Nigeria is currently the largest economy in Africa

with an es�mated Gross Domes�c Product of $482

billion. Although the economy dipped in the first

quarter of 2016, it rebounded and grew in seven

consecu�ve quarters since the first quarter of

2017. It is es�mated that the economy will grow by

another two per cent in 2019.

The non-oil part of this growth will largely be led by

the Agriculture, Informa�on & Technology,

Manufacturing, and Real Estate industries, with

Real Estate, expected to contribute more than

5.63%. Real Estate was the fi�h biggest contributor

to Nigeria’s GDP in 2017, and last year, the sector

grew by 38% - contribu�ng up to ₦1.26trillion to

the economy, according to PropertyPro Real Estate

Report.

important that investors begin to keenly observe

the opportuni�es in the market, especially in

alterna�ve channels like Real Estate to improve

their por�olio returns.

More than ever before, Nigerian investors are

diversifying their resources and inves�ng in

alterna�ve asset classes like Cash, Equity, Fixed

Income, Real Estate and Commodi�es to maximize

returns.

However, while some of these alterna�ve channels

have performed rela�vely well, infla�on has

rendered their gains marginal. For instance, with

Money Market Funds recording an annual average

return rate of 13.06% and infla�on rate at 11.3%,

investors earnings have significantly reduced. Also,

stock investments have fluctuated wildly over the

past decade, and the market capitaliza�on has

barely increased from the ₦13.2tn recorded in

2013, to the current ₦13.685tn of May 31, 2019,

and this makes return-on-investment very

minimal.

In comparison to these investment vehicles, Real

Estate assets grew despite infla�on, seeing rental

i n co m e a n d p ro p e r t y va l u e a p p re c i ate

significantly. The Lekki-Epe axis for example,

showed an average 25-30% annual return-on-

investment on proper�es acquired in the region in

the past 12 to 18 months; and report shows an over

500% growth over the past 10 years.

The African Investment Group report recently

released corroborates this posi�on, es�ma�ng

that Lekki-Epe axis will generate over 70% of Lagos

GDP by 2025.
