The new building is a great new amenity for members and guests to enjoy and will certainly enhance the experience of all that come to the Links at Bodega Harbour to play a round of golf. There are a lot of people to thank for having the vision to see the project through, namely past and present members of the Board of Directors, who had the cour- age to vote for a project that could have been seen as frivolous, looked to the future, and made a decision to enhance the value of the golf operation and the community. As a result of the new Golf Shop opening, the old Golf Shop area has been cleaned out in preparation for the new Exercise Facility. We are anticipating opening the new facility right around the beginning of 2013, so everyone can work on all those New Year’s resolutions they’ve made to lose weight and get in better shape. While we have seen the usual seasonal dip in business as the winter season has come upon us, thus far 2012/13 has been a good year. Going into this winter both Golf and F&B are performing better than budg- eted and even better than last year, which was a record year for us. Just to give you an idea: the golf operation is outperforming last years NOI (net operating income) by $8K and the F&B operation is outper- forming last years NOI by $90K at this same time. So we could be seeing another record year again! This is great especially when compared to the struggles we went through a couple of years ago when all of our operations were moving in a backwards direction. I would like to wish our homeowners and staff members a safe and Happy Holiday season, along with a prosperous New Year. Dear Homeowners, The biggest news is that the new Golf Shop has opened and looks great. The new building is a great new amenity for members and guests to enjoy and will certainly enhance the experience of all that come to the Links at Bodega Harbour to play a round of golf. There are a lot of people to thank for having the vision to see the project through, namely past and present members of the Board of Directors, who had the cour-age to vote for a project that could have been seen as frivolous, looked to the future, and made a decision to enhance the value of the golf operation and the community. As a result of the new Golf Shop opening, the old Golf Shop area has been cleaned out in preparation for the new Exercise Facility. BOARD OF DIRECTORS MEETING The next Board Meeting will be held on Saturday, December 15, 2012 at 9 AM. Board meetings are normally held on the THIRD Saturday of every month. The location of the Board meetings are helf monthly at the Clubhouse. The agenda for each meeting is posted I the box at the entrance to the Clubhouse and on the BHHA website (bhha.org) four days prior to the meeting. DESIGN REVIEW COMMITTEE MEETINGS Design Review Committee meetings are normally held on the FIRST Tuesday of each month. The next meeting is scheduled for Tuesday, December 4th, 2012. To have an item added to the agenda, all materials must be submitted at least 30 days prior to the meeting. LANDSCAPE REVIEW COMMITTEE MEETINGS Landscape Review Committee meetings are normally held on the SECOND Friday of each month. The next meeting will be held on Friday, December 14th 2012. To have an item added to the agenda, all materials must be submitted at least 7 days prior to the meeting.

Members: Our annual holiday potluck party will be hosted by Suzann Mathers on Friday, December 7th at 12:00 noon. Hope to see you there. Attention, Non-Members: We are seeking new Bunco Babes and would like to expand our substitute list. If you would like to participate but are not able to commit to the regular schedule, please consider being a substitute when needed. We

BUNCO BABES OF BODEGA BAY

We are officially open for business in the New Golf Shop and Snack Bar. We had over 100 members attend the Grand Opening and Ribbon cutting ceremony. The putting contest had over 40 members test their putting skills. In the Men’s division, Mac Carpenter had the lowest number of putts. In the Women’s division, Lorraine Mullen was the winner. The 9-hole scramble had 20 players, the winning team consisted of Don and Ida Slezak, Rick Surlow and Ben Johnstone with a score of 33. Our annual holiday Sip and Shop Balloon Sale will be held on December 13th, from 4:00PM to 6:00PM. Stop by to see the new shop. The golf shop hours for the winter are from 7:00AM to 5:00PM seven days a week. The first tee time is 7:30AM seven

days a week. If you are making tee times for either yourself or your guests call the golf shop directly at 707-875-3539. The golf course, golf shop and snack bar will be closed on December 25th. Annual passes are not valid prior to 12:00PM on New Year’s Day. Happy Holidays from the Golf Shop

BODEGA HARBOUR WOMEN’S GOLF CLUB

The Holidays are HERE. We slow down on the course work to have more time for family and friends this time of year- but if the weather is nice, please call and set up a Tuesday tee time- you never know who might be free to join you. By now we have had our Annual Awards Luncheon and inducted our new Executive Board. Thank you to Carole and Nora for the lovely luncheon event and to our new Board and Committee members for 2013. It is because of the hard work of the entire member-ship that this organization thrives here. We not only golf, but commit to our community thru our fund rais-ing and community outreach projects. We also de-velop life long friendships and improve our health out there on the course. Looking back on this year, I honestly was absent more than I planned, but each of you stepped up and took care of our club and our members and no one complained loud enough for me to hear, so that

is a great thing! I appreciate all of your help and know that should Kathy require any assistance, all she need do is holler, and this wonderful group of women will respond with energy, enthusiasm and grace. Have you been wanting to get involved in the Community? The Bodega Harbour Landscape Review Committee is building a list of owners who are interested in serving on the Committee. One opening presently exists. And, from time to time, new vacancies come up due when members resign or move away. Appointments are made by the Board of Directors. In accordance with the Bodega Harbour CC&R’s the Committee is charged with review and approval of landscape and it acts to resolve view blockages caused by vegetation. Participation with this

committee is a good way to meet people and find out what plant materials do well in our coastal environment. Meetings are held from 9:00 AM to 10:00 AM on the second Friday of each month. If you have questions or would like to have your name added to the list please contact our executive secretary, Nancy Sitchler, at 875-3519 X 21, or e-mail to [email protected]

BODEGA HARBOUR HOMEOWNERS ASSOCIATION BOARD OF DIRECTORS MEETING

Saturday, October 20, 2012 Clubhouse– 9:00 a.m.

Directors Present President Warden, Directors Coster, Johnstone, Moore, Osborne and Tchirkine were present. Staff Present Bob Harchut, General Manager Nancy Sitchler, Executive Secretary Absent Mac Carpenter Steve Argo, KSM Regional Call to Order The meeting was called to order by President Warden at 9:00 a.m. Roll Call Roll was called and the presence of a quorum was established. President’s Report President Warden reported the Board met in one session to discuss DRC discipline timeline and an arbitration update. General Manager’s Report Bob Harchut reported September was a very strong month with our NOI at $21K over budget and $32k over this time last year. Our year to date NOI is $43K over budget and $111k over last year. So while the construction project has been going on over the last few months, we were still able to do business and really help create a cushion before we go into the winter months. The construction project inspection did not pass on some minor issues. Anticipating November 5th as the day the new shop will be up and running for business. Grand opening for our homeowners will be Saturday, November 17th after the Board meeting from 12pm to 2pm. New tables and chairs for the deck off the dining room have been ordered and this time made out of plastic so they won’t rust. There has been a new mirror ordered for the ladies restroom and will be put up once Brett Fox is back from vacation. We are still trying to work out issues with the water district regarding our cost for the hook up on the new building. We feel as though they didn’t take into consideration we are only transferring 20k rounds of golf from one facility to another and water is coming off same meter. Instead, they are charging us like we are adding an additional 20K rounds. We are waiting for their next meeting on November 21st to discuss it more. We are continuing with the tee building project and we have done the blue and white tees at number 8 and also did the number 1 ladies tee. Treasurer’s Report & Quarterly Financials Treasurer Coster reported that as of September 30, 2012 the association had cash equivalents in various accounts totaling $1,328,159.65. This includes funds held at Charles Schwab in the Reserve account totaling $919,174.91 and $4,976.84 in the Savings account. Funds held at WestAmerica Bank total $377,629.02 in the Deposit account and $26,378.88 in the Operating account.. Reported that the first Investment Group meeting was held and the next step is to create a strategy and then will be making recommendation to the Board. Consent Calendar Motion made by Director Johnstone to approve the minutes from the September 15, 2012 meeting as written. Director Tchirkine seconded and motion passed. Open Forum Marilyn Toms had inquired about the deck furniture and if they were under a warranty. Bob Harchut explained that they were not. Committee Reports Landscape Review Committee: Director Moore reported six view blockages were confirmed and one landscape plan reviewed and approved. Two members decided to no longer serve on the committee and had a homeowner agree to join the committee but still looking for one more member. Design Review Committee: Jan Fisher reported how the homeowners are continuing to do repairs. The DRC now has a new checklist for the homeowners to complete with their application when proposing a siding project using the Hardie Board siding material. Greens Committee: No meeting to report on today.

Disaster Preparedness/Security Committee: Director Osborne reported they discussed increasing ham radio skills and possibly having a class here for anyone who might be interested. Committee is preparing for the next drill to include Dillon Beach and hoping to have one in the evening sometime in January. Dining & Amenities Committee: No meeting was held but Director Tchirkine reported that there is still an issue regarding signage on the Highway 1. Ideas were discussed having a night in the lounge for Monday Night Football with appetizers, a cheese and meat plate to be added to menu were passed on. Community Relations Committee: Nothing to report today. Old Business No old business for review or discussion today. New Business 2012 Audit Acceptance The final 2012 audited financial statements were received from Constance Coughlan for another successful audit. Motion made by Director Osborne to accept the audit provided. Seconded by Director Johnstone and passed. Emergency Board Action through Email As of January 1, 2012, California Civil Code section 1363.05 prohibits a Board of Directors from conducting association business via electronic transmission, such as e-mail, except when an emergency exists. In order to conduct business via e-mail, the Board must unanimously consent to conduct emergency business via e-mail. This unanimous written consent to conduct emergency business only via e-mail must be filed with the minutes of the next Board meeting every time the Board acts by electronic transmission. Current Board members signed the form to be kept on file.

Exercise Committee Update A report from homeowner Steve Herzberg in regards to the meeting held by the Exercise Committee was reviewed. A design plan, a list of recommended equipment and a proposed budget was provided. The committee is asking for the Board to allow the committee to move forward with the proposed budget and obtain bids on the equipment. Motion made by Director Osborne to move forward with plan as outlined to bid out purchase/lease options up to $35k. Seconded by Director Coster and passed. Bodega Bay PUD Water Rate Increase A letter was sent out by the Bodega Bay PUD regarding rate increases. Rod Moore asked if the Board would review and consider allowing a letter he wrote to be put in the newsletter. Motion made by Director Osborne to allow the letter to be published in the Harbour Tidings newslet-ter and seconded by Director Johnstone. Passed with Director Moore abstaining.

DRC Timeline Guidance From time to time, during a final inspection, an item will not be correct and would need to be corrected before it passes and a refund given. The procedure has been to send a letter to have them correct the item within “a timely manner”. This as you can imagine, is open for different inter-pretations and the committee feels they would like some direction from the Board in regards to a timeline for correcting items. It was discussed to have the timeline follow same lines as landscape violations timeframe of first notice is 30 days, then a second notice for 30 days and then would come before the Board for a decision if couldn’t be worked out before that was to happen. It will be reviewed with our legal counsel to be sure no issues involved with this enforcement and revisited next month. Board Member Comments No Board comments were made today.
