    Greetings, Clients & HomeownersIts my pleasure to publish for the fifth consecutive year this Annual Report on Luxury Condominium Sales in

    San Francisco.

    This past year proved to be an exceptionally robust one for the sellers of San Franciscos finest real estate

    and Condominiums, Cooperative Apartments, Tenancies-In-Common and Lofts were certainly no exception.

    San Francisco continues to be one of the worlds most beloved and livable cities. Over the last five years,

    74,000 people moved here, however only 7,500 new housing units were built. Over the next 25 years, city

    officials project 150,000 more denizens will arrive.

    To add to this imbalance, aggressively seeking our best condos are a powerful group of newly minted

    innovators of leading technology firms big and small, willing to commute several hours daily to their

    Peninsula-based headquarters as well as a growing supply of safe-harbor-investment-seeking international

    families. Add to the mix regional Empty-Nesters eager to return to their city, and were blessed with anenviable pool of exceptionally motivated buyers.

    As our real estate market operates in synch with our regional economy, its helpful to understand the

    optimistic outlook: with Gross Domestic Product (GDP) of $535B, the Bay Area is now the worlds 19th

    largest economy and we enjoy the highest GDP per capita, highest worker productivity & highest job growth

    in the country. Our technology exports, currently $25B, are expected to double by 2016. And its not just

    technology: the Bay Area has the sixth highest concentration of Fortune Global 500 companies in the world,

    after New York, London, Tokyo, Seoul, and Beijing.

    San Franciscos luxury housing market, however, remains one of the most supply-constrained regions

    anywhere, a story that has been well chronicled in the national media. Its no surprise that when the

    few well-renovated or newly constructed condos become available they sell quickly, with multiple offers.Seemingly every sale is a record one.

    During 2014, 12 single family homes sold at $10,000,000 or above. During this same period, 14 condos

    sold at prices $5,000,000 or greater. Overall, condos, co-ops, lofts and TICs (closing over $1,500,000)

    represented citywide sales of over $1.15 billion. Similarly on the rise, sales of condos over $1,500,000

    soared with 511 closings or 33.1%more than last year.

    Whats in Store for 2015?

    Burgeoning Buyers: If youre a local buyer youll likely be competing with the tech innovators, finance &

    technology executives relocating to the Bay Area, global families seeking safe harbor investments, Empty-

    Nesters returning to the city.

    Surging Sales Prices: With limited luxury inventory and buyers committed to owning the best condos, sales

    prices are bound to rise quickly. As of the printing of this Report, two premium view condos on Russian Hill

    were preparing to list for sale at the $3,000/sf level and several downtown penthouses were being offered at

    levels even higher, pricing which just recently seemed improbable.

    Luxury New Construction: Late in 2014, Tishman-Speyer began selling the first releases of their 656-

    unit Lumina Condominiumsat Folsom & Main Streets, adjacent to their sold-out Infinity Condominiums.

    Although contract prices are confidentia l, many are rumored to have sold over $2,000/s f. Amero, selling

    luxe units at Filbert & Van Ness, reports sales in contract over $2,300/sf. Highly anticipated new arrivals this

    year will be Jay Pauls 181 Fremont(a 70-story tower adjacent to the Millennium Tower, Salesforce Tower

    & the Transbay Terminal), Millennium Partners 706 Mission(a 40+ story hi-rise nestled between the Four

    Seasons & St. Regis Hotels) and Trumark Urbans The Pacific(77 units re-borne from the UoP Dental School

    at Webster & Sacramento in Pacific Heights).

    Whisper Listings/Private Sales: Of note, last year more than 11 condos valued as high as $16,000,000 sold

    privately. The growth of San Franciscos whisper inventory has benefited owners desiring to sell, however

    preferring to market their property discretely to a select group of top agents with the most qualified buyers.

    Expect this insiders-only ecology to flourish.

    Indeed, 2015 may the best opportunity in years for homeowners to consider the sale of one the greatest

    works of art their home!

    Pacifc HeightsCONDOMINIUM, COOPERATIVE, TIC & LOFT SALES OVER $1,500,000

    81 luxury units sold in Pacific Heights in 2014; the average sales price was $2,769,167 which represented a 24.6%

    increase from 2013. Of the 81 sold, 63 sold at or above the asking price. These luxury units spent an average of 34 days

    on the market in 2014, compared to 53 days in 2013.

    Russian HillCONDOMINIUM, COOPERATIVE, TIC & LOFT SALES OVER $1,500,000

    48 luxury units sold in Russian Hill in 2014; the average sales price was $2,853,625, which represented a decrease of 9.0%

    from 2013. Of the 48 sold, 31 sold at or above asking price. These luxury units spent an average of 40 days on the market

    in 2014, compared to 34 days in 2013.
