How is your summer so far? I think we have it made here in

Florida compared to the rest of the country. I have heard reports from 100 degrees to the 120’s (what?). I thought I heard on the Weather Channel, 135, but that might have been the heat index. And these same places get bitterly, freezing cold in the winter as well. I’m sorry, but I will take a bit of humidity and mid 80’s to 90’s over that grueling weather any day. Just another won-derful reason to live in this beautiful community!

Back to school for many residents coming up at the end of the month. Mixed feelings begin to

stir. The disappointment of lazy days ending, the excitement of seeing old friends and meeting new ones and the nervousness of will “I” be ready for school. I’m sure the stores already have their supplies lined up; this is like Christmas for them. And the parents of just starting out Kindergarteners have their tissues in hand. Whatever your position is, just enjoy the rest of the sum-mer before it all starts and send pictures to us of the first day of school for the September issue!

As you read this report we have already entered the final month of the sum-

mer! June and July have flown by quickly, but the CDD board has been busy putting the final touches on next year’s budget to take effect October 1, 2011. On June 22 the Board approved the 2011/2012 Proposed Budget which in its present form will assure that for the third year in a row, Seven Oaks residents will not see an increase in their CDD assessments in the coming year! August 24, 2011 has been set as the date for the final public hearing after which the budget will be formally adopted. How have we been able to keep budget expenditures at 2009/2010 levels?

First, we offset the anticipated increased costs in labor, general maintenance, and utilities with savings drawn largely from the reduced management expenses resulting from the merger of CDD1 and CDD2 into one dis-trict, and second, by cancelling our outside irrigation contract and bringing that large expense “in-house.”

Of course, the District has had to expand the size of the mainte-nance staff, add equipment and storage facilities, and stock parts and supplies on site. However, the additional staff now provides a broader pool of talent that will be tapped to help reduce the costs of future “special projects”

that otherwise would have to be bid out to outside venders at predictably higher costs. The Board has continued to fully fund the reserves covering the anticipated long term expenses of road maintenance, repair and rebuilding as well as the major repairs and upgrades to our cur-rent amenities. In fact, we added nearly a quarter of a million dollars this past year to that fund to help make up for those years when funding a reserve fund was not a priority with the previous non-resident Board.

In moving the Board’s regular meeting date to the 24nd of August to comply with the 60 day public hearing requirement,

the Board decided to conduct a special workshop session on the regularly scheduled meet-ing date, August 10, to identify resident concerns, discuss ongo-ing projects and strategize for future improvement funding. Seven Oaks residents are heart-ily encouraged to attend the workshop session to gain good information and offer needed input. Of course, residents are always welcome to attend any of our regular Board meetings to become better informed citizens in our community.

This past spring the Board authorized a major upgrade to our children’s playground facilities at the Clubhouse by having the equipment covered with a heavy duty sun screen. This past month we completed the second phase of that project to include the smaller children’s slide area, the swing sets, and the slides on the west end of the complex with supplementary wing extensions that provide better overall screening from the sun. Many residents called for this improvement to be made so that our children could more comfortably and safely use all the equipment with-out the fear of getting burned from the surfaces being out in the hot Florida sun. If you haven’t been by the clubhouse in a while, stop by and see the improvements; better yet, bring your children and grandchil-dren for a great time!

Speaking of improvements, have you noticed the addition of a lighted flag pole at the front of the Clubhouse? How about the new cabanas added for this summer’s use or the outdoor ping-pong table on the patio? Many more internal Clubhouse

CDD InFORMATIOnSeven OakSupgrades will be coming in the fall: new hard surface flooring in the gathering room, upgrades to the theater, renovations to the snack bar space, secondary rooms improvements, security camera upgrades, and some new equipment for the fitness center.

However, a major expense that the District now faces in the coming months will be to bring all of our facilities into compli-ance with the new requirements of the ADA (Americans with Disabilities Act) by March 12, 2012. We know for sure at this point that at least one pool must be fitted with a lift to allow the disabled easier access to the water activities. However, all of the recreational facilities (Clubhouse, pools, playgrounds and soccer fields) will be under review to make sure that the District comes into complete

compliance. The Board is considering hiring the services of team of experts whose job it will be to provide the Board with a total facility evaluation includ-ing their recommendations as to the specific steps that the Board may take to make sure that we will be in full compli-ance by the March date. This could be a rather costly matter, but the Seven Oaks CDD, like all other public facili-ties, is subject to these new regulations and we intend to fully comply.

Well, that’s what your CDD Board has been up to so far this summer. Take every opportunity to enjoy the ameni-ties of our community this final month of the summer (indeed, the

rest of the year), especially those of our Clubhouse, pools and playgrounds. We will continue to invest your assessment dollars in these facilities to maintain them, beautify them, and where possible expand them to keep our community, Seven Oaks of

Wesley Chapel, as one of the premier residential communities in all Pasco County. v

Some Things,I Think, I Think

I think that we’re becoming a society where no one wants to accept any responsibility

for their own actions. It’s now the norm to blame the other guy or even the person just trying to enforce the rules or in this case the covenants. I think that if I had a dollar for every time I heard that, “You (Insert SOPOA Board Here) should be going after the real offenders, and that what I got a letter for is not really that bad.”

I would probably have enough money to hire someone else to write this column. It’s always, “I never got a letter or I didn’t know the Homeowner dues were not taken out of my mortgage

payment”, or one of a hundred other excuses for not doing the responsible thing or taking the correct action. In the work place, if an employee came to me with all these excuses for poor or non-per-formance on the job, they would not be an employee for long. This is quite simply being a respon-sible homeowner. It’s not rocket science! As a homeowner, I think you’d want to make sure you know what’s expected or what you need to do to keep in compliance with the rules and regulations of the community in which you live.

and would abide by the covenants for Seven Oaks. If I remember it correctly, there was no language in the document that I signed that said I could pick and choose the covenants that I would follow. I can’t find anything that gives me the right to ignore one of the rules

simply because I do not agree with it. Also, just because one of my neighbors agrees with me and what I’m doing, does not make it

acceptable to the overall community. And while we’re

talking about neighbors, I’m not sure that I’d want to risk a fine for non-compliance because, “One of my neighbors told me that they were given permission to do something prohibited by the deed restrictions.” If it gets to litigation, that is not going to hold much weight. I can assure you that Ram-part Properties the SOPOA Board do not randomly give permission to violate deed restrictions.

I think there are some folks living in Seven Oaks that either signed something different or have

selective memory as to what is contained in the covenants. In case anyone would like to re-read the covenants, they are available on the My Seven Oaks website. For those of you who think that you are being unfairly singled out, you might want to read what you did not read at closing. In any case, if you get a letter, correct the issue or address questions to the property manager or come to a board meet-ing but please do so in a civil and adult manner.

I read an article recently that said the home prices in the Tampa area are on the rise and that should be good news for all of us. The SOPOA board is trying its best to keep the Seven Oaks community as a premier location in the bay area to purchase a home. As al-ways, we welcome your input and attendance at the board meetings.

The Residents Council meets the first Tuesday of each month at 7:00 PM in the Clubhouse Gathering Room.

OnE DEFInITIOn OFCOMMUnITY: 1. Social group of any size whose mem-

bers reside in a specific locality, share government, and often have a com-mon cultural and historical heritage.

Although our residents do not share a common heritage (thus, our wonderful diversity), we resi-dents of Seven Oaks DO reside and share govern-ment together. As such, we ARE a community.My wife and I moved into Pinecrest in March of 2004. We have been quite active here – in the resi-dential and in the business communities. We have a vested interest in seeing Seven Oaks continue as a premier development in this region. That is one of the reasons I have served on the Residents’ Council since its inception

When I accepted the invitation to submit this month’s article on behalf of the Residents’ Council, I thought it would be an easy task. Addressing our community’s future from a HEALTH & WELL-NESS perspective (my passion) should be easy – wouldn’t you agree? Maybe not…

Luckily, I actually had help from my neighborhood residents commenting on the following…

1) As I began to compose this article, we came upon the celebration of the 4th of July. Knowing that fireworks are an integral part of this holiday, PASCO County announced a ban on private displays due to the dry conditions. Rain late in the day eased our concerns about fires destroying our conservation areas, and private displays were numerous.Hopefully, none of our residents were seriously injured. (It is estimated that 10,000 Americans WILL be seriously injured this year, and 50% of

those will be innocent bystanders). The PASCO Sheriff department received 181 calls and issued 3 citations.

As a transplanted Northerner, I do NOT under-stand the predicament we have created here. The System endorses the public falsifying affidavits of agricultural use. The Sheriff ’s office CANNOT follow up on violations due to manpower short-ages. Some residents want to file complaints and some residents continue to the celebration.

My question is- “What mixed messages are we send-ing to our kids with our actions?”

2) Two residents asked how we can enforce safe driving in our neighborhoods and on the main thoroughfares in our community. Quite frankly, enforcement is next to impossible. We are really dependent upon the sensibilities of our neighbors.Driving too fast, talking on the phone or texting while driving puts everyone at risk. Thankfully, we have not yet had any catastrophic accidents in our community.

But, once again I ask - “What mixed messages are we sending to our kids with our actions?”

These are but two small examples of how we, as residents of Seven Oaks, can contribute (positively or otherwise) to the future of our community. Not only are our actions directly related to the quality of life we individually experience in this part of our universe, but our actions create a rippling effect on our neighbors’ lives.In last month’s Residents Council article, Mike Schulze briefly discussed functions of The Residents’ Council, SOPOA, and the CDD. He also mentioned our community website, www.MySevenOaks.com.

Each of these entities can be a vehicle for enhanc-ing our sense of community in Seven Oaks. But, we, as residents, need to participate in the process. As a volunteer on the Residents’ Council, I truly want to see Seven Oaks develop to its fullest potential. I expect that most of our residents share that interest.

So, I would respectfully ask each of you, to share your thoughts and concerns on any topic with your representatives (just as my neighbors did on the above topics). Or, visit our website and express your thoughts. You can sit by idly, or you can actively participate.

And, once again I ask - “What mixed messages are we sending to our kids with our actions?”

The most common question I am asked by parents is “What is

two-phase treatment and do my children really need to have braces twice?” Well, yes and no. Today, approximately 35% of kids have their orthodontic treatment done in two stages. The first is an interceptive phase beginning between ages 7-10, and the second is the “finishing stage”, or full set

of braces, which usually begins around 12-13. The reason for doing treatment this way is quite simple- it helps to prevent having permanent teeth pulled and it improves the overall results in many cases.

The jaw bones are much easier to manipulate at the 8-10 age range. So, if there are jaw bone related issues such as narrow

arches with crowding, cross bite, large overbite or underbite, the orthodontist can “intercept” and correct these types of problems early. This allows growth and development to continue normally until all the permanent teeth have erupted, at which point comprehensive treatment with full braces can be initiated. In this way we eliminate

crowding so severe that permanent teeth need to be removed. We also prevent impactions and other space related problems that often develop. Kids with overbites or underbites eliminate the need for extensive treatment or even surgery later, and get the social benefit of looking better at a younger age.

It is important to realize that this is not “having braces twice”. An interceptive phase only lasts about one year as opposed to the usual two years for comprehensive treatment. Braces are usually only required on the upper front teeth, in combination with orthopedic devices such as expanders or bite correctors. Usually, a child who has had a successful Phase 1 will only need the full set of braces (Phase 2) for 18 months. Thus, the overall treatment time is only 6-9 months longer than single phase treatment. This is reflected in the overall cost as well.

I have had tremendous personal success with two-phase treatment when it’s necessary and recommend it often in our practice. Please do not hesitate to call if you have further questions. v

CABAnA REnTAL POLICY It has come to our attention during these last few weekends that there has been some confusion as to what the Cabana rental policy is, and how it works. Cabanas by the pool are on a first come first served basis. These cabanas can also be rented for 3 hour blocks from the hours of 10am-1pm, 1pm-4pm, and 4pm -7pm. All cabanas that have been rented will be clearly marked by a posted sign first thing in the morning. The signs have the rental times listed on them so that you will know what time the cabana has been reserved for. These signs do not mean that the cabanas are off limits the entire day, it simply means that if you are going to occupy that cabana then we ask that you make the cabana available by the allotted rental time posted. It may look as though many cabanas are rented for the day, but we only allow 5 rentals for any given time slot.

POOL CLOSIngS During the summer months the pools here tend to get a lot of usage. Occasionally, there have been instances where accidents may occur and the pool needs to be closed down. We realize that this is an inconvenience, and there has been some aggitation about the length of time that the pools remain closed. It is our policy that if there is a bodily fluid incident in the pool that the pool then be shut down for an amount of time according to Pasco County Health Regulations. This gives the chlorine an adequate amount of time to do what it is supposed to. We close down the pools for the safety of the residents. It is our policy that small children who are not potty trained wear swim diapers.

We also recommend plastic pants that can be worn over the swim diaper. If you have forgotten to bring one, we do offer swim diapers for sale in the cafe. We thank you for your understanding.

The Tampa Titan 12 and under baseball team (with ties to Seven

Oaks), participated at Cooperstown Dreams Park from June 24th to June 30th.  Considered the crown jewel of youth baseball and located at the birthplace of baseball, the Titans were just 1 of 104 teams competing in the week #4 tourna-ment. Lara and Frank Barone parents of Greg Barone, Tiffany and Scott Ragsdale parents of Carson Ragsdale, and Michele Judge aunt

of Cameron Rowe were three of the players from Meadow Pointe that made the trip to New York for a once in a lifetime experience. Each team stayed in their own army style barracks located on the Dreams Park premises. Pin trading and opening ceremonies were the prior-ity for the first two days of the week long tournament.

The baseball began on Sunday with each team playing two games

per day for a total of six games to determine the seeding for the single elimination tournament. The Titans completed the seeding games with an amazing 6-0 record defeating teams from Connecticut, Ohio, Tennessee, Michigan, North Caro-lina, and Canada by a combined score of 63-3! This extraordinary feat earned the Titans the #1 seeding heading into Wednesday’s tourna-ment. In between all of the baseball the team and the parents had plenty of time enjoying the local commu-nity, which included the must see Baseball Hall of Fame. 

On Wednesday with their #1 seed-ing the Titans entered the tournament in the fifth round against the Southeastern Bobcats from North Carolina.  In an extra inning thriller with the Bobcat pitch-ing ace throwing every pitch of the eight-inning game, the Titans fell 2-1. 

Competing as hard as they could to the end, the Titans kept their heads held high representing the Tampa area by setting a tournament record by allowing only five runs over seven games for an astounding 0.71 runs allowed per game average. On the final day of the tournament during the closing ceremonies, each player was introduced and inducted into the Youth Baseball Hall of Fame, with each player receiving a ring as a symbol and a reminder of the ex-perience they had.  This trip and the memories created will be one that the players, coaches, and parents will remember forever. v

5. Power Lines. Do not go near power lines especially if they are

broken or down.

6. Clothing. Wear clothing that protects you as much as

possible. Even though it is not cold during hurricane season, wear long sleeves and long pants. Wear sturdy shoes that will be suitable for walking, which you may, or may not, have to

do. Take along a hat that can be used to shelter you from the sun.

7. Disaster Kit. Take your disaster kit with the supplies

you will need. The kit will include items such as a battery-powered radio, extra batteries, food, water, and clothing. Make plans to have enough supplies for at least three days; more if possible.

8. Phone. Bring your cellular phone.

9. Prepare your Home Before Leaving

• Lock all doors and windows

• Turn off the electric and water. You should know how to use the tools needed to do this, typically an adjustable pipe wrench and a crescent wrench.

• If you have food in a home freezer, your local officials will advise you as to whether or not to turn off electric-ity. You may lose power in which case the food will not keep for very long.

• Leave your natural gas on unless you are instructed to turn it off. You may need gas for heating or cooking and only a professional can turn it on once it has been turned off. In times of emergency, it may take days or weeks to get a professional to your home to turn on your gas once it has been turned off.

10. CommunicationsIf you have time, call your

family and friends. In any event, leave a note as to the route you are taking and your destination. Put your emergency communications plan into effect as follows.

• Choose an out of town contact your family or household members will call or email to check on each other should a disaster occur. Your selected contact should live far enough away that they would be unlikely to be directly affected by the same event and they should know they are the chosen contact.

• Make sure household members have each other’s contact informa-tion including e-mail addresses and telephone numbers (home, work, pager, and cell). Leave these contact numbers at your workplace, and if you have children, at your children’s school.• Your family should know that if telephones are not working, they need to be patient and try again later or try e-mail. Many people flood the telephone lines when emergencies happen but e-mail can sometimes get through when calls cannot.

not everyone was spending leisure time with Dad on Father’s Day this year.

Case in point: Wesley Cha-pel High School junior Shelby Thompson. Sponsored by the Rotary Club of Wesley Chapel Sunrise Shelby left for a week-long adventure at S4TL (Seminar for Tomorrow’s Leaders), joining 200 other students from 130 high-schools across the state at Florida Southern College in Lake-land from June 19-25.

S4TL is a high-powered leader-ship training program for high school juniors organized annually by several Rotary Districts in

mid- and southwest Florida. This award-winning program is capable of transforming the lives of these young leaders. Daily activities include exciting lectures, discussions, rap sessions, and demonstrations of those prin-ciples which enable an individual to lead others.

Students attending S4TL are chal-lenged to utilize all available skill, knowledge, talent, expertise, and intelligence toward specific goals. The ultimate objective of S4TL is for each student to leave the seminar with a new awareness of him or herself, and be more finely tuned to utilize their abilities to

serve others in leadership capaci-ties throughout life.

Shelby, 16, was selected for the program over a dozen other local students based on her track record of volunteerism and service with organizations such as Relay for Life, Habitat for Humanity and other local charitable causes. v

The Rotary Club of Wesley Cha-pel Sunrise meets every Friday for 7:00am-8:30am at Lexington Oaks Golf Club.

John Michael Gant threw his first baseball when he was 7 years old. Like a lot of other

kids his age, he dreamed of playing professionally in Major League Base-ball. Today he is a little closer to that dream having been drafted in June by the New York Mets as a pitcher in the 21st round. John Michael will report to Port St. Lucie, Florida to begin his big league quest by working his way through the Mets minor league system.

John Michael began playing in Savannah, Georgia where he was born. When the family moved to Florida, he continued his love of the game in Little League baseball at Land O’ Lakes. John Michael displayed a strong arm early at the age of 10. His velocity on his fast ball was always among the best at his age. He developed his skills further through hard work and discipline adding a curve ball and changeup to his arsenal. By the time he was

13 & 14 he was playing AAU ball for the Wesley Chapel Bulldogs and beginning to perform at a higher level indicating that he could be a good high school pitcher.

Upon enrolling in Wiregrass Ranch High School as a freshman, the coach at the time decided John Michael was not a pitcher. His freshman year, John Michael started every game at shortstop and played very well. A new coach for his sophomore year saw him as a 3rd baseman. He played most games at 3rd and some back at shortstop again. During the last half of that season, the coach finally let him pitch to see what he could do. John Michael won his first game on the mound and has never looked back.

When current head Coach Jeff Swymer took over in John Michael’s junior year, the new leader saw the potential of what John Michael could be as a pitcher. With John Michael’s 6”4” frame and raw ability, Swymer’s

coaching proved to be the catalyst that would result in a stellar high school career. John Michael won the team’s Golden Arm award and led the team in wins for his Jr. and Sr. years. As a senior he was selected to the Baseball America Under Armour Pre Season All America Team. He made All Conference both years, was the North Suncoast Pitcher of the year as a senior, threw 2 no hitters, and was named to the FHSAA High School Baseball All State team playing in the High School All Star game in Sebring, Florida.

John Michael left Wiregrass Ranch with the most career wins and strikeouts as a pitcher. Not bad for 2 ½ years on the mound.

Just before his senior year began, John Michael signed a full ride scholarship to pitch for Long Island University. The Division I school saw him pitch the summer before and liked him immediately. He chose Long Island

among several offers due to the fact they had a very good Sports Medicine and Athletic Training major program, which was his career choice.In June 2011 the Major League Baseball draft was conducted. There are a total of 50 rounds in the draft. John Michael was chosen by the New York Mets in the 21st round. He went to New York a few weeks before to pitch for the Mets in a pre draft workout. Obviously, they were pleased with his performance having chosen him in the draft.

The real work begins now for John Michael. His fast ball tops out at 92 mph. He has been projected by the scouts to add 3 or 4 mph to that. If he can accomplish that, to mix in with his well above average curve ball, he will have a shot at that dream that began back when he was 7 years old.
