Greetings, residents and staff, this is my favorite time of year. Autumn in Albuquerque signifies hot air balloons, football games, and cooler temperatures. The lawns look lovely. I want to thank the dog owners and walkers for

keeping their pets off the lawns. It has made a big difference. I still notice some leashes being used that are longer than 8-feet in length. These are no longer allowed in our community or in the city.

It is very gratifying to know that eight residents are running for the three open Board positions. Congratulations to the candidates. The candidates introduced themselves and answered questions from the floor at our first-ever candidates forum on August 22. Be sure to thank these volunteers and vote for the candidates of your choice.

Please keep in mind, too, that we expect to have one or two seats available on the Planning and Architectural Committee (PC) in late October, too. Highly qualified residents with leadership skills will undoubtedly be invited to fill slots on our PC. Perhaps you might want to serve or urge a friend or neighbor to serve on the PC. Our community is full of successful persons of various backgrounds. Hello Everyone! I am so excited about the Tanoan Community Association election this year! The TCA has eight (8) candidates running for the 3 open Board of Directors positions. Please take your time to read the candidate bio’s before filling out the Ballot and turning this into the office. We

have a locked ballot box located in the TCA office for your convenience. The Election Committee would like to remind the members that your vote counts! Please remember each lot has one ballot to vote for three candidates.

I would like to thank all of the “Election Committee” for all their hard work. Betty Jones is the Election Committee Chair person with Marilyn Strauss, Vadare Cornelison, Madelynne Johnson, Gail Ewing, Debi Housley and Patte DiMonaco serving on the committee. The Committee will be meeting 3 times prior to the election.

I look forward to seeing all of you at the Annual Board of Directors meeting at the Tanoan Country Club on October 18th at 7:00P.M., check in time at 6:30 P.M. We will be giving away door prizes and would like to thank all the local businesses who will contribute to the door prizes this year. If you would like to contribute a gift certificate for a door prize, please contact the TCA office. You will be listed in the next newsletter and put on a list at the meeting to be seen by all the members who attend the meeting. Appetizers and beverages will be provided.

It is that time of year when some of our volunteer Board of Directors members are getting ready to say goodbye and make room for new volunteers to join our TCA team. I would like to Thank Jeff Philbin (current President of the Board). He has worked incredibly hard this year for his community. He has always made it a priority to address the concerns of the members. He has been an asset to the Tanoan Association, implementing new policies and procedures to enhance the operations of the TCA. The TCA staff would like to thank Jeff Philbin for his efforts to better the Tanoan Community Association. During his tenure he has helped to implement better business practices in the TCA office.

I would like to Thank Floyd Gering, chairperson of the Planning & Architectural Committee. He is leaving the Committee on October 18th. Mr. Gering has been a phenomenal volunteer for the Tanoan Community! He has written many of our Resolutions and has worked diligently to ensure all of the CC&R’s are followed while serving on the Planning Committee. He has dedicated numerous years volunteering for your community and will always be part of the TCA family.

The TCA has a credit card machine located in the TCA office for your convenience. You may pay your assessment fees, fines, citations or use it to purchase gate cards, remotes or a gate key. As you know, the Association office is no longer accepting cash.

Due to the efforts made by the “Water Conservation Committee” the TCA received a rebate in the amount of $59,008 by the Water Utility Authority. Pattie Hinds for her xeriscaping projects helped the TCA receive a $41,835 rebate and Marshall Adams who tracked water usage and installed smaller meters helped the TCA receive a $17,253 rebate. These rebates will help to pay for the new meter installations and save thousands of dollars in water use in the future. The Water Conservation Committee working with LEECO, has made this community the #1 community in the city for xeriscape projects.

I would also like to thank all of the TCA volunteers. You are the driving force behind the Tanoan Community. The Golf Course Committee, Planning & Architectural Committee, Update Committee, Election Committee along with other volunteers who strive to make Tanoan the best Community to call home. I am proud to be the General Manager of this wonderful community and I truly believe this community is the best place to live in Albuquerque.

I would like to wish all the members a Happy Halloween, Happy Thanksgiving and hope you have a chance to enjoy the Balloon Fiesta this year.

Greeting! I suppose everyone has had a great summer. It appears that we are headed into another beautiful New Mexico Fall season that I hope everyone enjoys.

Golf Carts It is written in the Tanoan rules that a golf cart is a motor vehicle and must be operated in the same manner as any other vehicle and by licensed drivers. Everyone driving a golf cart must operate the vehicle

appropriately. We do not want an accident with a golf cart and another vehicle or pedestrian.

School Safety Tips and information Well the children are back in school and that means more children are in the streets walking to and from the bus. You need to keep an eye out for them while driving and be careful as not to cause an incident. Buses are picking children up in the mornings and dropping them off in the afternoon. You need to be aware that when the bus is stopped and the stop sign is out on the side of the bus and the stop lights are flashing, vehicles are required to stop. Just as a side note if you are driving in a school zone be very aware of the speed limits and be sure to comply.

Animal Waste I would remind all residents that walk pets (dogs) in the neighborhood that the Tanoan Community rules require that you clean up after your pets. That includes other resident’s yards, the AMAFCA field (field next to the Ventura Gate) and any other common area or street. Failure to do so may carry a hefty fine. Please use the pet waste stations for your convenience.

Halloween Fall brings some of the favorite holidays, especially for children. The first of these is Halloween, which means we will have lots of children large and small in and around the community

streets. If you are going to participate in the “Trick-or Treat” activities with your children, we suggest the following precautions be taken.

1. Take a flashlight with you or send one with your child.

2. Be sure costumes have something florescent or reflective on them.

3. Check all snacks before allowing children to eat them.

4. If you are accompanying children, keep them on the sidewalk, or if not with them, empathize that they must stay on sidewalks.

5. Everyone driving through the community please take extra care.

If you have problems with anyone bothering the children or your personal property, do not hesitate to call the Academy Gate, 821-0105, so appropriate action can be taken.

We will have extra staff on duty that night, so if anyone sees any problems in the community, please call. We want everyone to enjoy a safe holiday.

As per policy, “trick-or-Treat” activities will be terminated at 8:30 PM. All residents expecting guest are reminded to be sure to provide the Academy Gate with their guest list in advance in an effort to expedite entry and keep unexpected individuals from gaining entry. Residents are reminded that the Academy Gate will be very busy that evening and you might want to use the Ventura Gate.

Planning Committee

Sidewalk Maintenance and Repair Walking through the Tanoan community can be a very pleasant experience. However, occasionally, the stroll can be a little hazardous due to broken or uneven sidewalks. Tree roots that grow under the sidewalks can tip the walkways upward and thus create a tripping hazard. Although not always understood, the maintenance and repair of the sidewalks within the Tanoan Community that are contiguous to the residents’ properties are the responsibilities of the homeowners. This assignment of responsibility is based upon both a City of Albuquerque Ordinance and Tanoan Community Association rules.

Proper maintenance and repair of sidewalks are important, not only for preserving the high quality appearance of our community, but also for protecting against a liability exposure for the homeowner through, for example, pedestrians being injuried due to falls.

A relevant “Frequently Asked Question” from the City of Albuquerque web site is quoted below:

“There is missing or buckled or broken sidewalk; what can I do to get it repaired?

If you have buckled or broken or missing sidewalk you can talk to an inspector by calling (505) 924-3415, Monday through Friday from 8am to 4pm.

You will be advised on what you can do or the Inspector will send an associate out to area of the reported sidewalk and inspect the sidewalk.

The City ordinance states that sidewalks are the responsibility of the property owner. If you need sidewalk repair you can call the Permits office at (505) 924-3400 and they can supply you with a list of contractors that do sidewalk repair.

Remember when you hire a contractor make sure he has all the permits and is licensed to do the job requested.”

All residents are strongly encouraged to inspect their sidewalks and take appropriate action. If you know of any damaged sidewalks of if there are any questions regarding this issue, please contact the Tanoan Homeowners Association office: (505) 823-2307. [email protected]

Planning Committee Our MissionThe Tanoan Communities Association’s design standards are based on harmony with the overall community, consideration for neighbors, and high-quality construction practices. The Mission of the Planning and Architectural Committee is to help maintain, protect, and enhance the value of your property by strict adherence to these design standards. In doing so, the Committee always strives for a balance between individual rights and the good of the entire community.

Please keep in mind that one of the main objectives of the Planning and Architectural Committee is to maintain or enhance the attractiveness and the beauty of our homes and thereby sustain or augment our property values. By

adhering to the processes and procedures as outlined in our covenants and community rules, we can keep Tanoan West as the most attractive and most desirable place to live in Albuquerque.

While association members have the biggest stake in property values, others are also very interested in seeing our community well maintained and looking its best. Home remodel companies’ reputations as well as lenders’ financial support are closely connected to the community. Also, public officials have an interest in maintaining and enhancing the community since tax revenues depend on property values.

A Labor Day celebration and picnic was enjoyed in the Torrey Pines neighborhood. Over 60 neighbors and friends gathered for good food and conversation. It was a great time to welcome folks who are new to the neighborhood , and for others to get re-acquainted.

Thank you to Virginia Ely for starting the party tradition, and to Patricia Patt and her committee for continuing it!

My husband Richard and I have resided in the Tanoan Community since 1998. In 2010 I retired after 30 years of teaching in the Albuquerque Public School system. During my time as a teacher with APS I served on many different committees that focused on the development of teachers. I also contributed as mentor in the professional development for new hires and student teachers.

My past experiences will allow me to enhance communication in our community and increase awareness of ongoing issues. As a mother and

grandmother with a daughter, son-in-law and a four-year-old granddaughter that also reside in this community, I want to assure that this community stays safe and pristine.

I will promote more transparency between the board and the community on financial and security issues. I will make sure the decisions that are made will work to assure this wonderful community remain just that!

CANDIDATE FOR THE BOARD ELECTION THIS FALL

Hi, my name is Dominic Serna. I am a real estate agent with Keller Williams Realty, and a resident of Tanoan West. My family and I moved into Tanoan in September of 2017 and we love it here! Tanoan is truly the best community in Albuquerque. My wife, Georgia and I live on Pebble Beach with our 2 year old daughter Lucia, and two rescue dogs named Benito and Margarita. I am an Albuquerque native; I attended Sandia Prep School for middle and high school, and UNM for college.

Albuquerque has so many wonderful things to offer, and I am very happy to live here. One of the things I love most about selling real estate is building community, and that is precisely what I hope to do on the board. Tanoan is such a beautiful and welcoming neighborhood, and as a board member I am hoping to continue the tradition of hospitality

for new residents of our community. I would love to see more neighbor interaction through great events like our first annual “Movie Night in the Park” which we hosted in June. I would also love to continue improving the community through efforts like additional landscaping projects, increased security, and the renovation of the guard house.

I would love to help return Tanoan West to its former glory and in turn help property values continue to rise in our neighborhood. I also serve on the Board of Trustees at Sandia Prep School, and on the Board of Directors of Red Mountain Family Services, a treatment foster care placement facility. I love serving the community, and look forward to working with each of you to continue to contribute to our wonderful neighborhood. Thank you.

CANDIDATE FOR THE BOARD ELECTION THIS FALL

My name is Walt Gibson and I am a native New Englander. My wife, Catherine and I have lived on Greenbrier Road in Tanoan West for five years. I am a retired educator with almost 20 years of experience as a Superintendent of schools in three states, including New Mexico. Over my career I have worked with many Boards of Education and I have served on the boards of numerous organizations including a hospital, YWCA, and my church. Tanoan is a wonderful welcoming community and I would like to give back to this community which has welcomed my family. My family and I have enjoyed being a part of the Tanoan West Community.

I am a fiscal conservative and would like to keep assessment fees down for all the members which in turn keep our property values up. I am passionate about our residents following the Tanoan Master Restrictions and guidelines within our community. These guidelines help to maintain the integrity of our community and keep it beautiful.

I feel that I could effectively contribute to the Board with my past experience and knowledge. I have been successful in my volunteering and believe I would be an asset to the Tanoan Community. My wife and I would like to see positive changes in our community. Thank you.

Hello, I’d like to introduce myself; I’m Pattie Hinds and I am currently volunteering on the Board of Directors as the Vice President. It has been an honor to serve on the Board and to be a part of the improvements and beautification of our wonderful community. I have worked with our landscaping company and Tanoan GM to redesign and install 80% perennials, 20% annuals. In doing so we will save money and keep the community flower beds beautiful year round. The upkeep and improvements in Tanoan West are what make it the most premier sought after community in Albuquerque.

That is why my husband Bill and I moved here 24 years ago. I started the “Street Light Committee” that decreased our common area PNM bills by approximately $1,200 a month and we received a $30,000 rebate, due to the new LED lights. I am on the “Water Conservation Committee” and saved thousands of dollars by installing smaller meters

where we were able to xeriscape our common areas. Currently we are #1 in the State for Water Conservation.

I want to continue the Academy Gatehouse Upgrade because our staff deserves a better working environment. This should be kept within our original planned budget. I want to develop a program between APD and our 10 neighborhoods to promote safety in our community. I would like to bring back community functions (i.e. shredding, Summer BBQ’s, Wine Tasting, Ice Cream Socials and Spring Cleaning Dumpsters) all paid for by our vendors. I am NOT in favor of raising assessment fees. I am also in favor of the Tanoan Association remaining self-managed. I have been blessed with all the friendships I have made in Tanoan. I am asking for your vote so that I can continue to volunteer for the Board of Directors to serve my community that I love so dearly.

My name is David Eagle, my wife Cathy and I moved to Tanoan in February 2006. Tanoan is simply the finest, most secure, and most neighborly residential community in the city. Our neighbors are terrific, and it is our home for the duration. I am interested in running for the Board due to me retiring from CBRE at the end of 2018. The time freed up from a demanding position will allow me to focus on working with the home owners, the Board, and the Tanoan Association to continue to make Tanoan the number one residential community in Albuquerque.

Professionally, I have more than 45 years of commercial real estate and finance experience. My skill set includes marketing, financial analysis, and transaction management. I am currently a Senior Vice President with CBRE New Mexico Multifamily Investment Properties and have been involved in more than $2 billion in apartment transactions in nine states. Previous positions include serving as a Senior Vice President with a Honolulu-based GE Capital subsidiary, assignments with The First National Bank of

Chicago in Tokyo, Singapore and Jakarta, and senior positions with Shearson Lehman Mortgage and The Boston Safe Deposit & Trust Company in Newport Beach California. Academically, I’ve earned a Master of Business Administration from the University of Hawaii and a Bachelor of International Management from Thunderbird Graduate School of International Management.

One of my goals is to investigate all options for improving cell phone service throughout Tanoan. Experience indicates that there may be an opportunity to improve coverage and also generate revenue for the Association. I look forward to working with the Planning Committee to simplify rules for minor improvements to properties like door colors, landscaping improvements, etc. I will listen to and work with all of our community to enhance the living experience at Tanoan. Prior to moving to Tanoan in 2009, my, Linda, and I lived in Montgomery County, Maryland. Linda is a retired Special Education teacher. I retired, after 32 years, as an FBI Supervisory Special Agent, with assignments in Boston, New York City, and FBI Headquarters in Washington, D.C.

After taking a year off from the Tanoan Board of Directors where I served as Vice-President in 2015 and a president in 2016 and 2017, I find that I still have a keen interest in volunteering to serve on the Board. Of particular interest to me is our aging infrastructure: the irrigation system, roads and structures. As a result of my recommended $19.00 increase in our monthly dues while I was Board president, the current Board has been able to set aside $20,000 each month into the Reserve Account since January, 2018. The Reserve Study suggested only $17,600 for Reserve contributions. The current Annual Reserve Study

recommends NO Special Assessments for Reserves in the 2018-2019 budget years. I have and will continue to believe in maintaining our wonderful, beautiful community in a financially viable manner. Security has always been and will continue to be one of my primary concerns. While surrounding neighborhoods report numerous criminal incidents, Tanoan’s efforts have made our community one of the safest in the city. On August 13th, in preparation for my running for the Board, I did a search of the Crime Mapping website for the past six months. In the surrounding two mile area, there were 467 incidents listed, but only 23 of these, or .05%, were recorded for Tanoan. Of these 23 incidents in Tanoan, 6 were property crimes and the remaining 17 appear to have been domestic-related incidents. Clearly Tanoan continues to be one of the safest communities in the city of Albuquerque. Thank you for your vote to elect me to the Tanoan Board of Directors.

My name is Fred Curry. My wife, Susy, and I have lived in Tanoan West since 1998. I am a Certified Public Accountant (CPA). I am semi-retired and have a small CPA practice. My undergraduate degree is in mathematics from Knox College in Galesburg, IL. I have an MBA from Washington University in St. Louis, MO. In previous positions, I have been a controller for a computer software company and a restaurant; a trust officer for a bank; a licensed investment professional; and from 1984 until 2016 a Certified Financial Planner™.

I believe I can help Tanoan with my accounting, management and investment expertise. I believe that we need some fiscal restraint on our current spending of our reserve funds. We currently have too many large outlay projects that will put a strain on our reserve funds. We need more control of our spending. I believe that security of our community is a major priority.

Over the past year, I have attended most of the monthly board meetings and feel that I have a good idea of the issues facing the Board of Directors.

My name is Marshall Adams. I have lived in Tanoan, The Champions since 2011. I started attending Board meetings regularly in 2015 to be more involved in my community. I was elected to the Board of Directors two years ago.

During the last two years, I have been Board Liaison for the Planning Committee and headed the Water Conservation Committee. I have been Treasurer for the last year. I was instrumental in determining that one of our irrigation lines had developed a steady leak and worked with LEECO to reconfigure the system. The changes we made have saved thousands of gallons of water, and reduced the Association water charges substantially.

I am running for a second term. There is more work that needs to be completed on our irrigation systems to ensure that our common areas are kept beautiful and maintained in a cost effective manner. Upgrades to our entrances are needed. Financially we need to prepare for the expense of street milling and repaving. We have many challenges and opportunities for maintaining and improving our infrastructure while ensuring that Association financials remain strong. I would like to take an active role in how the community addresses these challenges and opportunities.
