The preconstruction role at Nova, Victoria required tackling all of London’s most common construction challenges on a size and scale rarely repeated. A tight, highly congested island site, limited access and significant road and foot traffic accessing one of London’s main transport interchanges. An interface with public transport both above ground with the capital’s busiest TfL bus station, and below ground with the adjacent Victoria train and tube station. And of course, very high-profile neighbours, including Buckingham Palace and the Victoria Palace Theatre.

Mace helped to develop both design and construction methodology for this landmark mixed-use development, providing expert experience of working in busy city locations to accommodate both the significant building works needed and the 100 million people who pass through one of London’s busiest transport hubs every year.

What we do The complexity of modern architectural and technical engineering design our façade engineering team, as a part of our Construction Technical Services team, bringing it to the forefront of our construction offer. In response to the increasing complexity of modern architectural and technical engineering design, and to realise the opportunity of innovation and buildability advice from an ever improving supply chain, we have expanded

How we do itOur Façade Engineering team is made up of dedicated in-house specialists. All have experience working with world-class cladding subcontractors, main contractors and façade engineering consultancies.

The team is fully responsible for leading the project team’s management of the envelope and will supervise and monitor the façade design and construction works as a whole. This involves working from tender stage through to detailed design, testing and production to site installation and completion.

What makes us different?We maintain a close relationship with all key suppliers in the façade and pre-cast cladding market. Recently we elected to work in collaboration with both client and trade contractors on a two-stage procurement basis. Where this approach is suitable we can deliver the most appropriate quality product with the right programme and risk allowances. As opportunities in the cladding market increase, so too do difficulties concerning material cost and availability. The market has therefore welcomed our model of engagement and clients have benefitted from an uplift in innovative solutions, certainty of quality, saved time and reduced costs.

3D and 4D visualisationWhat we do At Mace we have a visualisation department capable of producing high quality 3D visuals and 4D animations that clearly communicate construction methodology and sequence from inception to completion.

How we do itWe offer a number of different standards to suit the information available and time requirements.

Using the latest software – including 3D Studio Max, V-Ray, Mental Ray with Ambient Occlusion – we create a variety of different visualisations, from basic block imagery to photorealistic context modelling and LOD4 quality standard, to animated infographics, virtual reality walkthroughs and real-time animation.

Typically we use visualisation to identify:

• Neighbour interfaces using site context 3D built environments

Data transfer: With the benefit of clearly defined Employer’s Information Requirements, we can link COBie generated BIM data to the operational CAFM system so that asset registers, electronic O&M manuals and maintenance schedules can be produced on time and in accordance with the needs of the operational end users.

Our BIM delivery model is called ALi360. A comprehensive BIM methodology, ALi360 uses digital tools and integrated processes to drive collaboration, optimise asset performance throughout the building life cycle, and share efficiency savings with our clients and supply chain.

ALi360 helps us to interrogate the project’s life cycle, and along with rapid digital prototyping sequences, allows us to visualise and simulate each stage of the life cycle.

engineeringWhat we doOur business is founded on the unwavering principle to find a better way. We continue to push boundaries and redefine best practice with solutions that challenge traditional construction practices.

How we do itWe delivered Western Europe’s tallest tower, The Shard, in just 41 months. The project was a stunning example our ability to rise to new challenges with ground-breaking solutions. To achieve this meant re-thinking some of the most basic principles in construction. Our team implemented radical new techniques to go higher and faster than ever before.

London Bridge station is busy. It handles 52 million passengers a year, contains a fully operational bus station and is next to a major hospital. Our site was in the midst of all this activity and faced a demanding 41-month programme. Subsequently, we knew that planning and logistics would prove crucial in delivering a project of this scale and complexity.

Piercing the sky 62% faster than traditional methods

Installation of the spire that forms the top 23 floors up to level 95 was one of the most successful areas of our delivery. The structure weighs 500 tonnes and is made of 800 separate pieces – entire sections of which were assembled offsite. It then took 100 crane lifts of more than 300m to raise the floor and three-storey façade sections into place.

We instigated an offsite trial assembly to generate lessons learned. These were incorporate into the lifting plans and resulted in the installation of nets around connection points. They also influenced the design of fans, netting and edge protection suitable for the unique wind conditions on site.

We used vertical trusses to reduce the number of steel pieces by 40% and standardise connection details. This meant that once all prefabricated sections were on site they could be installed efficiently and safely.

Work at the heights involved typically cost 70% lost time due to inclement weather. However, in a triumph of engineering our innovative solutions ultimately generated a programme saving of 62% against a traditional piece by piece build.

What makes us different?Back in 2006, The Shard was one of a number of tall buildings being planned for London, including Leadenhall, The Pinnacle and Fenchurch Street. At this time the Shard was considered to be the highest risk and the least likely to go ahead due to its location, the demanding programme, technical challenges and its proximity to the bus and mainline station.

By implementing modern methods of construction we overcame these challenges and drove efficiencies into the build. We transformed The Shard into an engineering triumph, one that stands tall as a shining example of how to deliver high-rise buildings.

completed its construction and installation in just six months .

Engaging Mace MEP early on in the design and procurement stage at 5 Broadgate allowed a huge amount of work to be taken off the critical path – the primary distribution routes around the basement core would have typically taken 14 weeks to construct and install on site, instead we used prefabrication to slash this timeframe down to 2 days.

MEPWhat we doOur dedicated team of 280 MEP Project Managers and Engineers is one of the largest in the industry. Each of our business sectors hosts an MEP director who is responsible for the implementation of MEP procedures. This senior team is headed by the MEP Board Director who reports directly to the Chief Operating Officer. All come from a technical backgrounds, meaning that we can communicate with both designers and suppliers to ensure the best outcome for our clients.

But we also offer an alternative solution with Mace MEP. Founded in 2006, this is our self-delivery, engineering led, standalone MEP business offering. It’s a unique service that procures main plant equipment directly and utilises our in-house engineers to complete design details. This allows us to focus on the preconstruction deliverables, add value and increase certainty. Clients also benefit from greater visibility of cost, better quality and saved time.

We’ll be on site at the earliest moment, identifying efficient and cost effective methods of construction to ensure that your project gets off to the best possible start. We encourage superior coordination between shell and core services and our team of managers will take full responsibility for all design coordination and planning. This provides greatly enhanced attention to detail and tailored solutions to unique challenges allowing us to guarantee MEP delivery and add value at every stage.

How we do itOur team lead on engagement with design and supply chain, and the technical and product development for all MEP services, working with a multitude of manufacturers and specialists to provide unique and adaptable solutions for clients. This approach means that we can ensure that we get all interfacing and coordination right first time.

We’re big on pre-fabrication. Complex works can be completed off-site to be installed safer and more predictably, reducing programme time and the need for large on-site workforces. So much so that 90% of MEP works on the Shard of Glass were pre-fabricated, tested and checked off site with an MEP workforce of just 200.

What makes us different?The traditional MEP model involves orders being placed with Tier 2 contractors who subsequently define and procure their own product selection. Mace does things differently. We provide our clients with direct access to both Tier 2 and Tier 3 package contractors and suppliers through a transparent procurement process. Essentially we unbundle the whole process, putting the client in the driving seat when it comes to important decisions on specifications and whole life costs.

Mace MEP offers market-leading innovation in pre-fabrication for commercial office, residential and infrastructure projects. This has led to marked improvements in safety and quality across a host of landmark projects including The Shard, Three Quays, The Place and 5 Broadgate.

We have one of the largest planning departments of any construction or consultancy firm. Our team supports all the sectors across our business to create comprehensive programmes – giving them confidence to move forwards with certainty.

How we do itWe understand that plans are dynamic and subject to change. Taking an agile, flexible approach, we support the entire planning life cycle, from assisting with planning applications to managing and monitoring works on site. We look at buildings and structures from a ‘whole life efficiency and performance’ perspective, helping to deliver buildings that perform well in use as well as offering strategic sustainability investment and improvement programmes.

In 2014, we expanded our sustainability service offer to include Post Occupancy Evaluation of commercial and residential buildings, with a view to helping our clients evolve their design briefs and building management infrastructure. We also quantified the benefits green buildings can deliver in terms of employee and resident wellbeing and productivity.

How we do itOur strategy centres on creating opportunities for clients to benefit from implementing sustainable solutions. All Mace projects must comply with the requirements of our ISO14001 certified environmental management programme, which makes sure sustainability is one of the key factors underpinning every decision.

There are more than 250 environmental laws that are relevant to construction delivery in the UK. We organise independent audits – both by qualified auditors in our sustainability team and auditors from the British Standards Institute – to actively manage compliance.

Being a considerate constructor

As an Associate Member of the Considerate Constructors Scheme (CCS), we are committed to achieving at least 40 points under the new scoring regime (scored out of 50).

In 2014, more than 60 CCS audits were completed on Mace construction projects, and we achieved an average score of ‘excellent’ within each category.

At the 2015 CCS National Site Awards we received 20 awards for projects across our portfolio.

How we do itWe can align the FM input of any project in both the BSRIA Soft Landings initiative and Government Soft Landings in the public sector.
