Dear Almabani Colleagues,

We kick off our 4th year of "The Almabani Journal" with edition number 17, I would like to take the chance in this principle to thank our Top Management, Project Managers, Engineers and Personnel who showed us massive support to mark this bulletin a successful one, a production many rival corporations around the MENA region are trying to copycat and mimic in a way or two, but, we are proud in being original and setting a certain trend and standard in the market. In the past three years, we have had a load of constructive comments and feedbacks about this publication, which led us to enhance and push even harder to try and feed the proper corporate news and updates on all levels.

Today, this Journal is not just a “Below the Line” advertising coverage, little over a year back we introduced the first “Above the Line” productions this industry has ever witnessed within the MENA region as well, the “Reporting from Site” and the “Special Reports” are creations that exceeded expectations and brought Almabani on the main stream media as a prominent player, thus resulting with a huge count of viewers that exceeded the 17K mark and followers on social media.

I remember the famous quote from our CEO Mr. Joseph Daher back in 2014 when he launched the “In Pursuit of Success” campaign, and I quote: “This is our target for the years to come. Success can be reached with your hard work, self-initiative, adherence to quality and safe work, commitment to time, loyalty to your company and dedication to your mission”. Since then we endured to stay on top of his directives and brand his quote a reality, unfortunately the market shattered and we all know how this turned out to be, but, we endured and didn’t falter behind, always believed that a brighter tomorrow is constantly behind the next sunrise, we keep looking forward cause lessons of the past are tomorrows successes.

Today “The Almabani Journal” is following up on all ongoing projects, with plans to produce much more “Special Reports” and “Reporting from Site” videos from all around the Kingdom of Saudi Arabia; in this regard we look forward to cooperate with all the project managers and inform us before hand about any significant progress or VIP visit that should be documented, the Media Department team will be ready to tackle and schedule the necessary action in this regard.

IT’S OBVIOUS THAT THE NEW SRO TUNNEL PROJECT WITHIN KING ABDULAZIZ INTERNATIONAL AIRPORT MARKED A HUGE PROGRESS OF WORKS IN SUCH A SHORT TIME FRAME; THE PROJECT IS EXPECTED TO BE COMPLETED BY THE 28TH OF FEBRUARY 2018

It’s obvious that the new SRO Tunnel Project within King Abdulaziz International Airport marked a huge progress of works in such a short time frame; the project is expected to be completed by the 28th of February 2018The Railway Tunnel Leading to KAIA Station project's progress is remarkable, where excavation works are at 92%, concrete works are at 35% with more than 50,000 m3 of structural concrete poured.Backfilling activities of the project started at segments 1, 2, 3, 4, 27, 28-A, 33-B and 34.

It’s worth mentioning that works at the Pre-cast yard have commenced on such a quick pace with concrete pouring of the project Girders as well.Naturally there are some challenges ahead such as the diversion of the existing King Abdulaziz International Airport utilities, including Aramco’s 6 Feet Fuel Pipeline, as well as the diversion of the existing road K on top of the completed segment 28-A and segment 27 respectively. Moreover, Paint and Electro-Mechanical activities inside the tunnel are expected to start soon.

Interviewed by: John EL Khoury

John El Khoury: First, I would like to thank you for giving us the opportunity to conduct this interview with your good self. At the beginning, please introduce yourself, going over your academic background and your professional journey.

Fadi Salibi: Thank you John. Upon graduating from the American University of Beirut as a civil engineer in 2001, I joined my father’s contracting company. Although I learned a lot and worked on interesting developments, I was mostly working on small projects; a year later, I decided to leave the company to join a multinational firm and gain international experience on projects of larger scale.In June 2002, I joined the CCC-SAIPEM consortium as a site engineer for the Karachaganak Gas Condensate Plant construction in Kazakhstan. I managed the construction of four buildings and led a team of seven foremen and four hundred laborers. My responsibilities ranged from material ordering to extensive on-site supervision and coordination with various sub-contractors and suppliers. A year later, after successfully completing the project, I was offered a unique opportunity to return to Lebanon and work on a world class large scale project.I accepted the challenge and joined D&H Engineering as a client representative on Lebanon’s largest shopping mall construction site, where I spent fifteen months monitoring all daily works. In 2004, I joined the contracting company SEG to supervise the construction of the Four Seasons Hotel in Beirut.

In August 2005, I joined GMD with whom I participated in the design and construction of the world’s largest embassy, the US Embassy compound in Baghdad, a multimillion design-build project in partnership with a Kuwaiti based contractor. In December 2006, I led the prequalification proposal team of an International Consortium in Washington DC; in only one week, we succeeded in qualifying our Group for all 2006 US Department of State overseas Embassies projects. We were also awarded two contracts: the new Consulate compound in Surabaya Indonesia and the new Embassy compound in Libreville Gabon;In 2008 I left GMD Holding and returned to SEG, where I worked as Construction Manager on a 200 Buildings Project in Tangiers - Morocco. A year later I was assigned to start SEG’s operations in KSA. However I decided to stay in Lebanon and was presented with the opportunity to join Almabani.

JK: Describe to the readers your current position at the company, encompassing the various tasks you overtook.

FS: I am Assistant Manager for Studies and Estimation, we report directly to Jeddah’s Estimation Department headed by Mr. Emile Younan. Our Department contributes to a majority of project Estimates related to the Saudi Market and sometimes to the Lebanese Market.

My team consists now of 4 Engineers whereas over the past Years it reached a peak of 8 Engineers, 3 of them were transferred to The Riyadh Metro Project and 1 to KAIA’s Apron 6 Project. In addition to that I handle the recruitment of Non Manual candidates for KSA. Over the past 4 years I have interviewed more than 2000 Candidates and built-up a database that is continuously being updated and on which we rely for recruitment.

All works have to be completed and handed over to the Client within 15 months. We have carefully planned the works and we’ve prepared all the teams and aligned them towards the same common goal which is to complete the works on time. We’ve encountered many similar challenges in previous projects, and we strongly believe that we will also succeed in this one.

JK: What do you consider to be your biggest challenge?

FS: My Biggest Challenge so far in Almabani has been teaching Junior Engineers that do not have any Site experience to become cost estimators and developing in them the required Curiosity and Passion to evolve in this field.

Thankfully I can say I have succeeded. Some of the engineers that worked with me are now occupying key positions and are being promoted.

JK: What excites you most about the future of Almabani General Contractors?

FS: What excites me the most is that our Top Management is looking to open new work fronts in several new countries, and I am looking forward to participating in this challenge.

JK: What are the common tasks faced by project management experts when they develop cost estimates?

FS: The routine tasks are related to breaking down items into the various components. This is called bottom-up estimating, it is a very accurate mean of estimating, the smaller and more detailed the activity in broken down, the greater the accuracy of your estimate.

JK: How does the Estimation Department in Lebanon follow up on bids and tenders of the Lebanese construction market? What are the general criteria of appropriate tenders to apply for?

FS: Since 2010 We only Bid for 4 Projects that turned out unsuccessful but we were able to build and update our market suppliers’ database, Recently the Management became more eager to Bid for Projects in Lebanon, for that we are renewing our prequalification with the Governments institutions and are looking for interesting project based on their Size and The Client’s reputation and the Source of Financing.

JK: What types of training does Almabani offer those who enter this field?

FS: We train and transmit our knowledge to the new recruits moreover; the field of Cost Estimating is very rewarding by itself. As you reach a point where sometimes you have to understand a project to its minor details in a week time whereas to build the same it may take you years. The Exposure to Details and to the large amount of Information is very Mind Nourishing, of course if you have the required Curiosity and Passion.

JK: What do you find unique about your career field?

FS: Engineering may be the only Job whereby you have the ability to improve things and render them more efficient. It is a continuous challenge in making things better.

JK: At the end of this interview is there anything that you would like to add?

FS: I would like also to take the opportunity to thank the Management and in particular Messrs Tohme, Mr. Joseph Daher and Mr. Emile Younan for their trust in allowing me to operate remotely, and Mr. Chawki Maalouf for what he left behind in terms of estimates and studies and from which we at the department learned a lot.Moreover, I would like to thank you and the management for turning the Spotlight on our Department and lastly would like to thank my Team and wish that Almabani pursues its success story not only in KSA but also in its endeavors in new markets.

IN HIS WORDS, ENGINEER ELIE MAYO BRIEFED US ABOUT THE SRO PROJECT GOING OVER THE CHALLENGES AND MILESTONES

As recently assigned Construction Manager, I believe that SRO Tunnel Project is an attractive project and yet a very demanding one where many aspects should be properly tackled to deliver our mission successfully at time with the usual excellence in quality of work.Leaving Riyadh to settle in Jeddah, coordinating with support teams from KAIA, impressing and pleasing a new client and a new consultant,

hiring of subcontractors, and building of a new construction site team, were the main hardships we encountered in launching the enabling works of the project.At the moment, we overpassed many obstacles and we view ourselves as diligent equipped with purpose and vigor, ready to tackle the remaining challenges.

• Backfilling Executed Qty: 5,333 m3

• Structural Concrete Qty: 49,655 m3

Project Important Turning Points:• Precast Girders• Utility Diversions• Electrical and Mechanical Facilities

Last but not least, our latest accomplishment was the completion of segment 43 foundation which ended up in consuming a staggering 3,344 m3 of concrete that was poured all together in one shot. By focusing on continuous supply of concrete, avoiding of cold joints, proper concrete surface finishing, and concrete curing, we managed to finish the 24 hours task without any major complications.

Almabani’s Lebanon Branch Office serves as a support office for the work done in Saudi Arabia as well as a study base for our activities and expansion plan in the Middle East and abroad.The different departments are involved at several stages in supporting the activities of the company abroad. Screening and interviewing potential candidates for Almabani is done through our

offices here, the Personnel Department is tasked with assisting new recruits with the Saudi visa requirements and ultimately their travel plans to Saudi Arabia. The other departments, whether it being, accounting, IT, Architectural, and legal work remotely in providing the needed support to the company’s activities in Lebanon and abroad.

As for the Estimation Department that is in Almabani’s Lebanon Office, it reports directly to the Estimation Department in Jeddah and it is actively involved in the different estimation works done for Projects in KSA, Lebanon and in new Markets.

The Management’s decision to further explore the opportunities in the Lebanese Market after a hiatus of approximately 20 years, will give Almabani’s Lebanon Office a principal role in preparing for such endeavor. Efforts are being made to reposition Almabani as a contender in the Lebanese Market.

Construction of a New TaxiwayTaxiway (GP) (named (K)) parallel to runway and existing taxiway (G).With complete Civil works (i.e: earthworks, drainage, pavement and related markings as per codes and standards), electrical works (i.e: LED airfield ground lights (AGL) and signs to be designed and built according to ICAO Annex 14, CAT II standards and fitted with an addressable control system for advanced guidance).

Refurbishment & Upgrade of Existing Taxiways 1- Taxiway (G) 2- Taxiway (N) 3- Taxiway (E) at its north part of Cargo Apron, up to and including intersection with taxiway (N) 4- Taxiway (T) from taxiway (G) up to and including its intersection with Taxiway (D) including a 57.5 m stub beyond (D) intersection.The upgrade of the above existing taxiways comprises milling the existing asphalt and reconstructing the surface of main track and shoulders on a re-worked existing CABC layer.All AGL features (lights, signs, cabling, etc…)

shall be renewed to a LED AGL lighting system and fitted with an addressable control system for advanced guidance.

Apron Construction (Cargo Apron Extension)This work relates to expanding existing cargo apron’s width by 236m to allow for more aircraft parking spaces and cater the growing demand in flow of cargo at KKIA.

The apron expansion shall be undertaken while maintaining existing Cargo apron’s operation.The expansion consists of 400mm thick rigid Portland Cement Concrete (PCC) pavement with doweled and un-doweled slabs on a crack relief asphalt foundation over a CTB layer. The concrete pavement includes also a number of Fuel Hydrant Pits, a complete drainage network, apron flood lighting and a GSE road

This scope includes also removing 2 main fuel feeder lines (24” dia each) crossing the extension location. Phasing of this removal shall be coordinated with the installation of the new main lines to minimize disturbance of fuel supply to KKIA network.

Drainage WorksIn parallel with the construction of new taxiways and the refurbishment of others, a complete new storm drainage network will be designed and executed to ensure the safe discharge of all surface water between taxiways.The drainage system is anticipated to be of reinforced concrete pipes (RCP) with inlet structures distributed as per flow requirements and catchment areas.

Main Fuel LineCurrent project scope includes the design, supply and installation of a brand new 24” dual (supply & return) main fuel line inclusive of - Chambers and valves- Blind flange connections for the coming 16” fuel loops feeding KKIA’s terminals upon completing their upgrade and development works.- High/low point fittings.- Tightness control leak detection systems- SCADA and control commands

In order to ensure a complete and compatible jet fuel system, the scope also includes the design and execution of the connection to the existing- Intake point at ARAMCo’s existing fuel farm- Output point at existing Fuel chamber in East Remote Area (Chamber FMH-106)

AGL, ALCMS & UtilitiesAs indicated separately within the scopes of new construction and refurbishment of taxiways, the current contract calls for the upgrading of the lighting system with new addressable LED lights, signs and all features required for CAT II standards based on ICAO Annex 14 requirements.In addition to that, a new Airfield Lighting Control

& Monitoring System (ALCMS) shall be installed to replace the existing Lighting Control System (LCMS). The new (ALCMS) shall connect the 5 existing AGL substations and control room with a new 24 core fiber optic cable installed within a new concrete encased duct bank network in a redundant loop configuration.

Resurfacing of existing Runways touchdown zones (15L-33R & 15R-33L) This relates to milling the complete touchdown zones of each of the existing (2) runways and re-paving it as a temporary fixing measure to the deteriorated status of the touchdown zones.

FOLLOW UP TO THE TRAGIC LOSS OF ENG. JOSEPH JAHJAH, ALMABANI’S CEO MR. JOSEPH DAHER CALLED FOR A MEETING WITH ALL THE KEY PERSONNEL FROM THE 7 AIRPORTS PROJECT FROM ALL AROUND THE KINGDOM OF SAUDI ARABIA.

The meeting commenced by a minute of silence in memory of Eng. Joseph Jahjah, followed up by a welcome note from Almabani’s CEO Mr. Joseph Daher thanking the attendees for their presence.Mr. Daher spoke about Eng. Jahjah’s qualities and his achievements during his 26 years of tenure with Almabani, where he also introduced

the new project manager appointed by the management, Eng. Pierre Karkar. All attendees where asked to cooperate fully with Eng. Karkar in his new position.It’s worth mentioning that this meeting served as a workshop, with the objective of tackling major issues and setting updated milestones for the project.
