Many of us in the neighborhood have just received our new three-year property value reassessment notice. While some of the assessed values have declined due to market conditions, there is still a decent chance that your properties value is assessed too high…which can mean more money out of your pocket for TAXES! You are able to file an appeal until February 11th if you feel your assessed value is incorrect. What’s happening with interest rates? By Mary Sirico, Sales Manager/ Mortgage Banker with NFM, Inc

One of the most frequently asked questions these days is…. “What is happening with mortgage interest rates now, and where will they go from here”? The truth is that no one can accurately predict mortgage interest rates beyond the very near future. Interest rates are currently at a historic low, ranging from the low 3% to the mid 4% range, depending on the loan program and buy down fee options. In late-August 2010, rates began to dip to the lowest level they have reached in over 2 years. They remained low and then had a minor spike of 0.25% in mid-November. Many factors influence the volatility in the mortgage rates. The most significant factor that influenced the decrease in interest rates included the August announcement that the Federal Reserve (Fed) would initiate a new stimulus program to purchase Treasury securities. In the short-term, the Fed buying increases demand for bonds, including mortgage-backed securities (MBS). In anticipation of this added demand, investors purchased MBS, which pushed mortgage rates lower. Interest rates began to increase slightly in mid-November for a variety of reasons. Stronger than expected economic benchmarks caused investors to raise their outlook for economic growth. Stronger growth decreases the need for additional Fed stimulus, and it generally leads to higher inflation. In addition, there was substantial opposition to the stimulus program from other countries and from many US politicians and economists, meaning that the Fed faced strong resistance to an expansion of the program. When investors look ahead, they see few reasons for mortgage rates to move lower and many possible causes for them to move higher. The major factors include stronger than expected economic growth, domestic and foreign opposition to quantitative easing (Fed stimulus program), and concerns about lower foreign demand for US securities.1

Again, there is no way to accurately predict where interest rates will be a few months from now. While interest rates may continue to slowly trend upwards, they currently remain at one of the lowest levels in decades with predicted periods of volatility. Historically low interest rates and a soft housing market make a great recipe for those looking to purchase a home. It’s good time to take advantage of both markets.

Question: Do I really need to use flea and tick prevention during the winter months? Answer: While it is true that fleas and ticks are scarce when it gets really cold, many fleas and ticks migrate indoors. Some of the worst flea infestations occur in the colder fall and winter months. With the changing seasons in different regions of the US, flea and tick "seasonality" can change, making it very difficult to appropriately time application of preventatives on pets. Infestations are more difficult to predict and treat, with the sporadic use of flea and tick prevention. The key to long term protection from fleas and ticks is year-round flea and tick prevention.
