation and services.

MJS has thus been involved in the design, supply, installation and maintenance of elevators and escalators of many iconic buildings, such as the Novotel Hotel, Chatrium Hotel, Park Royal, the National Guest House, Mingalar Mandalay, the Sports Stadiums and most recently, the Hilton Hotel.

As part of the group’s strategy to further strengthen its presence, a new office on Parami Road in Yangon was inaugurated in October 2013. It will act as a hub – with other branches in Nay Pyi Daw and Mandalay – to meet the demands of the recent national construction boom and further advance service levels, by offering a range of modern solutions that are relevant to the local building industry.

The new office opening was a fresh reminder of JSG’s long-term commitment to Myanmar, its people and ambitions. As Willis Phua, General Manager of MJS, put it, “We are excited both to have been a part of Myanmar’s recent history and to continue to have a role in the country’s infrastructure and urbanization development as it continues to realize its enormous potential.”

The country has a land area of nearly 680,000 km2 and a population of 55 million, out of which 33% live in cities. Largest cities are Yangon (4.3 million), Mandalay and Nay Pyi Daw (1.0 million each). Nay Pyi Daw has been Myanmar’s capital city since 2005 and has been described as one of the world’s fastest growing city.

Myanmar’s GDP amounted to USD53 billion in 2012, corresponding to an annual GDP growth of 6.3%. Key industries include agriculture and forestry, minerals, construction materials, fertilizers, oil and natural gas, textile and precious stones.

While technological advances in elevator control have previously focused on enhancing traffic efficiency (intelligent systems can now bring forth efficiency gains of as much as 30 percent) by grouping passengers and providing the shortest possible trip for every passenger, the introduction of the Schindler ID a decade ago made possible the integration of access control within the elevator system, enabling passengers to communicate their requirements to the system.

The latest manifestation of Schindler’s two decades of pioneering destination control is the third generation PORT technology. Proven performance Hong Kong ICC, a vertical “city” within a cityIn Hong Kong, the ICC – the city’s tallest building catering up to 20,000 people daily – was the first in town to sport the innovative technology. Pau Wai-keung, project manager of developer Sun Hung Kai Properties, commenting on the strengths of PORT’s transit management system, explained, “The intelligent vertical transportation system of this mega tower integrates security with an elevator call control to facilitate people‘s movements. People with authorized cards crossing the ground floor entry points will be detected and grouped to elevator cabins accordingly to ensure less waiting time and save energy with fewer stops.”

Worthy of note is the attention that has been paid by the system’s designers to making the PORT technology’s building access and security features available in a convenient, non-intrusive manner. All is needed is one tap of a passenger’s pre-programmed access card on the PORT terminal, for the interface to immediately display a list of destinations to which access is granted and for the system to allocate an elevator.

A high-tech and sophisticated user experience in Bangkok Park VenturesSuch benefits were prevalent in the decision made by Park Ventures, Bangkok’s first and foremost iconic intelligent ecoplex, which boasts a large green space and a full range of state-of-the-art facilities, to choose PORT. Thanapol Sirithanachai, then Managing Director of Univentures Public Company Limited described, “Park Ventures is an intelligent and sustainable building which was developed from a philosophy of balancing the concept of innovative architecture and providing a comfortable environment for its building tenants. As such, we require an advanced elevator system which not only provides our tenants a smooth and convenient transit experience, but also offers enhanced building security at all times. After looking at several options, we found that PORT Technology was the answer.”

The PORT technology has made great strides in the area of energy savings. When activated, the Energy Control Option (ECO) mode sets several elevators in the group into energy saving standby or sleep-mode during non-peak hours. This helps to avoid having all elevators making many trips to transport only a few passengers.

PORT Technology for Zuellig Building in the PhilippinesZuellig Building is the first high-rise building in the Philippines that achieved certification from the U.S. Green Building Council (USGBC) at the LEED Platinum level for Leadership in Energy and Environmental Design.

The Zuellig Building was conceptualized to be a green building both in design and function. Many of the building’s features, from the all-glass façade, gardens and water system, were specifically designed to prevent unnecessary power consumption and conserve needed resources. The incorporation of the PORT Technology in its elevator system complements this green vision via its transit management and energy saving features.

As the new millennium ushered in a faster paced lifestyle and the new generation has grown up in a world reshaped by information technologies, expectations are transforming the way residences and hotels are designed. The Schindler 5500 represents the latest technological advances in speeds, capacity and ride comfort to meet the elevating requirements of today’s modern cities. It offers mini-machine-room and machine-room-less version with speeds of up to 3 meters per second, up to travel height of 150 meters or 50 stories, handles loads of up to 2,500 kilograms and provides an extensive range of features.

Acclaimed by the industry The Schindler 5500 was unveiled at industry events starting in May 2013 in Europe including United Kingdom, France, Italy, Spain, Portugal, Belgium, Germany and Switzerland, Vietnam and Indonesia, where it received unanimously strong responses from key market participants.

Space configurability The Schindler 5500’s modular system and scalable car sizes allow customization to various shaft dimensions. The flexible car dimensions and door options cover various applications from apartments and offices, to hotels, hospitals and shopping centers, as well as stations, airports and stadiums.

The elevator offers both mini-machine-room (MMR) and machine-room-less (MRL) options with the capability to install the controller on different levels. The Schindler 5500 boasts the best shaft space utilization rate in the industry – in excess of 60%. This achievement is made possible through the use of STM technology, which enables the compact drive to be installed directly in the elevator shaft.

Green mobilityThe Schindler 5500 saves energy consumption by up to 30% as compared to its predecessor, thanks to the clean Power Factor One (PF1) regenerative drive technology and a permanent magnet motor, that reduces heat dissipation during transmission and eliminates the need for additional ventilation.

Riding on the success of Suspension Traction Media (STM)

Among all features boasted by the Schindler 5500, perhaps the one technology that best exemplifies the convergence of various priorities in modern buildings is Schindler’s proprietary Suspension Traction Media (STM) technology.

The STM was first introduced in 2008 with the Schindler 3300 AP, with resounding success. This innovative solution eliminates much of the limitation of conventional steel ropes and enhances shaft utilization and energy savings.

A system architecture based on the STM allows for a traction sheave 72% smaller than in conventional steel rope elevators and for a more compact and energy-efficient motor. Less valuable building space is required while passengers are treated with an exceptionally fast and smooth ride experience.

Getting green has indeed become the latest priority and certainly not the last, of today’s urban planners. Sky gardens, a concept originated in Europe, are an exciting new trend in Asia. Many countries in the region have taken stock of their many merits and some, such as Singapore, have already set ambitious goals to expand their presence in densely populated cities.

Besides aesthetic, recreational and environmental benefits, sky gardens contribute to the development of more efficient buildings and cities. Vegetation reduces absorption of solar radiation and can cut ambient temperatures by several degrees. The innovative Machine Room-less (MRL) solution that embraces and resonates with the concept of sky garden facilitiesA fitting illustration of Schindler’s determination to innovate on multiple fronts was introducing its Machine Room-Less (MRL) elevator more than a decade ago. The MRL technology was made possible by the introduction of ACVF gearless machines, which are typically smaller in size and themselves more energy-efficient, as compared to traditional geared elevator. The smaller motor could be mounted within the elevator shaft itself, eliminating the need to construct a machine room on the top floor.

Acceptance of the MRL technology was slow when it was first introduced to Southeast Asia, as most buildings were still designed to accommodate the specifications of a machine room elevator. The use of MRL elevators across the region has since then seen unprecedented growth, particularly over the last 6 years. This acceptance has been reflected in various international or national codes, where MRL elevators are now referenced in. An example is EN81-1:1998+A2:2004 (specifying requirements for MRL), which began in 2000 and was finally published in 2004.

Sustainable by natureMost of the praise for the MRL technology went to its space-saving configuration, which not only allows for a fuller use of the rooftop space such as lush gardens, but also cuts down into building materials and construction time. The technology could thus be aptly described as developers and the environment’s best friend within the elevator industry.

Environmental considerations have indeed gained higher and higher importance within the building industry in Asia, as seen from soaring demand for energy-saving materials and solutions as well as stringent Green Building certifications. Leading a building’s revitalization to a green and efficient future

Hong Kong, famed for its breathtaking skyline, presents the highest concentration of skyscrapers in the world. The city went through a building boom in the 1980s, when many of today’s most famous landmarks were erected. A second boom followed from the late 1990s, leading to the construction of many more high rise buildings.

In a city with such a long and rich building history, the original elevators installed in many of its landmarks have remained in operation for several decades. In order to stay competitive in a modern metropolis more than ever conscious of operating efficiency, sophistication and environmental considerations, a new trend has emerged leading to the revitalization of older buildings through the modernization of their facilities, including elevator systems.

As elevator technologies have significantly advanced over the past decades, such initiatives are designed to bring significant, tangible benefits to building owners and tenants. Besides enhanced reliability and comfort, the introduction of more efficient drives, controllers, machines and smart user interfaces hold promises of material cost and energy savings and a noticeable boost of a building’s overall image and outlook.

A case in point, the 33-storey Great Eagle Centre and Harbour Centre buildings in Wanchai have formed a familiar sight amidst the Victoria Harbour skyline since their completion in 1983. With a view to bring the two towers’ elevator systems up to modern standards in terms of passengers’ experience and energy efficiency, Schindler was brought in to modernize a total of 28 elevators.

The original elevators, equipped with previous generation Aconic controllers and motor generator sets, will be fitted with Schindler’s highly efficient Power Factor One (PF1) inverters, which allow energy regenerated by the elevators to be fed back to the system or to the building’s electricity grid. The PF1 technology potentially leads to 35% of savings in energy consumption.

Traffic performance will also be brought to new heights thanks to the application of the PORT technology, cutting into waiting times and offering a wealth of energy saving and security features, that were out of reach with previous generation controls. Most noticeable to the buildings’ tenants will be a far smoother ride and their refreshing interaction with the sleek touch screen interface. Building managers too will find further value and convenience in Schindler’s Lobby Vision, a management tool allowing single-point supervision of the entire elevator system.

This modernization exercise will be conducted with minimal disturbance, by upgrading elevators one at a time over an average period of 12 weeks, while the overall elevator system operation remains unaffected.

From the opening up of the local gaming industry in 2001 until 2013, revenues from Macau’s 35 casinos have skyrocketed, rising by 13.5% in 2012 to a record US$38 billion, as the Asian gambling hub reinforced its position as the world’s biggest gambling market – with Las Vegas and Singapore following with US$6 billion each.

The tide is still rising. In the ten months to October 2013, Macau already earned US$37 billion, with October 2013 the busiest month on record at US$4.6 billion. Over the last 10 years, Macau’s annual growth has averaged close to 13%, fueled by a gaming industry that now accounts for 50% of the GDP.

Casino operators today see the lack of hotel rooms as the key factor reining on further revenue growth. Eight additional resorts combining casinos, hotels and full-fledged facilities, are thus under development. Over the last 12 months, major players including MGM, SJM, Sands and

Wynn have won approval to develop new multibillion resorts on the Cotai Strip that will be completed by 2015.

Elsewhere in Asia, casino operators are carefully watching for new growth engines. In view of the success met not only by Macau, but also by Singapore, a number of Asian countries, such as Japan, Korea, Taiwan or Vietnam, are now considering legalizing gambling or granting access to the local population in order to boost tourism and income.

Did you know?

Following the successes of Macau, Singapore and more recently, the Philippines, casino operators are today turning their attention to several high-potential Asian countries that are expected to legalize or further liberalize the local gaming industry.

In October 2013, Japanese lawmakers outlined a policy paving the way for the legalization of casinos ahead of the 2020 Olympics. In Korea and despite lobbying, casinos with only one exception have been until now only open to foreigners and the industry has so far seen little foreign investment. The Taiwanese government is now considering licensing casinos near Taoyuan Airport instead of restricting gaming avenues to outlying islands. In August 2013, Vietnam initiated lifted on a trial basis a ban restricting locals from entering casinos.

The Venetian Macao resort houses the largest casino in the world, featuring over 3,000 slot machines and 800 gaming tables. The resort’s 40-storey hotel is the largest single-structure hotel building in Asia. The 19-storey Four Seasons hotel, located on Cotai Strip, is associated with the Venetian Macao. Together, the hotels contain more than 3,360 guestrooms and over 1 million sq ft of shopping malls.
