The Federation of Cooperatives of Houses and Rehabilitation from Andalucía (FEDEVIAND), from the Cooperative Houses Claimants Register (RDV), makes known a new real estate project on the community of Estepona, Málaga, in which quality and comfort will be the most important issues. This promotion will be taking place due to a COOPERATIVE SYSTEM. “Alcudia Residential” - Phase 1 is composed by 42 privately financed houses (1, 2, 3 and 4 bedrooms) distributed in 4 floors (the ground floor, the first floor, the second floor and the attic), with the possibility of customize them. All of them with extensive terraces, storage rooms and garages located on the basement of the building. “Alcudia Residential” will have common areas equipped with Leisure club, gym, a paddle tennis court and pools (a leisure one on the ground floor, equipped with toilets and clothing; and a swimming pool of the “infinity” type on the attic). The project is located on the sector SUP-R6 “JUAN BENÍTEZ”, a natural widening at the heart of Estepona, filling a hole in between the tissue of the city and the limits of its growth. Taking advantage of the topography of the patch and due to its big unevenness, a new graduated design has been designed, and it allows the appearance of new houses with big terraces, which divide the big length of the building. The privileged situation of the building offers magnificent views of all the community of Estepona, with the sea or the mountains at the background. Besides, this situation, plus the orientation of the project and the inexistence of big edifications close to it, offers big brightness all day long and in the whole building. It is very well connected, it has an easy access from the highway and a natural output to the intersection of two structural highways of the city, the Avenida Juan Carlos I and the Avenida Puerta del Mar, and that only accentuates its proximity to the coastline and to Estepona’s port. At the same time, it is located at a high level of dotations area, where we can find sports equipment, cultural, educative, commercial or sanitary.

The main function of CONCOVI is support, advise and advance the interests of our affiliated cooperatives in light of Public Administration, Financial Entities, and social and individual conflicts. • Guarantee, quality, transparency, legality and severity through its department and Compliance seals to all of the entities part of this collaboration model (Cooperatives, Management and Companies).

• The Cooperative Houses Claimants Register (RDV) captures people interested in houses in a cooperative system, studying the social and economic profiles, offering them the best option to access a house, adapted to their necessities and capacities. It also disposes collaboration agreements to manage and coordinate floors and actives from the Public Administration, Financial Entities and Professional Agents.

• Different Professional Services and Mediation oriented to, fundamentally, Management with the Public Administration, Consultancy and Legal services, Attorney, Financial Accountant, Technical and Formation.

NEXT STEPS 1.- RESERVE:

• Selection of housing, those interested will send by email the interest in being part of this project and will indicate the desired housing • Reservation Depost (3.000€) • Interior design of each home with the options and desired customization

2.- CONSTITUTION OF THE COOPERATIVE: • Ratification of all interested in the project • Constitution of the cooperative, complying with all the regulations, constitution of assembly, appointment of the governing council, etc., and

incorporation of all reservists as cooperative members. Contribution of 500 € for the capital of the cooperative (450 €) and management costs (50 €).

• Formalization of the award contracts of each partner as winners of the homes to be built, and committing to the contribution of the amounts according to the table of prices and contributions.

ESTIMATED SCHEDULE • Reservation or pre-marketing period : 30 September 2020

Reservation Deposit 3.000€ In this period it will be perfectly closed, assigned housing, interior distribution and choice of options

• Constitution of the cooperative + Incriptio in the registry + awards contracts October 2020 The payment of 3.000€, reserve, becomes housing payment. Contribution of 500€ for the constitution of the cooperative. Initial Contribution, 5%, to the signing od the award contract.

• Solicitud de Licencia de Obras: November 2020

• 1 month before the Building Start: Contribution of 25%

• Building Start: Principles 2021, construction preriod 18 months.

NOTES: • During the entire reservation process, it will be returned for any circumstance • The contributions delivered by the members in payment of housing, will have a bank guarantee, as stipulated by current legislation.
