2013 has been an active year for San Francisco Real Estate. I hope that you will review the statistics and information I have offered in this end of year report. You will find a wealth of information on Cole, Noe and Eureka Valleys as well as sales data for all of San Francisco. Also, flip to the last page and you’ll find a dining guide for restaurants and establishments in the neighborhood.

Bay Area home sales rose 13 percent from September to October, with San Francisco posting the highest sales gains in the region, up 30 percent. Though sales prices for single-family homes in San Francisco have seen minor but steady decreases since August and fell to $925,000 in October, prices are still up 10 percent from where they stood a year ago. Just as they have all year, buyers in the city paid more than list price in October, this time by about 6 percent.

San Francisco condo prices reached the $900,000 plateau for the second time in a year, finishing October exactly at that number. Condo prices in the city are up 5 percent from September and 9 percent from October 2012. Like single-family-home purchasers in San Francisco, those who bought condos also paid a premium over list: 3.5 percent to be precise.

Housing markets took a “fall breather,” according to a respected real estate research firm, but activity will pick up again soon, and analysts are predicting “a solid market in 2014 and beyond.” A report by John Burns Real Estate Consulting says homebuyers have paused after a busy summer of rising prices and frenetic sales activity. Adding to the slowdown, consumer confidence declined in October amid concerns about the government shutdown and the U.S. debt limit.

But economic indicators point to “measured growth” in real estate activity in the years ahead, according to the Burns report, which based its forecast on a review of 153 recent economic surveys, metrics, and reports. Among the company’s findings, Burns analysts were cited last month in a Pacific Union blog post, when they forecast a 19 percent rise in San Francisco home values through 2017.
