The month of May saw me speak at various Real Estate conclaves where all talks were centered around ‘Our Wishlist’ from the new government, most of us speaking touched upon the very same points which predominantly revolved around the implementation of RERA, licensing & education for Brokers, FDI, REIT, single window clearances, affordable housing and so on. The wish list is tall and all we would want is for the government to start with a few and then move to covering all the points where the key to success will lie in implementation and delivery and not just deliberation. The month of May saw some great development in the RE/MAX network with our Broker Owners from RE/MAX Delhi NCR, Manish & Monika Patni taking over the regional ownership of RE/MAX Rajasthan 1! I would like to not only congratulate the two of them but also thank them for taking this leap of faith which will surely take their business to the next level. In RE/MAX, your growth opportunities truly know no boundaries and this development is a testimony of that! Two months into the new financial year, we are seeing a lot of activities for franchise sales in all our regions and we at RE/MAX India and all the Regional Owners are committed to expand the network for all our Franchise Owners & Broker Associates. The newsletter this time has snippets of all the activities which will give you an insight on all the work being put in. The modi-fied era has begun and we can see sentiments changing slowly for the better! The month of May saw me speak at various Real Estate conclaves where all talks were centered around ‘Our Wishlist’ from the new government, most of us speaking touched upon the very same points which predominantly revolved around the implementation of RERA, licensing & education for Brokers, FDI, REIT, single window clearances, affordable housing and so on. The month of May saw some great development in the RE/MAX network with our Broker Owners from RE/MAX Delhi NCR, Manish & Monika Patni taking over the regional ownership of RE/MAX Rajasthan 1! I would like to not only congratulate the two of them but also thank them for taking this leap of faith which will surely take their business to the next level. Heartiest congratulations RE/MAX Realty Solutions (North Gujarat), RE/MAX Ace (Hyderabad), RE/MAX Complete Solutions 1 (Delhi NCR) and RE/MAX Solution Specialists (Delhi NCR) for celebrating the completion of another year with RE/MAX, wish all of you many more years of success and happiness with RE/MAX. The month of May has seen some great action at the Franchise & Agent level and we have for you the top recruiters & transactors being showcased for their splendid performance in this newsletter. On behalf of all of us at the Headquarters, I would like to congratulate the winners for continuing to do us proud! Our team at the Headquarters is always working to bring forth ideas and tools to help make the RE/MAX business more successful for each one of us, one such initiative is the sharing of a weekly update of the inventory available across the length and breadth of the country where RE/MAX has a presence in order to help Agents do Cooperation & Referral based business with each other. I hope that each one of you gets these updates and are making use of all the information being shared. It is a matter of great pride that the RE/MAX Academy of Real Estate successfully launched its 3rd batch for its Agent training course

Called “The Agent training program”. We are already seeing the fruits of the great platform for training and networking that this two months training program provides through the testimonials and the cooperative business being conducted amongst the Agents. I would like to make a special mention of RE/MAX North Gujarat for successfully launching their first batch of the Agent training program and we wish them success for all their future batches. Update on Franchise Sales Activities

With all the regions busy prospecting and offering Franchise and Agent Opportunities to people in their respective regions, we would like to update you all with the Franchise Sales Activities of the regions. We are very sure that with these winning formulas and accelerated growth patterns being followed, all our regions will definitely achieve their objectives and targets set during the Regional Owner Review Meet at the 5th RE/MAX Realty Rendezvous.

RE/MAX India

Online Sales Training Webinar: Manpreet Grewal, Regional Director RE/MAX India organized a two hours online training session explaining how to give a “60 minutes with RE/MAX” sales presentation for which the currently used “Changing trends in Real Estate” presentation was used. The online training session was centered around helping all the franchise sales people in attendance understand how to give a presentation and capture the audience’s attention through live examples. The session was then followed by a Q & A round.

RE/MAX India would like to thank the attendees for their participation and we are hoping that they had some good take away from the session. We are very sure that the discussions and thoughts put forward on the various queries would have definitely enriched their knowledge and would prove useful in their Franchise Sales Activities. We would be looking forward to more of such active participation from our all regions in all our future sessions!

Discovery Day: With a strong focus on Franchise Sales, the regional team of RE/MAX Delhi NCR along with the Regional Director, Sahil Kapoor conducted two discovery days at the National Headquarters showcasing the RE/MAX concept and the Changing Trends in Real Estate Industry to a good number of potential franchisors attending the sessions. The regional team also participated in the various training sessions organized by the RE/MAX Academy of Real Estate. With the franchising business being the second fastest growing industry in India and the team dedicatedly putting in efforts to reach out to a maximum number of potential franchisors, RE/MAX India would like to wish the team all the very best for their success!

FRO Participation: The Regional team of RE/MAX MGM along with the Regional Owner Manan Choksi participated at the FRO in Mumbai. RE/MAX Mumbai conducted a Road Show with three slots which saw a good turnout in all the three sessions. All the three sessions saw the Regional Owner, Manan Choksi presenting with testimonials from Nirav Vakharia (Broker Owner), Shreya Mody (Broker Owner) & Jigar Shroff (Broker Associate), the overall turnout was 140+. Having met a good number of prospects at both the shows, RE/MAX India would like to wish the region all the very best in increasing their network!

Road Show: The regional team of RE/MAX Chhattisgarh conducted a Road Show in Durg with two slots which saw a good turnout of 100+ attendees. The show had presentations made by Uma Sharma & Ashish Mehta (Franchise Sales Consultant’s) with a testimonial by Dushyant Sahu (Broker Office Manager). The super enthusiastic team was successful in its attempts to be able to reach out and lure a good number of interested potential franchisors and RE/MAX India is very sure that the region will grow and be successful in its path of accelerated growth. Tax on Sale of Property in India:- Guide to All Taxes

At the time of any real estate transaction, there are several taxes on sale of property. Some of these taxes on sale of property are to be borne by the Buyer and some are borne by the Seller. Moreover, there are some taxes on sale of property which are levied country wide and there are some taxes on sale of property which are levied on specific states only. The taxes levied on sale of property are:- 1. Capital Gains Tax 2. TDS @ 1% 3. Service Tax on Property 4. VAT on Property 5. Stamp Duty on Property 1. Capital Gains Tax on Sale of Property Capital Gains Tax is levied on the profit/capital gain that arises at the time of sale of property. This tax is to be paid by the seller of the property and is required to be paid by all taxpayers irrespective of the state in which the property is situated.

If the property was held by the seller for a period less than 3 years, tax would be levied as per the Income Tax Slab Rates of the Individual. If the property was held for more than 3 years, Capital Gains Tax would be levied at the rate of flat 20%. In case of Long Term Capital Gains, benefit of Indexation would also be allowed to the seller of property. In case of Long Term Capital Gains, if the seller reinvests the amount in specified investments, he can also avail of exemption from Capital Gains Tax. 2. TDS @ 1% on Sale of Property With effect from 1st June 2013, the buyer of property is required to deduct TDS @ 1% from the amount payable to the seller.

This amount is then required to be deposited by the buyer with the income tax department. The buyer does not have to pay this amount from his own pocket. This amount of TDS @ 1% is required to be deducted from the amount payable to the Seller. TDS on Property is required to be paid by all taxpayers irrespective of the state in which the property is situated. However, TDS on Property @ 1% is only applicable if the transaction value if more than Rs. 50 Lakhs. 3. Service Tax on Sale of Property If the property that is being sold is an under construction property, Service Tax would also be required to be paid on such property. This Service Tax component is only required to be paid if the property is under-construction and not in case of fully constructed properties. The effective rate of Service Tax on property is 3.09% or 3.71% depending on the size of the property and the transaction value. Service Tax on sale of property is required to be paid by all taxpayers irrespective of the state in which the property is situated. This Service Tax is required to be paid by the Buyer to the Seller who in turn deposits it with the Govt. 4. VAT on Property As VAT is a state level subject, some states levy VAT on sale of under-construction property and some states don’t levy any VAT on sale of under construction property. VAT is required to be paid by the Buyer to the Seller who in turn deposits it with the Govt. 5. Stamp Duty on Property At the time of transfer of title of property and registration with the Govt, stamp duty is required to be paid on property. The rate of stamp duty differs from state to state.
