TENANT INFORMATIONMUY Pizza Tejas LLC owns and operates 310 Pizza Hut restaurants in and around the Houston, Dallas/Ft. Worth, San Antonio, and
Corpus Christi MSA’s of Texas along with six Southeast States including Florida, Georgia, North Carolina, South Carolina, and
Virginia. MUY Pizza Minnesota also operates 59 Pizza Hut restaurants in Minnesota in addition to restaurants operated by
MUY Pizza Tejas LLC. Collectively, the MUY Pizza companies own and operate 369 Pizza Hut restaurants and are the second largest Pizza Hut franchisee in America. The company was founded in June
2005, and is a very mature, well capitalized tenant who operates profitably. Another MUY restaurant operating company called MUY Hamburger Partners LLC operates 320 Wendy’s restaurants in the Texas, Ohio, New York, and Pennsylvania markets and is currently the second largest Wendy’s franchisee in America. A third restaurant operating
company called MUY Brands LLC also owns and operates 81 Taco Bell restaurants in 6 northeast states. The collective MUY Companies own and operate 770 restaurants with revenues approaching $1 Billion. COMMENTSThe Aransas Pass Pizza Hut Property is a pad
in a successful Lowe’s anchored Power Center
in the heart of Port Aransas Pass retail trade
area. The location has frontage and features
both excellent visibility with great exposure to
US Business Highway 35 and FM-1069 which
provides a central location for all of Port Aransas
residents. The Pizza Hut restaurant building
features a very unique floor plan which is over
4,100 Square Feet. The building which was
originally constructed in 2006 was remodeled
to Pizza Hut’s new image standards in 2017 at a
cost of approximately $700,000.
The Pizza Hut land parcel shares ingress
and egress with Lowe’s Home Improvement
Center, and is located across from a Walmart
Supercenter and a new Walgreens Drug
Store. McDonald’s just relocated from down
the street and constructed a new state of the
art McDonald’s restaurant which in June of
2018. West Wheeler Avenue is home to Dollar
Tree, Murphy USA Oil, Game Stop, Tractor
Supply, Beall’s, Chuck’s Chicken, the Palm
Plaza shopping center, and a number of local
retail, industrial, manufacturing & distribution
businesses which create strong AM and
lunchtime business from their employees.
23,000 cars per day plus an additional 30,000
cars per day at the intersection of US Business
Highway 35 (Wheeler Avenue) and FM 1069
(Avenue B). State Highway 35 connects the
Texas coastline all the way from Houston to
Corpus Christi a tremendous number of travelers
and commuters are passing thru the area.
The top attractions of Aransas Pass are all
located within a five-mile radius of the Property,
location in the trade area. This includes Newbury
Park, the largest hummingbird garden in Texas;
Conn Brown Harbor Park, which spans 5 acres
and includes a boat ramp; and the San Patricio
activities. The Pizza Hut property is also within
close proximity to Fairfield Inn & Suites by

Less than ten miles from the Property is
the University of Texas at Austin Marine
Science Institute which is home to 11,000
undergraduates, 1,300 graduate students, and
370 faculty. The institution recently completed a
post-Harvey campus renovation for $45,000,000.
Many of the school’s programs are consistently
ranked in the top ten nationally, according to
U.S. News & World Report, including Artificial
Intelligence which ranked #5. The Aransas Pass
Pizza Hut also draws customers from a 10-20
Mile radius including the towns of Aransas Pass,
Ingleside, Portland, and Gregory.

Aransas Pass, Texas
Every fisherman dreams of a secret
paradise where the fish are always biting,
such as Aransas Pass. Locals fondly refer
to the city as “Saltwater Heaven”. Aransas
Pass is a destination for water sports,
fishing, birding, kayaking, and hunting. The
city is home to Conn Brown Harbor and
the largest hummingbird garden in Texas.
Events such as the 71st Annual Shrimporee,
as well as bay fishing on the Gulf Coast,
keep visitors coming back to Aransas Pass.
The City of Aransas Pass was founded
in 1909 by a promotion of a great land
lottery. It developed as a fishing village
and the first shipment of shrimp to
San Antonio was in 1912. The shrimping
industry has always been an integral part
of life in Aransas Pass. Starting in 1948,
Aransas Pass held an “Annual Shrimporee”
festival to celebrate the shrimp industry
and its’ impact on the community. Over the
years, the Shrimporee festival has gained
notoriety and now attracts more than
60,000 visitors from all over Texas.
The commitment of grocery chain H-E-B
to downtown Aransas Pass in the mid-
90’s was the start of a rebirth for the
central business district. As large industrial
companies discovered, Aransas Pass was
an excellent location for terminals and
storage facilities.
Aransas Pass is located 18 miles from
Corpus Christi, 12 miles from Rockport, and
it is about a two or three-hour drive to San
Antonio or Houston.
