IntroductionSince 1888, the Hayes Ranch has been held by the same family and is located
in a valley where large contiguous pieces of land rarely change hands.
The Hayes Ranch, which comprises 1,736 acres of productive irrigated
and dry land pastures, pivot-irrigated croplands, forested wetlands and
timbered upland benches is now on the market. Miles of small streams

The Hayes Ranch lies in the heart of the Potamac Valley and contributes to a large portion of the valley’s
open view-scape. After following the Blackfoot river upstream along state Highway 200, views of the
river are replaced by views of lush grass and cattle country. The Potomac Valley is an open, fertile valley
stationed in an otherwise mountainous surround: the Garnets flank the south and Morrison Peak looms to
the north. Montana’s second largest city, Missoula is only twenty minutes away, a cultural escape affording

Winding for miles throughout the fields of the Hayes Ranch are the small streams of Ashby, Camas and Arkansas creeks, all of which eventually drain
into Union Creek, a tributary of the Blackfoot River. Each body of water is home to native westslope cutthroat and wild brook trout. Ashby Creek
was identified as a home to a genetically pure strain of native cutthroat trout and was part of a major restoration project in 2006 to help protect the strain.
Led by the Big Blackfoot Chapter of Trout Unlimited, the project reconnected Ashby creek to its original channel within the ranch, a channel that had been
ditched years ago for agricultural purposes. Restoration engineers made improvements to increase habitat diversity and channel stability and made use of a
marshy area which acts as a natural fish barrier ensuring this native strain of cutthroat will thrive for years to come and continue to reproduce without the
presence of non-native rainbow trout.

The Hayes Ranch topography and mix of lush meadows, irrigated cropland combined with adjacent
stands of upland timber, create valuable wildlife habitat for countless animals, both game and non-
game species. Most notably, resident populations of whitetail deer thrive within the ranch and populations
of elk can be found during most seasons. Pivot-irrigated cropland adjacent to timbered foothills provide
both excellent bedding cover for deer and elk and food sources within the property’s boundaries. A 615-
acre timbered bench overlooks the pivots and abuts nearly 38,000 acres of state lands for additional hunting
opportunities.

Conservation Easement
A portion of the Hayes ranch is under a conservation
easement that protects open spaces and valuable
wildlife resources, while still allowing future landowners
two additional residential structures, within three
designated areas. Additionally, 600 acres of the ranch
remain unencumbered, creating ideal building sites, as
well as opportunity for significant financial and/or tax
benefits to the future landowner, through additional
conservation easement opportunities.
